"In the suburbs is surging. As New Yorkers are fleeing the city Greg David from the news outlet. The city has been following this and joins us now, Greg, what are you seeing in terms of home sales and prices in the suburbs? Well, home sales air certainly up a lot and some prices air up to, according Tio Miller, Samuel Real estate appraisers the suburbs as a whole had a 44% increase in do I and sales compared with a year ago increase in Westchester, 112%. Fairfield County, 73%. And the brokers all say these are New Yorkers seeking to leave the city for more space. Because they fear another pandemic and possibly even because of the shootings and rise in the crime rate. What does this mean for the city's recovery? I guess it would take a bite out of the tax revenues right? It's going to take a bite out of the tax revenues, and it conceivably is going to take a bite out of the city's business community. The more people moved to the suburbs, The more companies are under pressure to let workers work remotely. It's going to be difficult for the recovery. Another big hurdle. You know, there's different groups of people who are buying homes in the suburbs are people. Usually middle class and upper middle class people who were leaving. We also know that many young people have left to go home. We know people with second homes have gone to live in the second homes. Maybe they'll come back. Maybe they won't come back. But it is. It's a really big hurdle. And yes, you're absolutely right. These people pay more taxes than many other people. There have been crises here before people have left than they always seem to come back. What is your sense This time around? Is this short term long term permanent? Perhaps. No one knows the answer to that. But I would say that someone who has covered this story about New York's ups and downs for more than 35 years. I am very worried this time. I think the pandemic And the economic damage from the pandemic could be doing more than temporary harm. I think it's clearly worse than both the aftermath of the terrorist attacks in the aftermath of the financial crisis. How much worse how permanent those air questions I can't answer today.
