"Radio 1000 FM 97 7, stay connected, stay informed. Good afternoon, it's three O 6 and I'm Kathy O'Shea. Here's what's happening. Stabbing comes out of the blue for a man waiting for a bus in Seattle. Seattle police are investigating a stabbing that happened here in the Cedar Park neighborhood, and it happened on the 13,000 block of Lake city way just after four 30 in the afternoon. Video from a Seattle traffic camera shows that officers were searching the area. This is right near the bus barn. That's for the school district. That is where they found the victim who reported an unknown woman approached him. Yelled at him, and then stabbed him repeatedly. He said the attack was entirely unprovoked. He was taken to harborview medical center with serious but not life threatening injuries. Police right now still looking for that suspect. And that's come up for us, Michelle Esteban. Investigators are trying to find out what caused a small plane crash in Kent. Two men are now in the ICU after this plane crash into the roof of this storage unit in Kent. Firefighters were there to help rescue them say the two were trapped inside. When they got here, it took 19 minutes to get them out before they had to be rushed to the hospital. We took down part of the side of the building there in order to get more access to the cockpit there. And then they actually, as they brought the patients down, firefighters, firefighter would basically cradle the patient as a brown down the ladder. We're learning the men are 59 and 23 years old and investigators believe they were headed to the auburn airport. That's come up for a small hider. Police are searching for three masked men who invaded a mill creek home Friday night. Milk creek police say officers responded to reports of a robbery in the 4100 block of 134th place southeast around ten, those inside the home were alone when the three masked men wearing all black forced their way inside, while inside they took money and valuables before leaving. Police are still searching for those suspects, a Tesla crashed into a pole this weekend prompting a long-term investigation. As happened at the intersection of south 56th street in south Washington street on Saturday, investigators say the car caught fire, the driver is seriously heard of the passenger, was killed authorities say speeding may have been a factor in that crash. I think was saved a lot of money by buying directly from them They super nice comfortable. They build in electric says they build in fuses killers all the extra options that normally all other chair companies charge you extra go says a package and a super comfortable super nice and nice people to deal with and we actually went with their implants still doing fence on the chair side. And then Vacuum they're actually We bought their compressors well. vacuum I bought sierra vacuum. Lord and i think I made about seventy five hundred normally which you go through big companies the size of beckham would cost you lifting graham. So those things Same this on money yeah. That's good yeah right right now we Getting a tarot scanner was saved enough or a terrorist candles. All this could and that's really really good. Yeah i mean. I would feel like you need to do a lot of pre hardcore budgeting especially if you're like shocked with like changeups you know what i mean like. Oh my gosh another team. Oh my gosh. We're going to break even six months or we already did. I still need to bora numbers without Cpa it's looking promising. That's all i can tell you but it's a little too early to think about it. So i can start putting the systems together and kinda like implementing stuff but right now. The struggle is. It might be a little too late too late but little late just getting busy with patients. And now i wish i. I put some systems prior. We opened like setting up open dental. For example that one thing i could have done beforehand in all the old Insurance certification insurance building. Things like that. And i had no idea until a couple of weeks ago. Yeah see right now. You feel like everything's kind of like rushing like almost like last minute right like you're doing it as it's happening and i thought we would have time and i wasn't planning that get that'd busy clinically. It's been busy for you then. Wow that's really good. How has All of this affected. You guys is personal life. That's a good question so on the personal level just between me and my life spend more time together. Bud you know. We don't see how kids and all the time we spend in the practice. Yeah it's a lot of work a lot of ours and hopefully we can change that and spend the same amount of time. Just the include out kits were then it during the build out or construction process in the design phase. And everything like that. Will you guys ever like were you on the same page with everything or not really. Yeah i mean we discussed us. Things were happening everything. I can say that. Yeah i mean my wife was involved in that like less less than me. I would say she just trusted me that process and i think maybe it soon better that way that way. After like gonna stop everything just both Both of you need to make decisions stuff. Instruction decisions inside was making my own gotcha. That's smart who did you for did you guys get a designer or anything like that or now as far as the design one of the things. I can tell you a lot of people asking first thing that i think helped us and i would do that again. Designer nomex blocking diagram. I love their blocking degrom. Especially those practices that don't have like a straightforward like rick tanggula space would like extra corners or blocking doug Helps a lot saves so much time. So they kind of lay out all your rooms and after that i used the benko benko for the redesigned service. Just give them that. Blocking doug i worked with their designer. She was pretty good and then cost us anything they do. That is complementary because they probably help hoping you can buy a lot of equipment from them which we did some about. Not all of them yeah. That's the design process. This good. that's really really good throughout this time because you guys opened up. I mean you started everything and opened up. I mean we're still during kobe. Right covert still happening. But i mean like you did it all through that time. You know what. I mean in the middle of of everything. Was there any moments where you guys were like. We should wait or let's not do this right now. Let's give like five more years or something like that for a second. We couldn't wait. Of course shortage of supplies doors been delayed for very long time so anyone's doing the worst and how it is right now but we put pocket doors Have total nine ops. Like those doors. It took forever to get them delivered. So if anyone doing doors Make sure check with your contractor. Order them in advance You know whether delays you know without freezes in texas. Oh yeah that's true and yeah just a lot of delays. I kind of explained. And i got some explanation from country news. Yeah all of them made sense some of them like you know and then i guess it's hard to find the subcontractors kazaa. They rely on subcontractors a lot some of them good some of them not so good and some of them faster than others. I guess Just for them. it's struggle. yeah it can be tough guy you okay. So you have nine ops. How many are plum. would you say. So we're plumbed all of them. We'd whipped we're equipped only four okay. Most people started with three or like. Okay let's let's go all in for a little bit today. Yeah no i get you okay. Awesome and right now. How many employees do you guys have. We have to assistance. I worked on the front and my wife is a dentist. Should as you know her own hygiene all the dental work. how'd you. how did that come about. It was easy to find. Assistance was a hard so for her. It actually had to work with them and to his job and they just wanted to work with her and they asked her to come over and she'll them's easy transition from that point on us Yeah like i i hate. I hate looking for people hiring interviews. Thanks so right now. I'm trying to actually find the front office person. Is it easy for you. Were were you looking for them. Are you going on indeed or how you doing. Yeah on indeed. The asking people on facebook. That i know and work in the area trying to utilize resource actually a gach. Okay and then right now. What type of practice do you guys have. Like fee for service or you guys accepting ppo or hmo medic- medicare that stuff or now feel so big shot out to be Helped us with the ppo negotiations and I'm currently standing up with his insurance certification. Service is second company gase He's called a horrific right. Yeah with right now signing up to joke that's good so then the first month went amazing and then what went really wrong so amazing what we didn't expect i was the amount of patients we got. So we we spend zero dollars on marketing. Though what happened is we both from russia and we have a big russian community here but not that many russian-speaking dentists. And i don't even know if there is a russian dentists that owns a practice so when my wife worked here for the past the issue was working in the area. She got some following from russian community on facebook like russian beach and people start recommending her and then she just told few people that she's opening her own practice and she started getting folding from there and as soon as we open she just message few people. And i guess they shared the message and we have little hundred patients in database right now and he's been busy. I thought we got to open slow. I'll have time to dial in the systems. But i didn't even know how to process any claims or anything like working with insurance. It's disaster right now. Yesterday we got i insurance check but the taking a while is still trying to figure this out This was amazing but it was still a big challenge for us just dive in with that amount of patients and everyone needs work and the nice thing about those patients. They were waiting for her they committed. They'll listen time we don't have any Like a mr boardman and We get calls from. Ppo patients just because she's network with ppo of people call from the insurance websites. They find her. Yeah those patients they not always drop it enough to confirmation milic. I have a car problem. You confirmed the boardman. Should've at least call this. Yeah las calling you. Yeah no i get you hundred percent. Wow so you for marketing and advertising. You guys have not done anything. Nothing like where we spent any money. Just kinda like telling people. Hey we're open. Know one thing i advise Like people from other countries that have their community. Facebook page is let people know if you're planning to open your practice and be generous with your time in a while you have time so especially before you open if you have people like I talked to another dennis out that they is also from another country so I asked him to have a community based facebook. Page and who people ask events extend the. He admitted that people ask for dentists all the time. Just not every dentist willing to reply and answer those questions most of the questions a dumb question but if you time and you just talk to people and especially when you have time that's going to be a good marketing. Yeah definitely definitely okay. So then. Who did you guys do your website and everything like that. Who who do that. I would really cheap. So i went up work. I found a freelancer. She was new and She is super deal. Do that for two hundred fifty bucks. You know time fifty bucks even if you mess it up really bad to get start goodstein and then i had to all my content writing so i wrote over quantum yes so website is not perfect. Probably going to be looking to switching for like a professional company. But it's good for. Yeah i get you good for now so then. How many days are you guys opened. We open five days right now in the hours. Nine to five yesterday we stay up to eight. we had emerged. So it's it's it's a five Behind fast five but the yeah and then how saturated would you say dentistry is in your community right now. So if you on google it feels supersaturated. I did my marketing like a competition. Study just calling dentists around there. It feels like most of them unlimited hours others. I think feels like a still pretty good. Because if you sell the lease everything else doesn't matter. Yeah gotcha gotcha okay so then you. You couldn't agree on that. Then you just said forget it. We're going to start up. And then you found a location first and then decided to ask for the walls fargo or you could didn't find the location. I i think i already started talking to wells. Fargo and Yeah because i wanted to get approval beforehand You know it takes a lot of work to talk to people and they don't take you serious guy and so if you don't mind me asking how much was the loan for loan was like five hundred thousand okay gotcha and then diving into the construction and the build out. How much would you say was the whole doubt so the bill three hundred thirty eight thousand and some change god estimate originalist to meet was two hundred ninety six. We had a bunch of change orders and change orders expensive so this is where i want to advise the listeners. Just starting when you working at a construction tried to plan for some things such just go over some of the change orders. That cost us Extra we had to upgrade electrical panel to full hundred amps. So make sure you check how many empty house that you have. Less than four hundred amps in most likely going to have to upgrade. I think that's pretty standard for dental offices though that costs us about eleven thousand. We did some upgrade on cabinets countertops. So if you're doing custom with your contractor just make sure your plan for that and some roof penetrations we could know for the vents. And extra wall been attrition sports events. Even though i'm kind of upset because contractors should have known that because of their expertise the experts at that yeah that cost us arleigh extra six thousand dollars so those things that and then we change orders contractor usually charge often overhead extra percentage so upfront on the original estimate i was able to negotiate lower profit and overhead percentage but When it came to change orders it was already set in the contract so it was like. Okay yeah well it is and then you have like ability to shop around when it gets to that point where you need to add the change order you pretty much stock. Whatever the price they're gonna give you. Would you say change orders in total. Were like twenty to thirty thousand or more forty two thousand. Oh man forty. Two thousand yeah. That's something where you're like. How'd you guys feel. How did you guys feel in all that started happening. I mean i smell really bad. They told me. I need electrical panel before hundred and my question was like how come you didn't know i need a big electrical. You guys do that all the time. And they gave me like vague explanation. And then at i shopped around and the first one and i figured you know this is the market price for upgrading electrical panel. So at least. I felt better after shopping. Around that i wasn't like overpaying. Just because i had to go through from deal you know this this something. I would've brought spend that much annual but just the fact that they should've known. Yeah no definitely i know. Yeah you're right. So then did you're the one who had to shop around for they. They couldn't just do it themselves like it's not their job to trump Prices and they gave me the price. But i i felt like you know it was too much and then i was like let me. Let me call Shoe people just to see what's the market value dissent. I guess it's mainly for me to feel better. No smart. it's just so you know you're like am. I getting ripped off right now. Or is this for real for real. You know okay man. That's great advice. So you guys had a lot of change orders and so in total. The bill was in the three hundred three hundred. Thirty eight thoughtful including the change orders. Gotcha okay and you guys have already used. I mean everything's already been used up because you're going to be open already. You're already opened. It's going to be a month right so we already open still final punch list items as they call it like things that would not super happy about they just coming and fixing those Slowly there's still like a ten percent danish we need to pay them after they complete and after that we'll get are what does it lean. Release from actor which allows us to get money from their Landlocked landlord allowed us. Some liberal guide how much what was the was the the money that they It's forty dollars a square foot so game out. Eighty something okay. Gotcha so then how. Many will actually grew on a little bit. What are you not really happy about them right now that they're coming in and fixing guys were the contractor so actually the people were asking recommendation On the group start off his attractors and the mentioned the name of the contract. And i was like you know. I'm not super happy about this particular contractor and realization. That right now. Because i start talking. A few people reached out to start talking to several people that kinda starting construction process in austin and they talking to multiple contractors and they sharing information with me their position. I have right now that there's no perfect contractors so you will have to deal with imperfections so none of them are perfect. Kinda like kind of have to decide sucks less. Yeah but your question you know i. I wish they could do better. Quality control and kind of proactively ek stinks for example outdoors when installed correctly. And they coming back trying to fix them which you know like already. They're already covered with dry will now. It feels like fix them properly. They might even have to open up walls. That's the feeling. I have right now so i don't know what's going to end up happening but Yeah the those things should have been taught at the time right after they were installed. So there's no going back and forth little details like that if you're asking who is the contractor k. Gotcha gotcha some podcasts. Yes actually a matter of fact to more is going to be one month exactly. We start seeing patients on june ninth am. I'm super excited to get into that story. And everything like that but just far listener so they can get a better understanding of where you're located. Where are you located so we in cedar park texas. It's north of boston Gottschee you awesome and do you like it in that area right now or yeah. Love it So we live in southern california in san diego while and as soon as my wife graduated the promo linda she. She was a international dentists from russia and she had to go through international dental program. Special program so It wasn't loma linda and as soon as she graduated when moved into thousand nineteen to texas. Wow so she was a dentist already in russia yeah shipwrecked as there for a couple years. And she decided to marry me. Moved to san diego. I lived there. God is the is the criteria like is there a lot more schooling involved or when you come over here is it like starting over or does that look like so my understanding. It's pretty much going through dental school again. The only you know advantage steroid no of stuff. They've been practicing. And it's super competitive than a lot of people from all over the world trying to become dentists in the united states versus workings Countries so competitive but the program is shorter so most of the universe like university. Not every university gonna have that program. Those that half. It's usually two year program versus a regular four year all the curiculum. They put it that two year period. So it's a lot of studying. God chain hunt you. Oh that's interesting. And then you went to san diego and then why didn't you decide. Like oh man. I want to open up a practice in san diego with this Actually i had a business in san diego I had a car deal ten years prior and just from running a business. They're just knowing that you know. Yeah i'm not trying to go political and stopping but is just It was hard and We just decided you know. Let's let's find a better place. Gaza we start having kids so we currently have three kids and like we need to find a more friendly lace for family and business san diego's nice but it's supersaturated so every dentist graduating thinks they wanna live in the nice place and san diego checks that box that makes it supersaturated. Plus mexico is super close so a lot of people. Just go get their teeth. That's so true until he california Elaine i can't tell you how many times he will say odd. Go get that done in my towing cleaning done here. Only okay but you're right. Wow okay yeah. I can see that. Oh why cindy would be like a lot more expensive as far as like rant in. No i don't know how much more but i mean. i know. a lot of people are making that decision. So then why did you guys pick texas. So that time Graduation time my wife had a paternity to get a job. It was i was in south texas. It's one of the local diesels and we lived in victoria for one year. We texas and after that we decided we want to own directors and leaving a better better for us place and we started looking to buy practice and at the same time we're open for startups as well so anything you had a guest. You're not not too long ago. Who actually a urges the practice were really serious about purchasing but we can agreed with the landlord the on purchasing that practice from tech. Tina who it is now. Or can you say or no. You can't say You mean Your guest yeah. It's in south boston. I forgot his name south. Meth this mathis. If anybody listening can recall me like oh. I know it is an awesome. How did it go. How did the construction go with startup process. The loan process everything like that. So with construction loan the loan. Actually it was interesting so we start applying so i applied to purchase a practice. It was the beginning of two thousand twenty so we were approved bank of america and a common happen and then they they still give us approval to purchase a practice but when we decided to start out they they stopped doing star loans that's when wells fargo stepped in wells. Fargo approved us. And that's who we worked with. Finding space was challenging so all the construction of froze at that time and we were working with the local broker. Who helped us to figure things out here. So i ended up finding a space so my understanding most brokers they looking for like a brand new builds. I guess that's easy for them. But there was nothing available and or he would take forever because a lot of places. We're looking like a dirt still like. We don't want to wait that long. As i went on loop nets. I start looking at second-generation again. The had an idea which area were looking so am just found the second-generation location pretty busy plaza. An lender for sure. We're excited to get a dentist here is like it's kinda mix with small restaurant. Mom-and-pop shops and Like a nail salone hairdresser like a haircut placed dental and identify. Good i i like them. So then rewind a little bit. The bank of america approved you. But then they couldn't give you the loan so then you had to go to wells fargo. Is that what happened yes. So bank of america proved to purchase a practice for acqusition and when acquisition didn't happen we asked them we think Startup loan and they said okay. This time we're not doing any startup loans. Just i it was nationwide thing. Yeah wow so you you had already found an acquisition that at that time or no you had not acquisition. We actually start working with a letter of intent. We start moving towards you know closing process and one of the final things was hard for us to overcome. Just the germs on the lease and the landlord. I guess they didn't see much value in us especially being new dentist versus the guy who's been there forever. They just do not want to buy the terms.

"Up is Arthur in Cedar Park. I am 67 years old, and I intend to take sole security benefits at age 70. My wife turned 65 in June, and she does not have the minimum 40 credits of work to get her own assaults of security retirement benefits. When she turned 65 can she claim spousal benefits? And how will they be calculated? And if she claims spousal benefits? Will that have any effect on my benefits? When I claim at age 70? This got quite a few questions. That's Yeah, this is this is very common, and I like the idea of the lengths Social Security. Now not everybody can do that. Mom, you may know that for for each year you delay after your full retirement age. That adds about 8% to your, uh, your retirement benefit. Now, one thing I just want to throw out there because I had this discussion recently when we were putting together an income plan for another client that When you're looking at these different values that social Security is showing you that, of course, their estimates and that doesn't that words printed pretty big on the statement. These air estimates. Uh, the estimates are made with certain assumptions. And so if you read a little further down, I think it's on the second page of a statement. It talks about income taxable income assumptions that social Security is making when they're showing you. Those projections for Age 67 or aged 70 retirement benefits in those assumptions are going to be based off of in assumed. Amount of taxable income. So if you're not planning to work, let's now I don't know if Arthur is working or not, but if he is not planning to work Then the numbers are likely to be a little different than what they're showing him for his age 70 estimate because they are assuming on that statement. He's working through 70 up up to 70. But you know, to get back to the question here. If your wife does not have 40 credits, she will not be able to claim off of her own work record, But she will be able to claim spousal benefits and survivor benefits. So how are they going to be calculated? Well, first, you would have to claim your Social Security benefits. And if she were full retirement age than she would get up to 50% of your spousal benefit. But if she's not quite full retirement age, so she's 65. It's going to be reduced and what I would recommend Arthur is that we get together put together an income plan that will reflect the percentage that your wife is going to get of your spousal benefit or of your benefit. That would be her spousal benefit. And compare that to what she would get if she were to wait two full retirement age Now, this doesn't mean you're going to delay. I just want you to have the information and be educated. About the two amounts you might say after looking at the numbers. Well, it makes 100% of sense makes it very clear that we should do this 65. But again, I want The numbers speak for themselves really? Now that will not affect the benefits that you're going to be collecting, so she can collect those separately from you, but it will be based off of your right work record, But that doesn't mean it's deducted from what you're going to get now. Uh, this is one reason I do like the idea of Arthur Delaying to 70. Statistically speaking, his wife is much more likely to live the longest. And if Arthur were to pre decease his wife, his increased Social Security benefit becomes Hurst her survivor benefits now a survivor benefit could be up to 100% of what Arthur was collecting. So if either one of them passes away, what's going to happen is their household is going to lose the lesser Social Security payout. Okay, so again, these are details we get into with an income plan. Am I able to transfer the stocks and the traditional IRA or do I have to sell them? Great question and again. We talked earlier about taxes and reducing taxes in the future and easy way to do that is by Roth conversions again. There's no painless way to deal with the taxes you owe in your traditional IRA, because even by doing a conversion, your head can have to pay taxes on the IRA in order to convert it. But then that Roth money is going to grow tax free. One thing you've got to keep in mind. Sheila is, you know we talked about this. I think several shows ago You can look up a recording on retire austin dot com. We do have a link to my podcast there. Way spoke a little bit more in depth about this, but a Zafar is Roth conversions Go. There is a five year clock on money that you convert. If you wanted to access the growth, the gains on that money Before that five years is up. There could be iris penalties for doing that. So one question I would ask Sheila's. Well, When do you plan to access this money? When do you plan to start withdrawing this money? Now you can have stock in a traditional IRA. And then convert that account to a Roth without selling the stock. So if you have stock that you really like you don't want to have toe, sell them and repurchase them. Remember, you could do that it within a You gotta wait 30 days before you purchase that stock right back. But if you don't want to have to go through the selling and repurchasing You could convert that traditional IRA keep the stocks in place and you basically get a tax bill to pay the taxes on that conversion. Sheila. I could. If we had more information about your situation. We could definitely put together a plan that's going to be optimal for you. That's going to show the best. Path for, uh Roth conversion and taking care of that I raise so it's best suited to take care of you throughout your retirement. Okay. All right. Great question.
