"Thanks so much for joining me. Appreciate it either straight to be here. I'm happy to do it good so i obviously wanted to bring you on to talk mostly about the most stunning result of week. One wanted this season and to look ahead to see what it means. Going ahead go going into the future. But how much were you surprised by new orleans. Thirty eight green bay. Three shocked to be honest. I wrote today. It was the most. Maybe the most surprising season opener in recent packers history at least in the twenty five years that i've covered the team it was and it'll look they have a new defensive coordinator. Is it surprising the saints put up some points on them. No but the three part of it was an absolute stunner especially considering rogers. I know he didn't play in the pre season but he really did look sharp in practice. I think the day you were there. I can't remember if he had the day off that day. Think he might have had the day off that day. Yeah yeah he. But i'm telling you. He was so sharp day in day out in training camp. And that's to be honest. The most surprising part of this is just what happened from being in rhythm with davante adams with marcus valda scanlon robert tonkin. To basically completely out of riddle. I look rob. You know this team forty eight times better than i know this team. But i'll tell you what surprised me when i watched this game. It was almost a shoulder. Shrugging reaction from the packers at least as caught by the cameras of that there was no. I r- there was no fury. Nobody seemed to stand up and take the team by the throat and say we're not going down this way. I realized that's a bit of a cliche. And that's not the kind of person. Aaron rodgers is i get it but do you draw any conclusion whatsoever from the almost whether it be flip or or borderline passive way that they accepted this game. I think you're certainly accurate. In the way that their response looked. I thought rogers in his post game press conference was sorta. You know it happens. Kind of a thing It's one week. You know matt leflore came in and used the word words like embarrassed humbled shocked and we asked rogers what his reaction wasn't he said while matt can use those words. I'll use this. It's only one game. Which i thought was a bit of a strange reaction. Yeah i thought it was a little bit worse than that but again i don't think this is this is a death-knell for the packers. I'm not in any way uncomfortable with saying that. They're still the prohibitive favorite in their division. And maybe they're not the prohibitive favorite anymore to win home field in the nfc. But how do you see them. Responding against the lions on. Monday night. Well i mean let's face it. The lions are probably the perfect opponent for them after. What happened in jacksonville against the saints. Because the lions are a pretty much a rebuild new coach new quarterback and a team. That really never wins in green bay. I mean there was a stretch where i was covering them where i think it was like. Twenty one straight that the lions lost in the state of wisconsin. They finally did 'em that you know. It's really the perfect bounceback. But does it really mean anything. And and look here in wisconsin. Wisconsin badgers fans. Were freaking out. You know that the that. The badgers lost to penn state. And the opener. They came back the next week and played eastern michigan. Beat them but so what. It's kind of the same thing you know if if if when they be buying so what you know. They've got they go right out to believe it san francisco the next week. That's a little bit more but test the thing that also you mentioned you know the new defensive coordinator joe berry and and and what happened in this game. Look i thought jameis. Winston was able to be very comfortable in this game. He was not sacked. He was not significantly pressured much at all in this game. And i wonder is that i mean clearly you. Dairy as smith is not in optimum of optimum fitness right..

I'm it was a lucas's mother-in-law was a real estate agent and just reo property a bank owned property is two thousand fifteen and there were they were out there a little bit so we just looked at thirty properties and finally found that worked and deep enough that you can do the birth mom for those listening because we talked about wholesale on on this channel. What is a bar so are bir is basically buying rental properties without putting any of your own money without having to put twenty percent down so you basically back into the twenty percent down you buy discounted house you rehab it you get it rented then you take it to a bank and they'll give you a long term loan on a certain percentage of the value of the property and if you bought a deep enough in rehab it the value went up a lot so there's enough equity in there for you to take a long-term note out the bank will early ju- cashier's check is like cash. I know that. Because i threw away cashier's check a while ago when i did it and i had to pay like green insurance to get the bank. Give you the money back. But anyways they larry cashier's check and then you pay back wherever he borrowed the money from. But i have a mortgage on it but it's a mortgage at three and a half percent over twenty five years it is manageable that the tenant can pay for and is that your primary focus is Doing burs or do you have other. Yeah i mean the prime the whole reason. I'm even doing the flipping company. The educational stuff is just continue to support my a portfolio. That is the end goal for luke's and is you know hundred million when we retire now. Two hundred million in the next five years so just to grow that run a portfolio and obviously other streams of income that help support that and support are active income and our focus is predominantly built portfolio. Do we do whatever we gotta do to build a portfolio and he gets twenty million today. Yup twenty one twenty five close enough or twenty twenty okay. So what are some of the struggles in this endeavor. Yeah i mean. There's been nothing like crazy. I remember a few situations where we lose money on the deal. We lost you know when we full time jobs. Thankfully we lost thirty green on a couple of deals. But we you know flip. I think fifteen houses in two thousand sixteen and couple of them. We lost money on. I remember one of our furry first deals. We bought a pack of three houses and the bank and finance the for enough so we had to sell one and take equity so nothing major crazy happened. I think that's part of the benefit of having a partner that you work well with you can kinda check each other Nothing major no like huge struggles. Just you know little things here there. Just we've been able to push through. Tell me about that deal. That you lost thirty k. On also yes. Oh were idiots so it was. It was the house. The neighborhood was a two hundred thousand dollars all day at the most and we took this. We bought this house at a bunch of foundation issues We got fixed. We took pictures. We were hiding anything but it looked ugly. We've got lifetime warranties so we decided to finish the basement so it was four bed three bath upstairs and we added two bedrooms and a bathroom and redid the whole basement and put like fifty grand in the basement and we listed at two forty nine and a two hundred neighborhood and you know we had probably had like two fifteen to twenty thousand neighbor. Yeah by far. And we had the two or three offers asking and they fell through or the banquet fund and we ended up. Just you know selling it for like two twenty so we beat the market. But we already didn't matter we were into it too much so just not really paying attention to that kind of stuff. Well i think that's a valuable lesson right for people that are listening is you. Don't ever want to be the nicest house in the neighborhood. No and also you know like you guys were able to survive because you've already had multiple transactions going on but you know for someone that's listening right now thirty thousand dollar kicking nuts. The hurts mighty harley couple. Yeah so you're partners with lucas. This is a friend from before real stay or was that atm. Yeah we were grew up together kind of went to school together. Play basketball together. Play sports together with the high school went to college together. Just kind of always friends growing up we had a few side hustles that we did throughout college Like some well. I'll tell you one of. I can't tell you all of them. But one of like painting a extras of houses. We painted fences index and houses and in the summer during college and stuff like that. They were passed a statute of limitations. I think well we well we we. We tried to be bookies for a little bit. I if worked a little bit but i would Yeah we just took bets from our friends and kept in his cell sheet and it worked. Okay sorry mom. I don't know she knows that but she's watching was anything major operation. But i just remember. We had like a couple bed weekends in a row. Just text everybody. Were done even though if we're stuck with it. Yeah so we tried that so we're always looking for an angle is looking for the next hustle. Any major struggles. You know any point. We felt like crab what we doing in your journey on on on building a portfolio yet the beginning that one i told you about so we bought three houses. One of them was a great deal and there was like two stinker houses that were like in a not good areas. And we're just like all right. We got this really good one and that one worked out pretty well but those two houses. We took to the bank to do that refinance. I talked about and we were like this was like pretty early on. We were like eight green short on each so nor to close. We had to come to the table with sixteen thousand dollars and we didn't have it. I literally remember texting. Lucas like because i had he had he was an engineer. Did pretty well but he let he wanted out of his job like tomorrow. He hated his job and i was had a good job in miked it also well. This was fun real estate thing. But we're going to hang on you know. This can't be doing this kind of stuff. And he ended up kind of talk me off the ledge and like i said we ended up selling one kind of for break even take an equity out of another property to to make it work but i just remember being like you know were you still employed at that one. Oh yeah that was. That was early on so you bought a portfolio three and was amazing other to so amazing and that was enough relate to get discouraged because i still had kind of people. Chirpin that you. What are you doing this great job. You're doing you're spending evenings and weekends and all your free time. Ten hour saturday. Ten hours sunday at didn't have a daughter yet You know my wife would come with me and and do stuff sometimes but leaving her at home a lot to do it. What are you doing like you know. All these people were telling me you had this incredible job. You have this path in front of you where you're wasting your job wise. Wasting your time doing this. So i kind of had that in the back of my mind but i was luke saw has been like the push to push through kind of thing and i was at especially at that time i was like. I don't know that. I wanna keep going with this and you know we talked and he kinda convinced me that yell. It's we can make this work. You know real estate. You have so many options to make things work and ended up like i said making it work and kept going got it. So has it been an easy path. This whole time as far as the bernie with exception of those two situations right like you had this vision of doing one hundred or building. Hundred million dollar portfolio has been pretty smooth. And seamless along the way it really has been pretty smooth and seamless. We're fortunate enough from like two thousand fourteen fifteen two now. The market's been insane so even if you don't really buy it exactly right you know if it's a four or five month rehab took and you thought. The house went up ten percent and valerie for whatever was so Yeah it's really been pretty smooth. Because i feel like were were crazy like to buy everything we can but the numbers gotta make sense like everything cashflows on paper to two hundred fifty bucks a month were.

NPR's Chris Arnold reports $47 billion and rental assistance from Congress has yet to be dispersed. Marshals are now knocking on more people's doors to evict them. That's especially true in places that are having trouble distributing that rental assistance money that's been set from Congress. Peter Hepburn's a researcher with the eviction lab at Princeton University. If you're in Mississippi or Alabama, and only 5% of the money has gotten out the door at this point. You as a landlord are going to have a lot of faith in the ability of that program to actually come through with the rental assistance, Heparin says. By contrast, things are working much better in Texas, New York, the city of New Orleans and other places where more than half of the first round of federal money has reached people in places like that he's seeing lower rates of eviction filings. So what else is going on in your life after the gulf is starting to pick back up but any new shows Yeah we've got at home with robert on facebook watch and Yeah we shot like teen shows. Everything's been shot. And so i think for the shows have run already and yeah a lot of people watching. It's kind of a weird like a talk show but like moving so we do some cool stuff louisiana or just crawfish but the topics are like crazy and can't really hot button issues. I don't know what year he's to use thirty two thirty three years old. So realistically hopkins has a few more years until he's into that. Julio jones category and it's going to be hard to trade him for a lot in dynasty to i think the trade value has to be consideration and hopkins can improve. I think he. I think he will improve this upcoming season even though they have wanda warren eight green now in arizona but he already had one hundred sixty targets. This season. second. I believe for among receivers behind stefan digs. So is the room for growth as high for down to hopkins probably not. I know there have another year to develop chemistry. But i already felt like they were almost maxing out. That chemistry between deandre hopkins calum murray in year one. So that's only had six touchdowns so i could easily seem. Having you know four to six more touchdowns..
