"I n c dot com. And I will personally get a response back to you. And of course, if you have any questions for Greg Nicole, you can always Email me at that address. And I'll ask them the questions, we'll get your response. Just in case you're little shy about being on the air. So Greg Nicole in the last segment, we got caught up with you. And we we found out that you have your first rental property turned out to be a swap property out of a flip became a condo. You you got your first taste of buy and hold real estate and some good passive income. And Greg was telling me a little bit about how you transitioned into the next phase Greg you want to elaborate on that a little bit more. Yeah. So as I mentioned we had been buying Turkey Reynolds. And we had a six time we discovered lifestyles, we had six properties in five different states, and they were doing good. But not as well as we hoped and part of it is when you buy a Turkey rental, you really pay premium because the places already been fixed up sometimes even have attended in place. You pay a bit of a premium and because of that our cash flow was good. But not great. And I would always looking for better ways to improve the returns. And I didn't have much free times. I've mentioned during the downturn. An awful lot of people. And I was working a lotta hours. The only time I really had. There was free with Dr heart, and I discovered a lot of podcasts. I started listening to lifestyles unlimited and admit the first time, I heard lifestyles unlimited it sounded like a lot of reprograms the time. So I was of turned off by it. But then I hadn't seen experience. A little more. I listened the more. I really like what I was hearing. And so in twenty eleven Nicole, and I talked about it, and we became. Does the base membership in lifestyle? And that was kind of the start of the next generation that our next phase of our journey that really changed our lives. So it when you became members of lifestyles unlimited how many single family properties did you have at the time. We had six single family properties. Okay. So you're up to six at that point, which is which is incredible. Most folks that try and buy outside of the last lifestyle limited now have have a challenge getting past two or three. So you've you've done phenomenally once she joined lifestyles what what was what was the significant change? What was it about lifestyles that allows you to get up to fourteen single family properties? So we, you know, when we joined we started taking advantage of the education. I looked in Washington online videos, but I also tried to come back Dallas and take advantage of the live classes at the time lifestyles was just in the three offices Houston, Dallas, Austin, San Antonio. And there wasn't a national program. So that was the way I could take advantage of it. Going down there. I really came to appreciate the content that they had and within six months we joined his preferred members. So not only did we get the help. I'm single family. We got support from the lifestyles realty group and helping by things, but we also were able then to start learning about family, and that really turbocharged are investing the very first property. We bought we bought in Dallas Fort Worth area with the help of lifestyle, and we captured about fifteen thousand dollars in equity from the time closed on the property the kaslo over five hundred dollars a month. So significantly higher than the turnkey rentals and his opener is just how how much money we could make real estate off to the races. We ultimately bought nine single family properties there in the Dallas Fort Worth area. So Nicole win win you into the lifestyles unlimited initial training program. What were your thoughts? Were you were you on board with Greg? Did you think maybe he drink a little bit of too much, crazy juice? How what were your thoughts? Well, shirley. Right at first, but he listened to the podcast, and then you know, made a couple of trips down to Texas. Our kids were smaller at the time. So I didn't initially go with them. Somebody had to you know, picture. They didn't burn the house down. But came up against a heartbreak, Nicole. I'm sorry to.

"Go again, Texas, exploring the possibility of high speed intercity rail, Charlie. And if you think you've seen this movie before you are one hundred percent, correct. This dates back to the Clements administration this dates back to the talk of the bullet train in the mid to late nineteen eighty s and since then one proposal after another has been floated and shot down to build some sort of European style. High speed intercity passenger rail connecting the state's four major urban areas that are laid out right like a triangle. It would be very easy to do it. But Texas has missed the bullseye. Every single time building in a cell type rail link that will connect Dallas Austin, San Antonio and Houston. This time the legislature will content consider a Bill that would create a joint interim committee. There would study proposals for high speed rail development, and they've already gotten interest from one Sir Richard Branson, who's virgin rail startup is actively seeking out opportunities to build high-speed rail links in the United States, obviously, Sir, Richard is a major transportation entrepreneur anyway with virgin Airways and several projects in the European Union. He we're going to have to deal with more challenges than ever before. This proposal is not worked the six or seven times. It's been tried for one of several reasons. First of all the cost of the project would be enormous. We will be in the multiple billions of dollars, and there is strong opposition to the use of any state funds to assist with rail development. Also, who you would need to use eminent domain. You would have to seize private farm residential. Ranchland for the track right of way. And you'd have to seize a lot of it, which means a lot of lawsuits a lot of delays that can stretch on sometimes for deadlines for decades. We have a serious problem in any sort of transportation initiative in Texas, connecting the major urban areas because the cities are already so build up. How do you build a new rail line into San Antonio are through Austin or into Dallas you've got streets. You've got homes. You've got businesses tried to demolish all that area. We saw some of the problems that were expressed in San Antonio's light rail proposal back in two thousand one people just don't want their streets of their neighborhoods torn up for years to try to build anything. Let alone a light passenger rail link that they might not like anyway there was for a while talk about using existing Union Pacific freight lines to run a passenger rail system and that worked for a while. But now because of increased trade with Mexico, all those UP trains have filled up. With products coming from the Michaela doors in Mexico to markets in the United States, and the UP and other pass other freight rail lines don't wanna give up any of that capacity to light rail or two passenger rail. So there's a lot of challenges ahead. But once again the legislature is gonna try it. They say we just simply cannot continue to pour asphalt for the rest of our lives. Anybody who drives up about thirty-five on a regular basis knows what a nightmare. It is with millions more people on their way to Texas. Something has to be done. At light rail continues to be the best alternative ever. Maybe the least bad.

Sees fit guy seems like a week vegan has no protein in his data. He doesn't have time to work out. There's no way that guy's ten workout. No, that's true. They look at you coming to his defense. I think. The thing is I fully admit I can sit here all day long. And and and you know, bitch and moan, but as soon as he's sitting right here in the studio, we say that word on the air, Mon Mon. And I'm going to be the nicest guy to him in the world. I cannot I can't eat his I'll leave that to Todd Todd. We'll we'll just be with his background. He can shut us soul off. I can't do it. What kind of history? History with the mayor. Pretty heated exchanges. He handles it. Well, he does he does he enjoys it. Yeah. He tried. He tried to say one time on our show that he's he's for low taxes and small government. He's a small tax guy. Bravo, Sierra Robbo Sierra. There you go. Hey, jump in here at five one two eight three six zero five ninety toll free eight seven seven five nine zero five five I've got a friend who has a radio show in California, Los Angeles and is good for him. And he posted on unnoticed. He posted on his Facebook page in California. Hey, how sick and tired of California, are you? And where are you moving to? Okay. And he he sent me a link to his, hey, you got to check this out because most of the people nine out of ten there were probably three hundred people that posted comments and nine out of ten at Texas were they more specific than that. Did they give a city some dead Forni? Some did say Dallas Austin San Antonio, Houston, some dead, but brought Texas overwhelm most of them said, Texas. Yeah. Well, and. Talking about the real estate market. That's the thing is we have jobs here. We have jobs because we have a state, you know, low tax reasonable regulatory environment that they got they got a state income tax out there. Well, this is a good place to do business. And so if it's a good place to do business, then businesses are coming here. You know, you have apple coming here. You have army future command coming here. And that's creating jobs, and wherever there's people people want to go where the jobs are problem is what happens is red state is friendly to business business starts to grow. So blue state folks, leave their state they come to rich, but they keep their blue mentality going. I know isn't that crazy which is bad for business. It's like, you know, they say, oh, I left this because I left California because I couldn't couldn't deal with the nonsense anymore. And then they come here and vote the exact same way. No need to require that. They go read somehow, a friend, Jeff and creeks on the phone. Jeff good morning. Good morning guys. I just wanted to say that I'm really enjoying listening to Ellen kind of transparency. Now, come on come on. Why are you calling just a butter biscuits? Man, come on. You guys are I mean come on. "Oh, I didn't think about that. So let's start small and work. Our way up. What are some of the shorter cruises leave from from Galveston? Okay. The shorter cruises. We have four or five and seven night cruise. Okay. Four night cruises. Gotta Cozumel late. Okay. Five night cruises depending on which cruise line. We'll go to either Cozumel and Progresso Mexico, or they might go to Cozumel and Costa, Maya Mexico. And then we have seven night cruises. What's have wonderful? I generally everything from the Bahamas to Grand Cayman, Jamaica or to Honduras and Belize. Yeah. Those are pretty good runs. Wouldn't they? They are all excellent. Claire Johnson with Galveston cruises dot com. Here. Let's talk about the advantage for Hugh Stony ins anyway of leaving from Galveston rather than somewhere else in the first thing that comes to mind, you don't have to fly anywhere and deal with the airport. Is so true. And a lot of people these days don't want the hassle of the airport, the beauty of going out of Galveston. Of course, if you lived in the Houston, Dallas Austin, San Antonio areas, you get in your car, you drive home in your home in the very same day. That's big, Dan. A lot of people from the Houston area that you know, they love it because the ship ten o'clock in the morning your background before name. That's the I have some friends who've made cruises out of Galveston. I haven't done that yet. But I have friends who have and they all rave about being able to just be home when they want to be. And you know, if if you got really good friends and family hanging around you don't even have to worry about parking a car down there. That's exactly right. They can drop you off, and you the parking fee, we have parking lots and it works just like going to the airport. Okay. Shuttle over to the Pierre. He drop your luggage off either can go park your car come back, or you know, just arrive with your family, but it works very much like going to be a really good friend to say, hey, I'm going on a cruise in. You're not. But could you drop ship? You know? No. I guess it'd be you'd have to find the way maybe show up with a little gift card in your hand to a restaurant or something for why you guys that's exactly. Most of the trips. I would assume they're kind of like flying every now, and then you're going to bump into getting subservience on on an airplane and every now, and then that's going to happen on a ship. But most of the time the Gulf of Mexico stays relatively calm, doesn't it? It does. And I'll tell you, you know, people are always worried about hurricane season six-month-long, but cruise lines are not gonna take shifts in order passengers are precious car. Dial into harm's way. They do reserve the right to divert a ship. If there's a storm, but they don't like to get into the turbulence either in the Gulf of Mexico is a mighty big goal. They can move around the news or banking avoid that if at all possible, and I want to do that. And unlike a plane trip when you're on that boat you can on that ship. I'm not going to call it a boat. I know better, but on ships, you can just eat until your stuff. Can't you? Oh, you can, you know, people don't realize I asked all the time. What does it cost for the meals and all your meals included in the cost to your crews breakfast, lunch and dinner? There's midnight the phase or complementary room service when you order from the menu and your cabin. It includes all your. Basic beverages. Coffee tea, juice, smell lemonade three punches. You're going to have to pay for your alcoholic beverages. Of course cocktails Darren line and you'll have to pay for soft drinks. But other than that. I mean, if you're on a budget, and you don't drink. You're not gonna have any extra expenses there. There are specialty restaurants on a couple of larger ship. There's a slight up charge to go in there. They're steakhouses in Italian restaurant. But you certainly don't have to do that the food and the dining rooms excellent. Claire Johnson from Galveston cruises dot com. What's the biggest mistake? People make on their first cruise. Oh, I think packing. Yeah. That's a good point. No, I can take as much luggage as you want it on board ship. Yes. Remember all those have to stay in the cabin with you. But you know, you wanna take an outfit for every day and Napa for every event, and that's not necessary. It is very casual there's a couple of nights to dress up on the ship. But you certainly don't have to do that. There's a Lido deck buffet. So you can just be as casual as you want to or as dressed as you want to be. But yeah, I think the biggest thing is taking on a bunch of luggage close good point for this audience. Claire are there any cruises available for adults only or for seniors only? You know there. I'm sure are certain groups that will organize and adults. Yeah. There's really not. There are some cruise lines that are more appealing to the older crowd. And there are some that are more children oriented, and so yes a fair way to put it. Yeah. And I and I just I you talk to the client decide what they're looking for. Sometimes I tell people if they're adults and they're flexible you don't wanna go during spring break. Stay stay away from summertime. School and some fall fall. A fall cruise would be just as good as any. I think Claire Johnson from Galveston cruises dot com. I appreciate your time today. What's well? I just told them the website now did not..

"Trump park kinda closer to that. As a concept more of an Austin feel to it. And the guys are out of Austin that are doing it. I had to politely request that they not open a barbecue joint inside there because they were thinking about doing it. Oh. I'd rather we'd be friends the not be friends. Does that'd be awkward. I think we could do each other more good. But the article says the reason in and out burger would never open in Houston was they don't like to be that. They don't freeze their food. None of their ingredients wherever frozen, so they can't ship them. So they want to keep their restaurants less than five hundred miles from a distribution center in Houston was four hundred twenty miles from their distribution center in Dallas that they opened in two thousand eleven and it didn't make sense. To open a distribution center here unless they had scale they had to have they had the couldn't just open one restaurant because they'd have to open a distribution center, and it would make sense for just one. So they had to be committed to several of them. And because we're not on the f thirty five corridor that that connects Texas that connects Dallas Austin San Antonio. They didn't feel like it made sense because of the travel time to get ingredients down here. But they said that eventually they decided that with with Houston's population growth from two thousand ten to two thousand seventeen increasing by sixteen point four percent, which is the fastest rate of growth among the nation's ten biggest metropolitan areas. They couldn't afford not to come here. Good news. Is you got more people to sell your house to that increases your house fake? You've got more people who sell goods and services to that makes your company boom. The bad news is these people come here because of our economic opportunities, and they vote for people with the political positions of the places they fled. And the reason they fled those places was because of policies that that strangle growth crazy how that works. Crazy. Chris. Yes. What do you want to what character? Do you want to see comeback for season three or? I would say Chris Christie, and I don't know if you've seen ocean's eleven where Brad Pitt's every time they show him. He's constantly eating eating something Chris Christie in the background snacking on a sandwich or something like that not necessarily doing much, but just being there and to kind of spot him in press conference and stuff like that. And so yeah, they can claim a moral victory. I think if a worker say within striking distance, maybe less than five percentage points of of crews, and for the Democrats who've been thinking that Texas is gonna know someday turn blue, and you turn purple in the process, you know, this would be one of those indications that the demographic trends in the voting trends are starting to go their way. But we'll have to see turns out professor mayor Nick always good to speak with you that phrase professor James Meredith from the university of North Texas, and again, it's very early. But right now, congressman Beto or Rourke leading incumbent Senator by about sixty two thousand votes, there is a long way to go. And don't forget we do not yet have the early voter totals from Harris County the Houston area because there were nine polling places that are being kept open until eight o'clock. And of course, we're also watching the thirty second congressional district. Seats, the the. Pete sessions, the incumbent and the democrat Collin Allred and Allred currently with fifty two point eight percent to forty five and a half percent lead over the incumbent sessions will keep you up to date on that one as well. Traffic and weather together coming up next. It's seven forty five. This is.

I'm giving you call because I have a twenty year old El Dorado Cadillac was sixty thousand miles on it. Wow. And I really enjoy this car, but it is getting harder and harder. When I get it repaired to get any parts for it. The internet to even get parts to work on it. I can tell that I'm going to have to sell this car. So I'm calling you today to ask you. I only like I'm sixty six years old. And I only like a forty big look serious car that has style to it. I want to get a car that's used with low mileage, and I cannot find anything that looks like a twenty year old El Dorado Cadillac in today's world. I hate the looks of everything can you recommend a good looking good size kind of sporty. Nice car at all. Remind me of my twenty year old Cadillac. Have you looked at the Lincoln continental? I have. I'm not impressed. It looks like a Taurus that you put a ten dollar grill on. Okay. Mark that one off. Have you looked at a Chevy s s now they don't make them for twenty eighteen but they had them in two thousand seventeen and sixteen if you look that car. I have not even heard of that is it like an umbrella or. It's somewhat like any pal? Yeah. But it was a a Holden car made four Chevrolet here in the US, Scott, the corvette engine under the hood. In a darned good looking car. And I knew it was about a forty thousand dollar car. I've got I did a review on one. You can go to my website car pro show dot com, and I did a video with it too. So you can actually see the interior exterior. It's a runner, man. I'm gonna tell you right now that car will get up and haul and I love the lines on. It's got some great wheels. It's it's the exact opposite of the continental. But still I you know, I think I would take a hard look at that. I wish I wish Pontiac was still around that, you know, the g six and the g eight the g eight GT was a great car. Let's see what happens.

"Charlie asks what ideas does Castro have for increasing Latino voter participation, especially young Latinos in Texas, where we have a very unexpectedly competitive US Senate race against Ted Cruz by Beto or work. It's gonna be fascinating to watch in eleven days because Bethel Rourke has visited every county in Texas there two hundred and fifty four. Of them. He has. Campaigned on trying to unify. Communities instead of divide them. Ted Cruz is not particularly well liked down there, and is Trump really? I mean. Yeah. I mean foot folks should know about Texas. I know a lot of Californians and especially here in the bay area. I would imagine as a former resident of the bay area, you think of Texas, and you think of this very conservative state and people have different perceptions of it. But Texas had the first or second biggest percentage point jump toward the democrat of any of the states in two thousand sixteen. There are a lot of people in that state, especially in the suburbs of Houston, Dallas, Austin, San Antonio. And especially suburban women that have had enough with Trump and never liked Ted Cruz in the first place, but maybe they voted for him because they leaned Republican that are abandoning that party right now. That's why in congressional districts like the thirty second which Pete sessions represents the I believe that the democrat is going to beat him over there. And then we're going to have a couple. And other pickups. I think and with a strong wave I do think that that the rock can beat Ted Cruz de Democrats have talked about, you know, flipping Texas. I mean, how far realistically how far off do you think that is in a in a presidential election? So well, Scott it could be eleven days away. So. Well, I mean, you know, so. Signal. Now, I believe that that in twenty twenty that if that low does well or especially if he wins that we can take Texas and my vision for the Democratic Party is that we take the seventy eight votes that are made up by Texas and Florida Florida's already appointed half. All the time either way in two thousand sixteen Arizona was only three and a half points, Texas is nine, but if that closes that seventy eight votes now, and if the census is done, well, which is actually a question Mark right now because this ministration that's gonna be, you know, eighty one or eighty two electoral votes, twenty twenty four. All right. Let's get another call in here. Gary in San Jose. You're on with Julia Castro. Yeah. I called about something I'll get to this. I think real related to the Texas. If you if we could do something about the horrible gerrymandering, Texas would probably already be. Tone up democrat democratic not gonna help. Help in a statewide race. But it's still. Yes, it does. But anyway, I called because when I first turned in this morning, you're talking about the the bomb the bomb Stanton the guy getting caught and we need to change. The somebody needs told me to speak up against all the full Trump's the main causes of all this divisiveness. Where are the damn I was thinking about this yesterday myself where the democratic leaders, and where the Republican leaders Trump's obviously not gonna do it. Why can't the other leaders formed a coalition candidate? Alright people stop doing this. Denouncing the media. They actually are protecting stopped and out think anybody disagrees. It's america. It's okay to your degree. Why are we waiting for Trump to do? He's not going to. Yeah. Well there having some. There were waiting for him. I mean, I, you know, I believe that. Whether it's Nancy Pelosi or Chuck Schumer, others, they have made their statements. However, there's no question that the biggest Bullhorn belongs to Donald Trump. And that if there's something that Trump is good at its at manipulating the news cycle. And getting his words out there. And so the president under any circumstances has the the loudest voice. It becomes hard to deliver. A counter message to that at a moment. Like this. If he's so intent. On blaming CNN or blaming the media basically continuing to fan the flames of the the division that has driven these kinds of activities. So I agree with your sentiment. I mean that we need folks out there, speaking out speaking up together, I do think some of that is being done a lot of times that gets drowned out because this guy just keeps the microphone all right?.

"Apps Not internet, of, things, that's correct And you know web back in cloud. Cloud. Based web sites and services okay so very simply and correct me if, if you know get this wrong we, had a conversation during a break but you guys not only can can build the device right or or take somebody else's device and build the firmware for right or take somebody else's device that already has, firmware and, build the back end you know app and support and website and everything else. That needs to go with it so kind of a one stop, shop for, any kind of technology you. Know hardware-software type? Of of. Technology, is that right that's correct yeah we were what, we call a full stack developer which means, we can do the hardware development. PCB mechanical design for your, product we can do, the firmware, and then of course you know all devices nowadays need mobile apps and they need the web back and no one really. Cares about the dangle that much they all want to know what. It. Looks, like, on their. Phone yeah well that's. That's it It's great to have a cool thermostat for your air conditioner you need to be able to operate that thing. Remotely. I get it and that's what you guys do now talk to me, a little bit about your business model, because you have a very interesting business model in that you have a full fully staffed overseas company that helps you in some of this development that's right we opened an office about ten years ago in, a country, called Belarus it's located in eastern Europe it's about two hours from anywhere in. Europe and what are we liked about the location is you know, full of, smart guys who like challenges. And are good? With algorithms. Used, to be the center of Soviet research and development, during the Russian federation days where they used, to buy a build all of. Their PC's and products and, they have a high, tech park, initiative there where they're really supporting the IT sphere but this is not a small little office you have over there you. Have hundreds of employees right that's right we're we're up to two. Hundred. And, fifty, people now And you know a growing. Year to year we just, we? Just took. Over, another floor in an office building that we're. At And yeah we have most of the development is handled there we. Do have a US-based resources here specifically in in. Texas to handle project management and face to face communication with with local clients but primarily most of the development is, done? There, talk to me a little bit. About some of your clients because you have a pretty wide base of of, clientele right yeah we work, for the big guys so we're working a lot with companies like Verizon Epson Invidia To work on their leading edge projects but. We also work on small and medium based company products and we're trying to focus more and more on the startup community we really. Believe in Texas being a third coast for technology. And so we're working with companies like station Houston and Houston and then other accelerators in Dallas Austin San Antonio will, and? It's, really happening all over the state. In talk to me a little bit about what you're seeing In the startup community because you guys are tied to. It you are, a big customer base of yours how? Are you, seeing the growth of Texas startups, yeah we're seeing really groundswell now I mean I think that you're going to see more and more of it. I mean if you think about it I mean Texas has always been in the center of the technology space I mean you had Texas Instruments here yet Compaq Dell in Austin, you, got a lot of businesses and game development. In, Dallas you, have Austin who's you also, a hub, for things I mean Houston has been a little underrepresented but but we really feel like there is a. Growing well for for that kind dominant in the startup unity, and that's why we're we're partnering list stationed Houston to really support. Those developers who coming out with new products and we like. To space because it is innovative and you know there's there's, always leading edge stuff being done, there, that of course eventually we can do for you know the same types of things for the the larger and larger businesses No doubt, and the startups of the guys. That are breaking new. Ground right they're the ones that are that are out there. Really on the, leading edge where you guys are tell? Me a, little bit about some of the, interesting things you guys are seeing you know just blow your mind next level technology that that you guys have. On plate yeah sure I mean it ranges anywhere from products like smart dog collars where they're really trying to innovate what is a wearable let's look like for pets right and, anything, from there to just you know things like. Aaron VR I, mean one of the one, of the, more impressive which is augmented reality and virtual reality right so right In reality I think augmented. Reality is going to. Be the technology that you'll see I just because VR it's okay for gaming but a are really. Just like, it says it augments the world around you. And you're, not cut off and worried about walking. Into, a wall now so I think. The best AR technology that I've seen is comes from Microsoft with, their hololens we were in the first wave of developers to to get, one? Of the Microsoft Holland's isn't just really impressed by how you can locate an object in space and. They just had the the technology now to where that object does not move or. Slide around, or anything you can walk around it you can look up and down around. It, it's. Just locked, in you can play a where a guy gets up and sits on the desk that's in your office, you know he's dangling feet, over? The edge walks around I mean, it's just, is this really, amazing. Actually well, there's a lot of amazing things we were talking during the break about the about, the? Dog collar Very interesting things. And with, the with the internet of things it. Now, allows you to do some some. Very fascinating things with a dog that otherwise wouldn't be possible right Cameras. Where you can, see dogs I view what you.
