So so what does this mean really for us so it. There's there's some right there's some honest it doesn't mean anything but i'm not gonna sit inside and san diego weather right now and other at a restaurant but you know what it does mean that the world i was opening up restaurants precise operate at twenty five percent capacity inside museums could operate inside a twenty five percent capacity. Haven't been very perk is open so all in all the fun things seaworld you know. I don't know what to say about seaworld. But so they offer operate again inside. I think they've been able to operate outside museums but now they can go back to operating inside right in time for our summer. Tourism season right and saint patrick's day right so which this is going to post just the day after saint patrick's day but it was a big deal so going into the red tier for that particular day. It was big deal. So i go to this really like super great little deli down in down by san diego state. Right and it's it's a real popular one. I don't know if you've ever been to it. it's It's it's like a little jewish deli called What is it called. I cannot remember the name right now. i can't believe. I'll have to look it up. I'll post at d. d. and it's awesome. It's like really authentic really great and it was packed. Last night. I went last night to pick up dinner and i do weight and extra forty five minutes to get my dinner and it was to go do irish jews in common like well. I think it's just because it's a deli. They just do super good corned. Beef was one of those things. So it's a really but it's a really popular. So i think that the delhi site that the jewish shelley more like east coast so they're really really good. It's just i mean. does that sound bad. I don't. I don't know i so. So it's a really like it's it's it's like an authentic east coast deli. That's yeah i don't know what's funny as delays even growing up with a jewish family. I don't go to delhi. So i really don't know like a bad east coast deli from sally so it's i think it's a lot different. It's a lot. There are a lot better and so they have much better light quality of meats. And everything like that. So it's just the one in del mar really popular same thing. East coast are west coast elliott. That's like an east coast one and that is also a very well known really good jewish delis so that the east coast jewish. He's known as being really good. Yeah and so so. That's why it's not like it's not like It's not like a religious thing or anything but it's it's always funny that i hear so milton's and are the two big ones here and i'm sure milton's was super pac too but So it's really good and and it was packed. It was packed packed. Like i've never seen it. That packed and crazy and spent there. Because i was there to get dinner together because i wanted corn beef. Because i'm an irish guy and it was the whole outside was completely packed and there was like a line like out the door around the building practically to get in and that was to order it and you had to wait an hour to order it. So it's so. I mean clearly like the red tier like people were getting out. Yeah i feel like people having getting out if you like. The more and more people are that are getting vaccinated especially has kind of elderly generation. It's getting vaccinated. You're gonna see a resurgence and that's a really good point. Because last night it was a lot of older people. Like a lot of people that you wouldn't think would be going out. We're definitely out who fully vaccinated talking to. They're like oh it feels so good to be vaccinated and you know. Yeah we're we're we're ready to get out again and people were talking like in line that this was the first time they've been out in a long time so i think it's good the combination of the vaccine's rolling out at the same time that obviously that's having an effect on the numbers here they're saying that our numbers are really good So the the numbers are. I think we've now gone to six cases per hundred thousand. I don't remember exactly what we're we're so it is saying in here and this by the way was out of the. Ut okay so union tribune and they are saying nine of the other county so it looks like nine. Other counties moved into red to in those were monterey riverside sacramento santa barbara center to hema to lori and ventura And then that just leaves eleven of the california's fifty eight counties in the most restrictive purple tier still the the cases. They're saying have gone to six point. Eight per one hundred thousand residence so they took last week's case rate which was eight point. Eight where at six point eight. And i think they took like a combined total and that got us just over the mark to go to read. So that's good so we keep having our case count drop to which is which is good and i think a lot of that has to do with vaccines right. We're just not spreading fast and it's starting to slow down so hopefully this'll be. The weird thing is in europe. They're kinda getting so talked to one of our clients say who lives in france and She was saying that you know like where she is. She's around knees and it's become more restrictive there so they become more lockdown.

Update on Rents in Downtown San Diego

"Good morning. Welcome in southern california real estate report. This is bob mcguire. Daniel wise coming to you from san diego california. So you know we've been talking about different. Sub markets. A lot during our podcast. One of the ones that comes up all the time is downtown and so this downtown market. It's been something that You know we've had our eyes on. There's there's been so much construction that ended up over the last probably five years downtown that you know we knew that there was gonna be really high demand for downtown class a. apartments but now it seems that since the pandemic and everything that's starting to shift and so now the suburbs everyone's bailing out of downtown and heading to the suburbs and so we're coming back to a period where there's gonna be some absorption problems in downtown san diego exactly and you know. We kind of expected this to happen. We even talked about it and previous podcast. It's it was hard to tell them the beginning. What these what does how does this. Whole covert thing was going to look like when people's leases started to add. Yeah and so. It's interesting so the stabilize vacancy rate. Downtown has risen by more than three hundred basis points this year. So this is a co star. Report co star it out. And you know. It's basically saying that you know downtown. San diego is still trying to capture that last demand that they had. And you know there's a couple of things going on one. The suburbs are more popular. Because you get larger units to. You're you're you're not as high density bright right and so that's really you know kind of what people are looking at. Also you know with the job loss and things like that. That are going on downtown. It's having a big effect on class-a type product. So you know the the class b and you know the the neighborhoods like north park and stuff like that are proving to be by far the most resilient neighborhoods that that are in this city right now some of the lower end neighborhoods like in the areas of elk hone and spring valley places like that. We've heard a lot about vacancy issues and or collection issues whereas a lot of these suburb properties. That maybe somebody was in a class a. Building had a very good white collar job could afford to live a class. A. building is now kind of relocating to a larger space and in a more suburban neighborhoods. So that's really interesting. It's gonna be interesting to see how this shakes out over the next year. So right now. They're saying at the height of the shutdown net. Absorption or that the or the number of apartments moved into versus moved out of in downtown fell by more than two hundred and sixty units for comparison. The rest of san diego region recorded positive net. Absorption more than two hundred twenty so that means downtown just started shedding tenants really fast. And it's just never recaptured that so the interesting thing is is that last year one of the buildings that was A really really successful building was a building that was located. If i can find this. I think it was right on the edge of the east village right at that time. The there lisa up was going really well. They at least up like it was a four hundred unit and they at least up thirty minutes a month in june now. That building is back to where it was pre lease app and they're probably going to go back to some of the pre lease up incentives that they had in the past. So it's it's interesting that we're probably going to see this. This new round of downtown space. That's going to be re incentivized back to you. Know what it was two years ago. So you're probably going to get two or three months of free rent. You're probably going to have a much lower rate than what the market was prior prior to this pandemic. And so that's gonna be really interesting to keep an eye on right now. It's saying that When you remove downs inventory from this late at the latest data set of absorption The demand was positive during the shutdown between march and may and the region recorded more than two hundred and twenty units of desertion. About four hundred units less than what we historically see there. The the unit was The the region the downtown region over the spring and into the early summer was making up for that. So but then between june and october the region minus downtown absorbed twelve hundred and fifty units almost eight hundred more than at the same period between two thousand seventeen and nine thousand nine so the birds are really doing well during this pandemic i mean. They're they're having no problems whereas the the you know the downtown buildings and downtown in general is really suffering

Florida trump but lots of people have been especially in advance have been writing in variations of this question about whether either about Latino Voters orb African American voters particularly asking this question of kind of how on earth are people of color voting for Donald Trump and there are these numbers that suggest at least some people in those groups are and the the Guardian, a listener is a bit mystified. Can you enlighten them for US Daniel? Wise this happening Because every voter is different and no party or political movement has a monopoly on any kind of any gender or race or ethnicity like I am a little weird out by that question to be honest there are going to be African Americans who vote for trump. Pathetic nervous system. Which is the of the boat. Which is the side of the nervous system that helps US repair? That helps our bodies repair. We're self repairing individuals for the most part. If you cut your finger you know it's GonNa he'll now if you cut it off. You may need help. You're making cutter scraped knee. I you know you clean it off and your body is going to Hewitt because we are healing machines. We are able to heal but not if that process is being interrupted by anger or fear since you have that element of fear. Come into something everything changes. If you're in business you want to you. You now urgently need innovation because you've got a competitive pricing. That is a place of FIA and it's very hard to be creative in that environment. They've been doing this. And there's a jar full of gratitude. Sitting on the table now makes yard. It's sort of visible.

"You know set of tweets. Justin marched in on sunday where he explained his jersey change. Why he dropped the lillard. He'd always had marched dash lillard on there. We re tweeted from the blog on the boys twitter account. If you missed miss that explanation let me know and i'll get it to you but <hes> i it's. I don't mean to say it's you know short version of a long story. It's a very impactful story <hes> but just in <hes> explained in his tweet that his he previously wore you know lillard on the back of his jersey to honor his late father and in fact pulling up his tweets now this is you know again. We tell you all the time you know. This is how we do things but his tweets on twitter at bubba underscore march. I wore march lillard on my jersey to honor and my father who fought through three different cancers and multiple heart surgeries in his life beating the first two in passing from pancreatic cancer in two thousand sixteen. He never missed a game even when he was going through chemo and now i'm back to wearing my legal name my children and my wife's last name march it is time i lead from family as my father did for his this. This was a hard decision to make but the look i get from my son reminds me of how i looked at. My father like the greatest superhero <hes> justin's a great guy and again fended the show. Oh i personally think makes roster but this is what tom had to say about him. <hes> if you're curious tom wrote he's been a special team stalwart but so far in came in preseason he has not been good enough in his linebacker job to stave off undrafted free agent justin phillips or luc gifford if he rebounds him his injury. That's a great point from tom. March is a great human being but that doesn't count for much when it's cutting time and that's a cold way to put it but you know thomas himself this is this is about the business of football i just. I don't see it going that way. Personally i think just makes this because i think that you've got to have those linebackers but it's interesting the the most difficult places right now they were having trouble with are on the defensive side of the ball. I know we talked about the receivers. That's really one sort of issue. There are the running backs for that's easily solvable but the a true sort of log jams on this roster when it comes to filling spots are on defense because the cowboys are for lack of a better word loaded. I mean they are a say it say it out loud. The cowboys defense is loaded. There's so much talent <hes> even a guy like justin. March is at the very least debated upon when it comes to some bright cowboys minds <hes> moving on we have two more left <hes> kind of a consensus one that nobody thinks will make the fifty three man roster. At least nobody around b._t._v. and one that is a bit surprising for me <hes> but ultimately does make sense the consensus and again i mentioned. I asked tom and danny to come up with they. Both <hes> you know i asked him each name three guys and collectively they had five names <hes> tom royal mentioned just a margin dairy jackson and and danny mentioned jalen jokes daniel wise but their third was the same person and it's rookie cornerback michael jackson <hes> obviously michael jackson is not had the best rookie performance threat training camp with the preseason and unlike jalen gels or unlike justin march potentially..

"Okay so we're looking at the guys that are you know number fifty four fifty five and fifty six on your fifty. Three men are austria in other words. Who were the three guys that you just left out when you when you finish it when you took that screen shot you said man i left those dudes at and i felt so bad about it. I feel so bad. I'm going to go drowned drowned my sorrows and a big bowl of strawberry mini wheats by the way i haven't had in a long time i've mentioned before i've been on a bit of a diet this entire offseason. I haven't had a bowl of cereal since like the the super bowl and i miss it. I miss my strawberry mini. Wheats and i have no shame in admitting that those are the best type. That is the best type of cereal but i digress so so <hes> the next five guys that we're talking about. Is you know right on the line. You know i tried to companies guys that are right on the line. In terms of making three men roster this next one. I think is closer to out than in rookie defensive end and he had to kiss a death in the beginning. We talk about this anytime it happens. I'm talking of course about jersey number. Seventy four jalen jokes alcs and jalen has played well certainly throughout the preseason. I think in his been more than i think any maybe not anybody more than a lot of people thought he would be because you always has have your your people. I think his jokes guy could make the roster. The reality is jalen is facing extremely uphill battle. There's so many defensive ends on this cobs. The status or the state of the defensive end group is is so strong that week ago we were we could go. We were talking about top apple charleston potentially getting cut and so you look at it. I mean the fact that taco has really kind of four now. Turn things around the fact that the other rookie joe jackson jackson is balling out of his mind. It just doesn't seem like it's in the stars for jalen jokes this year. Maybe he's practice squad guy. Maybe he gets claimed by somebody else. Jalen i think in has done everything you could ask a rookie and his position but i i just i think he's he's. I don't even know the he's my fifty four fifty or fifty six guy but for a lot of people he is so so jalen jokes. I've been because on the outside looking in another one that we're talking about. Here is another defensive lineman. A lot of people really really really pumped about this when it kind of happened daniel wise daniel wise has not been you know enough because again. There's just so many defensive tackles. What what what what. What guy are you going to live without to carry daniel wise. I mean you've got me anton ones in christian covington. It's an Israeli settlement. It's listed as warm home with breathtaking view, it's in the hills of the West Bank. She says people come there for biking, and wineries and attractions, and she says she's astonished by this decision doesn't make any sense whatsoever. Oh, you must accept the one the points to innocence. That's what Mr. Dana just went through with through it with you. He's exactly right. The second part of this is equally important. Okay. The second part is however when considering circumstantial evidence, you must accept only reasonable conclusions and reject any that are unreasonable. Are duty bound as jurors. If you hear stuff that's not reasonable, folks. You must reject them. Whether I for Senate, or whether it of percents number one, they're broke. So ause catches a plan to solve their money money problems, so far so good. He does this all by himself again, so far so good. He plans murders on a computer. She uses all the time. She log onto his Facebook account making it appear like Dan is in Costa Mesa. I was make that argument emphasize. I'm not arguing that that shows that she is a part of murder what I'm arguing is. He has made her part of his subjective plan. He has involved her in that. And she's on notice that she's doing that. What does that mean? She's on notice. It means nothing. It means. He got caught a mistake here. Kind of a big one. Right. You cannot reasonably argue that that was Dan Wozniak unwittingly, pulling her into it his point was he puts Dan Wozniak in Costa Mesa at the time of the murder, which means he's she's she puts Dan Wozniak in at the time. She puts Dan Wozniak in Costa Mesa at the time of the murder. You don't put someone in a place at the time of the murder. I mean what he suggesting there? He immediately jumped on himself. Right. I mean, he that makes no sense. You can't subjectively put somebody into the murder you either put them into the murder plan or not or not and the plan would be great. She'll go on the Facebook. But it's what we were arguing in essence throughout it's not credible that she's doing anything other than covering up that she's trying to protect herself and him because she's afraid of what he could do in terms of revealing her culpability. So I mean, I mean agreement with Matt Murphy, that's that's the unusual thing here. I just wish he would have said this in our case legally, did Mr Medina have the ability to introduce the interview that took place between Rachel buffet in Costa Mesa police on June ninth, which would be considered if you went with their numer. Ical chronological order that would be the third interview will the prosecution would have had an argument that no he was not able to introduce that without calling her as a witness because it's hearsay at that point. So, you know, if there's an interview and the prosecution introduces the defense introduces one portion of that same interview by law, you can introduce the rest of it. But once you start stretching into other interviews. No, he's not legally entitled because Mr Murphy drop the third count. So he stayed away from that interview. No, it's not because of that. It's because legally it's hearsay and you have your defendant available. If you wanna call person to testify, but it's an out of court statement by her. So so why is the second interview introduced then it's considered what's called an admission? So anytime a defendant makes a statement about the facts of the case the admission comes in but still even though Matt Murphy's telling jurors she never revealed Chris Williams in that time, but she did reveal it in the June ninth interview. There's no way Mr Medina could tell jurors that. That's right. Not unless Mr Murphy was in agreement with doing that. And I don't know whether he would have been an agreement or not let's go back now and listen to Mr. Murphy's rebuttal closing arguments. Violet is going to the cops. And Rachel buffet knows it she's got another hardworking police, and they've got it just about completely figured out and Daniels has going down. Does that mean that she has to be involved in the planning the execution? Absolutely not. She just has to have knowledge. Not a dive Okla pop between the two of them. Just give her the benefit of the doubt say was trying to keep in the dark. Just kind of absurd. And there was a role of is right. It is important to see what he's doing at that moment. "I have in the DA's office who told me that he dropped count three because count three revolved around an interview that she that Rachel buffet had with police on June ninth. And in that interview. She said that she does admit that. It was Chris William seat. Does tell police that it was Chris volumes that was in the apartment that day. And she said the reason was is because she she was told that he was in the mafia family was in the mafia, and she was very concerned very fearful, she didn't know him that. Well, and all she knew was that he said that he got the money from loan sharks. And she was scared in. So she just didn't wanna bring him into this. And that was something that Mr Murphy allegedly was concerned about because that's reasonable to a lot of people. Right. So he just wanted nothing to do with count three for that reason because it was centered around that subsequent interview she hadn't June ninth. I sure would like to know your opinion about why you think he dropped that third count. I think that's certainly possible. If you have that information at me possible part of the calculation, I think the bigger part, the one that makes more sense is he's had the case at that point that he dismissed it for six years longer than the Wozniak case when it goes to trial he sought out the case, he understands the facts, he inter- stances are nothing's change. But I do think what he rethought was. Why would she still be telling lies on this late date? Well after Daniela's neck his admitted his involvement to her to the police. He's definitely going to be prosecuted and has admitted to his involvement in the murders. How possibly could statements that are deceptive on this late date be for the purpose of getting Daniel wise, neck out of harm's way. They have to be forgetting her out of harm's way. So the reality is that count was going to be very confu-. Using to jers because it was going to be very hard to argue when that interview takes place that third interview she's thinking about anybody, but herself, and I don't think he wanted that contradiction before the jurors because it's a slippery slope because you can work backwards and go, well, if this was about her, why would we not think that earlier counts were about her? I see. That's a valid point. And potentially reason as well. I mean, maybe there were two as ins let's go back to court. Now, the other thing. That Rachel did that especially with respect to her interview is she provided some pretty devastating facts about Dan, if she really intended to protect Dan and make sure that he would beat this this murder case that she knows about or this murder that he may have committed. Would she have disparaged him? Would she have explained that? He's a liar, which she said that to them, of course, not if there's this grand scheme, the two of them have gotten together, and they've talked about how they're going to beat this case. So they could live happily ever after when there have been some discussion about hey, don't let them know that I was stressed out and about to have a heart attack right after I came home from killing Sam, don't you think there would have been some discussion. I mean, that's the the people's cases that there's this this plot this diabolical plot between these two people to get away with this crime. She acted exactly like anyone would act under those circumstances when she was interviewed. Chris Williams, also said some things about Rachel that Misra. Murphy argued one of the things was for crying during the play. I don't know if you remember that he indicated. Yeah, she was crying when I went to see the play and she explained to him. I think that he's a top fifty talent if you can get back to where he was a freshman and be fully healthy this year, I think you're going to start to kind of see him more in that first and second round range.
