The NFL, Uh, network tabulated and puts out the top 100 players in the league, so they ran down from 100 to 41. Uh, two weeks ago. Last Sunday. They gave you numbers 40 through 11, which means they left out the top 10. So by process of elimination, I was pretty damn sure I could tell you who the top 10 players were going to be, Um, just in no specific order, Derrick Henry. And t. J. White, uh DeAndre Hopkins, Davante Adams, Travis Kelsey, Josh Allen, Aaron Donald, Tom Brady, Patrick Mahomes Aaron Rodgers, though not those 10 players were not in the list between 11 and 100. So they, of course, have to be on the list somewhere, which means they're in the top 10. It's going to be very interesting to see who they have is number one. Because if you go back and see what they did the last couple of years Last year. Going into the year. I would have believed that Patrick Mahomes was the number one player. I had just won the Super Bowl with Kansas City that year. I thought for sure he had to be number one. They went with Lamar Jackson. And if you just ask me Who do I think is going to have the best year in football this year team wise, Statistical wise, who's the most talented player if I could start a team? "America's economy is now back where it was before the pandemic according to data released this week. Breaking news in the. Us economy grew at its fastest pace. Every quarter from inflation to jobs to housing prices other economic indicators are also moving at pace but one measure has been relatively stagnant foreclosures for the past eighteen months american homeowners unable to keep up with mortgage payments could stay in their homes. Thanks to a federal foreclosure moratorium. Who in place in the pandemics early days renters to protected from eviction but both of those stopgap provisions are set to expire tomorrow yesterday. President joe biden asked congress to extend the eviction moratorium but that is looking unlikely meaning that there are now almost five million people in fear of losing their homes over the next two months. A colleague and i recently visited miami. Which like much of america is experiencing incredible boom in its housing market. Is the economists wall. Street correspondent. house prices are up twenty percent year-on-year but at the same time almost eight percent of mortgages in miami are behind on their mortgage payments. Which is the highest rate of any metro area in america. And this coming to a crunch point because moratoriums on foreclosures are ending this weekend on july thirty first and this raises the prospect that you could see a spike in people losing their houses even us this other part of the housing market is gained through boom. And so how. Bad could that disparity. I mean how. Many people are struggling at the moment so fool. Herman is there are two weeks. Think about this. One is the delinquency rates. Nationwide about six percent of mortgage holders delinquent on their mortgages and just over four percent or seriously delinquent so they haven't been able to pay their mortgage for more than three months and ordinarily they would be facing imminent foreclosure. There's also a survey done by the sense of spirit and around one in ten mortgage holders have little to no confidence that they'll be able to pay that bills next month with one in four renters also have no confidence in their ability to pay and that means that in total it implies that around two million households are at risk that behind on their mortgages. They don't think they'll be able to pay all their one of those delinquent categories and the nature of these households is that they are more likely to be black and hispanic more likely to be poor. And then we'll have children than average. I did speak with one. Mortgage roya in miami darryl jones and he thinks that is kind of inevitable that this will translate into an increase in foreclosures in the coming months going to be fighting for closures. I don't think there's any way to prevent that happening. With a number of people who are on their mortgages and south florida and for the whole you you'd literally can't prevent and the relief packages that are coming to an end. What are the details. Renta's will say protected by a federal moratorium on evictions which also rolls off onto life thirty first the protections for renters have not been nearly as watertight as they have been for homeowners. The level of support is depended on what happened to the state and local level. The moratorium at the federal level was quite filled with holes for example. You couldn't affects people for failing to pay the rent convict you for basically any other reasons such as your lease expired which has happened to a lot of people because depends on because caught on for eighteen months or noise complaints or any trivial of problems like bats say that was one study done by the government accountability office which found that those with local moratoriums on evictions sold and drop much much more significantly addictions just tense of their normal level but in areas where that was only the federal moratorium evictions quite quickly climbed back up to eighty percent miami. For example as a case study had no strict eviction moratorium of its own and say just under a thousand eviction cases have been filed every month since january which is about two thirds of the normal level. So given all of that. Then what's your prediction for the coming month. It's quite prediction. Essentially because renters haven't been that well protected by the federal moratoriums. Although the moratorium list on july thirty first forbearance protection will roll off more slowly over the next six or seven months so rather than immediate spike on august. I you might see slower cresting waves and how big that weight is and how bad it gets really depends on the twinsies that homeowners make because unlike lost and worst foreclosure crisis that america has experienced the situation now is very different than it was during the global financial crisis in what sense in relation to that hot housing market. You're describing most mortgage borrowers the debt that they owe on. The house will be less than the value of that home. Probably because it's gone up in price especially over the last year so rather than waiting and being foreclosed upon homeowners might be able to sell out away with the profit also might be able to catch up on their mortgage payments. If they're behind because you have jobs growth on like in two thousand eight nine ten and finally people might try to get mortgage modifications when you tack missed payments onto the end of a mortgage and allows people to stay in their home if they won't if the bank is willing to grant it so adding all of these dynamics together is quite tricky. But the people that i speak to in miami for example donald james think that there will be a spike in two thousand and ten was sixty six thousand foreclosures in miami dade county that around five to ten thousand in a typical year. And he expects that you'll see a spike to between thirty and forty thousand in the year from september. Twenty twenty one so a very significant climb even if not quite as bad as during the worst foreclosure crisis in history. Okay but better than the worst memories is still not good. Every foreclosure is tragic and people who end up in this position and try to get modifications and it doesn't work out. Does this huge emotional toll. I spoke to one former. Herman keith simpson. And after a long legal process. I'm trying to get modification. He was foreclosed upon interisland eighteen from miami that he and his wife bought in one thousand nine hundred eight wiped out. All our equity in the house has gone from you. Know three hundred thousand dollars more lost that we spend that renting. The snowball effect was incredible. And so You know at at almost sixty five years old or starting over pretty much say even as the foreclosure crisis isn't as bad as not terrible. Worst in history one.

I'll do whatever I just happened to be like tomorrow like that was meant to be it was it was until I sat on the side of the stage. You got tired of sitting on the state.
