"People caretakers. It's more of a shift. In emphasis shifting thinking more naming else rather than an implementable action and changing. Someone's thinking is a is a very difficult thing to try to achieve again. I'll go back to what you were saying. She was talking about client manages opposed to to actual property managers. I've always believed it's asset management and. That's what essentially is so being broader in what we do not to focus. Ob drawn down into the the problem element of property management. Let's face it. There's a hell of a lot of problems and a number of headaches but understanding and seeing that the bigger picture also for principals as well to to educate and upskill themselves. If you had to go to. Let's say an Eric Frog on the site. You'll see a number of real estate principles. Eric you see far less equivalent being open open of course so what I typically find is going back to that journey of a principal most of them salespeople that have kind of stepped up this is your biggest asset. This is your retirement fund. And you've got to get in there. Don't pass off to somebody else decalogue after you've got to get in and you know every last aspect element of that business so in the if a property manager was unwell one day you could step in and do their job because once you start doing that you start realizing hang on it. Why do we do that? Why do we do this? Why do we have this technology? There's a there's a better more efficient turn out there and I don't think enough principals actually do that enough going get their hands dirty and educate and upskill themselves yourselves property management. It's very foreign to them. Many ways. Yeah absolutely will. There's no excuses with Eric this year. She going Gary Can often marched together. All okay there's there's plug. Yeah I listened on some actionable tips for the listeners. Because we love getting actionable tips and since taking shy nights I tried to get a minimum of six links. It's my personal. KPI High Top agents stop partners. What are they focusing on right? Now being hyper local Oku educating people as I touched on earlier really really during the undestanding their role that purpose who they serve and that's essentially what we need to see themselves as another thing that sort of coming to terms visit they content providers. I mean again our region magazine. I've seen the POCUS. There's numerous people have been before me. You've said the same thing understanding content providers but also understanding what they're actually good at so I've seen a number of them trying to trying to themselves. You need to double down on being a salesperson listing selling. I would introduce a third party. WHO's an expert in that field to aid and assist you in that respect so absolutely being being local talking about local matters getting out and about meeting people but also really understanding digital spice and getting for parties to come in tonight and assist you in that respect? What's the best pace of actionable advice you've ever been given about real estate business? I suppose it sends around time really yet. Don't suffer fools appreciate appreciate in value. Time is the most precious of commodities use it wisely and kind of get to the point. I have a propensity to be verbose. Sometimes so the outages wise one hundred words when you can use twenty so cutting to the chase getting to the point and doing so not because rude or obnoxious just because you then create Motaung to do maybe more productive things day speaking of productivity what is your best productivity cheap or your favorite productivity tool at the moment on old school cool in that respect so what like a whirlwind so I may not work as long hours of some of the people in the industry but boy oh boy when on it on it and I think one of the things you just call all the noise Mrs Simple as that. Don't get distracted. Even something as simple as batching emails. For argument's sake you know we're very impulsive. Response any lastly distraction because we almost welcome distraction in many ways so just literally just tunnel vision literally just tunnel vision. And that's what you need to do and you can do that. Maybe two or three times a day so to speak. But yeah just eliminating distractions and we all know around distractions so just get away from them. That's good advice. Say any books. What's your favorite booked? You've ever read now. I'm going to sound like a right dummy here. I actually haven't read a boat for probably about five years and that's not to say unread unread or unintelligent I actually probably spend up to fifteen forty five minutes to an hour and a half. Every day seeking information. I have a hunger for information. I have a hunger for for self-improvement I read all the time. I just don't read books so I listen to podcasts. I read a lot of obstacles talking books. I read a lot of our allies. I shouldn't books bit lazy but it's a shortcut about finding out the juicy parts. I'm somebody who just fills my head with as as much as I possibly can. If you ever need an extra team member when you pop trivia quiz give us a shout but yeah I mean I think also a number of people perhaps watching this who don't read books themselves and they probably feel less intelligent because of that. Don't as long as you still have the desire to go out and self improve and learn. That's fine you don't have to read a book and I think there's also some people watching this who say rude countless books and probably don't either by the way yeah. I wasn't reading a lot of books till I started hosting a podcast thin everyone. Everyone seemed to have a book that they want to talk about on the podcast. I've read about twenty this. She roenick because I used to read books until podcast antithesis occupation of John Jr so this has been Super Fun Anyway Doug Nixon we've got something controversial to pull par going on the first of all. Thank you sharing your knowledge today. Thank you for sharing your thoughts. I'm sure that they've been helpful to some people who kind of thinking about things but too afraid to talk about and if there's one thing that you want everyone remember from everything we've talked about today what would it be because it probably doesn't get enough as much airtime as the other topics discussed going back to the Obviously obviously the obligations responsibilities of a workforce. It may sound if I'm kind of bashing principles here I'm not because actually it permeates for out any organization nations and it sounds Ott but just become to each other you know and just think twice about certain words or actions or behaviors also for those people you put in a position of authority or leadership might not be you but it could be someone else in your organization as well but if you see or hear it you need to stamp it out. You can't tolerate it because if if something sinister settled down and then obviously. That's them reported by not doing you become complacent yourself. So I think like I said we just need to be acutely aware of this. And we need to Kinda nip it in the Baden cut at every level. Even if you're somebody who works in office not principal manager you hear or see someone doing something. Let me scared to say something. Stop it it has to BECA- out altogether. It's just not acceptable in any walk of life except in real estate. That's for sure. Yes that's right. A noise remember that change starts with you. Correct absolutely say never never was anything. More True Doug Driscoll thank you very much. "Podcast where we delve into some of the most interesting minds in business and in real estate for the very the best tips and strategies implement. Elevate Your Business. I'm Samantha McLean editor of elite agent. And I'm joined once again by mock. It was thanks for having me again. Samuel they don't have a choice. I'm interesting minds. This is probably one of the very interesting people in the industry. Oh Yeah I'm talking about Doug Driscoll so he had smuggled clicked articles of twenty nine hundred. He's not one to shy away from controversy. Controversy didn't prince have a song. Ah never mind my singing okay. So yeah so we invited dug into the studio. He bought a very nice bottle of red born the man. The man is very coffee thanks Doug and first of all. Because he's articles get a lot of traction so interested in what's thought processes he goes through before he sticks pen on paper. Because because obviously you know if agents out there who might be creating blog posts and things like that you want to go through a similar thought process because there's no point creating content unless it's going to get traction out dates it's actually you need to be talking to people are sitting there talking about up and also it's important to have a point of view. Well that's what I was about to say often. On the late agent paper will click on a strong opinion more than they'll click on something. That's a bit you know. It's always important according to put forward but it's even more important to have an opinion on that thought and to be sort of interesting reasoning behind it because I think people I really respect that so this is interesting like there was some really touchy topics in real estate in the last twelve months and so I thought if I'm going to get anyone to talk talk about them it'll be doug so we talked about three things which are real hot buttons in two thousand nineteen the first one was the maitre thing so there was quite a few cases in the media last. Gee We don't need to name. Names will go through them. But I suspect that it won't be lost and there will be more. You know it was good of change doc about what he sees is happening. And some of the steps that people need to take to ensure that that sort of fallout doesn't happen in their businesses says and this was a multi level compensation that you had it can be applicable to a leader in the business. It could be applicable to somebody WHO's working as a practitioner in the business so somebody can potentially be a witness source of standard. These things happening. Yep It is a very sensitive topic that I think. He was very eloquently unpacked. But I think the important thing is that if you say something or or something it's you you speak up. Second can topic lead generators so love him. Oh hide him like you know. I always believe that you should be looking at Roi on any marketing you do and if you choose to the Legion right right isn't it makes you a prophet more power to you. But they're person cons obviously of using lead generators and also the data that's involved in the data that changes hands and things like that so it was interesting to have a dog and get his thoughts on all of that and particularly what he is saying happening within his group and how he's encouraging people to consider the generators in how they play pop in the business for some people do an important part of their business for others. It's an Alpha changing the he's there is another another tool kit bag. I'm absolutely and thirdly property management so this is an area that I see is changing and you know I've been kind of taking about the subscription economy for a couple of years now but you know like I think that differently. Property management is an exciting place to be obviously margins being being eroded in traditional areas and confused anymore choice but I also think that opens up great opportunities and said jogging. I had a bit of a chat about that as well so these these elect a hot button topics for a lot of people at the moment. So you know I encourage you to have a listen and listen doug sorts because he is a date thinker about these he sings and yeah. Obviously if you'd like to continue the conversation get in touch with senator. It'll lead agent dot com absolutely now. There's a lot that was now spoken about during indecision and Doug touched on a number of different avenues and number of resources that you can draw upon if you do find yourself native either I reaching being out to somebody to help you as an individual whereas alita gripe sources in there actually from a leadership side of things but as usual you've taken all ignites and scribble furiously afterwards that if all you want to do is look at the notes in skip the listen then you can do that too. ELITE AGENT ELEVATE DOT com so people. Listen we should get on with it. We should get over this show. Enjoy the show. Welcome to the podcast Doug Driscoll thank you for having me. It's a pleasure to see you here in the studio. Finally we've had some good articles from you. The sheep on the late agent dot com in fact that was some of the mice clicked articles. Who Do you believe? And we haven't named few in the studio. What's that? It's Mr controversy okay. I don't call controversy Sir. I mean it's always important sometimes to pop your head above the parapet and offer an opinion on things before we started getting into the made today. I just wanted to have a bit of a talk about some of the stuff that that you've you've written so you talked about using the off market. which is a hot topic this year? He had some predictions for twenty twenty. And something that sort of popped up is number two news pace with one that you did about the real estate industry having reached technology into section which I was quite a bit earlier in two thousand nineteen so so first of all. You know if there's some people who would love to be in the magazine but can't figure out what to write. How do you sit there and go? Okay this is what I'm going to write about a love to say I strategize strategize these things but obviously I have a day job. First and foremost you know being the manager to stop partners and that keeps me pretty damn busy but I do try to spend as much time on the coalface as possible. Immuno speaking to the people that Kinda matter and I typically leave a lot of questions and I tried to find out what their pain points are and challenges. And when I'm around the trap certain things things cropped up a pop up and then normally the source of inspiration. Then only the things I look at it and go you know what I think. The wider audience would discuss this or maybe sometimes here my view on these facing so. I don't sit down with a blank piece of paper. They just come to me Kana randomly from the facade of speak interesting. So let's can we talk about a couple of these so let's start with the real estate industry having reached its technology into section. Is that still where your head's at have. We reached a critical mass of technology. That if we just throw more technology into real estate it's not necessarily going to improve the experience or productivity slightly. Yeah I mean what I meant by that term was I think we're very much across roads. And if you look at the two axes if you like you've obviously got the machine. The robot artificial intelligence predominantly. And then. You've obviously got the human touch points and I think that intersection basis that we need to fully understand that embrace what can be kind of automated and what we need to do ourselves and I think we've become overrun overrun somewhat. We've all these contact plays at the moment. I did a bit of a study within my own group. About how many different tech providers office on average would would use in two thousand nineteen and it's an excess of twenty if an operator's and I think we almost need to do is deconstruct that somewhere and look at where they're all actually purposeful and actually have meaning with each and every business nothing on the not so we just need to understand that we need to double down on what the human good up and then obviously automate or outsource everything else. I mean we do it too in this business. We add stuff we add stuff. We add stuff but I think unless she kind of tight stock every now and then to go or is this really adding anything valuable meaningful. Then you just end up with hape of toys in the toolbox box on sometimes painting a rusty car. You know it's it's really important that Econo- circle back because what was purpose for us for maybe even two years ago may not be today. That's how quickly technology is moving. So it's really important to kind of especially at this time of year so reflect on what you've got and then look forward to what you need. Yeah absolutely and so what about this team of market. Have you spoken to students at by the way he sent me a message at your private message just referencing. It drives me crazy and I think it's now part of the common vernacular but that doesn't make it right. As I say it's an oxymoron. A set of my release. I even my own property that we can name property added chat to the the agent and I said which property is explained and she it's off market and I bet my tongue but I nearly said to hell. Are you doing it. Then if he's off market so I think we're just GONNA get out some of those bad habits a can't be off market because the moment that an agreement is he's executed it means it's very much on market and I think the industry is repent steets use that term on the basis of property not yet having been advertising portals talks so they can surely come up with another maybe market quietly or pre portal advertising. But not off market but that's not the industry won't continue to do of course. Yeah it's interesting interesting isn't it. Because I think Eddie Satan write an article in the final edition of late agent for two thousand and nineteen about exactly that problem because now we have a problem of Kamini dies on market is the real number because we've got probably a released to a by database. You've got FACEBOOK relation than you've got a puerto release does muddy the waters significantly to absolute and severity. Good Point I think that should always go back to the date that the actual contract all the sounds sounds agreement was executed about stay one as far as I'm concerned absolutely. I reckon that's good role to we've solved that problem now. There's a few others that we need to solve today. This is a raise it. I've called did you in here. Actually because there's been a lot of controversy in different areas in the real estate industry and with paper with lots of different opinions and so it Kinda WanNa break days down down with you because you're not one to shy away from some of the tough topic so they are. Of course let's just call. It May to where we we saw a couple of big in cases of that in two thousand nineteen lay generators because everybody loves to talk about the separatism what impact they have on their businesses and and then also property management because that's probably one of the areas it's main squeeze and squeeze and squeeze in yet like when we saw the market deep in two thousand and nineteen. Everyone was once again. Thank God for property management. And I don't know about you but I think there's a lot of opportunity in property management absolutely moving into twenty twenty. Let's go from the top. Do you think in the real estate industry that May to is a big problem. Yes I'm by the way you've just pulled a penalty. Grenade in front of moderation is what I should probably do is stop apply. prefacing the sensitive around the subjects for me. You know Jim I understand. Obviously how big they are and I think sometimes it's sensitivities. Stop also hold us back from having a fairly open and robust discussion conversation around it and as you alluded to there are two three high profile cases as of late but I think if we look at it in a simplistic accents want a better term. I think they're kind of two categories. Here there is the ones that belong to the condom metoo movement that protrude person the one who sets out with kind of and ten or Madison. Mind that the well-documented ones and certainly that's the genesis of the metoo movement and then you've got probably the second Campbell the second category which she's the naive and all clumsy person that kind of maybe uses this before they use that and I think from that perspective. That's probably the most most recent cases but that's still non. Excuse you know if my point of view when I look at the recent cases there's been a lot of people.

"Wakeup call? I didn't want to be that old. I'm not even fifty but the thing is if you're in if you want to make change in your in doubt about making changes just go by fit beaten Ray James Tommy Habits two things I reckon up done in the whole of two thousand nineteen Hans Down there you go hot tip. Okay said June in Jane at the property market like after everyone braid this a big sigh of relief in. May everyone in in Jane Conway. Oh great so there was. The property market experienced what we SORTA changed the sky bounce being being that runs sort of we'll everything's just everything hasn't changed our main strains don't like change anyway. That's all I'm still gonNA Quyen like double double digit referendums ninety seven of past because Australians don't like change you know so. The Prime Minister Stayed The property market. Saturday rising again. I think Whitney came up with a new auction fame model to help stimulate the market. I think because you know with the low volumes that we had the she finished with think twice about paying an auction info up front so now brisk we've come up with a model way. You only have to pay a certain amount to book the Auction and then pay auction phase on success and and that was pretty interesting so again this twenty twenty one says Bay Malkin Shema focus will. That's just a great example. Think of a real estate company actually putting the Kashima I. I don't think I've ever seen a lot of introduction of different style models as well. Really come to the full. Yeah so traditionally it's Spain as Salva perpetrating and auction and now there's a whole raft of different platforms out there. That's facilitating the transaction different way. Yeah definitely two thousand. Nineteen is not anybody in the year of climb agencies he's banking agencies but it's also bathing the year of online auction platforms. I think that is sort of springing up people that don't necessarily like loitering on someone's Lamont's front your lawn of a day morning big you know like prefer to sit behind a computer so yeah so I mean that's that's been interesting from that perspective as well consumer can Shema fakest That a hot topic of yours. Do you think agents need a in the next year. I think it's hard to draw a circle around the whole industry. I think think for me. It's very community community. Suburb suburbs city to Sydney. I think what you said though is right I think it's the customer centric. What can we do as an organization? Right now to help consumers you know again maximize their experience with our agency. I think that is really the key and again for some that's GONNA be. The Ford remarks were shifting. We're GONNA have a different new auction model for others. We're just GONNA make sure we call one hundred percent buyers but whatever those things we're going to be that we're really thinking about our market and thinking about. We live in an age ratings. We live in an age of testimonials we live in an age of making sure that your agency however however you're doing it is is maximizing customer service is going to be critical any additional thoughts. Say Chris you're spot on. There really is a shift to putting the it's not really a shift because it's always been there but the customers via the center of everything that you do even if you've done it because a lot of people say but we don't at this way you know if it's not serving the customer. I think you've got to start thinking very different. It's just simple terms. How would you want to be part of this transaction? If you're on the other end of the stick what would your take time to be a good way to ask all right jump in July sorry actually weekend something exciting in July Week Street. MBA program in July. That was a big deal. Oh for us. Yeah so what. That is taking agents. Who came to Lin from some of the best in the business on a bit of a tour around Australia a so we had lots of networking going on lots of learning? And that's probably being one of the highlights of our year. Actually is seeing these people. Really you know because some- sometimes it is Kahad to take everything in in bigger rain so we just quietly did this Saturday. Red Laden Owens custody and too cheap and put the rent heralds so that was pretty cool. We'll continue that into the next year also in July. We get a new governor-general in July but that wasn't anywhere near as exciting Saudi. His keeping the same prime minister and then Doug Driscoll CEO of stop hotness put out appeared pace which got a lot of people talking about the real estate sector has reached its technology. Dissection meaning that I can. We've got enough check now. We need to start getting more human. Doug's a bit of a think. Oh Yeah Eh. Yup and Actually we're GONNA get him on the podcast negotiate but I tend to agree actually that we might be a bit of a intersection because at the moment I think we've reached a point with people. Hide behind email too much and hide behind electricity communications too much. I say twenty twenty is bringing back the year human compensation boys. What do you think about that? Well Look I've spent my whole your career teaching people how to get in front of people and do a better job face to face to better job. I'm living in a better job with a telephone. Better job with a mindset about that and we are at a place in a lot of the younger agents. I'm sure would prefer to tax or email Pick up the pump at this is actually Winston interesting experience with that going through Mawae story but I went through the process of selling my house when she was really was really an amazing experience and experience the buyers well and I live in Melbourne and a couple of the agents and I won't name names here but having said that a couple of the agents the phenomenal donal ability to bring the human touch to both sides of it and the bind side where I've got an agent Ringing me up saying hey listen I want to have a conversation talk with you about this and they leave a message and then follow that up with a text message. Antichrist left you a message call me on twitter about this interesting conversation I have and just utilizing utilizing I think all of it working out again a system that if you're gonNA call you leave a message. Shoot him a text as well said just left you a message soon. Metaxas about what it's about. They actually see it at and you can start to think about you know again how you know ages can use both. I forever have talked about. Break down the wall you know that we get in game to eat Paul and the deep pong is email the proposal the email response I e mailed to find out by the bread the proposal. You email me back. I E mail e Pong goes back and forth and back and forth and this idea of saying let's break down the wall and what do we have to get into more real estate compensations to twenty twenty to be more personal better personal service in the way they want it and just just to love real estate loves this interaction with human beings. Love helping people in that process K.. August September thirty rock and was taken and I have a by. MRI SOFTWARE ALL ACQUI- MRI software which was a big deal. You're living in the second second biggest city in the world. Chris Offing Melt. Melvin the Global Label liveability index was released. I advisory The Batman Comic Night Cosby impressed with that. Fun Fact. That's one to I think the other thing in September was you know so it was really the start of the Bush for season with Hundred Dollars Bush burning for after the week long hate webs air here again climate emergency and with saying that come through continue through the years. Well so it's been A. It's been a shocking start to the bourgeois season but this amazing amazing events that have been around that as well just was watching the interview with the woman on television and she was in third generation. Firefighter these firefighters just unbelievable tomato. Absolutely unbelievable to me and I just thought this was a really cool thing. She said she was talking about how her mom was also firefighter. She said my mom works a fire. Better than anyone else I've ever met and I love that term and I'm sure it's a term they know but I didn't know it on this term to work the fire. I love this because you know there is fire for all of us right and sometimes we start our own fires and sometimes the fire is the market but I love the term to step in and work.
