Maybe some news updates at what's going on in the middle of the week in Today i've even got a little bit of stuff off the cutting room for from last weekend. Show that didn't fit into the show. I want to include that in later in a little bit here in this episode as you know. This is a shorter episode that we have a good time. Where so. we've got some fun stuff. i had. Well hey any of you out there. That are listening to us on the radio. I wanted to just kind of give you a heads up. We have some changes coming up ad. Which in theory should not impact you but there are things that are also outside of our controls are just want to make sure that everybody knows if you listen to us on a certain station and after labor day weekend if we end up at a different time slot or you can't find us. Because i had some really good news for everybody today. Lumber prices are officially back to where they've been and they keep getting lower. It was just a month or so ago. We were talking about how it was seventy six dollars for sheet of seven sixteen. Sp now of course. That's not my favorite material. But hey if you're building the shatter doing something else. It's a cheap way to go. It's not something that you see. Luxury homebuilders us however comma. That seventy six dollars is now down to fourteen. Seventy five sheet. Yes it just went from seventy six dollars and about two months down to fourteen seventy five a sheet. So that's a big deal right. That's a big deal so lower prices are back so you can get going on those projects and quite frankly i would get going on before the next shortage that we have so. It's a good time to get out. There don't nutty and buy stuff like it's toilet paper and you're walking out of costco or walmart or or anywhere like that with shopping carts full unless you got a whole schoolhouse of people. Don't worry about it but it's a good time to get materials because there's a good price on it now. So something to think about our. I wanted to talk a little bit about availability. We talk about this every week and this is one of the things that i wanna give everybody an update on. It took me a little bit of extra effort to get the paint. The house painting it up this weekend. I'll be doing some painting. It's not one hundred degrees outside this weekend. So i'm going to get that painting project wrapped up but paint is still in short supply. Sue do not run down your paint store in. Think that you're gonna have something. Maybe on the shelf call ahead order it call ahead two weeks from now get the paint early so that way you've got it for when you need the project because david applebaum friend of mine here. Two months ago he was driving all around. La trying to track down a couple of gallons of paint for his condo. Just flat paint. We're not talking some crazy. We're just talking interior latex and he was struggling with that so make sure what that. If you're looking into a cabinet project out there be very careful. A lot of the manufacturers are at twenty weeks. I have friends lots of friends in the cabin industry. Since i worked in it for almost thirty years there are shop floors. That are packed. Full of cabinets. The can't get delivered to builders. Why is that. They're out of drywall. they're out of trusses framing bind because a trust us can't get there all that stuff to eight track incomplete because you're short materials. All of these things are happening out there. And what happens is when you see these cabinet. Companies have thousands and thousands of cabinets stuck on their on their warehouse for things get jammed in. I know of new companies. I know of cabinet companies right now that sell mostly to builders and they are not taking on new clients at all right now if you don't have an account they're not going to open one up for you so it's that series of deal so v very careful in the cab mature stuff right now. Don't go started before you get it and make sure the order way early because if they say it's going to be When you order it out six day weeks you might have to double that so just be very careful and like i said i know companies that are still at twenty weeks so be really careful with that. I'm seeing countertop issues out there with some of the courses. I'm even seeing sluiter out there. You know the shower people. They've got some serious problems with their board in their in their mixed stuff so There's some definitely empty shelves and some of the wholesalers out there that seems to be going sideways so again product shortages. Be careful you might have to use another or you might have to get early so just think about those things. Pretty well and You know the hvac staff. I'm definitely seeing that when it comes in. If you're thinking about doing a new heating cooling system coming into fall here You'd better get out on the books right now because I think we're still going to see those shortages going in and with so many holes in the ground right now out there now. The lumber prices are down builders like full speed ahead. There's a demand for homes. We're going to build them. We're going to go. You better get in line for that stuff. Because i don't wanna see you think. Oh man i'm gonna get this before winter and you're going to have a three or four month. Wait before they can come. Install it just because they're waiting for equipment for your house so something to think about. Hey make sure you sign up here. It's you know. It's wednesday here the week. Williams spent a lot of time in the bathroom with me working on that bathroom. So okay i will say we were installing my shower and we had so many crazy jokes in there because there was like four of us in this little bathroom and the how many dudes can you fit in the shower. Joke was just absolutely hilarious over and over and over again. It was like dad joke central for a couple of hours. "And i'm i'm so i'm going to basically have to build with a fire retardant class a under layment for my skirt okay and then my top has to be that must also have to build it with heavy timber Because that's fire retardant. So i'm having to do not your typical deck. But you know i get when you talk about things that are you know trends. Were starting to see more specialty items like debts that are class-a because there's a huge knee. I become really good friends with the guy at timber attack forgetting his latest information on classifying it as a class a. because every building department is like what do you mean it's class-a and you can't just say you have to prove it with the u. l. number or some kind of test and i just i'm just i'm really lucky because it's a gorgeous deck and it's class-a so it's a win with yeah and you think about a would deck. That's that's a class. C considered a classy. And how they how they figure that is about. It's a it's a basically a flame spread test is what it is that keeps it so you think about how flames spreads across a piece of wood. The composites it spreads similarly to be a classy and only timber. Tech is the only one that i'm aware of that. Has that class a rating so that makes it so. It doesn't have the flinch bread. I i don't even shop any more for deck materials. I go straight to protect. Because they're now it's not all of their debts but they're vintage. Similar lines is all class a and it comes dark brown. It comes into whether gray comes at a light brown. And i think it comes in about eleven or twelve different colors and shades. And there's something that works with all of them and it's easy to work with you can cut it like would you can nail like wood. It's got its own fastening systems. You can do whichever works best. But i i mean i used to like them just because they were pretty and so. When when i was told that my by project i'd done decade and a half ago in belair needed a new director. Replace the would. I immediately went to temper attacked and started looking. See what what it's rating was lo and behold there was an. I have found. I spent maybe four or five years looking. I could find another so. I don't have time to waste. I just go straight there and like david. Could i do that in the northeast to like so. I'm looking into a deck right on a project. So i was looking at doing the steel under layment instead of doing would just doing the march right over it. Yeah and then. I do the timber tech right over. You're not gonna. You may not remember this. Maybe i told vinnie not you but i actually recommended that deck mostly because it doesn't get as hot when you're walking on it would does but it is i talk event. You find one material like this. That's gorgeous easy to walk on. Doesn't splinter doesn't need any upkeep and it's fireproof data wins. I can put my brain power. Something else yup good product. very simple. David we've done well past the hour. I hate this. I guys week do that okay. Is there anything else that you wanted to save. Musk so excited him doj coin is he excited because he bought two hundred million dollars worth of it by saying what he's saying it's value goes up because everybody else's buying it and that's all he wanted was for the value up and then sell half of it i think i think he believes in it like he believed in tesla. "Seventy five percent of our community here can't have solar because we've got complete tree cover of the top. I can't get a satellite dish year because of the trees. I can get satellite because the truth either so solar does really well in your area eastern washington eastern oregon in the deserts there to do really well in my area here now up in portland you know twenty minutes north of me. There's it's more neighborhoody and they don't have the the tree productions that we have here. I'm very much in the forest. So i think there's going to have to be a balance there but even even with that. I think we're going to have some issues. It's gonna take a while to get to that point where we can actually be able to charge that many cars. Well a lot of what we're talking about is gonna take a while and a lot of people are making their best guess would elon. Musk started tesla Oh his shaw. This will never be anything. And i believe the value of tesla with just three cars on the market is triple that afford right now. Yeah so yeah he. He made good guests and he made a good enough. Because they're the. I actually liked the pfister car better when it came out at the same time. As the tesla but didn't have a good enough leader didn't have i guess. "We've got the centers for vaulter gannex. We've got the sensors for telling you if you're in a fire zone. I mean this where they're pushing the industry and then of course making it all one system whether it's nest or we talked about echo and basically making this a smart house and that's what they're really you know pushing and so if you've got a really big house like a house that's ten thousand square feet. "You're five so you're basically creating trying to create something that that's that. That's the simplest way to describe. I will tell the ones the two times. I've had to wear high heels. Oh yeah see. I'll tell that story. So when i was living in tacoma washington they had a a for the national builders organization there they had a domestic violence campaign called walk mile in her shoes and all of us guys would go down and by women's shoes and we would wear women's shoes and walk downtown for a mile and that was our our our sponsored walk and it was walking mile in her shoes. So yes twice. I've had to wear women's shoes do that. Well that and you did a mile and yeah. That probably was very uncomfortable. Magin what it would have been like to spend all day in high heels. Yeah no thanks no. Thanks much more. Sensible or our hats are women. You put up with so much stuff that you shouldn't have to put up with for us. Guys likely high heels. Greif yes you do. And we don't complain see and that's awesome. So david what do you see you know with the future coming with all these new products all these new things out there. What do you is there anything. That's standing out that you see in the future with homes of where we're going that's different from where we've been. Well see that depends on how historic you wanna get on that. I just think that these connected houses these smart houses that skylight that you brought up is like such a great example of we'd now have such inexpensive little icy computers that can set us water carbon monoxide heat You and i were talking recently about building. There's is prevalent. it's not like we can't so it just scares me to think like how those buildings would really hold up. There had something that was about to make political joke and put some fault in some politician in new york. Let's talk about building so so do you. I were talking this last week. Let's talk about building a minute. We talked about this a few weeks ago. But you've had some experience building on sand and stuff in florida. What is your experience building in in the situation where you've got you know two hundred feet of sand or or beneath you. What's your experience on building a strong building that that doesn't settle and cause damage when we do something on in malibu or santa monica needs it. It's beachside There's there's no bedrock you just doesn't work so we use something called friction piles which are basically a bunch of deep concrete piles hitter tether together so the friction that they cause against each other really spreads itself out over the sand and it it it stands on its own..

You know. i think kind of backing. On what eric said before an end what actually maybe it was caroline said. You know everybody's realizing that. That commute is way too long ago. And i think they're going to end up moving closer to town and going back into smaller spaces and kind of nodding to well. We can always use the closet. We learned how to do that. And and it won't really work and would would push shove this. Look god willing. This kind of thing will never happen again in our lifetimes and we don't have to worry about it. We always eat. So what are we learning from this. It's interesting because you were talking about emergency preparedness before..

"That for very little money will make your house. Feel so much bigger becoming eric. You didn't even necessarily consciously think about what it was that you were doing or maybe you did but by doing what you did you were taking. And then the backyard had retaining wall sloped and then it was flat in regaining while sloped so by lighting certain areas of that up above. You could see it at night. You felt like all of that was a part of your living and it just made the house feel bigger. And if you're just a great example. Yeah you're draftsman. The document house for instance my house. I built a shed out there for storage. Well i built it to mimic the same angle the roof. But i did something different because this house built in seventy seven has cedar t. one eleven citing around it. I took my t. One eleven that. I put on that and i went horizontal with it instead of vertical. Very good..

"Is i love when somebody has that. Same kind of feeling about their home and cova has certainly expanded that the importance of home is so demeaning of home sense. Jane ali safe out and safety. I mean this is a new york people moving out to new jersey or wherever. You're moving out from philadelphia. I mean we're seeing it right. They they care about their family life. They want to have a safe haven for everybody right. I think it's going to change. I mean we already see it. They're getting tired of driving two hours. Back to manhattan back as you saw it in. Oh we'll be able to work home half the time anyway so it doesn't matter if it's an hour-long commute instead of twenty minutes now they're finding they have to go to work every single day and that alan community thought they had is more like an hour and twenty minutes. "Now where with their smart skylights that you can go in there and install the skylight and it'll it'll measure. Co two in the room and when get back it's high it'll automatically take a look at what's going on outside if it's raining of course it's not going to do it but it's going to look outside go. Oh we need to get some of this when you get some fresh air and it'll kick those skylights open to help vent some of that out and that to me is is brilliant. Yeah how that works. Hot air rises and so that alone will take so much stress off of their conditioning. I've been known to put in both dehumidifiers humidifiers because here in california. Sometimes it's very dry and you need human vacation. I mean look. I i am so i am so blessed. I live in an area where i can crack with those open every single night and it cools the house and that's fresh aaron songs. You know you're a parking garage so it's it's not bad and you know and then i've got air cleaners i've got i've got my of filters and a couple of rooms of the big units and it's it's it's so funny because like it's amazing. How many of the women that. I date and up with a air filter or two in their house or apartment. By the time we break up. I see i see a sales gig here for you man april like you. "Flippers took a engineered trust system and went through and cut all of the structure out of it and added a single to by four to try to strengthen a backup so they have the full span being held by this non engineered. They tried to build a two by four scissor trussed literally to span the entire with to the house out of four two by fours well. And there's absolutely no way that was gonna hold up to anything. They had a trust. Which of course says the two angled pieces at the top. And then most recently there's something running horizontally from bottom bottom end within horace a vertical strut in between it with engineered steel or connections at all of those points. And if you don't have that middle vertical and the bottom horizontal your walls. The roof will want to put its weight down which will pull push the walls out and the entire thing claps. So it's anyway. It's so important i think the one of your earlier shows caroline asked you you being eric. Of course how do you know when to call it in engineer. Had you know into the answer to that. Regretfully nowadays is always always. You cannot take anything for granted. I i have a friend who bought a flipped house on the hillside here. It needed four hundred thousand dollars with the foundation work. 'cause it's sliding down the hill. But they put lipsticks on on the pay. She had no idea she didn't know what to ask. She's been in it for a year and a half and she's got about a half a million dollars with the repairs to. when i worked on in maryland. We had to bring an engineer from an air perspective. The recommend california energy designs. So you're not only looking at engineers for structure but now you're looking at engineers for mechanical.

"I mean forget the fact that they're not well designed they're just not often well built did a house and belter that beyond saying jay z. Bought the flip thome next door for seventy million dollars and everything leaks at. Everything's cracking and i don't know how they're enjoying it. Because it's a money pit because they had a flipper who went in there and made it look nice on the outside. Just call the lipstick on a pig. You got going on here in the northeast too. And they've made the prices of houses go up and it's made it difficult for an architect like me because it takes at least a year to get building curve now if you're on any kind of an unusual or illy or whatever it is site fires whatever it is. There's always something that you have to hop through and these flippers. Use the same floor plan over and over again and they just go to the city and say you've passed it thirty seven times before. It's nothing's changed. Here's thirty eight so they're able to get a building built pretty quickly while i'm not and there's a lot of people that are now starting to say i don't care if it's built like do commit save on the here. Yeah i can write it. Think business managers say the perfect processes so complicated. I'd rather my client by move in ready house than have them deal with market now. The good news is what i've actually. I've actually got a letter recommendation from cuba gooding. Junior's business manager that said okay. I'm writing a letter of recommendation about david. Alpa bob. I have to tell you this. This manager i will always recommend that my clients by a move in ready house but if any of them are interested in going through what it takes to get a building permit get built and all the drama..

"Lob to know also though we got you covered. This is around the house. Welcome to around the house. Eric g and caroline be. This is the mid week special. This is where we talk about those things that didn't make it into last week. Show giveaway and it's not gonna make it into this week show. We've got a fun one ahead. We'll talk about that in a few minutes. We'll today. I wanted to talk about your project. Yes you your project. Have you been holding off on one of those projects. Maybe it's building a fence. Maybe it's an addition. Maybe it's a big kitchen remodel or you're building a new house. So have you tap the breaks on that went. Lumber prices are too dang. I if you have you might want to start thinking about spooling that project up again so when the lumber prices start showing up on the shelves which are gonna in a more reasonable rate. You're going to be set to go and ready to go. Because here's what's going to happen. What style this back. A little bit started the year here. We had a lumber prices. Which if we talk about the futures market and i'll just kind of break this down into a really simple discussion because we're not going to get into the weeds on this because that is boring stuff. Lumber prices were in that two to three hundred dollar thousand board feet. That's what was then. All of a sudden end of twenty twenty started. Twenty twenty one. We were up as high as seventeen eighteen hundred. She could see where the difference was while over the last few months. That number has been tanking now. Just because that number tanks doesn't mean the stuff on the shelf at the lumber yard or the home permit store is going to be showing that yet because they bought lumber a few months ago so they ordered it back then it showed up now so these numbers that you see in the lumber in air quotes futures is what the future price is going to be. So that's telling us where it's going. So here's the key on this. I'm seeing here. The next forty five to sixty days to ops. We're going to see numbers way closer to normal. Because i'm seeing stuff. Now that's under seven hundred dollars and on the on the you know we're down today under six fifty and some markets i'm looking at. It's going to be probably closer to six hundred and then later in the next week or two we could be closer to five so soon as we burn through that inventory out there. We're going to see those lumber prices jam back down to where they were six months ago or actually even farther than that so instead of paying seventy dollars for a sheet of osb. Seven sixteenths sp. We might be closer to thirty. Maybe even twenty five. We'll see where this goes but that is getting to be much more reasonable even though it's quite what it normally was. It's not four times or five times so now my advice to you is when we're looking ahead if you're saying i am holding off on this project until we get things dialed in with lumber prices. Because i can't afford to do it. I think you're on the horizon for that. So what would i do. I start planning ahead. If you've got a building permit to bowl. I'd think about porn it. If you need to get a contractor lined up that can start working on putting a quote together for you. Start talking to them. They can always pull the trigger with you when that lumber price gets down but what. I'm worried about because if you the homeowner are going to go you know doing that. Fans as soon as lumber prices are down and all of a sudden you walk into the home center and you. Wow i did notice last week. The last couple of weeks back to normal or close to it. There's going to be hundreds of people in line in front. Oh we're going to have that pig in the python which is going to hurt you as the homeowner because contractors going to be jammed up there like man. Everybody wants to build houses. Today you're gonna end up being late to the game. So i would start talking now to that contractor and get lined up and say you know. Here's the deal. I want to get going on this. I can see. We're headed the right direction but as soon as we can get my project under axe with prices. Pull the trigger. Most contractors are gonna go cool. Let's keep an eye on that. And as soon as they start seeing or they can get lumbar at that price at their lumber yard home center or wherever else. That's where you want to do your shopping and get this project going now. Don't just rely on jumping on the website going to lowe's home depot or whatever. Your local lumber yard is there. Do some shopping around because the people that have not been buying lumber and keeping really tight inventories great example. Sometimes you will walk into a home center or a big lumber yard and you see a semi truck full lumber sitting there many times they just either got a shipment in or they got a heck of a deal on a book by in. That's why it's there now right now and most of these places you're gonna walk in and you're going to see a unit a two or enough to get through the week but they're not carrying any big back stalker inventory because they know they're buying it right now or they would have bought it it fourteen or fifteen hundred bucks a thousand in the prices right now are cruising towards under six. They're going to lose money because there's two things they can do. They can sell below cost or they can try selling it but the problem is is maybe. Their competitor is only had a couple units in stock. And so they're already selling the lower price material so right now we got to watch him. Burn through this stuff so my advice to you is. If you're planning on that project get line now. Don't wait because otherwise you're going to be a lot of things. You're going to be waiting a long time for that contractor to get to your project so do a little planning. You'll be good to cow. I think that's gonna really help everyone out getting those projects done. Maybe it's a new dak. Maybe it's offense maybe it's addition whatever else it is start planning now because we're heading the right direction and i don't see a bumping back up again. I think we're going to be good for a while. You know we. We've got some serious problems out on the west here where i'm located at with wildfires and stuff. I don't think that's still going to be the problems. That has been in the years past. And i think will still keep these prices heading down because there's enough capacity across the country that enough people have been trying to cash in on that. It's gonna be good to go so just think about that. Our guys will. We've got a big show ahead coming up and around the house. we've got some fun ones.
