But isn't it fair to say you actually do want to take away people's guns? Keep your pistols, keep your long rifles. Keep your shotguns. I want the most dangerous weapons these weapons of war out of the hands of the most dangerous people. But when it comes to what else we can do because I don't have been suggested basically saying, yeah, you can keep some of your guns. But the ones that look really scary. Yeah. We need to take those away. I don't like those because they're scary to me. They look scarier than the other ones granted they perform the same exact function. But they look a little scarier by. "Thanks for joining us again here on real estate today. I'm so happy to be back. We're delighted you're here. So let's talk now about what can be. A rather nervous time period between the ratification of the contract on the house and the closing day. There's a lot going on in that period. There's a lot happening in that period. And certainly it's the time when the buyer is unsure whether this is really going to happen there. They're being bombarded with requests for documents from their lender. They're they're trying to pack and a range for movers. And it's just a very busy time and business can create anxiety. Interesting. Now, one of the things that causes the most anxiety might be the appraisal. Tell us what happens in terms of the appraisal. If you're working with a buyer client, well, obviously, the appraisers chosen through a management company picked by the mortgage lender, and they'll go out to the house and do their assessment and come back with an opinion value, and sometimes even requests for repairs to be done to the house. And so we're all kind. Sitting on pins and needles until that the document comes back into the lender. And we see what the results are. Of course, if the appraisal comes back higher than the offer you and your client have made then you're in great shape. Everybody says we'll who at that point. Maybe the seller. Exactly. Of course, the seller doesn't usually get an opportunity to see that documents. That's a good point the buyer, and I will go Woohoo. What about the other scenario happens and it comes in lower in a competitive market. Like, this are most of your clients coming up with the cash to make up the difference or are the sellers reducing their practice were rarely does a buyer want to pay more for house in with the appraisal says so there's always that kind of tug of war. I had a transaction recently. A as you're aware Amazon's moving into our area. And so I sold the gentleman a condo in the Amazon marketplace and the appraisal came in low and the seller said, well, I don't want to reduce the price because Amazon's coming and somebody's gonna come in here and pay me my price and the buyer says why don't wanna pay more than they say it's worth. And so we got into that kind of tug of war. We just basically negotiated back and forth until we got to a number that everybody could live with met in the middle. Exactly. That's great. And now another thing that happens during that period. Is of course, the home inspection. Now in the market was red hot some buyers were given that up and saying I got to get a house. No home inspection. What about now? I think many buyers are trying to put the home inspections back in. And it's a good thing. Always I think it helps when they understand the reality of what they should expect. If they're buying a house, it's resale product just like buying a used car from the car dealer. It's going to have a couple of Nixon it, and so it's not going to be perfect. And you go into any house even a brand new house today, you'll find things that are wrong. And so the the question for most buyers is what's serious on this list? And if you try to approach just a serious things don't pick the inspection results apart with trying to get every Nick in the paint fix and just pick the big things and make sure you have a comfort level there. The things that can cost you a lot of money down. Exactly interesting. Another issue during that time period between the ratified contract in the closing would be underwriting of the mortgage. Your buyer has applied for the mortgage has been preapproved. But then the real heavy lifting begins during that period. What do you tell your buyers about keeping that home loan on track? I tell them I off be patient and understand that we're in a very high regulatory environment, particularly after the crash of a few years back in. So lenders are asking for you know, who what was your first birthday party like they won't proof of that? And so you got to take up all of these documents from way in the closet and back somewhere and provide them, and you just got to be patient and give them what they want. And then the process will move forward pretty smoothly. Now, here's a real serious issue. Dale, if your client comes to you and says, I want to change something in the contract after it's been ratified. That can be dangerous because depending on what it is. It can be considered to be a counter offer and the seller. Could just say I'm out that that could happen. And you've got to be real careful in that. And most times you don't change things after the contract is signed. You wanna be careful when you sign the contract that you understand and agree to all the terms, and you're willing to live up to the expectations that those terms create Deo. We've also talked many times on the show about the art of negotiation. I would think that that time period between the ratified contract in the closing is where the negotiations really count. They do you've got to be skilled in the ability to move things towards close and the negotiation ability and skill set is extremely important, and and the willingness to be flexible, no, one gets everything that they want. And so get most of what you want and give up some. Something. So that you can get to satisfactory and result. That is great advice.
