Inside Novavax Lab Amid Race To Develop COVID Vaccine

"Mellon nbc. News exclusive inside a company developing another covid vaccine. It hopes will be a global game changer with more on that katie beck developing vaccines is an uphill race. One that novak. Ceo stanley erc has been running for decades. How close to the finish line do you consider yourself to be at this point But we are close. Maryland-based has been developing. That seems for more than thirty years but has never had one approved and on the market now a possible victory on the horizon as the company mass produces tens of millions of doses of its covid nineteen vaccine confident. It will be authorized for use in the united states. Do believe your product is better than the other ones out there. Are they do all work. And i think everybody should take whatever action that they should offered them promising. Early test results secured novak's a one point six billion dollar contract from operation warp speed to produce one hundred million doses for the us but pre pandemic nova vaccine was sinking suffering setbacks after several failed phase. Three trials we had to to lay off people that it hurts. Everybody's morale when you do that on the verge of collapse in december of two thousand nineteen at times company's stock trading at a dollar. If you've been around it as long as i have you seen a lot of experiments fail but you also see people figure out why and then fiction. The company's recent data from phase three trials of its covid nineteen vaccine show ninety six percent efficacy and against the uk variant eighty. From $33k in Debt to $100k+ in Net Worth Through House Hacking & Smart Saving with Budget Girl

"Sarah. Welcome back to the show. I'm so excited to see you again. Thank you so much. I'm so thrilled to be here. Tell us what you've been up to the last three years. I believe in three years since i last spoke with you like on online. I've spoken to offline. Yes so last time i was on the show i had just paid off thirty three thousand dollars student loan debt on an average thirty thousand dollar income. I started at twenty six. And since then i have Saved a bunch of money and now have an over one hundred thousand dollar net worth and i am the owner of a duplex ashley. Hundred thousand air over here and if you haven't mentioned this earlier but if you haven't already go back and listen to episode six because it's just incredible i mean it's it's not the most debt we've heard paid off in the show but it's the most debt we've paid off her had seen paid off in the shortest amount of time relative to the income level that you had it's truly remarkable impressive feat and no surprises that you're becoming wealthy a few years later with the after after achieving that thank you it is. It's a lot more fun to build up the wealthy to pay off the debt. I'll tell you that and a lot faster too. That's really fun. Just grow compound. Interest is working for you or against you. Can you tell us a little bit about Just to catch up on the money story before we get into the review. You come a little bit of catch-up on the duplex potentially or any other highlights of the journey of the last three years. Yes so The duplex purchase. I actually have only had for ten months. So i bought it right when the pandemic started my i was wrenching and i was saving up for a property. 'cause i knew i wanted to do multifamily and i found the perfect place after shopping for a year. Right is the world went to hell so it came to the at a very good time because my rental apartment was actually going to increase three hundred dollars a month and so i started really seriously thinking like if i find the deal that where the numbers work. Let's go ahead and do this. So it was a two hundred thirty thousand dollar property in college station texas and it has three bedroom two bath on each side little backyard little three parking spots freeze unit very cute little things in a little subdivision near the campus texas a and m university campus in the direction that the campus is growing. So i very much anticipate that that will increase in value. And it already has. It's actually already to fifty after ten months. 'cause i just replied oh right i would point out that somebody else on this call also purchased in the path of progress and that would be scott not me because we have different investment styles but that is a really great thing that i think some people don't realize or take into account if the path of progress is going north. You did to be looking north. Because those are where the properties are going to appreciate at a faster rate than the potential path of progress than outside the potential path progress that nothing's guaranteed scott. Had a really great way to choose his property to and it was smack in the path of progress yeah parallel also my properties with two hundred and forty thousand dollars a very similar type of deal for us and even our cabinets are the same assault on instagram. Yeah the same exact cabinets that by my head but let me ask you. This is your property located what he said a path of progress in the best area. You could be living in right now if you were to purchase anywhere in the In a thirty mile radius not even close. But it's also not in the worst it's kind of a medium area. There's some older homes nearby and there's also a they just built like a walmart and a shopping center there and but more importantly texas owns so much of the surrounding area and they keep building in that direction. And i mean the university plans are on the website for free. You can go look at them and that like they're planning on growing in that direction so i could be just like a spit from one of their like giant new enormous buildings and a couple of years. Awesome in my understanding. Is your house hacking this. Yes so i am renting outside a i. Actually originally i inherited a hud tenant who is paying ten fifty a month. Her lease ended at the end of february. I m doing some fix ups on the project this month in march and i have a new tenant moving in april at twelve fifty a month also and i understand that you're crowd sourcing feedback on your remodel on instagram. So you can follow her at go budget girl and she really wants more opinions on how what color. She should paint the kitchen cabinets. A second. is that right. Oh definitely and the other parts of the house hacking of course is i actually so i have renters on a i live in but my boyfriend also lives with me and i charged him five hundred dollars a month in rent because nobody sugar mama i was. I was gonna say how did that him. That's still a good deal right. That's less than the other half the other side so like it's a three bedroom unit so we have an office and we share a bedroom. He has a lease that i worked for him. And we've both side with you know contingencies for things. It might happen. He didn't have a deposit he doesn't have pet rent and he essentially gets way more space than he would anywhere else in town for that price and due to that he's helping me with the a unit right now. He was mopping yesterday. While i was at work all right perfect it works out. But i'm glad there's the conversation and what's your mortgage payment on this It was originally just under seventeen hundred dollars a month. So i was paying one hundred fifty dollars a month out of pocket and but just reside and i was able to go down almost a whole point so my new mortgage is going to be fifteen sixty four so just under sixteen hundred so i'm going to be making one hundred dollars a month. That's fantastic. And so why did you refi. Generally it was it was it because of the Interest mostly or was there like pm. Is that you're able to shed or what were some of the things around that. Unfortunately i wasn't able to shed. Pm i quite yet. But i saw that interest rates were dropping. I was pleased with my rate. Got a three point six five right around the time that everything was going down and then it bumped up a little bit and i did. Fha loan so. I only put three point five percent down. Even though the property appraised for tenure. And more than i paid and even though it's now worth tango and more than that i'm still not quite to the level where i can shave off the pm. I but that's one hundred fifty dollars a month. And i find that to be worth it.

"Filter, but sad. It's sad, sad. Everything sad. We were missing out on. A lot of those kids is almost over. It's almost over almost over. Who should I talk to you? Let's go to Brian and Bryan College Station, Texas. I think he chose to live there because of that name Bryant. So there's the difference, but that's okay. Oh, well, let me ask him E thought. Hi, Brian. Holyoke College station. Is Bryant, right? No team just Bryan with a Y Really, Bryan with a Y No t Okay home in Texas saying, you know, I know it is. Go, Aggies. There you go. So I'm I'm not gonna do the hook em horns. That's those other guys, or is it I can never remember. You're right there You go out like that. What can I do for you, Brian and Bryant? Oh, I've got a Dell XPs l 5 11 Z. It's an older uh Laptop and recently got it going again had Windows update in 28 2. But then there was another one that creature of day. But it was just the last update. And then it was the restart and would not start. Yeah. So I went through and deleted or uninstalled. You know how you can turn it off. Turn it on. Hot fix today. Well, I got into their I uninstalled the feature of the everything else, and then finally decided to check in the boot order was changed to O U. S. B Drive is opposed. Oh, that's incredibly frustrating. I don't dare do any more updates because I don't want it because I had to reinstall everything. Well, that window at the windows, but any programs I had on there Photoshopping. Like what? Really? Yet to reinstall your APS. That's bizarre. I know that sounds like it moved where the windows directories stored. Um, that's not good. Because the absence you know the APS. Install stuff in the Windows directory like D. L. L's. And if you move windows around the APS, even though they're still in the same place, they may not be able to run. That's weird. Um, uh, I don't think that that's normal behavior, so and I understand your reluctance to update again. Um, you know for me. The upshot of this kind of thing is I won't use windows. I just really try to stay away from windows. But that seems like a overreaction. Perhaps from just that's just me. Um, yeah, I, uh, I'll make the argument that it's important to update windows because every time you get one of those well And this is the reason Microsoft's kind of messed things up. It used to be. You know that you could be pretty sure when you're getting an update that that was important for security. Now they do These weird feature updates, Probably that last update that screwed things up didn't have anything to do with security patches. Accumulative updates do the patch Tuesday updates do The feature updates Do not I would suggest what you do is you Look when you do the Windows update. There are some optional And then there are some critical updates. And I would on Lee. What you could do is on Lee do the critical updates those air security updates. Yeah, I don't. I don't mess with the optional ones to be. Yeah, they can create more problems than what you need. You know, I agree with you. I mean, you know in their stations, something in their defense, it's a hard thing to do to upstate updated operating system, especially big update, wallets running. Uh, you know, that's a that's a challenge, And so sometimes things go wrong. It is not and remember, they have a billion users, so it's not Even if a tiny, teeny weeny percentage of people have problems that still thousands of people and you unfortunately got swept up in that thousands generally speaking, they've been pretty good lately. I don't know what to say. It's important to do it. Yeah. And I understand your reluctance. Yeah, This was the first thing you have ever had from enough So most of time. It's fine, right and same thing for me. I update and I make an effort to always do the latest updates for that security reasons and I haven't had any problems. But when you do, it's like, wow. Curses. All I can say is I'm sympathetic. That's why use.

"You grew up in a college town group in college station, Texas with Anna Maggie's. How was that? Yes, sir. I've grown up a nagging my whole life. My uncle and my mom. She went to Texas, saying them and we moved over the call station about fourth moved over there about fourth grade. I've been living in Aggie life until I made the decision to come up north and be awhile. Ah, Johnny Manziel must have been one of your key guys on you like to watch. Oh, yeah, I used to watch Johnny Manziel, Ryan Tannehill, Mike Evans. Well, First of all, I want to congratulate you on the team and to know that's that's really a great start. Yes, sir. I appreciate it to go that we had to go that we're going to continue to keep trying to do every single week. Brand two weeks ago. You got your very first start against Maryland and you live. The team tackles five solos. What was the experience like tone in your first start? It was. It was nerve racking. I had all the nerves were there. I just had to get through him. I had to go out there. I really just had to get through that. For those first few plays, get the nerves out. Now he's out there playing my game. And once I got past the nerves, it feels great to actually play football again. It's been too long for me. I love being out there. Well versus Iowa. This is where things really started to cook up for you. You got your first interception in the third quarter and that led to adjust you Brown Touchdown. Tell us about that pic. That pig. I'm not going to take credit for that since we're gonna do is you're gonna ask me about it. I'm going to give all that credit to coaching coach Hank had made a play called that we had it run yet that game, And then we called it the perfect time. The time that they ran the route that we're hoping that they've run, so I'm gonna give all the credit to coach Hank on the play, calling that first interception. That's really cool, but the second one to picks in the game, the second one came right after Peyton Ramsey through an unfortunate pick, and then the very next play with seven this stuff to go over the game. Brandon, You come up with another big one. Tell us about that one. That one is just is just capitalizing on opportunity. The whole defense. We have focused on creating turnovers and getting interceptions this off season and I don't want to leave a single interception out on that field. There's any tip on any opportunities to make plays on that ball, the whole defense this warm into it trying to be there. I was fortunate enough to get a ball tend to write to me at a very fortunate timing that game, and that's something that the whole defense the whole defense works on. We emphasize creating turn Right place right time right back. Well, you're surrounded. I think by a pretty active room your devi room. You've got camera ease. You've got Greg Newsome. You got your fill fellow safety and J R pace. I mean, you got a lot of support their most each other. Yeah, definitely. It's that having all this support mated a lot easier for them to go be. My first started two games to go to when I'm not on that field as a freshman, not knowing what it's like Tio play defense yet in the big 10 being surrounded by all those guys and just that being surrounded By Patty Fisher Blake out Krisberg in that linebacker having A solid D line that we have. It just makes it so much easier makes me comfortable out there and they would just go out and really trust and everyone on the field and really be able to just play my true game. So yeah, all the DVDs. I love all of them and having the whole experience defense like this just makes it a little bit easier on me. And then Brandon. Finally, let's talk about for the first time you're going to face a real pair off true double threat. Quarterbacks both can throw it with their arm run with their legs. Dual threat guys. Am Martinez and McCaffrey. What do you think I'm going to this to this game? Well, we're putting all our trusted coach like I said Coach, Hank not mean interception last week, So I'm gonna go into this game trusted in the game plan, and we just got to go out and execute. We know tackling these guys is going to be an emphasis and important. An importance that we're going to focus on. And so we're really gonna focus on attacking these quarterbacks bringing them down and then I'm just going to go trusted Coach Hanks Dan plan and be able to do our thing. All right, then. Listen. Thanks a lot for your time. Yes, sir. Thank you so much for having me today..

You can study the disruptive elements countries were used. In in against their rivals against their enemies against their potential takeover targets. It has always happened. It is not a far fetched notion. We have become so comfortable in this country because we were so successful. For so long that the idea that evil exists. Is troublesome to some people. What it does. There are people who seek to do us harm and 9 11 is the best reminder of that. How could people hate us so much? How could they hate our freedom? How could they hate what they claim or are loose morals? And the night before they engaged in this destruction. They're going to strip clubs. Drinking and carousing and probably sexing. Because they're so repressed and so frustrated and so angry. I will tell you. I have met a lot of people around the world in my travels. Who hate America because their country is not America. They hate America's success. They hate America's stability. They hate America's opulence. And they hate it because their country, their birthplace, their people, their culture that which they identify with is not that And so what is that, based in It's based in a human. There are only a few things in this world and and we repackage him. But at the end of the day, there are only a few things in this world, and one of them is The emotion. Of jealousy. Jealousy is such a powerful and evil evil. Emotion. And there are a lot of people around the world who seek to destroy this country. Because of jealousy. Not to mention the fact that It gives them a geo political advantage. A week in this country to weaken our economy to weaken our manufacturing to weaken our our monetary unit if they seek to be the dominant unit. So no, I don't think that's But you know what bothers me. At least on 9 11. Because it was a foreign element we could recognize these were terrorists. We have terrorists in our midst, walking our streets and Seattle and Portland in Kenosha every single night in this country. But now we're not unified and feeling comfortable calling that calling them that. Tell the Democrat Party president and vice presidential candidate presidential and vice presidential candidate. Texas A&M Football Program On Probation For Recruiting Violations in Dallas

"The entire Aggie football program has been cited for rule violations by the delay, and the incident has put the Aggies on probation as it's going to limit some of the outside activities recruiting for the Aggies. The findings were released today stem from violations between 2018 And 2019 including an assistant in an instant, in which Fisher and assistant coach had impermissible contact with a recruit. "Hey DC as possible replacement when he goes, well here is the complexity of that question today next year the year after those are all it all depends on when that is. I don't think there is an obvious choice, but I do know Greg Byrne and Greg Byrne. Will probably think about that. At some point if he hasn't already and I remember talking to Greg. Byrne wants about when he was out of Arizona and what he did in. He ended up hiring. I think he let Mike stoops go and ended up hiring rich Rodriguez is he he looked around the country. And so who was who were who were very bright coaches who kinda coach would fit into Alabama. And that's what he ended up doing in resulted. He hired Rodriguez didn't work out, by the way. But I don't have an answer. I mean, I I don't think Davos weenie is in play after the second national championship. I don't think jabot Sweeney would want the job today. He you could argue he has a better job. Thank you for the call. Andrew is up next in college station, Texas, Andrew Hello today. Okay. Couple of questions refer ask us resupplies built some of the players like Quinton liaises reaction after the game the way he handled that just kind of you. You know, you know, what I was more surprised by Quin Williams. How poorly he played during the game. Not what he said afterwards that. Yes, that I was on a bunch of shows, and everyone was picking who who will be the most impactful player we all seem to go with with Williams. And you know, I don't know. I just don't know what happened to him. I mean, I do know the offense of line from from. Clemson was good. But no one else has stopped him all year. Yeah. I mean, I was really impressive Simpson weighty block mode for and that was really good strides. They had to go in the front, but I was really kinda surprised the way that, you know, some Alabama's players are being they were not really giving you no clumping lot more credit to Nick Sabin doing a lot of that. I just wonder do you think that would agree with you? You know, when you when you don't lose. Sometimes you don't really know how to lose what happened. What happened? I I would have expect. I would've expected more more a more graceful more graceful comments from everyone, quite frankly, even saving to me offer lip service. He said the right things. But I mean, nothing saving did Monday night was very impressive. If you want to be perfectly blunt. So my question to you. He looked sort. She looked tired. He looked bored at times, his comments were these halftime comments were pretty honest. But his post-game comments seemed robotic. Should you think he'll end up? How many people do you think you'll replace on his staff that is that performance was I mean, I think you'll see some pretty big changes, by the way, you're already they're already changes in the works. I think the place to keep your eye on this. Remember we had John tall to on yesterday. He had written about that. Yeah. In L dot com. I think the place to John said keep your eyes on the defensive side of the ball. I mean, the the defense was never great. This year didn't have to be and you know, the defensive player selection the defensive calls in the championship game were abysmal. So, you know, but but here's a Nick Sabin has a real conundrum here with tasha deploy the defensive coordinator. I mean, there's no one in college football that that's tasha appointed a good job this year as defensive coordinator, in fact, down the stretch many were wondering if he was even still in charge of the defense. But it's a double edge coy. Join because tasha poise considered the best recruiter on the Alabama staff. So do you wanna get rid of your best recruiter? No. Because if he walked out today, he'd probably go to Georgia, which would be a nightmare scenario for Nick Sabin, considering the the wars that he is currently having with Georgia. We will take a break. Much more to come and your phone calls. Eight five five two four to seven to eight five listening to Paul finebaum show podcast. Anyway. Welcome back..

"Dave Ramsey, your host. This is your show because it's all about open phones as we talk about you in front of you will phone number this triple eight eight to five five five that's triple eight eight to five five two two five Melissa is with us in college station, Texas to start off this hour. Happy new year, Melissa how are you? I'm good. Are you Dave better than I deserve? What's up? Okay. I am just had a question. So my husband, and I are getting ready to start saving for a down payment on a house. Good, and I was looking at the money market rate with our credit union, and it's point two five percent. Like a Google money. Margaret raise had higher percentages. I found some out there, but they're like bigger banks like one of them that came up with like American Express or C T Bank and whatnot. Do you suggest why just stick with what the credit union offers or is it? Okay. If I go outside of the credit union to find a higher interest rate. Does it really matter? Well. Here's the thing. Okay. How much money are you talking about saving and over what period of time? Oh, goodness. It's probably going to be probably like. Fifty thousand in the next two or three years. Okay. So one percent on fifty thousand is five hundred dollars. Oh, yeah. That's true. A half a percent. Difference is two hundred fifty dollars. Yeah. That's what we're talking about here. So I would number one. I did you talk the credit union in person or did you just look at their website? To their website. Okay. I'd call the manager and just go. Hey, you know, American Express CIT. They've got these things on their site. That's like one percent. And you guys are like at a quarter. What's the problem because credit unions are supposed to be better than banks? Just kind of give him a hard time. Wink, wink, right with a smile on your face, right? And see what you get out of that. I do that periodically with my hometown Bank. And I get my rate up. Doc, a little more than fifty thousand in there. I'm not exactly jed clampett with Mr. Drysdale or something here. But it's. But at least you could just mess with them. Right because they might have something that's not showing on their website. I'm trying to save for a house, and I need to get around one percent on my money. And I'd like to keep it here in town with the credit union. I don't really want to send it to New York. But you know, you're going to have to help me out here and just mess with them a little bit shop around your local area. But I wouldn't spend a thousand dollars worth of my time trying to make a hundred bucks. Right. Okay. So just you know, I'm probably gonna keep it around town there somewhere. But I.
