"Four you can also visit them online at jake cap dot net that's j c a p dot net before the break bob and i were just getting started with i think some of the ins and outs of the real estate investing business and bob helped me understand kind of what states you're in what are your favorite states to lend you if you want to play favorites a little bit and what your loan programs are me a full rundown we're in forty states the home offices in california so our favorites california just because we sit here we also like texas hawaii east coast washington i don't know if there's a state we don't like we like georgia if if we like high top yele shen urban areas gotcha if we if there was a product we don't like i'd say we don't really like properties we like properties that are moving quickly and it's year if you're an investor it would be typical for you to have that same type of light so that you're selling a property if you're a if you're in an urban environment there's going to be more buyers coming through so your opportunity or a a more significant number attempt more buyers into the pool of buyers or if you're renting more than into that pool than targeting urban areas it's better for you so what about the conversation that's happening right now with with real estate investors in that if i'm in a primary market right atlanta chicago la etc and i i can't necessarily find easily boston and i can't necessarily find deals because they're being gobbled up by other people they you know it's a bidding war i'm fifty s on the list right as backup offers those people those people like secondary markets they like tertiary markets and those sometimes qualified as world would that i'm assuming then i mean obviously there's kind of a longterm strategy there because you're expecting the population to grow outward from that primary market and then maybe at that point in time later when that becomes popular then it makes sense redo jump into a rural area but is it that you focus primarily on fixing flips well i think that there's a couple of questions there i i'm a big fan of tertiary mark and there's a difference between suburban and rural and you are right the better by is in the suburban area the risk of a rural area you know where you know your neighbor might be you know a couple of miles away is that there just aren't enough buyers or if you're buying old there aren't enough renters to keep that property full but i'm a big fan of the suburban areas you know when you get right outside of a metropolitan area brenston you know orange county from la county was considered suburban now it'd be hard you'd be hard pressed to call it suburban you know but it was that tertiary park in the la market and all the states have that and so you can be in that in that out in those outlying areas but it's more important that when you're buying but simulator by family residents that you're buying in a neighborhood full of single family residences if your neighbor is a farm think twice about that property but if your neighbor is you know a house that looks you know very close to your house and there's fifty of them you know you're probably okay then you're probably okay yeah i was gonna i think you took the words out of my mouth if your neighbor is a farm or farm animal should be concerns but if your neighbor is an old barn with a nine hundred sixty seven ford mustang in it that's okay that i'm willing to great that's like the best thing ever right is there so i understand now what you specialize in i understand where you land and that's really cool so if you wanna get in touch with bob and his team jay cap dot net that's j.
