He's and it was a huge and then now it's where Coop City is, which is this giant housing complex, But For five years. It was a theme park based on U. S history. Freedomland. How did How did Walt Disney react to that? Not well, really. He didn't like that. There's no documentation on his thoughts on freedom land, but the guy himself actually went on. To start calling himself the master builder Disneyland, and that's how he got all these other homes around the country built and and then you know, well stepped in and sued him and said, You can't say that because I'm Disneyland. I think back. I went on to build a park called six Flags over Texas and Arlington. And that's what started six Flags. Is that right? That's what it's wow. "So here is one of those studies. It's a study of all former soldiers. And. Gauging their joint pain. Bender stiffness. And a film over the course of the study, given college X greatly improved their joint pain, greatly reduced stiffness. It was actually restoring function to any. Studies have been performed at framingham state university and Massachusetts the university of Massachusetts Lau all the university of Connecticut stores university of California Davis. I mean, these are dependable research institutions. So here's another one. This is the center for musculoskeletal health at university of California Davis. And it's two hundred people at arthritic knees. It's a six month long study from thirteen different orthopedic clinics. Thirteen different orthopedic clinics for a half a year, two hundred patients would authentic knees. It's published in the journal nutrition journal. I mean, this is a well powered study plenty of people plenty of researchers. Plenty of time. Absolute improvement. Absolute improvement and knee pain. Absolute notorious bad it reduced any pain, and it was getting better and better and better absolute improvement and stiffness like getting out of your share a bed in the morning. Absolute increase and function. That's what you want to look at the quality of life. Okay. Did Pango down stiffness improve. Are they getting back to your quality of life? And the answer was yes. And all these studies as an improvement in quality of life. That's an important marker like they were more comfortable taking a walk. They were more comfortable walking up. The stairs. This is marketplace, I'm KAI Ryssdal. Look around anytime, you're out and about Nomo any medium to large city in this country. And if you've got an even slightly discerning architectural, I you might notice that all the new apartment buildings in town, basically, look the same but behind that uniformity or some straightforward economic reasons why the financial crisis today's housing shortage, the high price of real estate right now also the trade war Patrick citizen rights for curbed, including recently apiece, headlined, why do all apartment buildings look the same patch. Thanks for coming in. Thanks for having me. So you start this piece up in Seattle with rise, ma'am is on in the building describe these apartments that are popping up in Seattle. And and all over. Yeah. It's really a nationwide phenomenon. Basically, they're just sort of these boxy somewhat bland apartment buildings release square kind of guilty. The edge of the lot line. Normally, you'll see something like a commercial or retail on the first floor, and then residential the next couple of stories you've seen rich about every big city in US. Okay. Why? Well, talking to a couple of experts kind of broke it down into for three reasons code cost in craft. The first thing is building. So most big cities are still zone most of the area for single family homes. So if you wanna go apartment buildings you want to create multifamily units, there's not a lot of them to do it. So that drives up the costs. And then you have a rising costs of construction building materials. Rising labour we're in a couple of tariff and trade fights under if you've done us a little bit about that a little bit and then finally craft this is a little bit nebulous. But a lot of people told me with these cost pressures developers are trying to ring every Sunday candidate the building. So there's a lot of computer aided design going on not that that it hasn't happened in the past. But we're able to sort of maximize provident way we couldn't. So they just stamp them out. Right. Basically like cookie cutter. Yeah. It seems a little cookie cutter Atieno targeting developers. They say, hey, we are trying our best to add housing to cities that are under extreme housing shortages, which is a very big problem. And this is the only way we can do it with margins. That's one of the key driving issues. Right. Is that housing show tight and apartments are the sort of the easy relief valve on a of housing markets, L A, and and other places. Well, yeah. And I mean, this this style of construction it's just the cheapest way to do it. And you know, we talked to in. They had a lot of funny names for it. Mine craftsmen sponge, sponge, build square parts are texture fast casual architecture. But yeah, it's all from the developer perspective based on cost. Okay. So if you go back in history, there's lots of examples of sort of cookie cutter construction right levittown, Long Island is certainly one of them after the second World War. And and so what's what's wrong with this? I guess is the question a lot of it's a matter of aesthetic judgment. You look at the neighborhoods of cute craftsman bungalows, we've seen a lot of cities. People say, hey, these are gorgeous, this is historic. But you know, what? Like, they're all cookie cutter construction right at the time that was the sort of formula that developers were using to make a lot of money, quicken stamp out similar things. This is sort of what's happening today. It's it's almost a symbol of the cost and constraints. We have in building in American cities right now, developers are building these to be most cost effective for themselves. My guess would be though that that is not being passed down to the residents and less or people signing leases in terms of lower rents. I mean, rents are still going up. Yeah. Exactly. And I mean, developers would say, hey, we have rising land cost labor costs rise. Material costs doesn't seem to be turning around anytime soon the land that we're able to build these multifamily units on they're not like rezoning a lot of parts of cities. So we're we're not like necessarily, greedy. Here developers would say, hey, this is what the market is is allowing us to do. Right. But at the end of the day like we're not released subsidizing affordable. Housing and there's just such a incredible shortage. I mean, look at California there's such a shortage of housing. "You're listening to all things considered from NPR news. The MTA could be opening four new metro north train stations in east Bronx in as soon as four years the plan would transform an area that's home to large medical centers and universities and the largest op complex in the world coop city. This is part of the Bronx that also has one of the largest reverse commutes in the country, people going from the urban core Manhattan to the outskirts of the city the subway doesn't go there. Either right now they mostly rely on cars and buses joining us now to discuss WNYC's transportation reporter, Steven Nessin. Hey, Steven, Jamie. So I why don't you situate us geographically this project would add four new metro north stops in the east. Bronx writers would be able to get there from Penn station in about twenty minutes, and it wouldn't require the MTA to alter the landscape much. That's because unlike say the second. Stations where the MTA has to drill make a new tunnel. Then lay the tracks in this case, the tracks are already in place right now, they're used by Amtrak for trains that run on the line from Penn station to new Rochelle and up the northeast corridor. This project would add stations at hunts point park, Chester Morris park and co coop city and onto new Rochelle if they need the new stations would cost north of five hundred million dollars and New York state is already agreed to fund most of it. All right. So why are we hearing about this? Now is there some sort of deadline coming up. Not exactly the rough deadline is four years from now, but the city is holding its first and really one of the only public workshops on this project at four PM tomorrow at Albert Einstein college of medicine in Morris park, while four years sounds like a longtime away it's nothing in infrastructure years. So this workshop is where the public can weigh in on what services they would need along with the new stations scraped to have new stations. But there's a lot of potential impact in the area real estate values parking. I recently met up with the director of city planning in the Bronx. Carol samll who explained what she'll be listening for on Tuesday. How do the streets function? How do the buses connect to the station? What kind of land uses are around it. Do we want to rezone in order to have more density for different uses different kinds of uses not to mention parks schools and the retail needs of the area? All right, whenever I hear land use rezoning, I think conflict with the local community is this one of those not in my backyard projects at the city wants but local residents are going to resist. This is one of those rare projects that seems to have community by an end finds the city and MTA on the same page. They all want this to happen and happen quickly. But like all big projects. There are complications and roadblocks and this is one. Well, it seems simple on the face of it at four stations over tracks that already exist. It is not first of all the tracks are owned by Amtrak. And while the MTA has agreed to build the stations rebuild the tracks and signals.
