So how do you go from being a Canadian transplant to a kiwi? It's like, I think that's such a wonderful leap of faith. And I'm dying to hear every detail in the middle. Well, I came here in 1990, the New Zealand was hosting the Commonwealth Games. Yeah. So they had a big theater sports tournament and our theater in Vancouver was a really big presence in the whole theater sports world, which is a kind of improvised theater where things are made up on the spot. So theater sports is more competitive team on team. So they pitched it, obviously they had a theater sports was very new in New Zealand, but they thought, what a great sport combo, it's art. It's art, it's sports. It's so they went yes. Bring people from the home and wealth and anywhere else. And so I came representing Vancouver. And wow. Yeah, so that was very groovy, and it was a lot of fun. And then there was a smaller group of us that got to do a tour of New Zealand. And in a van. And I did that, and then I got offered a job to start the theater supports company up and Wellington. So thought, okay, why not?

That's I'll conquer to hurry sickness. And my final one is an antidote to all of that, or at least how you might feel after months of I can't hide. And that's slew me. I may have mentioned this one before. I just love it though. Slew me SLO MY just means sort of languorous and pleasantly sort of listless, really, and just finally letting it all go. Well, I have a calming poem for a second. I think this week. As you know, I am an ambassador for the royal Commonwealth society. Yes. So I was following the Commonwealth Games with interest. I don't know if you followed them. I have. But it's a marvelous concept, actually, the Commonwealth Games, because there we have the Commonwealth, 56 countries around the world, not all of them, with a British connection in their heritage, some that have just come newly to the Commonwealth.

"Welcome to the challenges from rating. I'm Ben Rothenberg, joined by Timothy carrillo and CR's Spain and sub Saharan African correspondent to Mani hello again. Happy to have you back, as always, and we are here on the occasion that is both a little bit, I don't think surprising is the appropriate word, but timing, I didn't expect to wake up to this news this morning and did that three to Williams has formally announced her retirement. It's a little bit fuzzier than that. She didn't draw a direct finish line, but you can pretty much read into what she's saying and it seems very clear that the U.S. open is planned to be her last tournament, anything beyond that would be a big surprise based on her current framing in a cover story for the September issue of Vogue magazine and very much keeping with current Serena. Media strategies and prevalence and prominence of things like that. Yeah, it's funny. I just start with your initial reaction to this news. Obviously, you and I have both followed Serena for decades. What is your reaction and your feelings about this news and the sort of finality what has been up until now, you know, never ending career. Yeah. The actual news, I think you agree. It's not surprising. It's not shocking. It's if we were talking about Serena a few months ago, I wasn't sure that she was going to come back to the sport at all. So yeah, I'm not surprised that I'd actually had for a few months now. I've had Serena on push notifications on Instagram. And anticipation of this at some point, there's going to be a big announcement like this, and so it was just funny when I checked my phone. So I was working out in the Commonwealth Games the last couple of weeks in Birmingham and I was on the bus back home. I checked my phone and you could just see like the vote, you know, like the kind of thumbnail. And I was like, here we are. Even before I clicked on that, you know, so it wasn't surprising. As you said, it's interesting because the actual article was detailed in places. I didn't expect I didn't expect to have, for example, to go into such detail about Margaret court. And it was very detailed in some ways, but then, as you said, vague on, she didn't actually explicitly say it. The U.S. open is the end. This is my final tournament. Done. This is what we assume and it seems actually the tweet that introduced article questions was actually more, you know, she said, I'm going to enjoy these last few weeks. But it seems to be the end. Yeah, yeah, you're right now. I was doing a bunch of media appearances on various TV and radio about this news today as normally happens when there's some big tennis news story. And yeah, there wasn't the one clear pull quote for people to sort of nail and say, well, Serena Williams said this. A lot of them were actually playing the clip of her and press in Toronto yesterday, where she got her first win in 14 months. Where she sort of talked about seeing a light at the end of the tunnel and that light represented freedom. And that was kind of the quote, actually, which wasn't even part of this Vogue story that wound up getting the most circulation. It was an audio thing. So maybe more sense for those media. But yeah, it's interesting to see what she went into and how she frames it and what she says and what she doesn't say. In here, and there's some interesting things on both fronts. I thought, yeah, the Margaret court thing, actually, we can get to that now, I guess, as you mentioned, it might as well. It's one of the things on my agenda here to talk about. Actually, before you do this on the surprise front, I want to share a quote from that I think really sums up kind of the tennis world's reaction from the always understated and succinct kaia kanepi, who was asked about this today after winning via retirement against Nami Osaka today in Toronto. She was asked, is she a player who's inspired you in the past? And just what was your reaction when you saw the news? And kaia said, I took it very calmly because players they retire in certain age. I think it's normal. I quote machine can epi. In classic form. Yeah, anyway, so here's what she says about market court. She says, there are people who say I'm not the goat because I didn't pass market court's record of 24 Grand Slam titles, but she achieved before the quote open era that began in 1968. I'd be lying if I said I didn't want that record. Obviously I do. But day to day, I'm not I'm really not thinking about her. If I'm in a grandstand final, then yes, I am thinking about that record. Maybe I thought about it too much, and that didn't help. The way I see it, I should have 30 plus grand slams. I had my chances of coming back from giving birth. I went from a C section to a second pulmonary embolism to a Grand Slam final. I played while breastfeeding. I played through postpartum depression, but I didn't get there. Should I what a cuda? I didn't show up the way I should have or could have. But I showed up 23 times, and that's fine. Actually, it's extraordinary, but these days, I have to choose between building my tennis resume and building my family. I choose the latter. You won't get more to the family stuff later. That's a big part of this. Essay, but yeah, I'm sure you get asked about this, I get asked about it. The market court record, I think in so many ways, was illusory, and it was a shifting goalpost in a lot of ways. You talk about in your piece that she repeats for The Guardian today that she pointed to Steffi Graf, who was the holder of the pro era record of 22 grand slams first. And Margaret court only sort of came up after. And Serena did embrace and more toggle also her coach for most of this time did embrace the chase for 24. It was a very easy narrative and it was easy to build stories around and have to be the quote greatest of all time because that number did exist out there. But I think anybody who I'm glad Serena said a little bit, she could have said more.

We talked about that on the podcast before where if you were driving a rally car where you are the car and the car is you and it's just all one, but he had to often you can there's a sports person do that for a period of time whether it's a hundred meter race in the Commonwealth Games have been watching or but to do it day after day is a superhuman effort. So it sounds like you're massively impressed by his weekend. Yeah, absolutely. I think everyone was hugely impressed by what tanak did and as I said earlier he was really sort of competing with lesser machinery. And I know that there was there was a bit of mind games from tannock, which was quite interesting during the weekend, you know, he was sort of saying our Toyota unbeatable here and that's fair because Toyota, this is their backyard, this is where the team is based. They are based in the host city of the rally vascular. They've won every rally Finland since their return to the championship since 2017. So they were fully expected to win this. So to be able to sort of fend them off like he did was just simply incredible. And clearly there's something going on behind the scenes. He was an inspired tanak. He was driving with a purpose that we haven't seen, perhaps this year. And let's remember that he did win in Sardinia, but this was a different kind of victory. And he was quite emotional for Tanaka at the end as well. He sort of paid tribute to his wife for being there for supporting him during some difficult times he didn't sort of allude to what those difficult times were, but he's clearly there was some there was some emotion involved in this victory. Which we haven't seen before. And as I said, the only way I could sort of describe it was he was sort of driving like a classic Colin McCrae maximum attack style that we've seen Colin McRae produce over the years where it's just full attack. There's sketchy moments at the very, very many sketchy moments, but somehow he manages to drag this through. And I think the telling points of this was on Friday where he sort of said, you know, the car is uncomfortable, but I have to be uncomfortable to be able to produce these times. And after one stage, even said that his hands were shaking, that just so how much effort and what he was doing to try and hold this car. He was physically shaking afterwards. So it was a herculean effort and one that will go down in history. And a battle of the Finns behind him over Friday and Saturday with lappy and Robin pair a bit of a ding dong between them earlier in the rally before Robin Perry pulled clear finishing order tanak first, Robin pair a second lappy third elf and Evans in fourth Thierry navy 6th if sorry a new deal and katsu was sick there wasn't he. And Gus Greene Smith in the first, the fourth. In 7th, I hadn't run down the order, which I hadn't so apologies dear listener. So Tom, what do you make of that battle of the Finns for second and third place? Yeah, so obviously calorie run per massively the favorite going into this rally with his home round. It was his homecoming, I think everyone was to deliver a victory. It would always be tough starting first on the road because we championship position, but he had a huge amount of support in Finland. If there was anyone worried that Finland not having a world champion for 20 years that the sport was sort of it's popularity was dwindling, then Cali rov and pere has reignited this because the crowds were huge over the weekend. His support was massive. If he wanted to get a glimpse of calorie often pairing the service park, you were sort of 6 or 7 deep in the crowd. The Finns really do love this rally. An interesting stat and I will get onto the answer to the actual competition in a moment, but interesting stat that appeared yesterday was to sort of give you context as to how popular rallying is in Finland the entire rally is broadcast on pay television and free to air television via online platform. They have their own special TV studio in the service park just for the finished television. Sort of a sky F one style type of studio. And the figures that were produced over the weekend were 5.5 million hours of WRC rally Finland were watched through the national television provider. Which are quite too, if we look at it from a population point of view, every thin watching at least one hour of WRC over the four days. So that's a that is what Raleigh is infinite. It is a national obsession. It blew my mind just how popular it is. It is just literally one of their most favorite things to do and watch. "Question for the mailbag as well this week from Ed on email. So edge has said hi, Joel and Kim. Inspired by the Commonwealth Games. So Ed was asking, if tennis was in the Commonwealth Games, who would you have as your gold medal winning champions in the men's and women's singles events? So that's a really good shout. I actually went to the Commonwealth Games this weekend, but I was ruminating on the fact that tennis wasn't included. And I'm sort of thankful if I'm being honest, Kim, it's not been included. Yeah, I think it's probably a bit too much given that they do play the Olympics, and I think given the not even everyone plays the Olympics. Oh, no, exactly. And there's always a bit of debate over that. And the Commonwealth Games would not actually not many tennis players at the top of the tours would be classed as Commonwealth players. So it would be like a few of them going off to do something. And they probably would want to focus on the U.S. open. So I mean, who would you have as your champs? Yeah. It's a tough one. I mean, you've obviously got UK Canada, Australia. I think has maybe your big, big three. I might go someone like Alex de menor, maybe, or Nick curios. As my kind of men's champion, women's champion, I'm going to go Sam Stosur. Maybe not Samsung. Maybe not Samsung. I don't know, Emma randa cardi. Especially at home in Birmingham. I think she would have risen to the occasion. But yeah, that was sort of where my head was at, but yeah, you'd think the field would be if even if it was like a full field of it would feel more like a two 50 or a 500 I feel. Yeah, I would say so, yeah, just because of, I think even like the likes of Alex domino, they may not have wanted to have played it. And that's no disrespect to the Commonwealth Games, but it might have been something that and maybe we'll see this if it's ever introduced into the Commonwealth Games, but yeah, I was sort of thinking maybe a Jordan Thompson or a Tommy yovich of the world could excel at something like this. Yeah, exactly. If he wanted to play at home, although I don't know who he would have represented because his sort of part Scottish part Welsh, I think. So I grew up in New Zealand. Yeah, so he's just everyone gets a medal. He's just very Commonwealth, isn't he? Anyway. Great, great question. Ed, thank you for getting in touch with us. It's very, very kind of you. So Keaton coming, would you love listen to questions on the tennis weekly mailbag? But your one thing I wanted to kind of discuss, I guess, with yourself today was there's been a report, I guess or on a sports blogging website actually. Called 5 38 for the reference there. It's a very interesting read. I don't know if any of our listeners have read it, but it was talking about how tennis and outdoor tennis especially could become and I'll quote from their headline could become sports sports first big climate change casualty because of all of the rising temperatures and tennis players being outside for hours and hours on end and these ridiculous heats and how will they cope with that. It's going to get to a level that's unsustainable from a health perspective just to be out there playing in these sort of unhealthy temperatures, not to mention the fact that I guess tennis by its very nature as a global sport probably isn't the best for the environment, what with all the sort of emissions produced by it. So and what did you make of this report when you had a look at it? Yeah, it was certainly something I've not really kind of thought about and the actually the only real way I've been thinking about the environment and the tours is more to do with the carbon footprint of players flying from tournaments a tournament all around the world as opposed to thinking about it in terms of the heat and that endangering lives of players and we do have tournaments where the conditions can be extremely punishing. This week Washington D.C., the humidity factor just looked like it was felt very, very almost like unplayable at times to a point where you just think the play who's going to win is the play is just going to survive. And I wonder if some of the players think that when they go through these conditions given how punishing they are and even earlier on in the season Kim, that match between Nadal and zverev in the French Open on that indoor setting was just a very, again, very, very punishing, maybe not necessarily from a weather sense, but very slow core, dry conditions just did not help anyone or do anyone any favors, I think. Again, Australian open is and is another who's, you know, they're sort of they're probably at the forefront in the sense that they have some science there that tells players and fans, if it goes above a certain level, then they stop. But it certainly does feel like it's becoming more and more of an issue.

"A potential stepping stone to Olympic inclusion, as Alex capstick has been finding out in Birmingham. Every session at the Met ball arena in Birmingham has been packed. There's a crackling atmosphere and fitting environment for a sport which has the best teams and the best players at the Commonwealth Games. Long game saw me, South African nipple capte. Come games are different standards. It's been great so far. I enjoy being here to my VidCon games and it's been fantastic so far. This Watson wing attack and captain of the diamonds. I think we are used to playing in front of big crowds, but this is definitely on the level. There's a live DJ out there. There's lots of noise and even just the whole buzz around the arena. It's pretty special and it is the Pinnacle of our sport. But what netball really wants is Olympic inclusion. They've got their eye on the 2032 games in Brisbane. Liz nickel runs the sports global governing body. Every sport has an aspiration to be in the biggest multi sport event that exists all our members would love to be part of the Olympics. We've always known that the best possibility would be when a strong netball nation becomes the host of a future games. And of course Brisbane 2032 provides us with the opportunity to propose our inclusion. But being a popular sport at the Commonwealth Games offers no guarantees. Squash another event which has pulled in big crowds to the court at Birmingham university has made several unsuccessful attempts to join the Olympics. The president of world squash is Xena wooldridge. We'd always had really high hopes of getting in and we always feel that squash fits the Olympic ideals so well. So why haven't we got in? Maybe because we haven't got quite the broadcast figures, but I do think it's a chicken and egg, I think if we got an Olympics I've got the profile, we're starting to get the broadcast figures. Just down the road from the squash venue is the edge question stadium where women's cricket has been making its Commonwealth Games debut. It's a great opportunity for us really to showcase the growth of women's cricket, but also to give our athletes the opportunity to take part in a multi sport games, which is something I'm sure little treasure for the rest of their lives. Was in Khan is from the international cricket council with a special responsibility for expanding the game's reach. In the next month, he and his colleagues will be pitching for a spot at the 2028 Los Angeles Olympics. I think the Commonwealth Games here has been at a great starting point for us to be part of multi sport games, being part of the Olympics moving forward would be a wonderful opportunity for us as a game to showcase the game at the very, very best

"E team. They have my personal favorite. The Bruce was an innovator. In 1963, Bruce would have never imagined that there would be a professional gaming team. The McLaren shadow eSports team. I spent time with Lando, one of those drivers talking about gaming. Lando's saying that the game, not the state of the art simulators that mccarran have the game. It's so realistic that he can tell if a bump in the road is out of place. The only thing that he felt is missing is the wind. Lando is one of these digital natives, a new class of gamer. Where he drives in both the physical world and the digital world and that shared community. The difference in Formula One between coming first and second is a fraction of a second. When you have elite people, those 20 people in that car, the only way they can go and get better is by data. It's the only way they can differentiate themselves using data to improve. This is exactly the same as eSports. There are team managers. There are coaches that even psychologists, but most importantly, data analysts. In the racing game, the PC game. It hit out around 300 different data points in real time for you to analyze and improve what you do. Not real F one. This is the game. Things like Thai temperature breaks, acceleration is absolutely incredible. It's also incredibly realistic. It's an immersive experience. When you're going down that kind of the back straight, you're traveling about 293 feet per second. The difference between making that corner and dropping back and not being in the lead is a mere fraction of a second. You want to know, are your tires at the right temperature? You want to be able to know, are you hitting the brakes at the right moment to turning at that right moment? They're using data to improve again and again. Lando would be playing again over lockdown. There was no Formula One. Lando ended up gaming. The most empowering part about this, it wasn't just that he was using this to practice his skill. It was he was connecting with an online community, an absolutely unprecedented access to Lando, the sportsperson. Something you don't normally get. Over lockdown, there was no sport. Journalists started writing about eSports. Mainstream broadcasters started broadcasting eSports on primary channels. We started looking at eSports in the millions. It was sport. It was the only sport. People under 20 are much more likely to start to watch eSports or watch eSports than go and have a look at traditional sports. The Commonwealth Games this summer is going to have eSports alongside traditional sports, the Asian Games that later this year are going to have it as a medal event alongside traditional sports. The gaming industry is three times bigger than a music industry. It's going to double by 2025. The most important part about it is it's redefining our notion of what is sport and competition and how we get into that accessible world of fun of connecting with people and enjoying ourselves. Now, I mentioned Rudy earlier. For Rudy, his dream hit a wall. He started gaming. He really enjoyed it. Then when he was 25, he saw a competition world's fastest gamer. 30,000 people entered this. Rudy won. Rudy got a professional contract with a McLaren simulator team. This led on to Rudy getting a contract with Uber racing in the Porsche Carrera cup Germany and the super GT cup. Rudy is winning some of the most difficult competitions in the world. Just like he did in the virtual world. Play? Gives us new possibilities. The technology is closing the gap between our aspirations and our access to that opportunity. It's closing down barriers. Geographic barriers, social barriers, economic barriers. It enabled Rudy to go and live his dream. We all have dreams, and this is allowing us to go and fulfill our dreams. A new generation of people is starting to understand what it really means to go and live in a world augmented by technology. The relevance of it, the context of it, or to actually means to go and connect with people and technology being part of everything. They are able to go and reimagine the world around them. They're more data literate than ever. They're ready to go and create that next wave of innovation. This really is the new era for play. And it's open to everyone. Thank you. That presumably will help elevate it again. Yes, I do hope so. And at the moment, the top 12 teams go to the Commonwealth Games, so it is the Pinnacle event in multi sport competition, as you say. Yes, nibble are aiming for 2032 to be included in the Olympics. I think there's still a way to go. So they're trying to increase male participation. So males do play, but not as much as females. But there is a hope that it will be included into the Olympic program. Well, let's talk. Yeah, let's talk about male participation because I've played in mixed leagues before. It's tricky and mixed leagues, isn't it? Because men are clearly a lot more physical than women. And the game is very different in all male sides and all female sides. The male game is a long way behind. Do you think the fact that it is seen as a woman's sport if you like? That's what in some ways holds netball back and doesn't get as much support because male sports always seem to get more prominence. I think most of us definitely are more prominent. And if you look at sports where there is a male side and the female side, the female side is almost the little sister or the poor bets friend of the male side. And so netball is different because it is predominantly females. And I think that's really grateful that bull itself. But I do think it does mean that males participation is lacking and I think previously it was probably shunned a little bit and I think now society is more accepting. And so there are so many more boys and men playing. And I think that's only good for the game. It can only grow the game. And I think nipple could be a test example of how to gain equality and allow both sexes to all both genders to play. And get to the same level. I know you mentioned that mixed up all these difficult, obviously men physically are stronger than women. But I think it's probably the only sport that I know of where men and women can play together..

And I think as you say, it's a number one female sport in terms of participation in the UK. But compared to male sports, female sports don't get much recognition. And that match basically catapulting it all into everybody's thinking and understanding. So many women when I go to events and speak come to me and say, you've helped me immensely just because when I say I'm going to play nipple, people actually understand and appreciate that now. Let's talk about the roses because obviously so many sports affected by the pandemic. Incredible game. I missed the South Africa game, but I watched the New Zealand game on Sunday and it was awesome because at one point they were 8 goals down. And they managed to come back and win. But tonight is a different matter. They're playing Australia and just explain to people who aren't familiar with Australia in netball terms. That is a massive task tonight. You've got sort of everything that the tenants are currently looking for as the demands of changed with the pandemic the southeast can offer that. And again that was something we predicted last year and thankfully you know that has come true because again it's just another example of moving away from the traditional established hotspots and having these emerging markets that can offer investors from diversity. I guess you can't actually. We haven't touched on this actually. But you it's worth noting that actually some of these places that you know some people might not have heard of bracknell but it's home to some of the hugest tech businesses down there. It's in a massive tech curve slough's got the biggest trading estate. So it's all about jobs as well isn't it? It comes down to employment too. So you can't discount those you can't just look at London as the place anymore even though it's always going to be important and it has to stay that way because it's such a global leader. But the kind of knock on effect or the kind of domino effect on the outer areas is you still got these great huge like global businesses come into those as well which helps with the attraction too. We do a lot of research into places like bratt as you say because they are attracting such big names. And I think I can't be exact quote. I don't want to misquote him but Boris said something last year about it being the epicenter of global free trade or global trade right? And it's because bracknell has this well he is sorry isn't the hazard is the cornerstone of UK tech. So you have huge names there big brands that are attracting Britain's best and brightest and the young professionals and they want somewhere to live. And this pops up on our radar right you see that there's so many opportunities somewhere in the southeastern there's a good reason for that. Yeah. And that is all that is everything that an investor needs to consider. What's there now and what's going to be there in the future and what's going to be the draw in the future. And it's everything you've just kind of mentioned isn't it? For sure yeah I think that is that's a great point. It's something that you know you need to have that long-term outlook if you're just thinking short term and you're thinking wow everyone's moving to the countryside. That's not going to probably help your investment. You need to think short term in the short term. What can I do in the pandemic that's going to make me feel better? Oh I'll move there. If you're a renter actually you can understand why because you sign a 6 month contract. You might want to move back in 6 months and we're starting to see that again. I think we are and as you say these people will are choosing to move back and as an investor you've got to think right. What is this place going to look like in 5 years in ten years? What is my investment going to look like and yeah I think. Thinking about sort of regeneration rather than short term trends is a great way of achieving that. Definitely. Okay so finally what predictions are we expecting for beyond 2021? Yeah I think the stamp duty land tax extension obviously that has been extended to September. At a reduced rate yeah so it's two phases. And I think that that will help continue the momentum. I think there was a lot of worry in the market that you know at the end of March. The holiday being over would mean that they would grow into a halt. We haven't seen that whether that is down to the stamp duty being extended or you know other factors I think is up for debate but really it's all contributed still to this window of opportunity where prices continue to rise I think the average UK price at the time of recording hit around 327,000. So obviously that's huge. And yeah I think that the bubble hasn't burst yet as many predicted it would and to be honest I would personally suggest that if we continue at this rate I don't think it will I think you'll have momentum from your natural. Optic in the so called the property cycle that we always see around this year of people thinking about moving on top of the pent up demand so that will probably continue. Again as we mentioned in the sort of local section I think that London's slow recovery will benefit the southeast. You know people sort of big PLCs have been revising their forecasts and the southeast has moved from 14.8% expected growth by 2025. That's improved to 18.5%. So these sort of southeast areas are. Continuing to improve with London slow recovery. Again the last one is probably supply and demand will still play a huge pie in the market. It's possibly arguably the biggest driver of what happens in the market is the supply and demand. And it's what makes an investment property work isn't it? It's what makes it makes by to let work. And if you look at the pandemic and the fact that everything had to slow for a while I was personally looking at some figures and I won't try and guess them because I can't remember them off the top of my head. But there is a bigger deficit because everything slowed so much last year. And every year there's a bit of a deficit so the need grows every year. Absolutely. And in these key areas you know the demand continues to rise. So as you say you've got this demand this supply that is decreasing just because of external factors as we said but this demand isn't decrease in that is almost increasing actually and people are choosing to go to these bigger areas because of the regeneration and the redevelopment and immunities that we've spoke about earlier. So yeah we expect. Supply and demand will continue to play a huge factor especially with the sort of chronic undersupplied that the UK still has in these key areas. And then lastly we can't not talk about Birmingham once more because it is the best place on earth. It's where southern capital lives right? Another reason we can't discount London no not just because we've got headquarters down there but you have to have to have a base down in London. Yeah sure. I mean we are global what we do love Boeing. We've got a soft spot for the place and yeah I think it's not biased to say that Birmingham with the Commonwealth Games coming up will continue to lead the way. It's going to be huge for the city. You know the Gold Coast Commonwealth Games had a tremendous impact on that region and I think Birmingham is in a fantastic place to really showcase its appeal. As you say the news is already sort of kicking in the news the media engine is already kicking in for Birmingham we've seen a lot of good news about it. And I think that is directly because of the Commonwealth. It's being drawn into the spotlight and it's in a great place to do that because it's transforming and over the last ten years it's changed immeasurably I think. The last 20 years I would say. I have to say bohm is a very different place from when I came here for university. I'm not going to tell you how many years ago because that would give away my age. But it felt like yesterday but it wasn't. Let's put it that way. Sure. And I think it's got this foundations and I think the Commonwealth will solidify those foundations and then you again then you've just got things like HS two in the future that will just send it to another level I think. Absolutely. Well London will just be down the road around it. Well yeah. We'll all be we'll all be even more connected than before. Absolutely. Okay well thanks a lot for that time.
