"Dan let's start with a little bt crops one. oh one all right. Walk us through how they work. So these genetically modified plants got their superpowers from a bacteria. Let's let julie describe it a little bit for bt in particular They express genes that. Come from a type of bacterium It's really a very common. Bacteria that's found in soils it's called bacillus thuringiensis as the scientific name now. This kind of bacteria is actually poisonous and the larval stage of some major insect pests like corn route worm. Cotton bollworm Which farmers worry about a lot. So what the scientists did was they took some of the genes from bacteria and inserted them into these corn and cotton plants which then made the plants poisonous to the insects just like the bacteria were so now. The plants can actually protect themselves by killing off past that. Try to eat them. Exactly which is a big deal for farmers. Here is david current. He's an entomologist at texas am university. He gives farmers advice on the best way to handle their insect problems. A lot of them are cotton farmers and for them. The effect was dramatic. U we'd have cases before the introduction of bt where You know farmers were having to treat you know it could be ten times. You know for these pests. The ring ten times in a season they could yeah some areas and one bt was introduced. Well our our insecticide sprays just plummeted. And you know in there were guys who wouldn't have to treat it all and that's a big deal for not just the farmers but for the environment right. Dan like those pesticides. Don't just kill the insects year. For right yeah absolutely. Regular insecticides can kill off a whole range of species and mess up the whole ecosystem. Bt crops produced specific proteins that only kill particular insects so those crops are basically harmless to pollinators like bees and beneficial insects. That prey on past help. Keep them under control. It's not toxic to people or birds and for farmers like jonathan evans and north carolina. It meant he didn't have to work so hard is always better for the plant to protect itself. Then i have to go out and try to to spray for the worms. Did it really change farming. Have -solutely i mean you can tend a lot more acres. Were the whole equipment. Got it so jonathan. The farmer loves these crops. Julie who likes insects is happy. When did things start to go sour. Dan well i guess for jonathan it was you know one day in two thousand sixteen when he went out to cotton field and saul some cotton bollworm happily chowing down on his cotton plants and he knew what that meant. Those insects had evolved. He was looking at a new strain of bollworm that the bt protein wouldn't kill and this has been happening more and more often the country right david kerns that insect specialist at texas a and m. says some farmers are pretty disappointed and angry. There's words i can't use but they wanted to know what the heck they're doing paying for a technology and they're still having a spray. Okay dan so let's talk about. Why some of those insects have become resistant to bt crops. Yeah let's get into the science mattie evolution and here we go okay so there's a part of this. It's really simple. You have a gazillion different individual. Let's say cotton bollworm out there. There's genetic variation among them and just by chance. You may very well have a few that have some genetic mutation that makes them a little less vulnerable to the fbi t. Now they're rare normally right no problem share except if you plant these bt crops everywhere you kill off all the other insects and you have. What biologists call selection pressure right those rare individuals. That aren't killed by the gmo will be the only ones that survive and they will find each other and you know what happens next. Mattie they do that birds and the bees and the bugs thing they do they they they mate and offspring and suddenly you have a lot of insects with that. Same genetic trait a new strain of resistant. Insects emerged its evolution. Right in front of your eyes. That is what has happened over and over now. It's complicated because the biotech companies actually deployed a whole series of slightly different bt jeans and we've seen insects evolve resistance. I two one gene and then the next one sometimes it took maybe five years other times. It took a lot longer fifteen even twenty years. And it's patchy in some places the bt crops are still working and other places they aren't okay but the end. This idea of selection pressure has been around for a long time right so clearly. Scientists saw this coming. Oh absolutely did. In fact i was around. I was reporting on this back when there. Were these arguments going on back when the crops were new and university. Scientists were predicting that this would happen. If the genes were overused. They were pushing this idea of refuge to keep it from happening. They said farmers should be required to plant some of their land with non bt crops Just so all those pests. You know those with and without the resistance. Gene could thrive there elway. So in that way the rare insects with genetic resistance to bt wouldn't completely take over because some of those that were sensitive would still be around to be in the gene pool exactly exactly and the companies actually agreed to this in principle but there were these big arguments about how big the refuge had to be. There were some scientists who said at least for some of these bt crops. Farmers should not be allowed to plant those crops on more than half of their land. But the company said that'll never work. Farmers won't go for bt crops at all if there's such strict rules and the companies one and sure enough now there's resistance to bt so scientists like julie are back once again this argument pushing for tighter government rules. We are at an important point where we've seen some examples of what can happen and definitely do need to make some changes. What kind of changes are we talking about here. Dan because it feels pretty late in the game. Right it is. It is but there's one thing that people are focused on there's at least one bt. Gene is still working the bugs of not resistant to it yet so it still is effective against a lot of insects. And it's sort of carrying a lot of the weight right now. It's kind of the last bt. Still standing and scientists are worried. It'll soon break. You know under that weight of overuse especially in the south is used in both corn and cotton to fight off insects so that the environmental protection agency scientific advisers have told the agency it should only allow that gene to be used in one of those crops cotton or corn and it should be caught because controlling the bollworm in cotton is just much much more important economically in corn. It's a minor pest got and cotonou can wipe out your crop. And if you don't let it be used in corn than all those cornfields are that refuge. I see see but the company that owns this gene. Syngenta says no. That's not necessary. And it's not fair and the and the epa is actually backed away from idea. Okay i mean so what happens now dan. Well there are a lot of scientists including julie peterson who say if current farming practices. Don't change. it's possible that all of the bt genes that are currently on the market will stop working reliably within ten years and then farmers will have to find new ways to fight the insects. Maybe they'll be spraying more. Insecticides again or more and this is what julie wants maybe they go back to some more old-fashioned pest control methods you know crop rotations change what crops you plant from year to year. Yeah i mean. Indigenous communities around the world have used that technique for thousands of years some organic farmers due to right the the trick is going to be using those techniques and still producing the kind of big harvest that a lot of farmers and a lot of consumers now depend on. Thank you for joining me well. Happy december or folks. We are smack dab in the middle of the holiday season. And i believe you can absolutely do this without drinking last week. We talked about tips for staying alcohol-free this holiday season and today i'm going to complete the rest of that list so go back and listen to last week's episode if you haven't already come back and join me when you're done. Are you back okay. today. I'm going to start off with this alcohol-free tip focus on the event you're celebrating. Yup parties are usually meant to celebrate a thing. You know an event a person whatever beyond our own addiction or gray area drinking problem whatever you wanna call it. It's also are usually our garbage culture that turns drinking into the focus of an event so for a holiday party. Think about what you're celebrating. That's jesus or hanukkah or just getting together with your family. Mix celebrating that thing your goal. Maybe you've got a relative in town who you normally don't get to see. Take some time to celebrate that you know catch up with them. Maybe it's getting to hold a new baby or play with your nieces and nephews. You can use these opportunities without alcohol to really be present and those moments and appreciate everything that's memorable and real about them. I always say the same thing about birthdays and weddings. The event is to celebrate a person doing something really special so make them what. You're celebrating because it's not all about us and getting drunk last week. I asked everyone to write a list of things. We like about the holidays and use that list as a resource and celebrate those things so find things to get excited about. It can be whatever you want. Bring ingredients to make a really cool any drink with like twelve different components get dressed up where high heels that you don't have to worry about falling off of bring a game like look for things to make a party fund because parties are supposed to be just that fun a great way to stay busy and distract yourself if you need. It is to help the hostess or the host or the person who's having the party go cleanup napkins offer to wash plates offer to help i guarantee you that. If you're listening to this podcast then you have absolutely been a party hosts worst nightmare at point in your life so use this as an opportunity to give back and level out your car a little bit. Here's a simple one. do not i repeat. Do not offer to be the designated driver. Especially if it's a party that might go late if you're feeling freaked out and you need to bail. Then you don't need a reason to stay put. You should always have an exit plan. You know and being someone's dd cancels that out entirely the couple of times that i've offered to do this. I ended up staying at a party way too late when i really just needed to go home. It's twenty twenty. We have uber and left for a reason so let people use it. You know a big part of getting through the holidays without alcohol is learning how to deal with our most triggering loved ones and having the tools not to drink over it boundaries are really big deal boundaries are a big deal for example if you know that someone at the gathering relentlessly pushes shots on you. Then no you're boundary ahead of time if that person offers me a shot. I'm going to say xyz if they keep offering me shots. I'm going to make my exit. You know you create a boundary beforehand. And if someone crosses the line you already know what to do to stay healthy and sober. You know it's just about having a plan had time. Another example is if you have a typical pattern. That's a reason behind your drinking like if communicating with your parents tends to be tents and. Let's say they're always saying something passive aggressive and you've never spoken up about it but instead you've always pushed it down and drink over it. Well this is the time to find a boundary not saying that you need to confront them during christmas and try to resolve like twenty five years of old trauma but you can say something like i need to go get some fresh air. I'm gonna go for a quick walk around the block. That's a boundary. You know when you decided not to engage in an activity that triggers you to drink or maybe it's one of those all day christmas parties that starts at eleven. Am and goes until midnight where everyone's been drinking for like thirteen straight hours. Maybe you've always stuck around because you thought that that was expected of you and you never had the words to speak up this year. Consider telling everyone beforehand that you've made plans for the second half of the day and you have to leave at three o'clock maybe your pet sitting any need to go home and feed the dog. It's up process of planning ahead and saying if this thing happens then i will choose to do this thing because it will keep me from drinking.

"Public schools plan to welcome some students back into classrooms next Monday, Mayor DiBlasio says the option will be available for three K through fifth graders who have already opted into the city's blended learning model. That move excludes nearly two thirds of the city students who had already opted out Here to talk us through it all is w n Y. C is planning Editor Kate Hinds. Hey, Kate. Good morning, David. It's okay. First Mayor de Blasio had really been sticking to his earlier decision to close down schools if the citywide positivity rate reached 3% He went ahead and did it even though he faced some pretty vocal criticism over that. What seems to have brought about this new change of heart? Yeah, There's quite a bit of whiplash happening in the school's policy. But I'm going to guess it was the ferocious pushback. He got from many parents and local elected officials, who pointed out that it was inconsistent to keep Children from learning in person. At the same time, bars and restaurants are allowed to operate. Albeit at lower capacity, and that 3% benchmark was something that had been set in the summer, you know, months ago, and of course, the science is changing and evolving all the time, and it seemed to some people. Inconsistent to stick to something that was a low number set, you know, way back in the early you know what was then an earlier time in the pandemic, also, even though coronavirus cases are increasing right now, in New York City's positivity rate is 3.9%. That number's been lower in schools before the mayor shut down all in person learning 12 days ago. 0.28% of the school based tests were positive. So there is consensus at least right now. That transmission of is less of an issue in schools than in other settings. OK, so help us understand All of this, though not all kids are going to be able to go back to schools. The decision Comes with a lot of asterisks who gets to go back so buildings will reopen on December 10th for students in all grades of what's known as District 75. These are students with the most significant disabilities but one week from today Monday, December 7th schools serving three K pre K and students in kindergarten through fifth grade, will reopen two families who were already in blended learning. So, in other words, if you picked and all remote program, you are still all remote. If you were hybrid, you're moving, or you might be moving to a more in person experience. But school's still have to determine if they have the space to do that increased in person learning because spacing protocols still apply. It may be that schools that already had a high number of kids opting into hyper learning won't really be able to expand capacity will be watching that closely. It's the school's who had just small numbers of students showing up for in person 123 days a week who might be able to expand in person learning again for the students who had already signed up. So this turns out to be roughly about 190,000 students All told that this will affect that still a fraction of the 1.1 million public school students in New York City. Who's not returning to school yet middle and high school students there is still no plan yet to return them to in person learning, and the mayor said they'll be working on that in the days and weeks to come. Okay. Lot of unknowns here. How is this gonna work? Well, elementary kids be using Buildings and staff previously assigned to older students. Great question. I don't know the answer to that, you know, space and available teachers is going to be a huge consideration. 20% of students and staff will need to be tested each week and the mayor keeps hammering home how important it is to fill out the consent form and that you will not be allowed to go due to Returned to a school building. Without that consent form. There are still protocols to close classrooms or schools in the event of positive cases. And of course, we have to take into consideration Governor Cuomo's zone protocols, so schools in red or orange zones have will have different requirements. And there's still an orange zone in Staten Island right now, although schools contest out of that, and what about those bars and gyms that have stayed open or are there any plans to rethink that in face of the recent increase in covert cases? Right. Well, unlike schools, which are you know, seemed to be more or less under the control of localities on Lee Governor Cuomo can determine if bars and restaurants and gyms have to shut down, so that's something that will be watching closely. They're servicing one affiliate greens big problems as he had this inherent loathing technology. And i'm afraid retail is a technology game these days and that's why he didn't keep pace with it now. The coronavirus pandemic has wreaked havoc across the retail sector. This year arcadia has collapsed could potentially even worse than that for some retailers. Big department store chains here. That have shops within a shop. That's right so there's another big transaction going on which is a fading and ailing department store called a sportswear company called jetty. Sports is trying to buy that now. Deb enemies inside it as you say has lots of concessions of the brands that philip green and say if this goes bust that other merger is in danger because the income they would get from those concessions is suddenly going to disappear so there is a domino effect. I actually spoke to some green over the weekend. I said how much of this is to do with covid. He said last night. And what i'm going to be open identity stock to buy but the cards were dealt on this many years ago because he did not adapt to the changing face of internet retail. And this is also bad for the suppliers who supply these stores. Like top shop yet. They could take a big hit clearly. They're suffering because many of the shops they sell to have been closed over different periods of lockdown. Funny enough the supplies. We spoken to did not feel. They weren't getting paid by philip. Green empire arcadia. A lot of them will have bought insurance. In case the person they sell to goes bust. They won't be able to get that insurance by selling. That's what he says. My god will hear me and not just hear me. The whole picture is gone will year and answer me when i call to him. God will help me when i call to him. Oh be encouraged today. I just think about all the divisiveness and the world around us the culture around us in my country. They've had the divisiveness. Even among god's people sometimes among professing followers of jesus among people that you want to look to lean on trust in and mica chapter seven verses five through seven is just reminding us to keep our eyes fixed on the lord. yes to be an fijian's four kind of way eager to maintain the unity the spirit in the bond of peace and the church eager to be peacemakers. As god's word calls too eager to honor everyone eager not to promote division to heal division like these are all thrust that we see in scripture ways. God calls us to cultivate peace and seeking unity particularly as his people. I mean she just prayed that for us so clearly in john chapter seventeen and such a clear theme we see all throughout the new testament at the same time and this is kind of the point. Right keep your eyes looking to the lord in the more you are looking to the lord trusting in him honoring him following him. The more i am doing that the more we will grow in unity together the more we will grow and fellowship with one another our unity revolves around jesus r-unity revolves around looking the lord waiting for depending on the god of our salvation knowing that he hears us. Oh god freshly encouraged reading these verses to know the right. Now i can every one of us can look to you and know that we can trust in you.

This new joint venture becomes the world's largest and fastest growing lifestyle hospitality platform which is incredibly exciting. Because i've spent the last decade building and this move from ground up piece by piece having taken the halston from one hotel. In east london to cross europe and across the us will recently and of course taking taking gleneagles and reimagined it to the glorious playground once was in the one thousand nine hundred ninety s the geneticists or the sort of discussions with our core started several months ago. What was interesting. As part of our discussions was really getting to know. Akwa chairman and ceo. Sebastian buzzer and core of lifestyle. And what was cliff for them was. They were very keen to create an autonomous entity because they realized early on that really have lifestyle brands flourish. Create lifestyle brands that authentic until stories. It needed to be outside of a larger web or larger corporation and the second we both aligned and agreed on that vision. It made the beginnings of this joint venture incredibly easy to form the basis of if you think about lifestyle generally or son hotels and these are hotels that have a mission they have a porpoise. They tell stories through incredible interiors. They have restaurants and bars that are local favorites. They are more than just a hotel. They have incredible cultural programming. They have amazing events and this segment which has now become lifestyle has been one of the faucets going segments across the hotel industry. You know somebody always had global ambitions and scale at mind. The second this pandemic hit. I knew i needed to do something that was created. I need to do something that was slightly out of the box. And that field my desire and more to create this joint venture with that cool because what it's now done is allowed us scale like we've never historically had an accessing kids and regions that would never be able to access. You guys have done a great job of i. Suppose bringing people together selling people to people in in beautiful spaces. The other day you talked about there was growth. And you've undertaken particularly with the hawks. Turn group impressive and dare. I say fairly aggressive growth already. I don't know rome's number ten. Maybe i've got my numbers wrong but a a tremendous surge in the number of hotels and the identity of that brand being built around the world. Could you may be hone in on that vision. Little bit i mean. How many hotels do you want to open the markets. That you find most alluring as you look out at the end of twenty twenty and i suppose into q one q two q three next year. If there's one thing. I realized over the last six seven months is brands with purpose brands with a mission matter. And we've seen that. Even though our revenues have been hauled and some of our some of our hotels had to reduce capacity way doing substantially better than any of our competitors in that neighborhood purely because off brand stands out and i think it's me so much confidence that as we come out of this pandemic that hotels that so of the local communities that are in hotels that have more than just a bed for a night hotels that a narped utilitarian law substantially longer in those brands will live a lot longer. And that's giving me a lot of confidence that what we managed do so successfully in ten cities around the world with our collection of oh tells if we can now take that formula. And i don't mean formula in the sense of you re create things in exact the same way. The forming of frost is more about the mindset. How do you create products. You create brands that kind of inspire inspire discovery. And we've learned so much all these markets that we've kind of grown and it's really allowed us to hone in on what each hawks ten means in each of those communities so now we've got an opportunity to take the hawks ten david larger platform and even more communities so they can get a sense of what these hotels what a culturally relevant hotel feels like in some of the most exciting destinations in cities around the world. What's exciting for me about the future. Is that all learnings. We've had about taking the oxygen from one to a dozen two dozen all the learnings. We've had about reimagining gleneagles to nineteen twenty s glorious past those are amazing skills that we can now hold on on a wider global portfolio. There's some incredible brands in this portfolio. Such as twenty five hours mama shelter. That are incredibly authentic that have found a lead and i'm incredibly excited to now work with those founders and the founding teams to make those brands the best they could be and there's a bunch of brands that core of created through the in house teams and i can't wait to work with them to make those brands the best they could be. So we've got a really unique opportunity on a global scale now to harness all the amazing ways of how we worked as more the last decade in terms of course curiosity intensive of obsessive design in terms of really rethinking the digital experience in terms of partnering collaborating with incredible designers and artists and makers around the world to take that insight that knowledge that skill base that process and now redo it all over again across the portfolio brands. And i'm incredibly excited to showcase that not with ten hotels at twenty zero tells but hopefully several hundred hotels that we could build around the world over the next couple of years.

I am actually starting a program where i hope to use a modified burr method to help end homelessness in chattanooga. So i already house homeless in my apartment complexes but had this idea i'm going to buy properties using investor. Money who wanna make a difference and return. Then i'm going to rehab the properties in partnership with steve chattanooga. They'll pay for half the rehab. If i agree to rent it out to low income individuals. Then i'm going to rent them out to people who are on section eight who are homeless or at risk of being homeless so when someone goes homeless they often get a section voucher. Then i put him in the property at the same time. I'm going to re educate the tenant. There is a program called the homeowner fss program that section eight does but no one takes advantage of Teach these people how they can achieve their goal of becoming a homeowner like over the course of a year and it incentivizes them because if they increase their income they don't lose that money like they normally did instead. It goes into a pot that they can use as the down payment on a property. Then i'm going to refinance people my money out and then hopefully i'm gonna resell the property to that previously homeless individuals so they can just by the house that they're in so it's a completely kind of shift from what i've been doing but it's something really passionate about and hopefully so. I already bought my first property. I'm going to buy ten next year. And in the three course of three years. I'll have a hundred. I'm going to get one hundred three years. And i'm going to try to see how many people i can successfully put through this program.

"Do you wanna talk about maybe some of your plans to scale like once you've improved a property and brought it to its peak and you think that now it's time to exit when you would do that and then what the what you'd look for in the next deal like what you're looking for now with your strategies of what you're trying to acquire okay so a couple of things there so first of all what i look for now is other properties that have an opportunity like they're mismanaged under rant They need some light repairs major. I don't actually normally do huge renovations on more looking for like okay. The missed managed properties. I'm also i've started doing commercial as well. And that i just look at. Is there from some reason while i'm getting a good deal like if i can get something for a good cap rate and it's a commercial property even it's not mismanaged because there's not much management to like a commercial retail center honestly. It's pretty easy but that's just like okay. There's some problem here the market while. I'm able to get this for a good character. So i'm looking for deals that have the potential to increase the revenue so more rents and then when do i sell. That's a tough question. Because i like holding onto my properties. I don't always sell sell sometimes but it has to be like i. i think i'm really getting premium for it. Even for this apartment complex. The forty unit. I probably went to seoul the except i set my price and they met it and i was like okay. Fine i never even listed like i just told a realtor about it and they brought someone it was a really easy transaction because you know what if i'm going to sell it at the get enough because now i gotta take all this money and go reinvest in. I gotta go find another deal. So that means. I have to put more work in. But it'll be worth it because a. Have cashed in all this money makes sense and then how do you find him. Do you find the sweet spot apartment complexes. Yeah so network network network network honestly. It's more about like. I'm really dialed into chattanooga. Market kinda my. It's my advantage. As i really stick to this market because i know so many i know so many other investors and i want everyone to know that i'd buy properties. I mean i got some deal from a pest control guy you know he does pest control it. Another apartment complex or another duplex is like. Hey they probably want to sell the put me in contact with them. I'm i tried to get for a good price. But i'm really really easy to deal with especially on terms and inspection. I'll be flexible. I work their schedule. A ever they can. I always do what i say i'm gonna do. I've never not closed on a deal that i put under contract in less. I found something due diligence. I it's just never happened because that's my reputation. I am a good easy buyer. Now i buy things for a deal. Everyone knows that has to be a good price but if it's a good price i'm definitely going to buy
