"Thanks so much for joining me. Appreciate it either straight to be here. I'm happy to do it good so i obviously wanted to bring you on to talk mostly about the most stunning result of week. One wanted this season and to look ahead to see what it means. Going ahead go going into the future. But how much were you surprised by new orleans. Thirty eight green bay. Three shocked to be honest. I wrote today. It was the most. Maybe the most surprising season opener in recent packers history at least in the twenty five years that i've covered the team it was and it'll look they have a new defensive coordinator. Is it surprising the saints put up some points on them. No but the three part of it was an absolute stunner especially considering rogers. I know he didn't play in the pre season but he really did look sharp in practice. I think the day you were there. I can't remember if he had the day off that day. Think he might have had the day off that day. Yeah yeah he. But i'm telling you. He was so sharp day in day out in training camp. And that's to be honest. The most surprising part of this is just what happened from being in rhythm with davante adams with marcus valda scanlon robert tonkin. To basically completely out of riddle. I look rob. You know this team forty eight times better than i know this team. But i'll tell you what surprised me when i watched this game. It was almost a shoulder. Shrugging reaction from the packers at least as caught by the cameras of that there was no. I r- there was no fury. Nobody seemed to stand up and take the team by the throat and say we're not going down this way. I realized that's a bit of a cliche. And that's not the kind of person. Aaron rodgers is i get it but do you draw any conclusion whatsoever from the almost whether it be flip or or borderline passive way that they accepted this game. I think you're certainly accurate. In the way that their response looked. I thought rogers in his post game press conference was sorta. You know it happens. Kind of a thing It's one week. You know matt leflore came in and used the word words like embarrassed humbled shocked and we asked rogers what his reaction wasn't he said while matt can use those words. I'll use this. It's only one game. Which i thought was a bit of a strange reaction. Yeah i thought it was a little bit worse than that but again i don't think this is this is a death-knell for the packers. I'm not in any way uncomfortable with saying that. They're still the prohibitive favorite in their division. And maybe they're not the prohibitive favorite anymore to win home field in the nfc. But how do you see them. Responding against the lions on. Monday night. Well i mean let's face it. The lions are probably the perfect opponent for them after. What happened in jacksonville against the saints. Because the lions are a pretty much a rebuild new coach new quarterback and a team. That really never wins in green bay. I mean there was a stretch where i was covering them where i think it was like. Twenty one straight that the lions lost in the state of wisconsin. They finally did 'em that you know. It's really the perfect bounceback. But does it really mean anything. And and look here in wisconsin. Wisconsin badgers fans. Were freaking out. You know that the that. The badgers lost to penn state. And the opener. They came back the next week and played eastern michigan. Beat them but so what. It's kind of the same thing you know if if if when they be buying so what you know. They've got they go right out to believe it san francisco the next week. That's a little bit more but test the thing that also you mentioned you know the new defensive coordinator joe berry and and and what happened in this game. Look i thought jameis. Winston was able to be very comfortable in this game. He was not sacked. He was not significantly pressured much at all in this game. And i wonder is that i mean clearly you. Dairy as smith is not in optimum of optimum fitness right..

"Slow then built momentum at three time. How did you find that i deal. I'm it was a lucas's mother-in-law was a real estate agent and just reo property a bank owned property is two thousand fifteen and there were they were out there a little bit so we just looked at thirty properties and finally found that worked and deep enough that you can do the birth mom for those listening because we talked about wholesale on on this channel. What is a bar so are bir is basically buying rental properties without putting any of your own money without having to put twenty percent down so you basically back into the twenty percent down you buy discounted house you rehab it you get it rented then you take it to a bank and they'll give you a long term loan on a certain percentage of the value of the property and if you bought a deep enough in rehab it the value went up a lot so there's enough equity in there for you to take a long-term note out the bank will early ju- cashier's check is like cash. I know that. Because i threw away cashier's check a while ago when i did it and i had to pay like green insurance to get the bank. Give you the money back. But anyways they larry cashier's check and then you pay back wherever he borrowed the money from. But i have a mortgage on it but it's a mortgage at three and a half percent over twenty five years it is manageable that the tenant can pay for and is that your primary focus is Doing burs or do you have other. Yeah i mean the prime the whole reason. I'm even doing the flipping company. The educational stuff is just continue to support my a portfolio. That is the end goal for luke's and is you know hundred million when we retire now. Two hundred million in the next five years so just to grow that run a portfolio and obviously other streams of income that help support that and support are active income and our focus is predominantly built portfolio. Do we do whatever we gotta do to build a portfolio and he gets twenty million today. Yup twenty one twenty five close enough or twenty twenty okay. So what are some of the struggles in this endeavor. Yeah i mean. There's been nothing like crazy. I remember a few situations where we lose money on the deal. We lost you know when we full time jobs. Thankfully we lost thirty green on a couple of deals. But we you know flip. I think fifteen houses in two thousand sixteen and couple of them. We lost money on. I remember one of our furry first deals. We bought a pack of three houses and the bank and finance the for enough so we had to sell one and take equity so nothing major crazy happened. I think that's part of the benefit of having a partner that you work well with you can kinda check each other Nothing major no like huge struggles. Just you know little things here there. Just we've been able to push through. Tell me about that deal. That you lost thirty k. On also yes. Oh were idiots so it was. It was the house. The neighborhood was a two hundred thousand dollars all day at the most and we took this. We bought this house at a bunch of foundation issues We got fixed. We took pictures. We were hiding anything but it looked ugly. We've got lifetime warranties so we decided to finish the basement so it was four bed three bath upstairs and we added two bedrooms and a bathroom and redid the whole basement and put like fifty grand in the basement and we listed at two forty nine and a two hundred neighborhood and you know we had probably had like two fifteen to twenty thousand neighbor. Yeah by far. And we had the two or three offers asking and they fell through or the banquet fund and we ended up. Just you know selling it for like two twenty so we beat the market. But we already didn't matter we were into it too much so just not really paying attention to that kind of stuff. Well i think that's a valuable lesson right for people that are listening is you. Don't ever want to be the nicest house in the neighborhood. No and also you know like you guys were able to survive because you've already had multiple transactions going on but you know for someone that's listening right now thirty thousand dollar kicking nuts. The hurts mighty harley couple. Yeah so you're partners with lucas. This is a friend from before real stay or was that atm. Yeah we were grew up together kind of went to school together. Play basketball together. Play sports together with the high school went to college together. Just kind of always friends growing up we had a few side hustles that we did throughout college Like some well. I'll tell you one of. I can't tell you all of them. But one of like painting a extras of houses. We painted fences index and houses and in the summer during college and stuff like that. They were passed a statute of limitations. I think well we well we we. We tried to be bookies for a little bit. I if worked a little bit but i would Yeah we just took bets from our friends and kept in his cell sheet and it worked. Okay sorry mom. I don't know she knows that but she's watching was anything major operation. But i just remember. We had like a couple bed weekends in a row. Just text everybody. Were done even though if we're stuck with it. Yeah so we tried that so we're always looking for an angle is looking for the next hustle. Any major struggles. You know any point. We felt like crab what we doing in your journey on on on building a portfolio yet the beginning that one i told you about so we bought three houses. One of them was a great deal and there was like two stinker houses that were like in a not good areas. And we're just like all right. We got this really good one and that one worked out pretty well but those two houses. We took to the bank to do that refinance. I talked about and we were like this was like pretty early on. We were like eight green short on each so nor to close. We had to come to the table with sixteen thousand dollars and we didn't have it. I literally remember texting. Lucas like because i had he had he was an engineer. Did pretty well but he let he wanted out of his job like tomorrow. He hated his job and i was had a good job in miked it also well. This was fun real estate thing. But we're going to hang on you know. This can't be doing this kind of stuff. And he ended up kind of talk me off the ledge and like i said we ended up selling one kind of for break even take an equity out of another property to to make it work but i just remember being like you know were you still employed at that one. Oh yeah that was. That was early on so you bought a portfolio three and was amazing other to so amazing and that was enough relate to get discouraged because i still had kind of people. Chirpin that you. What are you doing this great job. You're doing you're spending evenings and weekends and all your free time. Ten hour saturday. Ten hours sunday at didn't have a daughter yet You know my wife would come with me and and do stuff sometimes but leaving her at home a lot to do it. What are you doing like you know. All these people were telling me you had this incredible job. You have this path in front of you where you're wasting your job wise. Wasting your time doing this. So i kind of had that in the back of my mind but i was luke saw has been like the push to push through kind of thing and i was at especially at that time i was like. I don't know that. I wanna keep going with this and you know we talked and he kinda convinced me that yell. It's we can make this work. You know real estate. You have so many options to make things work and ended up like i said making it work and kept going got it. So has it been an easy path. This whole time as far as the bernie with exception of those two situations right like you had this vision of doing one hundred or building. Hundred million dollar portfolio has been pretty smooth. And seamless along the way it really has been pretty smooth and seamless. We're fortunate enough from like two thousand fourteen fifteen two now. The market's been insane so even if you don't really buy it exactly right you know if it's a four or five month rehab took and you thought. The house went up ten percent and valerie for whatever was so Yeah it's really been pretty smooth. Because i feel like were were crazy like to buy everything we can but the numbers gotta make sense like everything cashflows on paper to two hundred fifty bucks a month were.

Peter Hepburn's a researcher with the eviction lab at Princeton University. If you're in Mississippi or Alabama, and only 5% of the money has gotten out the door at this point. You as a landlord are going to have a lot of faith in the ability of that program to actually come through with the rental assistance, Heparin says. By contrast, things are working much better in Texas, New York, the city of New Orleans and other places where more than half of the first round of federal money has reached people in places like that he's seeing lower rates of eviction filings. You're you're you're in that situation and I remember we got up on eighteen. Guys these guys. They were doing terrible and he goes. I had water. Throw my whole class in the in the ocean. And we're back dog with at and i would say when i say. This ball dribbled off. It just barely dribbled and just point and goes right over the edge. And and then i'm like you're with us cloud that those things are a gobert in you played pinehurst number two a few years ago right after we played a nickel and together. What would your thoughts of pinehurst number two holy moly. The grains are crazy. What did they say. The hardest cultural ever play without leaving your ball. It's true like it's not like there's trouble but with a green by every it was like the first eight green greenback. It just spun completely. All i can. Just come back those things cycle. I mean it's crazy. Yeah that's a whole different challenge and Yeah i wouldn't plan super good at that point so But yeah it's a cool. Yeah really cool course and how they you know. Have those courses out you know where they can take in pros and with that game. 'cause i don't remember that law it's not long at all either But just how they make them triumphant mind-blowing donald on ross. Unbelievable the one over in The one over entail on it but the one along the ocean gala. they've had onto a q. Island yeah oh i hear. That place is hard as hell Roy that year like get up and they said they had that elevated grass short just like oh this is easy and you just started going up and then it goes down and goes back and forth that it just wears you and i play saying andrews too and yeah start playing birdied the third how hard you know the deal and you make that back into that. I mean guys your drive like one hundred sixty yard like it. I mean it is no joke coming back in that winter. I can't imagine you know doing or even sawgrass like coming up to eighteen or sawgrass is just when you're looking at that. I can't imagine you know having to hit that shot or having to try to air even make them part like it. Looks like it. Looks like fairways. This tiny strip looks like it's all water is great. Well how about when. Ricky in fifteen at sawgrass wins the players but he he goes back to seventeen. I think three three times after around in that playoff and he hits the exact same shot all three times to like within four feet. Every time i mean. I've never played sawgrass but when you're standing up on seventeen i have to imagine. That's pretty intimidating. especially when with the pressure. That's on. I mean i. I feel like eighteen or intimidating. 'cause you gotta driver and let your that's gotta be any dental thomas this year. Yeah he's up like whoa on the water Seventeen years but you kinda short aren't so you're thinking like you know you gotta you know so. I don where they where they that. It's gotta be honest about perfect. Be but i probably. I play that hit the water every like every now and then it was a couple of years ago i was playing and and there's probably when i was playing thousands of people like i mean it's hot and then raised all this money in the senate taking money for charity and says like didn't get closest to the whole and dan mullen was the closest coach floor. He was he had about forty. The team was in the bottom. Right right sir. Up that slope. It starts coming. And i think i mean i had a ten inches wide pin and they and they would really the first time i've ever green like i say in it and that was mostly watching so that was a cool Who initially i. Actually when i play the property we've made a. That's only video up social media but i just turned out that i just roll it. Whatever happened is that. I'm gonna miss it but not as like a fifteen giant it and feelings good. Have you mentioned cole swindell little earlier and obviously we tyler. Rebound a podcast. And i've gone down. Play golf with tyler down at old hickory and troubadour. Have you played. Troubadour down in nashville. No i played a lot national. I've played it. Yeah played that well. But i think that's all that really hadn't heard. Oh that's the new 'cause that everybody's out. Yeah yeah. I heard about it. And they've been there. Somebody told them some friends of mine. If bought some property there about that so I did that on the list that was going to get out and play. I'm telling you man you gotta get out there and chase the birdies. Well it's one hundred degrees in louisiana right now so has been the coolest ever. It has been searches today. Yeah it's starting to get. There was really muggy and Check out and get back out. Actually i'm playing in a sticky basketball. Believe it or not. It does go out monday night. I was all set up. I had this regular game with the average age in my price. Seventy board and i'm probably bring there and then i go out with these guys and they just beat my brains and spice bar them and this this zero even you know and Raining it back into my game. But i had this basketball game and Man i corps ended in my calf. I'm young so yesterday. I had seven draw. Needles go in and One never played this week about my doctor. Says can pry play next week which will probably slow my swing down and at least it wasn't my kelly like caddyshack. You know they were killing. Never transferred your way over to the other side. What position on the corner we. Are you playing point. Guard shooting guard not sent off. Play pretty much shooting guard. I can remember Yeah i'm forty nine years old and everybody else is about twenty one years old so yes i'd let him do the running and i went back last night because we had a game play out and And last night was the coast. So that was kinda fun coats and we long double overtime by one man. So what else is going on in your life after the gulf is starting to pick back up but any new shows Yeah we've got at home with robert on facebook watch and Yeah we shot like teen shows. Everything's been shot. And so i think for the shows have run already and yeah a lot of people watching. It's kind of a weird like a talk show but like moving so we do some cool stuff louisiana or just crawfish but the topics are like crazy and can't really hot button issues. Racism kneeling for the fly. I mean everybody's got a lot of thing and so Coin our kinda watching an american. Just probably challenge each other mad media and We just.

"The stretch hopkins had one hundred sixty targets like you mentioned earlier Which i think could only be more so just see deondraye. is possibly being the number one receiver this year if not the next two or three Why haven't number seven day for in. And that's why i haven't overtakes very fair. I'll take. I'll take extra years that i'm getting out cheese over over hopkins. Pretend she hopkins is twenty nine years old. He's my ten thais dynasty receiver. So that brings me all the way through Top ten dynasty receivers my last top ten dynasty receivers and is not as much against down to your hopkins. It's just the age factor and we've seen it with. Julio jones now went a few years ago he was much higher on the dynasty rankings. For everyone but now he's going to year. I don't know what year he's to use thirty two thirty three years old. So realistically hopkins has a few more years until he's into that. Julio jones category and it's going to be hard to trade him for a lot in dynasty to i think the trade value has to be consideration and hopkins can improve. I think he. I think he will improve this upcoming season even though they have wanda warren eight green now in arizona but he already had one hundred sixty targets. This season. second. I believe for among receivers behind stefan digs. So is the room for growth as high for down to hopkins probably not. I know there have another year to develop chemistry. But i already felt like they were almost maxing out. That chemistry between deandre hopkins calum murray in year one. So that's only had six touchdowns so i could easily seem. Having you know four to six more touchdowns..

I never understood that for some people like I'm gonna book this through and you'll fill in the You know, whatever the Gulf booking services online. And you're paying an extra block Three bucks? Whatever it may be. Why? That's your there You go later on, um, food Beverage service on the golf course. I know. I mean, you talk about Standard Beverage service. I know you guys several beverage carts out there. What about what about food in the facility? Give us a little thought. Sure. Yeah. I mean, we have We have a pub. That's right next to the golf shop would serve sandwiches and hot dogs there in we're approaching our peak season and Memorial day delay. Really, I guess is what you would probably say It is around here and and we we run a grill outdoors, where we could burgers and stuff. You can get it at the Turner Get him when you know when you arrive afterwards. Whatever you want to do when we have a nice patio of that you can sit outside. If you'd rather do that, as well. I'm not suggesting you're doing anything nefarious to tempt those of us who are weak challenge, but that grill outside you can smell it from about that. But the eighth green rolling from my office talking about having a challenge. It smells unbelievably good. There's there's no Question about it. The burgers Air spectacular golf shop. First of all, It's surprisingly large. When you walk in its deep it goes way back from the door. And as far as I can tell pretty much anything you need to play the game of golf. You could get at the brothers got shot. Yeah, that was when we open 21 years ago. That was the philosophy behind The way we set it up. It was full service golf shop. You can get anything you need you want there. We have accounts, basically with every every manufacturer in the game, you know, sell, sell everything from clubs, toe socks, toe shoes and bags. You name it right. But one thing that's that's nice about the problems. If you're in the market for golf apparel, and you go to some big golf retailer and pay through the shots for some of the stuff. Everyone so well, Not always. But there's sometimes There's like a 50% off rack that gets rolled out into the courtyard. And there's some good stuff in there. Yeah, we were most of the time we have that, But, yeah, I mean, I grew up. My dad ran a golf shot one as a kid, So I grew up in the business, and it's always been an emphasis as I was a golf sales rep before I operated facility for a few years out of college, So so, you know a lot of people in the industry and we find some boys to get deals on. On brands or are items that you wouldn't think they would be able to. Nice, nice quality stuff. There's no question about it, um, equipment purchases club fittings, that sort of thing. I'm guessing without knowing that With so many more people, you may be having their interest in golf, you know, reawakened after your covert and that sort of thing that all of a sudden that your opponent clubs I haven't used in a decade or longer. And maybe maybe the thought is that some of these people with means it might be time to upgrade. I like playing golf. I'm gonna play now. A little bit more so you can handle all those types of things correct? Absolutely. Yeah, we have. We're forfeiting days coming up. It's PX. G. Calloway Taylor, main titlist in the next Four weeks. All All of them are gonna be at the problems. They let most of them have online booking one. You have to call in to the golf shot, but that's all listed on our website calendar of events, but but to your point That's absolutely the truth. I mean, I wouldn't tell someone upgrade their clubs that they didn't want to hit it farther and straighter. But if you want to do that, then I would 20 year old clubs aren't going to do what they do today. There's been tremendous just top your head. What have you seen anything and golf club technology or last couple of years? They just really caught your attention that you were you. Whoa. That's that's a really good idea. E mean, There's a lot of things it gets technical enough that I'm you know, even being in the industry can't always explain it. Exactly how they explain it to you, but They're all approaching the limit of how far they can go. You know, it's it's been first, It was wait, and they did that with graphite shafts, and then they made the graphite chance perform well, and you know, now, now it's turned into the materials. They make their heads out of them and the rebound effect of the face. But the clubs have gotten to a point where they're still getting better. But the jumps there are smaller. I feel like the tailor made T P five golf ball is probably the best advance in the last two. Really. It's a five layer golf ball. It's actually a tour. Ball that any swing speaking hit because the five layers compressed to handle a slower sports. Two layers will compress for slow swing speed. All five world compressed for Rory McIlroy or something like that. But you know, the other two are balls really aren't made for the average called What was never that ball was tailor made t p five or t p five x Would that be available at the problems? Girls would be believe it or not? Yeah, the It's interesting. I mean, just a personal thing. A while. Back. Maybe three years ago. I've got a Callaway epic driver and they always come up with this clever names for the tech. It's jailbreak technology where it is, but I'm telling you when you hit that club on the sweet spot, it goes like I said, you know, a good drive for me might be to 40 to 45 to 50. If I can't find the sweet spot. I can hit it to 70 every once in a while so That's a that's a nice thing are outings, making a comeback at all? I mean, a lot of people cancel them last year because of the pandemic on now, golf courses. They're so busy. It's tough to get dates. I'm thinking. Yeah, it is tough, And they seem to mean right now for this year to be pretty consistent with what we saw in 2019. Okay, maybe up a little. I think participation is higher because more people are golfing. So we see the numbers going up. On day. It depends on the industry of someone was in an industry where they got hit hard by the pandemic. They're obviously not going to be a call founding, so but but overall we've seen it's been steady. We've seen an increase in golf leagues in league play more than an outing play, at least from looking at our booking school into this year and leagues have already started. Obviously at the problems really started in eight class month correction. But is there any availability or any of those leagues have any spots where they completely booked? We have something to do that We have some that will take member will take league members, even if they start late in the season and just pro rate the first half or whatever. So yeah, and then we have individual leagues that the league's did have two person teams are closed for for for entry, just because they had to set up their schedules, Team one place team 10 or whatever, for the whole year, and so they've started in. They're on their way. But but the individual exerts still taking and aside from the week And if memory serves from the website, there's some kind of lead going on almost every day. I know there's you mentioned. There's a women's nine whole league that plays on Tuesday afternoon, right there Tuesday afternoons, right we have we have we have 10 golf leagues fit into five days. There are nights we have three and then then Friday we have won every other week. That's a couples like that is Is closed. Unfortunately for new members right now, but but because they've started as well, so, um in a couple of minutes, just one quick question. What qualifies is an opening? If I mean everybody thinks about it, so it's got to be 144 players and a shotgun started it. It doesn't have to be that known and not what we're gonna have Innate personality. I mean, we've had, you know, whatever the group is whether it's a Bachelor party or it's Ah, You know, eight friends getting together. They haven't seen each other in a while that that can be when we count outing rounds, But I think we count groups of 20 or more just because that that's where we tend to get food and beverage involved in in holy men's and things that were we participate in planning for the group. I'm of the age a late beyond right on the cusp, baby Boomer. And I have friends who now have kids who are of the marrying age. They're in their mid twenties or cell. And this was a couple years ago. But one guy from my high school classes you were trying to think of something good to do with the bachelor party. He's got all these people coming in from other times like, Dude you got you got 30 guys go out and play golf. Exactly what they ended up doing that they had a blast and didn't invite me. Unfortunately, which is Um, real quickly. Instruction. I know that you're handling the junior program. But you hired somebody did to head up the instructional side of this. Yeah, our director of instructing his name is Matt Lindbergh. He's ah. PGA.

It's over that hill. good luck. yeah yeah all right. Our next word is chartreuse or you could make that 'sound as z. chartreuse I shall say chartreuse is spelled weird to me. It is c. h. a. r. t. r. e. u. s. e. chartreuse. It is a noun from eighteen. Eighty four a variable color averaging a brilliant yellow green not. I've i've read a few colors in this book. And i don't think i've seen one that says variable or averaging. Yeah that kind of freaks me out. I think i think the guy who wrote the dictionary was ing. I think he really didn't know it was like chartreuse. I know i've seen that somewhere. Isn't it that kind of his wife. Like no it's yellow and he's like a let's say average. Yeah well. I just Before we got on. I posted a picture on my instagram of different color. Seraglio or some sort of green. And i when i looked it up. I just you know on google. There's a variety of colors for this one rollo. And if something like that here. I'll look look by theory is if it's not a crayon color it's not a real color right it doesn't exist and sometimes even then Let's see this one. Oh celadon that's what celadon. I think i've seen that. Isn't that wale. The the whales are see. I like that. Yeah wales our senior. So i took the liberty. I like you. I was kind of freaked out by the variable thing. Yeah and i actually googled it and According to wikipedia anyway it's not a variable color. It doesn't change. It's a very specific color. And i can tell you the exact are. Gb values do read one twenty eight green to fifty five and blues zero so you know if it varied they would have different numbers for that right. Yeah so why is it variable. I think the guy was pse. And i think he just didn't know he was too lazy to go out and find out from somebody. I mean look at this definition for one thing okay. This is a pretty common color like it. Didn't exist before eighteen. Eighty four Just didn't have a name. The word i think the word got into the english language in eighty four. Yeah but so. No one in america saw that color before i'm going to say yes correct and then it says The definition is capital c. Chartreuse so they're saying it comes from the liquor right which we'll get to that in a second but yeah that's where it's it saying. The name but the lakers back to seventeen thirty seven. Yeah and chartreuse is a french word. But they don't say it comes from the french word no they. It comes from the liquor and the colored didn't exist while hunter fifty years ago.
