"Think it would be bad. I'm just trying to imagine, oh my God. Oh, I'm like sweating. Tried to play themselves into better playoff position in an ultimately played themselves out of playoff position. I just think that you never, you never want to employ a strategy where someone can look back in hindsight and be like they were too cute. You don't try to be cute. 'cause you might be too cute. And then right. Yeah. Yeah. Having a fit. Yeah. I think that also like baseball is less susceptible to tanking, at least the type that should be a is susceptible to for a few reasons like when it's just not as advantageous to get a high draft pick and MLB as it is in other leagues. But also, I think it's like harder to lose. It's purpose. Yeah. Once you've assembled your team, you can assemble a non competitive team, but it's harder to say, okay, given the players we have on hand, we're going to reduce our odds of winning today because you have a bigger team in their more players and what are you going to do like your entire lineup? NBA, you can sit like one star and significantly impair your odds, but in baseball, as we know, like having one or two superstars doesn't make you a great team and being down to start two doesn't make you a terrible team, so there's only so much you can do realistically without making it incredibly glaring that you're doing this. So between that and the fact that there's probably not going to be so huge a difference in the standings between the teams that are in the wild card position and the teams that are just out of it, maybe there's not that huge, maybe it's like more of a, this doesn't look good because it's not great to have a team that is not as good, be rewarded for not being as good, so that's not good. Just from a optics perspective. But maybe it's not as dangerous from a competitive integrity standpoint. No, you still shouldn't do it. It's just bad. It's just so bad thing to mess with it and just do your job. Work your head down. Go in some baseball games, play in October, and let me have a happy family text threat. That's all. I want. Yeah. And also, just wanted to briefly salute what Zach gallen is doing for the Diamondbacks. I almost caught myself when we were talking about Keiko and saying that he had played for a couple of bad teams well, arguably he's only played for one. Diamondbacks, not so bad. Now, in fact, they're half a game behind the Giants in the west. How about that? How about that? I guess says as much about the Giants as it does about the Diamondbacks. But they're only three games under 500 or four games at this point and a lot of that is because Zach Allen has a 41 and a third inning scoreless streak going. Spectacular. Yeah, so he's close to entering the top ten score of a streetwise and he has already tied the record for most scoreless starts in a row, so he has tied Don Drysdale in 68 oral hershiser 88 Zac cranky 2015 with 6 scoreless starts. Of course, he has pitched fewer innings than all of those guys over those starts and significantly fewer than Hershey's or drysdale, her shows are streak of course is the record of 59, and this will be fun to watch gallon chase this dense and borsky gives him about a 2% chance, according to his new fan grafts post on the subject, but everyone's talking about gallon, there's a fan grass post about gallon in a baseball perspective post about gallon and people have been expecting big things out of gown for a while, like he was good and then he got hurt. He had a stress fracture in his arm, right? And so he was not so effective last year, but now he's healthy. He is making some changes. He's maybe throwing some higher fastballs and working more secondary stuff in basically like every other picture, I guess, but he's been better and he's been just really great lately and has propelled the Diamondbacks to respectability, so Craig Calcutta raised a question in his newsletter. He said, if gallon does keep going and challenges her scoreless innings record, there's an argument to be made that it's more impressive for it being over more starts. I mean, the more starts you make, the greater the odds you show up one day and simply don't have it or that you'll face a team with their hitting shoes on, right? I guess I understand that perspective. I still think that probably going deeper into games is harder just because it requires greater durability. It requires you to face the same hitters, multiple times in the same game. So yeah, like you're rolling the dice, I guess a little bit that you won't have it one day, maybe, but also you're having an easier assignment in each given outing. So I think if anything I would go with gallons being a tad easier, but it's an impressive accomplishment, nonetheless. And yeah, it's happening when offense is down a little bit, but so did it when drysdale did this or when her scissor did this, like, as we talked about recently, often record or near record setting performances require the conditions to be right for that, which is what makes judge and what he's doing so impressive because the conditions aren't really ripe for it. But good job Zack gallon in the Diamondbacks have been a lot more watchable lately in part because of him. Yeah, I mean, I have been to, so I was present for his start against nola when the Phillies came through, and then I was just at the ballpark to watch burns versus Bumgarner, which went the brewer's way, does not involve Zach Allen, importantly, but not because bunga earner was particularly bad, which is its own interesting, but a business. But there's just like, there are a lot of people at D back games, and they are excited about the D backs. And it's pretty cool. You know? Like, there have been stretches where that is not true. I remember, I remember in early 2021, I went to a Diamondbacks game and I think I had had, I think I had had one of my vaccine shots, but not both. And so I won, and I was like, oh, is this a bad idea? And then I was like, oh no, I'm very socially distanced. This is in fact fine, 'cause you know, it was a warm enough day that they had the roof closed because they wanted the air on. And I was like, it's still a big space, but I don't know. Is this the right thing? And then as I know it's, it's fine. And that hasn't been the experience lately. People are there and they're excited and, you know, you got gallon doing what he's doing and you have some of the young guys coming up and it's cool. It's nice to be there and see the corner start to see them starting to turn the corner, you know? It's the difference between groaning and respectable baseball. That's pretty fun. Yeah. The Diamondbacks headlines are looking up lately and last thing is that Joe Maddon former angels manager was on Jason stark's podcast starkville with Doug glanville and he had some things to say about analytics and managers, perhaps not surprising things he is maybe said some somewhat similar things since his dismissal from the angels, but he is really harping on this. He basically thinks that analytics have been taken too far and teams implementation of them have gone too far. And it's somewhat notable, I think, when he says it just because he was such a standard bearer for more progressive managers who were incorporating front office input when he was with the rays or even earlier in his time with the cubs and things have changed and he has not changed along with them and he thinks that they've changed for the worst and maybe he makes some valid points here.

"I don't know. I really thought about that. No, that's why I ask it. What do you got? When we're like, okay, you know what? I didn't mean to hit him, but I'm glad I did. Anything like that. Nobody nobody sleeps to mind from back in the day. That's all water underneath the bridge from back in your day. Very much. So, you know, pitch exchange considerably that don't pitch inside much anymore. And when you came up to the big leagues, it was understood that you were gonna pitch inside. So who's the guy that, I guess, showed you or when you were coming into the league or growing up to that pitching inside was crucial? I had an influence on me, was Don Drysdale. He was announced or with the angels when I was there. And on road trips on whether we are in the plane or the bus, we sometimes get to talking, pitching and talk about setting up headers and how you approach them and about pitching inside. You know, it's a pretty incredible Nolan Ryan here on the rich eisen show again facing Nolan as a documentary that you should all seek out. It just got screened at south by Southwest and it's on the upcoming festival circuit right here on the rich eisen show. It's amazing you're in the Guinness Book of World Records for breaking a hundred miles an hour that's still in there and it seems if you don't throw a hundred miles an hour or don't have the opportunity to touch a hundred miles an hour you're not going to be coming out of somebody's pen these days. It seems like everybody fourth 5th, 6th, 7th, 8th, 9th innings. Openers instead of starters. It just seems that that's the state of Major League Baseball. What do you think of that development about the sport? Well, I'm not a big fan of the way they are using pitching in the big leagues nowadays and the fact that starters are going four or 5 innings with color really feel like that you're underutilizing those people and they're usually your best pictures. And so why wouldn't you try to get more innings out of them and put less pressure on the bullpen? And then the thing that they won't out of the book and is to bring a big upside arms in and this having thrown the ball by people and pitching inning and you don't have long men and you have a combination of short relievers and when I was pitching on a four day rotation in California we had 9 pictures on our pitching staff and now you have 13 to 14 on a major league staff in this because how they use them. Well, what if somebody had come up to you on the mound and it's top 5, right? It's top 5. You're not even yet through an official, if you will start to try and get a win. Tie game, guy on first, but it's the third time through the order and the leadoff guy comes up and the manager asks for the ball because they see the numbers that third time through the order is not your strong suit. What would you said in that regard? Well, you know, obviously that wasn't our mindset in those days. And when you start the game, our intent was finishing and I think I had two years in a row and I'm doing this all memory and I don't have a memory like Pete Rose does. So I can't recall pitches and stuff, but I want to say that I completed 26 games two years in a row and nowadays you wouldn't even have 26 complete games in all the major leagues. Why? You know, is it just I mean, obviously you've spent some time in baseball recently. What was the conversation in these front offices on this business? The game and they're right about the third time through the order of the hitters have a better opportunity and a better feel for what you're throwing and what your pitches look like and increases their chances of getting a base hit. But if you have, could you picture taking Tom Seaver out in the fourth or 5th inning? I don't think so. I hear you. So did you ever say something in the room? And. I guess got into some sort of a debate on this one. For the Astros, they didn't include players ex players in those discussions because the general manager has never played the game in the analytical people I never played the game and what we saw went totally against what their numbers were telling them so they didn't want to hear it. So what would your suggestion be? If you Nolan Ryan could wave a Nolan Ryan wand and say this needs to be implemented in Major League Baseball, what would it be? Well, I was honestly used my starters longer, but you know, within analytics you can evaluate whether a player, the third time lineup pitcher is he's losing his stuff, his span right in is good and movement in is good on his pitches. And once I showed with an individual, then you can make that change, but when you have people and I'm on your saver for an example, the time saver pitching for you, you're better off even if it doesn't have as quite as good a stuff in the 6th or 7th inning as he had in the first or second inning. He still was a competitor that he has and the ability to throw the ball where he wants it is still your best option..

"Is it fun seeing that interaction? Well, it is. And we have a good mix. Obviously, you know, get to you. I think it's 17 seasons he's got behind them and, you know, he's interacting with we've got Mick cabbage, he's 18. We've got drysdale who's 19 and zigras, who I think just turned 20. And it is a little bit different. Like, you know, you got seagrass, great personality, fun loving guy, doesn't matter if you're the coach or the GM he calls you dude, you know? He's got this. And everything else, and it's like, you know what? He wants to be the last guy at the meetings and everything else. And it's like, yeah, this guy's got a little bit arrogance to him, but you know what? It's different. It's not annoying, not yet. I mean, it's not annoying. And you know what those guys are like, those guys can be fucking assholes when they've got a little bit too much. And then you just gotta, you know what have them take a step back. So, no, they've been fun. And you know what gets you been great at working with all these guys and it's a good mix right now. So we're real happy with the situation. Well, that's also biz. Also, this is a night after zieglers had two talks too. So it's a little easier to put this tire to go. He had a big night, he had two and he had an apple with a backend blind, which, I mean, if it didn't work out, he was probably getting chewed out when he came back to the bench. But when he and everybody's arms are going up, it's like great play, keep it up. Yeah, yeah. I had the over in that game. Thank you. So I know you're coaching the D and you got these vets, you got chatty, Fowler, Manson, and then there's dried stale. And I'm just so interested because the stuff I've read, forget his skill, his compete level, but I heard he's so competitive in terms of if he has a bad game. He gets down on himself, right? So are you working with him like, hey, it's going to be ebbs and flows, kid realized. It's not always going to be easy for you at the beginning of your career. Well, you know what? He is wound pretty tight. I mean, a terrific athlete is skating is exceptional and allows him to do a lot of things that other, you know, the young defenseman can't do. But the situation is now with dries. He can be very hard on himself, whether it's a shift or a period. And as you know, it's all about letting it go, right? I mean, you make the mistake. You come back to the bench and you got to move on. There's plenty of shifts ahead of you. And you can't let it eat away at you. And also for for dries, he's playing with lindholm, who's a real solid veteran NHL defenseman. But he's playing against the other teams top lines. I mean, we're not that deep on the back end. So he's forced to play it in situations that, you know what? Ordinarily he might not be ready for, which is in itself a lot of pressure and you know he wants to do well. I know earlier on in the year he was might have been leading the league. He might have been wearing the green jacket for the minuses. But he's kind of whittled it away. And it's something that we talk about. And it's more just positive reinforcement for drys and the fact that it's not keep dwelling on the negroes. Let's just keep showing the positive. So we do a lot of video together. We talk a lot, but he's got like usage Kirk. Oh man, what a true professional.

They played fourteen minutes at even strength last night. And i'm gonna really quickly pull up his opposition numbers. Because i probably shouldn't on the surly it's an excellent question. Alison trampled up right now. So gabriel already played nine minutes fifty seven seconds at nine minutes. Fifty two seconds against hampers lynn. Home and jamie drysdale and the forward matchups were pretty spread out for for that line but But i think especially with the addition of philip. Now i think using velocity is the third line center reducing sorta the difficulty of competition and removing a lot of the pressure of expectation for him and for that line. "You wanted to go. It's just what came naturally to like. I write the books that i ride. I really think of them. In terms of asia are like they are younger. But i think of the mole these stories and they stories that i find interesting. You know women who are trying to go their own way in this modern world and bad things happen and they have to deal with them. And how do they do that. And how do they get themselves out of problems. And what do they truly want. And why is that. A problem in the society lebron. That's all the stuff that i'm dealing with. But it fits within the psychological thriller umbrella. Yeah it's the quality or a decision that you've made that has lead to your biggest breakthrough as a creative person might not necessarily be as a writer but is they some turning point albright for that you can see your creative. Prices are over this period. Now i actually just thank you have to stick with it. Yeah i think you're a creative and you keep doing the work. I need the work and you keep doing the work you eventually something breaks and you find your place in the world and it's pretty obvious when you do. I think we try. And we try and try and lots of different ways and then sometimes the stars lineup and other people agree with us that this is the role we should be playing in the wall and it feels right and that's what being noblest is for me. Yeah yeah looking back over your professional life at the stage is the anything that you would change with the benefit of hindsight for my eager sake god tongues but from my creative standpoint and from me as a human being none of it because i think one of the benefits of being annulled police. Is you land to see a plush from the beginning to the end and how each thing rolls onto the next. And so if i was to alter any aspect of my post there then would be a different person now and i'd be at a different spot and i'm kind of cool with wearing and the other thing is i actually think we learned a lot from missteps and mistakes and things. I founded very clever and twisty and pretty gory. Though i am going to warn you. I'm not a big fan of goal. I prefer implied goal of an real genuinely with cigarette but it is an english translation. Am i gonna do. You actually do speak french with you. Spend quite a bit of this. But when i go to paris literally i have no but unity's use my french. They will speak english to me and they speed fall better than i do that i speak french. Do however i'm super. I struggle with confidence in my french skills. So i waited wherever i can but yes i do actually studied at uni sir run the we are starting to run out of time so circling around looking back down the tunnel of time and considering where you are now you just very happy with way you working at. What are you waking on next while the next book is based in new york. And that's pretty much. But that is part of the psychological thriller genre. So it's necessary. That's part of what makes a psychological thriller a psychological thriller. I will say that. I think that makes people have something that they're hiding. Probably not quite as sinister as the things might books. But it's quite interesting because what people hide from others says a lot about them not even always bad things they hide from. Sometimes they hide good things from others. And i find that very interesting part of human nature you food book the sunday girl and i want to draw into the podcast because people could well be interested in the end. They plotlines of these other books as well also bs seller introduces taylor. A woman left broken by quotes. The the blurbs sees a bad bad man and she decides to seek revenge. I guess partly it's justifiable win a really bad man do you say. It's this has risen. It's for a lot of women today. I'm not as this quite a bit of revenge Literature around at the moment. Do you think a lot of readers out there. Do feel as if they've been done wrong. Probably because i probably have. I mean we live in a while. That doesn't Really protect women and children the way that it should and the bad man in the sunday all is actually. She's coming out of a very abusive relationship and he has uploaded a sex tape of her to the internet. So it's not your average. He hurt my feelings. I'm going to go. Ben is house down such He truly is quite awful and she snaps. So it's kind of working around the premise. Of how can you push someone. He was essentially good when they got into the relationship because really good people get into abusive relationships. Minutes Methodical that by the time they're deep mistake of it. They can't really figure out how to get up. It probably does resonate with women and that makes me sad. Because i would love it if it didn't. I'd love it if we lived in a world where women went under those kind of where we rent controlled that way all home that way or we didn't snap. We didn't get to the point where we want to prevent. It would be great. Yeah yet look. I look up. The definition of psychological thriller because i was trying to think what set them apart. What i discovered was that they say that the psychological thriller rather than being based on simply action and and a tightly woven storyline. Although you've got that very differently but they're centered around the characters. The thoughts their emotions and their behavior. And it's not what the characters are doing that so disturbing. It's the reasons for doing sorry. Do you think about that in a very conscious. Way when you're writing the books somewhat. However i would add to that definition and because when i really think about the difference between them i'd say that and this is just my personal version of it i would say that a thrilla usually centers around someone in law enforcement all some kind of authority role. That's investigating a killa all someone who's doing very bad things like a serial killer and so there on the trail and then they think one piston that there's another person and it follows that and these usually a dead body very early on in the Where like usually on the first page will the first ten pages right whereas a psychological thriller. The dead body can come quite late in the pace because you are setting up usually unless is like like i said this is just my personal reading. You're setting up real people. And when i say real i mean. They're not in a position. Awful therapy that just regular people living their lives and you setting them up to have this quiet. Three hillary experience and the things that they have been disposal are often not as not as easy to help them as if they were a police officer so that have databases that they fingertips if petition media. Which is why. I use social media so extensively in my books. They've got their wits in taylor's case she had the odd of wool. That's kind of how i define the difference. Between when i say i write a psychological thriller. I do have tightly stories and like you said but it's just an it comes at it from a different angle. Yep yep and they generally don't have weapons they haven't got a host of that they can draw on either do they. Now and if they do have weapons than they tend to be different types of weapon. The women in my bugs tend to find ways to use things as weapons. Because that's what you do if you're being attacked. He grabbed the something. Yeah yeah that's right and you'll protagonists. I found it fascinating. Really when i was thinking about it. They all have gender neutral names. Which i must say i really like taylor charlie and harper. I presume this was a very definite decision on your part. Why do you like these gender neutral names while for a couple of reasons firstly. I just like them and then if i'm with the character for a good year i want to really love the name and loved the character in her way and i name them the way people name their kids which they give them names that they love ride all means him to but also all the characters in my books or the female characters the very feminine however they stepping outside the lines of what we're told women have to do so in their own ways. They're all kind of giving the middle finger to the patriarchy. And so i try to give them names that have some level of edge to them and gender neutral. Names tend to be those names for me. Yep yep exactly that leads us on quite actually to that feeling band aligned feeling that they have the most amazingly open worlds before them with a number of choices and yet they still find it difficult to find happiness and i wondered if you thought this does reflect our female population at the stage in our history. Where the the millennials and the ones coming up behind them as still finding a quite odd to realize themselves as set aside human beings in some ways. Yes i jason. Having too much choice can may speak crippling. I have found that myself. But i also think given i also think that human nature at its coal is always going to be a bit unhappy. We're always game to be looking for other things. There are so many books written about how to be happy. Not just women mandatory So i do think it's human nature to struggle to hold onto happiness on a day-to-day basis whereas meaning is a little bit more or you can hang your hat on. Meaning you know that will stick around but happiness. Bit more fleeting. however. I think if you're going to compare the two if you're gonna say a case either you get to be in one thousand nine hundred fifties housewives and you're stuck in your house and you have to down a ton of volume queles. Whatever they were gold die of boredom. Ol- you have to have current problems and too much choice. I'm definitely choosing the second one. I'm with you on that on strike. Yes nar look. I understand you do a lot of research on your characters and i was fascinated to see somewhere that amongst that researches things like experiencing what they might experience even to the exchange of wearing their perfume. And i wondered if you could tell us about researching my parents.

Look the paris if it is your third psychological rolla the true previous books of both been bestsellers in this one. You're taken us. Tapa goes off to paris to put a broken love affair behind her. She's going to start a new life as an arts journalist but she very quickly finds herself soft on the trial of a murderer and the scoop of a lifetime. Tennis how you came to start writing this particular story. I really wanted to write a book about a woman who didn't believe in love and didn't want love but moved to the city of love and i really wanted to incorporate the true crime podcast into it because i feel like so many of us listen to those and there are deep reasons for that and i really wanted to sharia side of paris. That wasn't necessarily always shown in film and tv. So i take a very postcard-perfect pot of paris sentimental to play and then i sort of flip it on its head. We want to talk about the book without giving away any spoilers and there are so many great plot twists that we don't want to go any of it for anybody so let's start by examining happy state of mind at the. She's is hilarious opening scene way. She's exciting who superpower of getting rid of a man and three minutes. Tell us how she's perfect. That particular superpower well Has lent padre that. It's not always the best. Move to breezy guys eager and so she has found a way to get rid of them by making them think that it's their idea. So she act stupid zingy than that. It want to see her anymore and she gets she wants which is never to see them again but they think that it was their idea so that i get angry. Yes she kind of gets what she wants because she hasn't decided on her head that she doesn't want a relationship but there is a week pang this little struggle going on inside. Who when she doesn't as well as their of course because she's not like a psychopath. She doesn't want to harm anyone she she's quite frightened of love. Like i think deep down hopper is terrified of lab and what it could do to her mainly because mother has gone through a string of relationships as she was growing up and she's seen the mother full pop the whole time and she's always being the one they're picking up the pieces and poppy. She's just come out of an eight year relationship with someone who totally used her and that broke her down so to her lobbies buried terrifying prospect. So she's just doing everything she can to keep yourself safe really. Yeah yeah. So she's doing coke from and art journalism but she has this hankering to get into the higher museum which is why she's drawn to try and solve this murder. But when you're talking about the obscene and paris it's very convincing and an intriguing. You sound very knowledgeable about art and it occurs to me as i read in the book that you had a personal interest in this area as well. Yeah i definitely do. I have wondered through many many galleries in different cities and learnt about lots of artists. And i also on studied quite a load of fine art history university so i did have a grounding in it but when i was riding hop i was really keen to keep her knowledge. Her interests quite mainstream in Of odd because i wanted the reader to be able to visualize what work i was talking about. I wanted them to potentially already know the works. I didn't want to pick these really obscure out of the way works that nobody would be able to latch onto because it's not really about auch. Yeah yeah that brings us to the next obvious question. Probably won authors. Generally aren't really lack took to how much a view is they're unhappy and i mentioned because you've already referred to your patient to the passion. That harper has for murder podcasts. And it's very obvious as soon as you go on your website this occasion you share as well. You're mad about mood podcasts. Now tell us about that nation. I'm fascinated by a podcast because they help me keep safe. I know that sounds backward because it sounds like people. Would they really care about true crime if they wanna see what happens to other people but a lot at the time you pick up tips and tricks in about what not to do what people might do to lure you into a bad situation. All what kind of red flags you can look for and i think on a deep level. That's why i'm so interested in it. Because i watch a lot of true crime documentaries as well and actually. It's quite interesting. Because i was on instagram the other day and i still this past about a little girl over in the state three watching csi new leave like she was playing with this blue slime you to leave some on the guy who attacked as she was leaving evidence and i thought you see. That's kind of thing that we pick up from these shows and from putt costs. So yeah i think. I don't listen to them because i probably won't be aware of the potential dangers out there. But i'll get a tune into one of those scary people who always jumping at corners but yeah it's two different ways of looking at it doesn't it on rotationally. It depends also what kind of situations urine you know if you're living in a pretty safe little suburban area which i am right now. You don't feel the same. Need to be listening to them. But whenever i'm living in big cities there you kind of a little bit more. A little more hyper aware of your surroundings. Because you feel like you're in danger it's easier for people to be anonymous and go unnoticed. And that's why it works my books but it's bit nerve wracking the book before this one thing. Is we talking about safety and trust a bit. Strangest we know was as we've mentioned another seller it's being made for tv. I believe at present time and deals with a wide. I think she's got a perfect marriage until she finds a dating app on her husband's fine and this raises a whole lot of questions and doubts in her life. Your character.

He's had a hard time sticking anywhere, and I remember him being very well liked in the clubhouse and talk to him a couple times and real, that level headed guy well spoken and you like spending time around him. But sometimes a little switch goes off in his head and things things go awry. So I'd say, because they're both with the Angels. Not good. Well, I I told the Strickland story. You know if he had 35 saves the one year he broke his hand. But hitting the wall. Hey, was taking me moose hunting. So that was my You know, that's why that's why I always root for Strickland. "This giant Dodger rivalry because I think Bauer's that loth some, you know what I mean. You hate him because he's great. You look at the numbers. He's team guys written 1 46. Often he's given up 29 hits. He struck out 77 57 a third and tonight's his first go against the Giants. And this guy has said so many things in interviews that I'm just like God, I hate this. I hate this guy. But I want to ask you where I think there's gonna be a whole new chapter of Dodger hatred That's born tonight, which is a beautiful thing. Where would you put You know who if I say the most hated Dodgers in the history of the rivalry in your mind who? What names come to mind right away. Well, I mean, you know, Yasiel Puig, I think is right up there. Okay, That's kind of that's kind of the first, the first name that comes to mind. He's in the lineup for sure. Yeah. Don Drysdale for sure. Reading John Shades Book on Willie Mays. I remembered try still going after vase. But in that book, he said he he went after me like every at bat, and amazingly, he only he only hit actually hit. Maze a couple of times, which shows and that's made knew how to get out of the way. He's he could be a really good Dodger for a brief spell. Wait a minute. Bruce depends on what he does here this weekend is next seven games in nine days this year. As you could start to hate him. E young if anybody off No, no, no, We're trying to Bruce Jenkins on the, um I guess you know, it's funny. I had such affinity We all did for for Bruce Bucci. And for Brian, Save Ian and His lieutenant Ned Colletti. All those years. I just I really liked that regime, and then they rewarded us with three World Series championships and basically most of us if not all of us. The first championship of our of our lifetime around this franchise, So I get great feelings about Brian. Great feelings about Ned. Great feelings about about Boetsch. But I gotta say, I'm completely as much as I was pessimistic about this new regime very pessimistic about the Kapler hiring. I just saw all very pessimistic about thean experience that they have on the staff. Bruce, I gotta They've won me over there playing smart ball. They've got prospects that are real, that air coming up through their system. I think it's only a year to before that farm system spit now, big time, guys. Far, Hunt's put, you know, producing. He's making under the radar deals but then cap learn his staff are backing that up with solid decision making and not being overly wed to the numbers but still finding a way to utilize them and gain an advantage. So I'm just you know, it's bad for sports talk shows you want to maintain your edge, but at the same time I got to say I'm I really feel good about their direction. Yeah, well, are you You don't have to worry about maintaining your read to you. You will. You will maintain it And thats true. Your audience knows that you're you have no problem. I mean, it's a guise of tremendous defensive catcher who is a perfect backup for for Posey. Ah, just a lot of really good things, a lot of things that really would let you know that he knows what he's doing. And, you know, it's gonna be really interesting to see how they approach you know the Crawfords and belts and Longoria's who Everybody thought would sort of just somehow be gone and off the books, and they will be that. Their deals will be off the books. But I mean, hell, I die Cropper iy. Take Crawford a shortstop until he lets me know that we don't want him. You know that that leaks in the next year, so it'll be interesting to see how they worked things out financially with those guys..

I'm Scared to Invest in Real Estate in a College Town Right Now
"Anthony is in Kansas City High Anthony. Welcome to the Dave. Ramsey show. Hi doing great. How can I help? I have about a half million dollars in my checking account and I have had it in there for a couple of years I'm trying to figure out exactly what to do with it. My plan was to use it for real estate. But the real estate market got me a little spooked right now while or. we live in a college shirt close to a college town and. the market there they've built so many brand new complexes in the last. Ten Years Nobody's going to college. Okay. I'm with you exactly the enrollment rates are going down you know so I'm a little bit Leery of that. So what town are you at all? I'm Manhattan. Kansas Yeah, okay All right yes. You're far enough away from Kansas City that you're probably not investing in. Kansas City. Correct okay, Anthony holder you. I'm forty five. Okay. You've done a great job. Yeah. Are you planning to stay Manhattan. That depends don't necessarily need to have a hobby farm. I'm I'm an electrical contractor by trade. But my my real estate holdings I have a couple of rental properties to, but I have about a million and a half in real estate that's all paid for. about one, hundred, thousand in cash five, hundred, thousand in my checking. about four, hundred, thousand other assets like. Crack loaders tractors. You're. A. Stud. Done. So proud of you. It's got to feel great man really did it and I'm assuming you did all this start assuming you to all the starting from nothing. For nothing inherited nothing way to go well, here's what I would do if I, woke up in your shoes and I find myself in similar situations from time to time. I'm between real estate deals and I need access to the cash when I get ready to do the next real estate deal. That's where I find myself. It's where you find yourself because you're not going to drop that half million in Manhattan you've made that decision. I'm not going to recommend if you've listened to me for more twenty minutes, you know this to be a long distance landlord. and. So what I'm GonNa end up doing is just parking this probably in like an S. and P. Five hundred. you know a no load fund there's no commissions and just ride the market with it a little bit while I'm waiting to decide what I'm GONNA do. and. One of two things will happen. One of three things will happen. You decide to stay in Manhattan and the market get soft as you predict. So you will not pull that money out in buying Manhattan. So you're probably going to turn and invest in some other vehicle for probably some mutual fund or something number. Two thing that could happen as you move and you're living in whatever Kansas City and you got a great market to invest in. Then, you pull the money out and you invest it then what was the third thing that could happen. The third thing could happen would be Manhattan back the college market firms back up and you feel good about investing in Manhattan again, pull the money out there s and P and invest go so your parking it until something else moves another variable moves in the situation. But checking accounts not okay. Yeah. I realize that it's been but you know how it is Kinda fly. And I'm sure your bank is reaching out blowing up your phone with all their ideas and thoughts. Real helpful now. Drysdale's on the line. There's a saw ball mister guides deals on the line. There's a fourth option you may begin to look at something that gets to be on sale where you've got someone that has to sell or is looking to sell, and now you've put yourself in a situation to start to have some conversations about potentially buying that that could happen as the market. In Manhattan that's right. that somebody couldn't quite survived the turn and it's making an upward turn and you're comfortable with it that could result in a really good for a great deal. Yeah. That's that's a very, very good point. Dr. John Loney is. One of three, thirty, two degrees he's got he's got more degrees than a thermometer is in higher. Ed. And he's talked about with you and I and a bunch of US behind the scenes and even some what on the air The to the extent that. Because of the student loan debacle and because covert scenario by home, they realized These colleges are trying to charge just as much sitting at home I'm not getting like the college experience. I don't see any ivy on the walls here at my house. So to those two things hitting together are accelerating p the demand for college degrees. On campus living college degrees, they're accelerating that demand dropping right been dropping. Student loan the covert thing is pushed it over the edge. So, we are seeing some things like he's describing a college town like Manhattan, which is what Kansas State. Of Kansas, state and So you know we're seeing so many smaller towns where the economy's driven by resoluteness. Affecting their economies it really is a lot of those around America.
