Dallas we've got just a lot immigration happened to happen here in Texas as well as Phoenix Arizona just across the south which is great now I want to take a look just very very quickly at the national housing market this is a large large article published on realtor dot com I'm not going to touch anything in fact we're just gonna stay with the executive summary our realtor dot com of course is part of the national association of realtors and their head a communist worked you know put this together Mrs walk through the bullet points here for twenty twenty for the housing market now they're expecting home price growth will flatten in for creek they're forecasting an increase of just zero point eight percent and increased nonetheless and again that is a national number so look at your local markets to see what expectations are inventory will remain constrained especially at the entry level price segment now I said earlier some of these institutional buyers they're buying at the upper level you know three hundred thousand so and lifestyles unlimited that's not where we buy we buy at a lower price point and we are typically buying what you might call affordable housing or entry level housing and and that is going to be a little bit more constrained will you see Indy is that gonna make our prices go up in our yields down low prices may be up a little bit in yields may having one of our to day seminars going on right now and the Houston apartment market I mentioned this earlier in the show we we are we said rents are expected to be up what I say two point three or so across the nation percent apartments by contrast in Houston are expected to rise and this is in the Houston Chronicle I just recently published they're expected to rise four point two percent next year that's the biggest increase since a short term boost we saw back in twenty seventeen which is when hurricane Harvey rolled through and displaced a lot of people do to you know flooded homes and whatnot so four point two percent that's well above the national average and in fact that's well above the average the twenty year average for the area which is about three point two percent so look strong expectations for rent in Houston on the multi family side and again as a single family investor I keep a very close eye on that market and I see a lot of great developments down there occupancy in Houston is expected to stay flat at about ninety percent even though supplies coming on line right there at the end of August the twenty two thousand units under construction and another twenty thousand proposed a seal the supply coming online maybe a plants a little bit but with all the job growth they're expecting and have had we're perfectly okay with that level of construction the developments have been great and then Dallas let's talk about Dallas Dallas County this was in the Dallas business journal and the title of this article is simply put it's cheaper to rent them to buy in Dallas study says in in fact I'm just gonna jump ahead to the punch line here it's not just a Dallas renting is more affordable in thirty six of the forty three counties across the nation that have a population of at least one million or more so we're talking about big metro areas thirty six out of forty three it is cheaper to rent than it is to buy so if people are making you know financial decisions in a logical way which isn't always the case how we should expect renters to to remain in our favor rents to be strong and they cite not does Dallas County of course that's the focus of this It can just send them to another country and that country but sitting incans then. It's a canned cherry from somewhere else and the US has to place more tariffs you then trace it you then block it. S. stocks the impact is wide ranging we're joined by Anne Massot reporter a Bloomberg based in New York any good to have you on the show tell us which Charles Schwab doing here. hi thanks for having me so is Charles Schwab being a move that basically athletes the price for that we've seen among these online brokerages in offering free trades for equities and what's going on here is basically they're allowing you to trade for free and as a result the stock actually has fallen about ten percent it's been worse for some competitors in this space as well then a lot of pressure has an I mean you you mention the fact that it's not just Charles Charles Schwab they're really they're feeling the heat and almost feeling like they have to do this. that's right so this is just another step in an on going competition over cost you've seen it on one front the asset managers that create finds like blackrock vanguard seat street have had to cut the fees that they charge for those products and then this represents the a second front in that price war which is among brokerage as so firms like Schwab you know charge trading commissions typically to their customers and this kind of represents the than the second wave of that war so you say lose this income stream I mean if you just sort of have unlimited free trades or at least a lot of free trades where they can make their money then obviously the profits from somewhere. that's a good question so sh what has estimated that it could lose up to four hundred million dollars per year in revenue from this move and they're hoping I one would imagine that they'll attract so much extra client assets that they'll be able to make that up now in. makes more than half of its revenue from interest that it earns on client cash so two eight so in a low interest rate environment it's a pretty big asked her crew so much assets that you'd be able to make up for those losses especially if other outfits follow suit I mean if other people start doing free trades and there's no reason to switch to swap. yeah well we've been hearing from analysts today is that this is definitely a move that other brought that other brokerages would probably want to follow to keep pace so I think that's why you see in some of the other online brokers also take a head on to their share price today in anticipation of those potential changes that they might make to respond to shop there really fascinating to see especially the impact of the technology has had free trading seems like it's coming to just about every outfit Annemasse are joining us reporter and Bloomberg based in.

You might have some suggestions for us on where to start so first of all how she doing she doing. She's much better. Yes thank you. I'm I'm so glad well. There's a card that is geared towards people in their twenties and thirties that actually would be perfect for her in the situation you describe and it's called the pedal card. Have you heard of it. I haven't no is that P.. E. T. A. L.. Yes it is sorry my diction is so poor can't tell them peddling a bike or talking like pedal WanNa flowers of it but yes it's pedal-car dot dot com and they have a card that has no application fee or anything like that. It's available to people who have not had a good history with credit and the credit limits. Most people end up with a five hundred dollars credit limit but there's no security deposit. You have to pay and there's no fees to get a pedal cart if they decide that your mom is worthy enough. They'll issue her the card the big thing with pedal-car the interest rates you have to pay if you run a balance a really high there <hes> fifteen to nearly thirty percent depending on the risk level you represent so <hes> it is a great starter card for somebody in a great card for somebody to rebuild their credit okay awesome. I will have to look into that for her but also if she doesn't qualify for pedal Hadel. I'm sorry to step over you there. She hasn't qualified for the Pedal Card to you. Know is your Mama member of a credit union yet. She is yes his. She inquired with their Credit Union if they offer what credit unions generally generally referred to as a fresh start program. I'll have to ask her. I don't believe that she has but we'll have to check so the way credit unions do fresh starts is your mom. <hes> would have to put some money in the savings account at the credit union and then they issue her <hes> visa mastercard but it's not reported as a secured card and then if she handles that card well depending on the rules also credit union usually point between six and twelve months they convert her to just a regular credit card customer and there's no requirement that she had any money in the savings account there okay but. But I liked the pedal card is the first try and if that doesn't work then the second try would be fresh start perfect. We will look into that. This is a royal pain is that almost no yeah no online bank allows for custodial accounts for minors and it just so frustrating. Do you have any military background that you have accessed a U._S._A._A.. I do not all right. Let me mention this. Just for people who do U._S._A._A.. Has a great series of accounts bitter geared towards <hes> they have one series for preteens in another for teenagers. The teenagers have access to savings accounts and <hes> just the equivalent of a checking account both available to them. You know working their first jobs. They can immediately set up accounts just like an adult would have other other than that capital. One has an account that they call the kids savings account now. The bomber is they pay half on it. What the prevailing rate is right now for online line banks so your sons would only earn one percent instead of earning <hes> two percent so let me give you an alternative? I like even better and that is for you to March your kids into a Charles Charles Schwab office and open a kids investment account at Charles Schwab and so your kids don't have to have any minimum to open an account at Schwab and it can be used for investing it can be used for saving it can be used for a checking account. It's like an all in one kind of thing but because they're teenagers unloved for them to start being introduced to the concept of investing and Charles Schwab has a bunch of finds that cost no commissions and are basically zero cost management fee for investing okay. Do you have a Schwab Office near you. I'm pretty sure I do and I mean some of my retirement accounts with Schwab <hes> so I'm I'm pretty sure there's one here in the triangle area so yeah oh you're you're in research triangle probably several Schwab. Do you know what's going on at your airport and Raleigh. What do you mean your airport has? Some of the most competitive airfares now now in the United States and the crazy thing is raleigh used to be one of the most expensive airports to fly into and out of in the United States and now all three deep discounters fly to Raleigh and is caused affairs in Raleigh to collapse so yeah. They have an investing arm for people WANNA invest money they now sell all different kinds of insurance and they have bank accounts so it's really crazy how this that was just of really really basic. Organization is now trying to become a complete financial supermarket. What are the important things to me Clark about it? Online bank is mentioned is the F._d._I._C. A._S._C. Insurance part of that and so I was really trying to think a couple of months ago on your show you had mentioned ensure you could actually log onto the F._d._I._C. Website to make sure that the bank is insured and when I did that I couldn't find the bank. The so far is not listed on the F._D._I._C. Website so I actually called the F._d._I._C. End so fi and we're just confused on. They say that they are insurance. You other banks but I really couldn't verify that and I would just want in your opinion on <hes> whether or not it truly is f._D._i.. Insured how can verify that right so I love your question so with they're doing is they're offering <hes> checking account that pays the highest rates just about in the country. They're paying two point two five percent. Is that what they're paying right now. They were offering two point two five somewhere in that area and they actually don't have their own bank charter so oh the way they get around the F._D._i._C. Rules is they deposit people's money every day with F._d._i._C. Insured Banks and then they pay the banks to <music> basically hold the money so the banks hold the money for them because they're getting a little cutter the action and then because they use so many different banks people can put much more money in then the normal normal F._d._i._C. Limit of quarter million. They're not the only ones doing this. There are a number of operators that are offering bank type accounts and not holding bank charters and it's something that is best. I know has not blown up on anybody. It just is not the straight simple kind of thing putting your money in a bank and you have to way how much money you WanNa put in something that is indirectly F._d._i._C. insured instead of Directly F._D._I._C. insured. I did have some wine the other night. I had a buddy in town from the from San Francisco and he bought, oh, that's right. Your Valentine's date. No, no. No. Earlier than that. And I keep looking around like, I'm the only one like she's she just said the same exact thing for like the fourth time to row, and I'm looking around like a micro, easy or what's going on here. Yeah. I actually I was with somebody. I turned to my left. And I said, hey, why does she keep repeating the same thing though? They call them. I get the rosary. That's about a times. Okay. So it's nice and rare in the middle and perfect and everything everybody's getting ready to sit down for dinner and my wife reaches in and grabs the flaming yawns out of the she burned her hand like really, really bad. And you know, how like a burn just sucks. I mean, that's the worst injury that you could possibly have. I think because it just hurts and hurts and hurts. I mean, I'd rather be stung by five scorpions in a black. Widow thing get a big burden on your hand like that. So I was like, well guess it's not going to be a fun Valentine's Day evening here tonight. It just was horrible mandates for prima, but she did it again this year, and it was awesome. And didn't get burnt out. Good because we're having what about you Dylan your last Valentine's Day without the little one. I know I got a baby come in here in a couple of weeks. Exactly asked my wife. I said, hey, this is the last one we gotta make it good. What do you want to do? And honestly, we just had a really relaxing time. We got some takeout and went for a drive by tortilla flats to the lakes up there and look at the water a little bit was overcast a little rainy and drove back and just had some quality time. That's one of the last times you're going to be able to do that for quite a while. I know the way that a kid changes your life in such an incredible way. But also, oh, my gosh, we kiss everything goodbye. Freedom. Any time. You want to do something you got to chug that kid along more Suns games doing? No, I'm locked in for the next eighteen years.
