So, Jenny tell us what you found because This is an example a great example of sort of saved these economic ripple effects. It feels like Yeah, definitely, You know, historically and the kind of quite industry you see delinquencies kind of just tread right along with the unemployment rate in the US So what kind of credit executive has been really grappling with these last few months? Conceded stayed, really even at that age. They're trying to figure out okay. I wasn't going to know when are we going to see that? You know, historical relationship between the girl and the thing that they kept pointing to this week. It's just this idea is that You know, So far, A lot of the unemployment had been on. But there's like restaurants or in the travel industry, and I start to kind of reverberate out. You know these white color jobs. When you're being these losses pick up it'll be kind of interesting to watch. You know, we do so defeated. What layoffs? How quickly it makes its way to the credit card industry. Jenny, your story is brilliant because This is just a reminder that it's not just what's happening today. It's not what's happening the next few months, but probably what happens into 2021. I love that There's a quote in your story. I think it's from the Discover CEO Who says, you know right now, Companies don't want to lay people off over zoom. It's not good PR. They don't want people not to have health care right again. Not good P R to do right now, but you're going to start seeing more of those white collar layoffs is what Discover CEO says, and that's probably gonna happen later down the road. Yeah. Yeah, That's exactly right. You discover on that call the money. They were really pointing to starting to be charged US five next year, probably a peak sometime around the middle of 2021 then seeing laughter to tail off towards the end of next year, so You know you're not delinquencies and a lot of the credit quality metrics that we keep an eye on that look pretty prestige. Masks have become a partisan issue

"Earlier today. The vice president united. States Mike Pence stopped by diner in Pennsylvania typical campaign, fair and video that event was shown on TV and their other than a secret service guide appears in the back and later a waitress. Almost nobody is wearing masks as far as I can tell no one, certainly not these supposed head of the corona virus taskforce. You remember that. That and that might seem like a small thing especially to anyone who managed to convince themselves, and you'll want to really have to worry about the virus. The reality is that the virus is still here. It's still killing people every day and the more we learn, the more we know, that close sustained indoor proximity without masks like what they're doing in. The diner brings with it a high risk of transmission. Seems the more we learn, the more we learn, that masks matter a lot in many of the countries that are managed to control the virus like Taiwan pretty much. Everyone wears masks. In fact just this week. A British study found that widespread mask-wearing could prevent covid nineteen second waves, not that we're even to the point where we're trying to prevent a second wave here in America. Sadly, we are still squarely in the first wave. We basically plateaued. Twenty thousand cases a day, just under a thousand deaths a day. That is our new devastating normal. We've already lost more than a hundred and fifteen thousand Americans right now. Hospitalizations are surging number of states including Arizona, Tennessee Arkansas South Carolina and Alabama. Two States Oregon Utah have paused their reopening efforts amid spikes. In cases in fact, I'm going to talk the governor of Oregon Kate Brown in just a moment about that to other states with large populations Florida and Texas just reported records for daily highs in new cases, which is particularly striking given that Republicans announced yesterday that Jacksonville Florida is the new alternatively location for the Republican National Convention after officials in Charlotte North, Carolina declared. The event would not be safe there. The safety does not seem to be much of a concern for the President United States amidst the pandemic that is seen one hundred and fifteen thousand people die. Next Week Donald. Trump is as you may have heard holding his first campaign rally since lockdown in where Tulsa Oklahoma, where covid nineteen cases just record daily high. That's right. Officials said the increase has been identified as an outbreak linked to indoor gatherings, okay. The president will be holding his rally at. An indoor arena at the Bank of Oklahoma Center, which just over nineteen thousand people packed in there. As far as we can tell, he's telling his supporters that if they get the corona virus at his rally, it's not his problem in order to attend. They have to agree not to sue Donald Trump if they come to the rally and they catch the coronavirus. At least those people have choice, the president has forced graduating cadets at west point who have been sent home to return to campus, so he can deliver a commencement address tomorrow, which we think will be outdoors, so that's good and can have a photo op with them. At least fifteen of those cadets have already tested positive for the virus. The science here as tentative and unformed as sort of dynamic as it is, suggests our best hope to fight the virus right now. If we want to not have locked down, right, be some version of normal our best hope right now. He's wearing masks, washing hands social, but wearing masks, wearing masks wearing masks. And yet the president and the vice president who extensively want to get the economy back on track and get back to normal, not only refuse to wear them. They have effectively turned wearing masks into a culture where issue and they have stoked this political backlash against those who dare tell us how to stay safe. Here's an example in Orange County California the chief health officer Dr Nicole quick resigned amid backlash and a death threat death threat over in order to wear masks, residents, comparing her to a Nazi and holding protests at her home. This was a scene at Tuesday's Orange County Board of supervisors meeting. I have been discriminated five times in the last two days I have been actually turned away. I cannot go in these businesses without a mask. You're telling me that I have to breathe in c. o two when God gave this body, the ability to extract that from my body, and now you want me to put it back in my body. I have natural rights as a sovereign citizen of the United States by continuing to keep people in masks separated out of work with no legitimate cause. You are kneeling on the next of the people, and you are continuing to act in a thuggish manner. Guys over like really like. You know I mean. Are we talking about this? Look it's a complicated world we live in. Complicated time it's not like the experts are all in unison about everything they're not. It's not like this isn't complicated. There have been mixed messages about the virus and transmission about mask-wearing. When they told us not to wear mass February, they were wrong about that and we're still processing data, and they're still all sorts of countervailing balances between different kinds of risks. What we're doing. But we have seen what happens. If there's one thing we know, we've seen what happens across the world. And in this country when leaders just shove their fingers and say I can't hear you corona virus. There's a real danger of politics and political forces overwhelm public health entirely. And we sure as heck should not be punishing health, experts and leaders were crying to help us help ourselves to stay safe and healthy.

congregation or navigating the pandemic and how they'll approach north Carolina's cautious re opening they didn't offer pandemics one no one in my seminary where I went to so this really has been a just a learning experience is that a huge understatement I know I'm not alone our profession isn't alone everybody's trying to work through this but certainly for me I think my hair's grown greyer a lot faster over the past two and a half months or so we did we switch to online gatherings and one of the great things that I'm very grateful for about our church is the resilience that our people have shown our sharing with a couple of friends yesterday we have had more engagements in every metric that we use to measure how our church is doing more engagement in the past two and a half months than at any time in our history all the while with the doors close in terms of giving the generosity of our people has gone up the number of people involved in our mid week gatherings are Bible studies we call them community groups I has gone up the number of interactions that our leaders are having with our people has gone way up so I by that I mean just calls member care and watching out for one another all I want is interaction has actually gone way up I even while the doors have been closed we believe the lord has really been kind of actually showing us some new opportunities for how we can engage new tools for engagement of one another us through this and D. phase one process in North Carolina does allow places of worship to open to more than ten people as long as the service is outdoors and your social distancing is that something that you're planning for for your services upcoming so at this point I'm gonna say we're we're considering how we can get back together I'm trying to do that in a metropolitan area where it's honestly we just don't have the for our church in specific we don't have that space outdoors where we could do something like that and so while it is a for a church our size limited by our actual you know foot print to that we have in terms of where we would do it in a parking lot or in a steel we just don't don't have that so we would have to rent that out we have to make a lot of accommodations to create something that is just simply not in our normal rhythms and already doing so much new normal that that's going to be out our hurdle so what we're watching is how long are we gonna be in phase one which is not something anyone knows but in short if we were to plan an outdoor gathering it would probably take about two weeks to get us there and if that's how long phase one is and then phase two changes things well then we kind of spent a lot of energy in the wrong direction I know that in a lot of state sweeps in a lot of localities there's been this sort of tension and push and pull between I the city or state regulations on everybody including places of worship and pastors and other people of faith saying you know these are too restrictive this is an important we are an essential service in the same way that grocery stores and other places are have you been feeling that tension in your own congregation I will tell you that we have from the get go ban encouraged that even our our county Mecklenburg County which would be the county where the largest number of cases are in North Carolina was was kind of watching the state and both the county and the state agreed that there were that the Wii U. myself as a pastor was able to travel over to our facility because we are considered an essential service and I was I was encouraged by that because I think there's a recognition there on the wall that the faith community plays in the community I recognize also that as a pastor I am not a public health expert and I think it's good for us as Christians we are called to allow the government that god has given us to to lead us and to protect its citizens and so I'm trying and our church is trying to model what it looks like to be a good citizen in terms of letting our governing authorities lead us but my goodness how difficult a job they have so we've been prey I'm almost daily we're actually in a our regular time of prayer for our governing authorities because they never dealt with anything like this before and so I'm appreciative where they have acknowledged us things like first amendment rights and not wanting to infringe on those and we do feel that tension we feel it among the people in our congregational singing to be back together and making sure that we are so you know submitted first and foremost to the lord our god and what scripture says but we can do that while being submitted to our local authorities because the scriptures call us to do that well pastor Sheldon I really appreciate you taking the time and talking with us and I really hope you and your community stay safe at this time yeah thank you so much and I hope the same for you and appreciate you out of the undeniably economically prosperous times we have in fact there's a slogan that has long been a slogan desired to be true by every politician every president since the beginning of time and that is peace and prosperity Donald Trump is the first American president in our lifetimes who has not started a war he's inherited some and he may have expanded our involved but he's not started one wars are started for economic reasons in part they are started for legitimate strategic reasons but he's the first one hasn't at the same time we have an economy that many people alive I've never experienced before and as I have made clear eight years prior to trump's three years the American people were hearing things like this were never going to happen again that they were not possible that this kind of prosperity employment job opportunity none of this was possible a Democrat but that was their message as they were leaving the country now they do this for a host of reasons they want people depressed and dispirited they want people thinking they can't get anywhere on their own I want people to be victims they want people to believe that there are invisible mysterious forces keeping them down making it impossible for them to advance in life and guess what just so happens that most of these invisible powerful forces can be linked to Republicans say the Democrats I've been a conservative all of my life I was born one I grew up as one I did not have to be taught I did not have to have it ingrained in me I just naturally M. and why is and as I grew older I learned why I thought when I thought I learned how to explain what I thought and I learned how to persuade other people I've had repeated attempts made to try to talk me out of it and they've all failed as such I've grown up believing that the answer show reconstituting America as found in all ways resided in conservatism conservative ideology conservative policies conservative values conservative the language conservative morality and they're of always been my entire life I've always been noted to learn it conservative intellectuals and others who set themselves up as powerful and influential enough to make it all happen and it took me awhile to realize that every damn one of whom was asking for donations in order to do what they do and it took me awhile to figure out that conservatives don't run around asking people for money and yet all of these leading conservatives conservative organizations conservative individuals were thriving and surviving off of donors just like everybody else in Washington donations cruises fundraisers I've never asked anybody for in time in my life I never would did did did get I quote it goes against my very make up and then if you add conservative principles to what conservatives believe in self reliance they believe in self advancement rugged individualism all that so we've had over the course of my lifetime one legitimate conservatives individual that got elected and indeed the get great things that wives run all this madness outside of that we haven't had any yeah all this time we've had numerous conservative institutions whatever you want to call them think tanks one at the end but by the way full disclosure when I first started this program thirty one years ago I made sure when I started to thank them you know I know kid on the block these people never heard of me in my view they had been toiling in the basement figuratively a working in obscurity and that anonymity developing conservative theory and philosophy and here comes some kid out of California that didn't even go to college and all of a sudden is becoming this widely famous and well known conservative whose articulating all and I don't I don't have the pedigree these people out so innocently Hey look at me very warily Hey I am me suspiciously so I made it a point I thank them all for their contributions to my understanding and then request started coming to help raise money and I but that was what was necessary the short version of this story is that after and before Ronald Reagan we've had nobody from the quote unquote movement that ever got elected despite all of this influence despite all this fund raising this much and yet we now have Donald Trump who is doing more for conservatism any isn't one then any conservative prior to him with the exception of reading all this madness Donald trumps not ask anybody for a dime and he doesn't well campaign contribution but even in two thousand sixteen it wasn't much fundraising he was self funded the fundraising gonna start dilly one is set up the inauguration in that transition and this kind of stuff in there were some donations obviously but it was not the usual fare my my point is that not only are the Democrats in shell shock over what happened that she sold is the entire Republican establishment yes some guy has come out of no where well I mean in the holy why is he wasn't television stars a construction guy he was nobody ever took him seriously as anything other than a page six celebrity who built buildings and now what is he running rings around the entire Washington political establishment we head of economic circumstances that we were told eleven years ago and seven years ago that were not possible to attain anymore we were told America's shining days were behind this we were also told that some of those great days were not legitimate because America is on just socially on Joss economically unfair maybe attends a racist still and all of that so we we were told as a population to temper our expectations economically the Democrats like people thinking they have no control over their own lives than those people are more than willing to turn over such control to Democrats so the Democrats trying to make victims out of many people as they can as many and they do their best to convince people that there's no hope and last night's democratic debate was just filled with this now in times where economy has been floundering and unemployment has been high people losing their jobs people being laid off factories closing that kind of rhetoric resonates but it's not resonating now people are listening to it like some kind of foreign language I don't deny that there are people the various degree is misfortune in the country that's gonna always be the case but the Democrats what do you want to believe that the entire country is a deep dark desolate place because the Republicans and as long as there are Republicans people have no future well it is just the exact opposite so the Democrats keep harping on all this negativism pessimism defeatism and while they're doing that they're trying to destroy the guy sixty three million Americans elected and probably many millions more are going to vote for him and their line just isn't resonating with people right now and it's not hard to understand why so the margin these polls make perfect sense to me fox the margin that in there in this you'll got electability poll which truncating Biden bye bye six crazy Bernie by twenty six Elizabeth Warren by thirty mayor Pete come on by forty one I can believe them the Democrat party offers nothing they're not even offering any hope the only hope they're offering is if you don't want them they don't believe people have the ability to rise up they don't believe people have the ability to live their own lives productively to manage them that's part and parcel of liberalism and socialism and the Democrats have that rap down Pat but it's just not gonna resonate in times like this where we have record low unemployment record high wage advances and increase record high per capita income record high job opportunity jobs coming back to the previous democratic president are short all scored not come back and that's just half of it now we've got a makeover of the federal judiciary under way because of Donald Trump we have a reworking of trade deals that put the American people at a great disadvantage being reworked and I thought is this fascinating and it's all being done by a guy who never ran around once calling himself a conservative still doesn't anyway I have taken a break we will do that and be back end resume right somebody has to have the guts to say it rush obligate I'd be met more.

Tony is the past president of the North Carolina association of real tours and is currently serving as NPR's regional vice president for North Carolina, South Carolina, Tennessee and Kentucky. Tony welcome to real estate today. Staden? So Tony right now, what is the real estate market like in Charlotte, North Carolina, Charlotte market in general. We have been interested in the business for thirty five years never seen anything quite like this. It's amazing. It was very robust. We're starting to see a little bit of a slowdown inventory levels are at an all time low, you know, comparatively speaking, and we're probably upper end neutral, lower end, you know, we're we're still SOLAS market less than two hundred thousand higher price points, higher price points, probably balanced. We've got a four point two suppliers of inventory at three hundred average days on the market sixty eight days, which is still comparatively speaking. I think it's kinda robust from what it was ten years ago and entry level you gotta one point three months supply of homes between one that's a big difference. It is in the days on the market for that price points twenty three days. So that's average days on the market for one fifty to two hundred. And it's actually sixty four days for three hundred and up in the upper price ranges, what do you think is causing the slowdown? There is it price is that the rise in interest rates. What's going on there? Tony. Well, probably a combination of the two and crisis. They were up seven and a half percent over rocks over last year this October. So then that substantial, you know, and I think we may be starting to get to see when and if your local buyer, you're saying, no, I'm not gonna pay that. I'll wait, you know, if you're coming in from outside of the market, you might think it's real value depending on your coming from the more pricier market. But the buyers are still there. Yeah. And it's just taking a little bit longer than we get the seasonal time of the year sellers are going into a little bit of a panic. Maybe over priced it. And then you've got buyers. You know, they're they're sitting and waiting, you know, that could be, you know, just think to be a plateau for the appreciation somewhere along the lines. You know when you're talking at seven and a half percent over twelve month period of time. I see but telling sellers they might have to moderate their price. That's gonna be pretty tough. Exactly, you know, we we like to tell sellers we want you to price it at a point where they fight over it. We don't want overpriced. Put it right there at market value. And we want to let the market dictates the value. Yeah. That's a great strategy. Yeah. L works, and you know, certainly don't want hundred price don't leave any money on the table. But we will take a professional approach that you know, that professional buyer's agent out there understands that this is a good value on its own and you need to offer more than the list price because you're going to be competing with other buyers. One last question for you. What would be your advice to a buyer in the lower price points right now in Charlotte. It's a daily search. And when it comes up, you've got gotta go look at it. And I if it appeals to you gotta make the offer. And you've got to be prepared. You know, you gotta have that prequel, whatever, you gotta have everything you need to make the offer strongest pasta and don't be looking for the deal. You know, I it will come to you. And and it it's well priced home. And it's what you're looking for you probably going to have to step up and put your best foot forward from the Giga junior. Search criteria. Don't let a day go by and not look at it. Because somebody else in the same question how Tony for the upper price points. What's your best advice for a buyer in the upper price points in Charlotte? I would say they probably have a little bit more time look at the comparable, data and know what it is. They're looking at really good properties on better out there with a good listing agent. Who knows hey, I'm not gonna overpriced this. I'm gonna put this property in that spot where I'm going to have buyers fighting over it, you know, that's one too. If you've got a good buyer's agent gonna you. Hey, we need Bill today. We'll be there tomorrow and someone so I I just think it's all about the professional that you're lying yourself.
