"That we never really talked about on our podcast but that's a local thing and it's obviously real estate right. The ega thing it is. It's just a different type of real estate. So one of the marinas is set to change hands and it looks like it was at a pretty high purchase price that the deal went down. And it's an eighty four million dollar transaction son road is going to be transferring. Ownership in interest in basically harbour island to a group called safe harbor Safe harbor is going to be the new operator and with that. So there's there's quite a few things that went down here. Daniel and i were just talking about this off line. It's actually there's a lot to it. So the the the harbour itself is about six hundred slips right right and then with that also comes two hundred and fifty nine thousand ninety square feet of land. And then there's a million twenty nine thousand two hundred and thirty nine square feet of water and so the water is deep water. That's within the slip areas and the dachshund under the dachshund. Things like that so so they're responsible for obviously the maintenance environmental issues with water. They have the land which it turns out is basically. It's it's the eastern. "It sounds like but what they're trying to do is they're trying to create an area to where harbor park they're saying is meant as a bustling beachie attraction where people can bike or walk on a wide promenade. Rent water equipment picnic or play on on one of two natural turf lawns so the whole thing is going to be basically similar to what coronado has now as you come over the bridge. You're going to have kind of a beach area there. You're going to have grass and stuff over by the skate park in that area. So it's gonna be it's gonna be really nice so this is. This is really a big attraction for the south bay. They've they've never really had anything like this. And i think if you are if you are someone who's looking into buying a home anytime soon. You should really consider this bay. It's becoming a really nice area to live with a lot of attractions down there. And obviously there's there's more to come and it's still hasn't relatively affordable home prices so you know if it's if it's something that's in your radar i would definitely take another close look at it. Obviously especially as santa home. Prices keep climbing extraordinarily high and the other thing is too that you're getting newer. Construction in a lot of cases and the schools are in the schools in some areas. Our award-winning they're they're excellent schools. The school district is is renowned in the city for being one of the best right up there with scripts. So it's it's really is a great area and daniels right. I mean there's there's just a lot of really great things happening down there right now. They kind of get overlooked too. Exactly they could do get overlooked and also its proximity to downtown if if what we've talked about in previous podcast about a lot of these biotech industries. Having you know opening up offices in downtown san diego if if you don't want to commute very far this could be a really wonderful option. Yeah so so this. This really is going to start. you know. you're really gonna start seeing a lot. This happen as the hotel gets developed. So again the developer. The hotel is responsible for the biggest portion of this. This smallest part of the park. They're gonna start with i and they're gonna start putting in some of the infrastructure So it's gonna be pretty obvious over the next couple of years we're gonna beach wonder if it'll be good surf spot. We'll see. i doubt it's going to be on the back. But i was. I was thinking. Eighty windsurfing irving so. Thanks for listening today. This has been the southern california real estate report..

"They actually used to own a hotel that was in colorado called the brought more and so they're they're a big hotel. Developer and part of the responsibility of this park is from them getting permission to do the development of the hotel so it sounds like the park is going to be kinda done in phases. They're going to start with. It's going to be a forty forty-six eight perk. It's going to be about forty seven and a half million dollars. That's going to go into this. Twenty five acres of public beach and park. Land is what they're now breaking ground on and they're on track to it. Sounds like a half kind of thing. Start rolling in two thousand and twenty three. So a couple of years out. The import san diego commissioners have already unionist unanimous union and immensely approved this and they've already given the coastal permit for the park so they don't have to go through any more of that and so it's gonna be exciting. It's gonna be basically Sandwiched between the marine boat works and the existing fishing pier. And it'll be basically steps away from where the hotel's gonna go evo another place. I think we you know. I keep on saying family friendly. But i think that that's essentially what this is supposed to be is was to be a place where people can come and congregate and enjoy a different beachfront and maybe to the hotel and a few other things. And you know it's it's a whole new beach to beach. So and that's what. I'm saying like the overflow to coronado or the overflow to imperial beach or things like that you know there's a lot of residents that are core in the city. That aren't just going to go. Pacific beach is hard to get into. You have to navigate through the whole city to get down to the coastline. There's a lot of lights and stuff like that coronado because you straight over the bridge and boom. You're down the street. you're there so i think that having an obviously sunset cliffs is beautiful and it's a great place to walking but it's not exactly a beat spot so i think to have this whole new. I mean this is a big beach. This'll be a really big beach. So it's going to be super exciting to have another whole new area shoreline here in san diego but also on top of it. It's it's really going be pretty cool. It's so the existing beach right now is three point three acres. And they're gonna. They're basically going to terrace that beach with headlands create a boat ramp. They're going to have to meadows two hundred and sixteen parking spaces a promontory. With views of downtown san diego coronado bridge a single story structure restrooms outdoor showers drinking fountains and park equipment. Rentals is planned for the promontory on the north end of the side What they're trying to do is they're saying future phases. We'll finish the promenade. As well as introduced a cafe. Pierre fountain play area and a number of other improvements so that development is is dependent rundown securing some additional financing..
