But if you sell and don't do a tax deferred exchange, you're facing almost 50% of your capital gains in taxes, and those are comprised of State income taxes. Long term capital gains from the fad appreciation recapture and also on a which in Obama tax is 3.8%. So that game gets pretty easily gobbled up if you don't have some sort of a planning strategy to replace that income. And so what are most of your clients doing there going into commercial? They are, and I'm moving a lot of folks from residential, which is really a tough thing to own right now, For all the reasons you outlined I'm moving them into order called Single Tenant, Nat least investments, and that would be a CVS to save on possibly a Taco bell. Something like that, where you've got a long secured income stream. And candidly. I'm moving a lot of folks out of the state of California into Texas, Nevada Lower tax or no tax, state state of Florida and, Ah in quite candidly, they're getting better returns on the top and on the after tax basis. And if you happen to own property in California and live in another state, then it's It's actually a double benefit. Because you're not tax for something. You only California with the state income tax. And you benefit from the higher returns. Would you get people calling you trying to figure out what their next move is going to be? Do you feel like you're a therapist a times with them just being at their wits end. I do I truly truly do And you know that the good news is it is a red hot market, so there are tons of buyers even with residential and it's depressed state car. In it. Let's call it. It's just rest state from the standpoint of being able to evicting, collect rents. So, Yeah, you bet. Ah, lot of hand holding a lot of therapy, but You know? Fortunately, we still have this thing called 10 31 tax deferred exchanges. If you're unfamiliar with him look into on. There are wonderful way to differ. They don't they don't do away with, but they differ. Capital gains tax and they're certain nuances. You have to have owned the property a year and all those sorts of things. You don't have to be afraid of these anymore because I cut the tag shank to these. Yes. And then I was like I in my head was like, maybe this is a moment. So I was like Lydia. Do you know how you were scared of this cat that was on here? And it was like on this thing, and I and daddy cut it away. Well, we have this thing in. I do. Was like we have this hearts. God guy cuts that away. So that we don't have to be afraid of he longer and she was just like, no cat. Like, of course, it was like totally irrelevant. She was just like she just wanted to be assured that the cats weren't there any longer, but every do stuff like that. Where you start trying to explain the gospel or Jesus to your kidding euros that maybe you're trivializing it the act. Like, maybe you're taking something really profound in making mock accidentally making a mockery of it that never happened. I mean, certainly I have my own massive massive parenting.
