But I do remember now Dan, you jog my memory and I remember putting a water bottle down in between our chairs and I'm pretty sure you were sitting either right next to me or like one person over because I'm remembering now you have a very strong jaw line that really sticks out, so that look at that. Thank you. I think that. So Dan, you are doing some pretty incredible and creative stuff in Philadelphia that I love because it really encapsulates that spirit of if you can't find a deal, you gotta make a deal. You're not saying oh, it's too hot in the markets too hot. You're sort of in my mind, one of the frontrunners that's out there taking a new level of creativity and ambition into real estate investing. And I'm really excited to talk to you today to get some insight into what you're doing. Not just other people can do what you are doing. But what I really hope is that we sort of unlock the key of creativity so that we all start looking at deals in a similar way that you do. Great. So why don't you start off by telling us what type of investing you have traditionally been doing? What problems you encountered and why you've switched into this new model? Sure. As a bit of a background, prior to real estate investing, I worked for a company called Seth. That's the regional transportation authority that is around Philadelphia and the surrounding counties. "So and it's traditionally published. Is that correct? It's white. Traditionally published? No, I actually self published. Okay, okay. I'm sorry, that's what I meant. Yes, go ahead. Yeah, I actually self published through Amazon. And I had my book journey is kind of strange how it happened. I've always wanted to write a book and I was never sure like what title of what kind of book I was going to write. Because I always wanted to write a book. So I actually ended up going to a writer's group. Before I even knew anything about publishing or anything I just started out in a writer's group. And that's how I met you through Dave van horn who was the one who ran the writer's group before I was even published. Okay. So and then after that, after the writers group, I left the writers group when they moved. They used to be on the east side and then they moved downtown. Yeah. And I wasn't able to get there anymore. So I stopped going. But I had a friend of a friend that had his own publishing company. And he knew how to download manuscripts to the Amazon website because you have to download your manuscript and get it approved. He actually helped me do that. And he was a friend of a friend. So I paid very little to get the book published. Unfortunately, the original publisher that did the self publishing died earlier this year. That's a shame. But it was really cool, knowing him and meeting him because he used to actually, he actually had a job on the psychiatric.

I wanna get an update from tony here in a second about what happened with the mean but friday night tomorrow night billy mike sure and an assortment of others are going to be watching marlins yankees on our youtube channel and you can watch the game with them if you have the mlb package. Chris cody. Are you going to partake in the fun. I gotta get to tony here and find out what happened with a mean yesterday in milwaukee. 'cause there were two great results. We were rooting for one. Just wave upon wave of super spreader event Dear district trying to dunk amine in a dunk tank or nine drunks. Who go to a bar on a wednesday morning a bar. That's opening early. And it just being a sad thing where we spend a bunch of money at metal art media to send tony and amine out and all we do is get a bunch of wandering around in milwaukee bar. That's not great content. So what kind of update can you give us on. What's going to be birth from there. Dan i'm really excited about tomorrow and i have to admit i'm also a little nervous. See mike sure he's smart. And i'm i'm gonna need billy to do some heavy lifting here because i can't find myself in a three hour conversation with mike. Sure i'm not equipped for it. You gotta do is love baseball. I do and that's what we're gonna lean on. But i'm just nervous. He's a smart guy intimidating. You shouldn't be intimidated by him. He's a very nice and decent person. Andy super excited weirdly. I'll never understand how the guy who makes parks and rec and the good place in brooklyn nine. Nine and rutherford falls. He is excited. Be with you guys as you are to be with him. So he's looking forward to just sitting down and inviting some people through. I don't know who's going to show up. But he's just looking forward to sitting down and watching a baseball game with you guys and just talking. Don't understand why he loves you guys as much but he does. it's weird. I honestly texted him over the weekend. The just verified that this is a thing he actually knew that he was participating in and wanted to be part of because it was kind of one of those things like. Hey do you wanna do this with mike. Sure and i was like yeah. And then i was like mike sure about this though because i don't i need to just double check that. This is happening dan. I'm excited and i have a story to share with you that i've debated whether or not to share with you but i think i think i'm ready to share this with you and why i'm excited about doing this. Game with mike. Sure and just doing marlins game would you like the story. yes of course so two years ago. I want to say Chris cody and i were actually quietly. engage in conversations to broadcast actual marlins game on the radio with the marlins And then we kind of had to go through a whole thing where you have to get approval to do this stuff and it was actually looking good and we send it to espn and like that's for some time. Some of these things would would kind of go away but yeah a good unknown poorly because we got the green light from them. We were got the approval we were. I thought good to go but they said you know what since we have this partnership with seven ninety the ticket just kinda run it by 'em because the games aren't on seventy ticket and we'll see you know it shouldn't be a big deal. I'm sure i'll give you okay. Whatever right so we do that. And i think okay. We're about to. We're chris and i are about to call a marlins game on the radio with. I'm assuming glenn geffner. I don't think that they would have done this to dave van horn right so i think the two of us are going to call a game with with glenn geffner and And then i gotta know from seven ninety. The ticket and i was not happy about that. I was very upset about it. Because i thought you know what listen. It's seven o'clock game like on wednesday or something like it's not like we're taking away this massive audience for whatever seven ninety the ticket to go to nine forty because that's where it was on time right so had a silent protests really of that. Yeah i did. I had a silent protest. I was very. I was very upset about it because about a month later. Like hey do you guys to do this. Father's day event for seven ninety ticket. And i was like oh i. Don't they just screwed me over. Do not want to do that. And it was actually hurtful. If i'm going to be honest with you because the year before i did with my dad and we had a really good time but i sat down. I told me go. You know what i feel like. They they did me wrong. And i don't know that i can do this. Sat it out very quietly and now the world knows and guess what we're gonna do a game anyway. Yes covert can't stop us..

Well done dorgan Today's show is part two of our series on building a team. We talked about being a solo entrepreneur. A sola poor in other words. You're a small time investor. You got your first property. Second property fifth property maybe single-family maybe some small multi. You're doing most of the stuff yourself. Maybe you're hiring a property manager. Maybe it's long distance but it's smaller deals were most people are at right now and i with for a long time in in in some regards still there in something so like i'm a smaller investor when it comes to like maui properties now but then larger woman comes opener capital And so today's he's going to focus more on the scaling entrepreneur versus the solar entrepreneur l. s. for y'all air so what does scaling entrepreneur mean david so basically when you start with four four you are doing a job and then you are finding four additional people making it a total of five so we cover the four people you need on the team but we didn't actually talk about what you're doing and you're the biggest piece in the whole thing right there for people at support you when you scale it as something bigger. We're going to take your job or going to divide that into five pieces so there's five when your solar preneurs and then there's five when you're scaling so we have the core for so we're going to call this divide five invited five divided five it. That's what we're going with. A divided five is is what we're going to go with here if you got anything. Better than divided five and please let us know. But it's like the five roles that you play play when you're doing small deals and you all know this we're gonna cover today. I can just say they are a quick but then as we get into the larger deals you're going to find people to run those were gonna divide into five pieces so the five are you have to have somebody in the in in the beginning might all be used so don't get stuck today thinking. Oh they're talking about hiring employees so number one you have to have somebody generating leads and bringing the lead flow ends. We'll call that a lead gen person number two. You have to have an underwriter. Or an analyzer. Somebody who's making sure the numbers work right and that you know how it's off on it then you have the money raiser the the guy who are gal who's raising all the capital for it again beginning. That might be you They're working bank. You know bay financing raising money all that then you have an asset manager or maybe a property manager asset manager. Kind of a bigger word. We'll talk about the difference here. A little bit And then you have kinda finance bookkeeper type role so those are of the five role that you play and now there is a sixth roll here that basically means the person who puts it all together right i. I like to call it a co or ceo. That's probably no matter. What but maybe you're going to be a piece of this on another team. For example it opened our capital. I'm not really any of these roles. I actually have a full-time person on every one of these In fact some multiple on each one. But i'm kind of like this aggregate or maybe like the person that makes sure that each part is working correctly on mechanic but the the pieces are in them the engine working so anyway. These five areas today again lead gen underwriter money raiser or investor relations a asset manager and the finance side of things. And so that's what today's show is all about. But so those five pieces are like your five avengers and the aggregate or is like being nick fury. You brought the team together. That's pretty good. I like that. I was gonna go with captain. Planet earth wind fire water when our rings was unite. They've formed captain planet. He's a hero right so like they come together. But that's actually. I like your example. Better nick fury 'cause he brings them together. It's like yeah. It's less egotistical than saying. I'm captain planet and their rings. Make me although i give you credit for bringing captain planet. Do you ever seen those like take videos or youtube clue because we're like celebrities have to try to put a certain word into a into a whether it's a radio. Something ridiculous radio transmitter that we would come up with just like like seven syllable words that there's no reason would ever have to be done in whoever said it would be like a free dinner that day. "And now i want to go ahead and welcome back to the gmc sports podcast. I'm your host. Noah dunlap so in the last segment. We talked a little bit about the ending of the first round series for the nba. Playoffs looked at what we have. So far in terms of the second round in also looked forward to jazz clippers. Tonight game one of the second round Now switch gears away from basketball for the rest of the show and here in the segment. I want to go ahead and look at the. Nc aa baseball tournament for anyone who is listening to me before. Y'all know a huge college baseball fan. I think college baseball is one of the most sports that we have in america. And if i can do anything to get more attention to that sport i want to do that. So the nc double a. tournament just started this weekend with the regional round sixteen different regionals going on throughout the country. All leading into eight super regionals next weekend but so now all sixteen regionals are done except for one that has been delayed due to weather and that comes from columbia south carolina. But i wanna break down what we have so far with these regionals and what we know and what we've kinda watched over the weekend so let's just go and start in order and just work our way down from the one seed all the way down through the sixteen regional. Arkansas was the one seed and they got pushed a lot harder than i think they wanted to. Arkansas got pushed to a deciding game seven in their regional against the nebraska cornhuskers and this was surprising to a lot of people. However i don't know that it could be surprising to me. I kind of expected this and the reason for that is arkansas manager. Dave van horn was at nebraska before he got to arkansas. So even though none of these players were around because he's been up in fayetteville for years now but while none of these nebraska players are are around and were around back then the program itself knows and you best believe. That's a motivating factor. So arkansas getting pushed surprised. A lot of people didn't necessarily surprise me all that much But as what happens when you're the number one seed and the best team in america they found a way to get it done late in game. Seven against nebraska and arkansas is moving on to the super regionals where they will be hosting The two seed the texas longhorns. Out in austin absolutely ran through their regional head no issues at all Took care of fairfield in the regional. Final fairfield great regular season only lost three games. Which in baseball terms is just absolutely absurd. The problem is they come from a small conference and they just didn't have the arms to match up especially that late in the regional. They finally ran out of arms and forthy regional final. They threw a guy who had not been all year due to an injury and who last year in a limited number of innings pitched headache. Twenty two point four. I believe it was. Er a texas lit him up in the first inning and it kinda went as you would expect and texas just rolls through their regional relatively easy. The three see the tennessee. Volunteers wild wacky bizarre regional out in knoxville. This weekend tennessee having to hang on in their opener against right state behind a walk off grand slam in the bottom of the ninth. Tennessee was down eight five going into the bottom of the night against right state on friday night when drew gilbert just hit a ball to the moon. And if you haven't seen that clip yet i suggest you go find it because it was monstrous. This was a moonshot. If you've ever seen one and the celebration afterwards we all need more of. I know a lot of people talk about unwritten rules and baseball this that and everything else. All of. that's boring. True gilbert celebration afterwards absolutely more of it inject that my boys and girls the bet flip that he sent through the atmosphere as he rounded third and made his way to home plate he throws his helmet and it lands out close to second base. I love all of this. So this tennessee team. While i'm an old guy. I can get behind this tennessee team because they are just fun to watch and they know how to have fun while they do it. So props tennessee for making it through a tough regional. If you listen to the show last time i was on a toll jaw. I thought duke was going to win. This regional duke did not even advance to the regional final as they got bounced by liberty. The two games they played against liberty they just struggled mightily as the flames had their number but nonetheless tennessee advances out in the knoxville regional vanderbilt. Another wild one out in nashville vanderbilt survives georgia tech to advance on a walk off grand slam another one this time in the bottom of the twelfth of the regional final against georgia tech by isaiah thomas so props to the vanderbilt commodores for advancing and moving on Five seat at arizona swept through their tucson regional with out any real issues got pushed just a little bit by santa barbara in the regional final but arizona managed to hang on and take care of business there st succeed with. Tcu is where we got our first surprise. Tcu bounced out of their own regional by the oregon state beavers and then oregon state loses to dallas baptist in the regional final out there oregon state one game six to actually force a game seven and just didn't have enough in game seven to knock out dallas baptist who they would add twice so props to dallas.

You come into this weekend and everyone has earned a ticket into this tournament but you just got through beating national seeds in you know you know that and your staff knows that. But how do you. How do you drill that into your players. mind Even though we we may have already played teams that are ranked very high knows that We just have to keep doing it. I know it's similar to what i i asked you a minute ago. But just but it does seem like a conundrum. does it. not you know what what i've done. Try to answer s. I can is his continue to tell the team. Well we see what we see is that we don't have to give them motivational speech to play hard. Every two three weeks just seems like this which has a little bit of an attitude and when they step on the field they won't win and maybe people out there. Say that what you're supposed to do yet is but we played fifty six games or more It's different based posed different than a lot of the sport has number of gangs and not gonna win all your in baseball. Even though you may have more telling your better in the game can be not fair sometime. You know ball drops in you. Hit the ball hard right up people just crazy game when you have. Somebody has a really really good pitcher. They stand the game. They find a way to beaches. So we've just told them that it's all about us how we play what we're trying to do. And and every team that's our regional. They're here for a reason. Because they want a new jersey's coming in here and they they've won eight zero and eighteen into last twenty two so probably come in here thinking we have nothing to lose. I win. We're going to print so we have to play well. We can't look past anybody. I try to tell me another day that we know about it as you know. There's no name across the jersey. It doesn't matter he just go play hard and what we've been doing. We'll be in good shape but You know sometimes you can talk. They don't hear you. But i don't feel like i have to say a whole lot is talking to coach van horn coach. I know it's certainly advantageous to play at home in You punch that ticket. You knew that was going to happen anyway. But as you look at the bracket do you feel good. I mean you're the number one jeet. I don't know how you couldn't feel good but but still it's a it's a. It's a long grind from this week to next week to omaha and you just have to try to you know what every coach tells every team take it one game at a time obviously but now for for us to where we wanna be. We know that we have to survive the sweet. And now you know so far we've managed to show up every weekend and play really good base off the most art and i don't see it changing. I think that you know it changes from week to week. Who's going to be the guy that's really going to have a good weekend offense player. We're gonna have a guy out of the pen that's going to get it done or started. We have some guys really step up in office tournament in kinda give us more confidence to them in the game. You know we had our number one rbi. Now i guess leader on our team you know. He thought he broke his neck. Twisted really bad. It's the rbi's rakish slight authors page and clean up all year. We didn't have him ninety percent of the tournament. We probably won't happen this weekend So we had to have some other guys step up. They did you know so. That's a good feeling. You have maybe a little more than we thought and finally the freshest of the team you know hoover's grueling. You're now into the most pressurize time when there is no tomorrow. Of course that's a cliche but it's also accurate Do you feel a that mentally. That's a big word these days Everyone's okay i do you know. We just talked about as a staff after practice. We the way we work out. Our pitchers no in digital players. We usually start out. Separate and pitchers are in their air facility and they're doing work on the hitters or stretching and early hidden and all kinds of things from work and then we'll meet up in some team stuff. Her charles might pitching coach. And i were just talking and he was. He said concerned about today. You know i really workout. Since as a team you know what the guys how they were going to be. They were spirited. I seemed into. It wasn't only So that was a good sign. You never know if that's gonna translate into the on the weekend. But i do not feel like you're tired mentally. I think that We're finally at how do you. How do you deal with yourself and your staff. Because that's critical you have to put on the right front and it is tiring and that's what you do and you know there's still a long hill to climb How how do you and your staff deal with the fatigue of of a weekend in hoover and then flip it around and here you are again and i think that you know it a long time. I coaches. they've been doing. And while i feel like we pace ourselves. Pretty good and You know. I'm not one of those guys that says you got to be at the office seven and you're leaving at seven and mean i'm i'm very guys. Get their work in and like the teams paired. I'm good with that. And i think they really appreciate that. I think I think the staff is really excited. We were anxious to get this thing going. You know when you plan. Well you just want to play You know i guess. There's no time to celebrate but it's still has to be pretty special and it's a real special season so far you know just he find ways to win on the weekend. It's been It's been something that we we saw common a little bit. Maybe not just like we're gonna love all been. It's been a little bit everywhere. Everybody i mean it's been such a team member probably one of the more fun teams i've ever been around and i know it's not over So i hate to even ask you to do a analysis but where did you go from really being a good team to what you are now. The number one seed in the baseball tournament. I think it was honestly. He was probably about mid season when we have a little bit of a team meeting. And i felt like we were just in buying. We were walking to many others and route striking out too much. And i just hold the team in the coaches. We already mad about it earlier. What we needed to really improve if we're going to make a jump in conflict the next level. We told the team that we want to get where we want to get. We're gonna have to throw the ball over the play more and we're going to have to cut down strike outs and was really good team and sure enough. The chap players did a great job with it. We worked on a refocused on it and they did it coach. I mean people that understand the baseball tournament you know. Make all kinds of assumptions about the first weekend we seen number one seeds. Get knocked out quickly. there's precedent for that which i'm sure you are going to You've thought about your coming off such an emotional run and you know going through hoover against the best of the best. How do you. How do you change gears now or do you keep doing the same. You've been doing all year. Which has worked. Yeah so we get back till sunday night. About nine o'clock monday took my day off. Tuesday was pretty much day off. Gabe knobs into it inside a little bit interested if you'd bank arena organized all out practice. I believe rest is really good as on a year today. Were normal routine short practice. Drill word No a little defense tomorrow. Be pre-game practice. Play friday With some weight strength and conditioning extend this week. And i think there's no reason to change too much what we've over the last few weeks and that's just trying to stay strong and i think the players appreciate that we yet what they're feeling And that's that it's tornado season and anytime we can give them a little downtime. "Citizen led innovation and the workforce of the future. Well you know the first thing that that the listeners need to recognize is that there's a. There's a bright line between a student athlete or a student in general being able to activate around their name image and likeness which We believe is is one of anyone's inalienable rights we all have rights to our name image and likeness There's a bright line between that and and being a A paid for play student athlete at a at an institution of the quid pro quo for participating in college. Athletics is room board books. Tuition fees and and Cost of attendance and a college education and I don't think anybody is prepared to go to professionalization of of college. Athletics on the other hand We have to recognize that student athletes. How the life outside of of their practice day and their educational day and they may have a great platform as a result of their profile as a student athlete and they and some may do a very good job of capitalizing on that. You know you hear young people saying well. I was told my instagram followers are going to be worth twenty five thousand dollars to me. Well they navy if you're willing to go back and and do three hours of work developing content and and refining your your product and and putting forth something that people want to Want watch or listen to or or be involved in but it isn't going to happen overnight and there will be some student athletes That through their own work and the the advice they get that will Will make substantial amounts of money They'll the vast majority will will the very modest amounts and And some probably won't do anything because they won't want to do the extra work that's required to To have a business or to go out and be a spokesperson for for brands or to make appearances and give speeches in to you. Know do autograph sessions on their own time and The life of a student athlete if the division one level particularly is very busy and it's You know it's it remains to be seen. How exactly all of that's gonna fit together. And and i think you know there will be things happening on july first and and In that regard The clock is running It i talk about Name image and likeness day during every month and today's june first and we're certainly talking about it on june first but the the fact is This is going to be a very long conversation. the the States are putting a variety of bills in place The ncaa will likely have a package. Prior to july first The federal government is considering it and and we expect that there may be commerce committee hearing in the next week or two There's a there's a lot going on Even now there's there's only a handful of states that actually have Have laws that go into effect on july first and and a and a larger number that are going to go in Either on july first or some time later in the year. so it's a It's an ever evolving environment. But i think the biggest thing to remember is that This is a very large step To allow student athletes to do with their name image and likeness What what they want to do. And and any citizen of our country has that same opportunity including other students on their campus The fact that student athletes have a perhaps a better platform than most students is Is going to be to their advantage. But i i think all of us have gotten to the place where we've said the time has come for this of creates a lot of discomfort on campus It makes compliance coordinators crazy Trying to think they gotta go track all this stuff down. But the fact is we're just gonna have to let go some of it and and realize that you know inducements to go to a particular institution are prohibited now and they're going to be prohibited in the days ahead There are things that you can. You can be involved in things that you can't be involved in There are elements of anti al that Are still being debated and we'll continue to be debated Past the of july and so You know there. There will be no lives lost on july first We will We will move ahead and you know as we did with whether To determine whether we could have cream cheese on our bagel or as we did with the full cost of attendance The you know the guy didn't fall and and the enterprise Is remarkably resilient. And i have every expectation that We will get through this one as well. But it's the right thing for student athletes at the right time commissioner. Before you go. I would like to ask you a final thought on on one of the big topics globally today in sports. And i realize you're the commissioner of a collegiate league but there's been so much conversation in the aftermath of the niamey shawki controversy at at the french open. I heard you. And other commissioners talk about the mental health of student athletes even before cove particularly during and after described to us your concern about young people. Now with everything that you've already discussed coming into the fray about the mental health of young students and young student athletes. Well you know it's It's a It's a very interesting environment I just I just watched a program The couple of nights ago called the weight of gold and It it was mostly about michael phelps and and his His challenges with mental health. And you know here's The most decorated olympic athlete of all times and And he he dealt with substance abuse and mental health issues and there were A number of other People involved in the program and The stresses that athletes put themselves under Is is a very delicate dance becau- and it's a delicate dance for coaches to because coaches the the great ones. Take you to places where you can't take yourself or you didn't realize you could push yourself to go That's a fine line between Motivation and Things that can cause Problems with mental health and I think there's more of it in sports than anybody realizes simply because athletes push themselves so hard and weakness in sports is considered to be almost a catastrophic flaw. I hit pro fence young people from going to a coach and san. I'm struggling. I'm having problems It prevents them even from going to a sports psychologist. Which most of our major programs have on campus But they don't they don't want to be seen going in that door or coming out of that door because their teammates and fellow student athletes and their coaches will view them as being weak and The de stigmatizing of mental health challenges is really At the crux of the issue and I i think there are more mental health issues among athletes than than we have ever Dreamt there is and it's something that we really need to to pay attention to and When when high profile athletes Pull out of the french open You you have to believe that it's that it's real and it's president much more broadly than we know and So i i really believe we're going to See more programs for olympic athletes more programs for collegiate athletes. That's all good but what we really need is to de stigmatize going to get help. Commissioner bob bos thank you so very much. It's always a pleasure to have you on such a thoughtful conversation. "Polls or the or the blended human polls and And get we put thirteen honest people in a room and they do a difficult job and and we looked at what we're doing in terms of when the games are sequenced and when they're played and What kinds of things we're doing for the families of of our student athletes You know what what can we do to Be better partners for our bowls but we also were looking format and We are at the point now where we're prepared to make a recommendation on on format Ultimately the the board will will make a decision as to whether or not we move forward to Take the next step son on what we're recommending but You know the fact is we managed by unanimous consent Their eleven parties to the contract. And and then there are a whole bunch of others that are tv partners and ball partners and and others that have a dog in the fight and so we we really need to get to some position of of of practical unanimity. And that's not easy to accomplish so to say that change is imminent Would would not be accurate but I think we have a suggestion and a recommendation. And and we'll see what comes of it you you mentioned the unanimity You know it. None of us on this side of ever sat in those rooms. And i know that we all want you as fans to be collaborative and we saw last summer. How that worked out. Do you have a good sense or any sense of how it's going to be when when all of you sit down together well you know Jackson warburg eighty at notre dame led led our subgroup along with Myself and craig thompson and greg sankey We like and respect each other. And and there's a lot of collegiality among the the eleven entities We i expect that We anticipated What people's priorities will be and You know you you'd never You never make any presumptions that That you've got every last detail taken care of and indeed once the once we presented to the president's and and they have a chance to think about it and and give us our charge going forward Will you know that's that's the way we'll attack it but it's a The good thing is that the the four team playoff is clearly superior to any of the predecessor structures It's been functional for us I think you could probably If you really wanted to be Look hard for criticism. It's that the same teams have been in it Too many times. And and perhaps that's that's hurt the tv ratings or something along those lines but you know the fact is Clemson and alabama and others that have been in a repeatedly They earned that and And they've They've gotten their because they've proven that they're they're better than The people they're competing against and so That creates an imperative for everybody in college football But we also want to make sure that that we don't systemically Build in advantages and And so i think One of the things we've been considering and looking at is is whether the access is right are we. Are we getting the right teams in in the right numbers and is it Is it fair to to people that Are you know marginally on the outside looking in. And so That's been the the process we've undertaken over the last year and and It's been a. It's been a good process. And and i as i said earlier. I don i wouldn't make any presumptions as to how our presidents will will decide this matter but We've given it a thorough vetting. We've looked at more than sixty different models and nuances and They many of them look similar. Have a small Variables built into them. That are important. And so we're we're at a private at the end of a process and we're also at the beginning of a process. It's going to be. It's going to be a while before. This is all resolved and It's been a fascinating process to this point. But now working with the commissioners the board That's the next step in the process of questions. We talked to bob those. Ob the big twelve commissioner. And i realize you. Everyone is sitting looking at this differently. But considering what you said if the if the universal excuse of of those who don't like it is it's the same for teams or mostly the same two or three or four or five teams. What would be the compelling reason to add more. Does that make it any better. I think it's One of the salient questions that That we've asked ourselves You know if you if you put forth a twenty four team playoff. Are you still going to end up with the same two teams in the in the championship. Game and I i don't know that there's any way to satisfy ourselves on that Except to say that You know when. I was chair of the basketball committee. One of the things we always said was. You can play yourself out of bad seed but you can't play your way into the tournament if you're not selected and so that really is A a similar circumstance. Here you You you can say that. You're good enough You can demonstrate that. You're good enough but if you don't get a chance to to be on the inside and and to play You'll you won't have the chance to to demonstrate that you're capable of playing championship level football and so you know there's a balance to be struck there. I think you ask a question that that we've asked ourselves repeatedly If it gives you the same four teams at the end or the same two teams at the end. What have you gained well. We've gained transparency. And we've gained access And we'll have to evaluate whether or not we think that's worthwhile commissioner. Moving to another pressing issue and that's a name image and likeness. It's on everybody's top of mind and we're in june now and you know we we. We know that there's a lot ahead Help us understand where this is going..

It is close though. My shoes chefs ski. Many believe the greatest basketball coach. John wooden retired in nineteen seventy-five is about to step down according to sources across the board There's even speculation about his replacement. It it comes off one of his most agonizing seasons but it doesn't take anything away from an absolutely legendary run in durham Speculation about what happens next and can really anyone replace him. He will coach one more season. Roy williams of course step down after the north carolina season and the old guard moving on from the game of college basketball. Meanwhile speaking of moving on there's a lot of speculation about athletes speaking seems natural doesn't but now there's there are many who wonder. Is it a good idea. This all comes in the aftermath of niamey schalke's decision not to speak to the media in the french open. She was fine and then she would through and then a global debate about the mental health of athletes and the role that the media plays in that A lot of different headlines. Coming out here. This is in forbes sake. Irving urban and others troubled by the media should do something else and Clearly if you're in if you're the media you believe that you have a right to talk about it and the the athletes have a right to be heard but there are many who don't agree. There are many who are just sick and tired of the media doing media like things especially when it comes to tabloid type questions. So we'll talk about it. Obviously it is a big conversation piece and so is the university of georgia within twenty minutes. Yesterday they picked up to commitments from the from the portal from two of the top players available and overnight. The headlines are reading like this one from brandon marcelo. Georgia has everything. It needs to win a national title. Now we'll We'll talk to marcel on a couple of minutes and it really is a big conversation piece and instead of being considered well be nice at georgia got to atlanta. Now many wondering. Why can't george finally win it for the young people out there. The last national championship at the university of georgia nineteen eighty. That was only forty years ago in case you're doing the math but Move on with some other news and this came out today. The hall of fame. Nominations this is not the hall of fame. "Eliminating eighty to ninety percents exactly competition you're doing the same strategy there I think what? I do in our business that I target the clients who are buying real estate from a financial perspective not the person who says I just want someone who's GonNa find me the perfect kitchen and a yard where I can play ball with my son of course. We work with those people but I, look for the investors are frustrated that says, I want house hack and I need someone who knows how rehabs worker they run the numbers or they can find me a house that would work for house hacking, which makes it more difficult. But that's where the opportunity is I know this is probably the best advice we've ever given the more we talked about this. Actually I think that you have seriously found like this vein of gold that I just want everyone to think about what are you good at what problem can you solve and then apply that to the opportunity that's out there. I always say that to everyone who asked me, how do I get involved in multifamily enlarge multifamily I stated them will are you everyone's good at something? So let's say for example, you're good at social media. Will you find a really good operator owner principle of multifamily and you say, Hey, lemme run your multi, your multifamily media accounts Lemme do your instagram facebook etc, and in exchange can you teach me about multifamily and you can really leverage your skill set whatever that is whether it's marketing accounting I mean really any skillset and you can utilize it as the key to unlock the door to these partnerships and that's what multifamily is. I'm sure you know what mobile home parks entails to guys have some large teams on that scale as well. But ultimately, if you can leverage your, if you know your genius and you leverage your genius, you can go very far. So. Good drops the Mike I love it. I we'll talk about the book I'll tell you what the book. So you wrote you wrote and compiled I guess because you there's lots of writers in the tell us a little bit about the book called what's it about and why is it so important right now for this book to be out there. The book is titled The Only Woman in the room knowledge and inspiration from twenty women real estate investors. I actually came up with the idea at Dave van Horn's mid-atlantic summit. When we were seated together all the women at a line JR lives faircloth and address good Elliott for the co founders of invest her asked all the women in attendance to have lunch and I sat at the table and I, looked around the room and I said to myself how are only sixteen women seated at this table of an event of four, hundred, fifty people and that really. Was An Aha moment for me and on the drive home that night I told my husband I'm going to write a book called the only woman in the room that was two years ago, and it's taken shape since then and I've used it as an opportunity to really tap into women who've inspired me and I thought they'd be excellent role models for our future generations for women looking to get into real estate and ultimately, I think that right now more than ever women need inspiration in to using real estate as a vehicle for financial freedom women are outnumbering men..
