The Department of Energy collect Pretty much all the computer models, general circulation models for climate around the planet, and there Last that was done in 2013, and in that one, you could run them backwards to 1980. You could see that they predicted warming now would be about 4/10 of a degree Celsius per decade. They extremely over predicted warming. Except of the 102 model runs that were out there in this data set. There is one that got it right. And we I think we need a special prosecutor. You know why It's the Russian model, and the Russian model has less warming in it than all the others If the Russian models mimicking reality, while the other ones are are are not What's the responsible course and making a forecast? You follow the model that works. That's what happens every day with the daily weather forecasts. There are a lot of global weather forecasting models that are available to the forecaster, and they don't just take them and take all of them and average them up. And come with the forecast. No, they look at the one or ones that might be working in this particular weather situation. That's called best scientific practice. But what our government does and what the world's governments do and what world government does, which would be the U N I. P. C C. They take all the models. Which are obviously an error on average and the spread of all the models, and that's how they generate their forecast of climate. And their error bars. They don't Specifically emphasize the Russian model, because if they did, the issue would fall apart. It's too cool. Wow. New thing of models has come out. And both of those are at extremes right down there literally off the charts. How did he tell what investor sentiment is? Especially sentiment? There's there's a couple of service out there. One of them that we use is the American Association of Individual Investors, and they come out with Serbia every Thursday, and they asked their members. Where do you think the market's gonna be a few months into the future or the bullish Paris or Or neutral and right now, um they're bullishness is very high. Bearishness is low. And but more importantly, if you look at the put the cool ratio you have You have that record record low. There are tremendous amount of calls that are being purchased and very few puts so resists. Very interesting. Let's let's elaborate on that a little bit. Let's go back in history. If you look at the tech craze, right? Ultimately, there was a huge crash in the late nineties early two thousands in tech right before that occurred. Would you say investor sentiment was very bullish or bearish? Right before the bubble burst. It was euphoric. Historically high levels bullishness was off the charts. You would have stocks that would go up. 345 10 fold within days. There was just here. A man is going on kind of kind of like what's going on right now, with stocks like game stops and AMC. BlackBerry stock. They're going up 2345 fold in a matter of a couple of days, and that's not only not healthy, it's not normal. It's not healthy and it It shows that there is excessive greed in the market, and we'll talk about. Let's talk about those stocks in a second for getting back to the tack crash, so given What your methods are at that time. If you would have seen extreme euphoria you would have been in cash is shorting the market because that fair to say it's fair to say that when you see euphoria, it's best to be in cash until, um, until the market begins to enter a state of the clients. Because a lot of times euphoria can last a lot longer than most people think right and to give an example back in 1999 1 of the stocks that I was trading was a stock like Qualcomm. I had purchased that person's the stock at $27. I sold it a few days later at I believe 76 $78 something like that. So double or triple my money. Ah, few days after that, that it was trading at over $800 when you have a stock going for being a 25 26 $27 going up to $850. That's a mania. Now. Anybody, uh, that would of began to have shorted that when he hit 100 or 203 100 get So you have to be patient before shorting because it could last a lot longer than most people think that I can. And if you begin to short too early, you're going to get really hurt. So you mentioned Gamestop name seeing some other companies for Gamestop is a brick and mortar. Video games cellar, right breaking mortars kind of out right now, although there was a huge supply for video games this year during covert that during the lockdown, um but then, uh, a man named Ryan Cohen, who started Shui and a very successful e commerce company, started accumulating shares and now is on the board and he's an activist, and he wants to make the company more e commerce. So There's a group chat on a site called Reddit called Wall Street Bets, and A Lot of those people are saying This could be a really good investment. Now that Ryan Cohen's evolve and they're going to switch the e commerce and the stock went from the third. It was actually around five in August. Too, You know, in the thirties recently and then this month it ran up to, I think 145 $150 and then on Wednesday, the 27th in overnight trading it hit 3 60. Okay. And so the story remains to be seen how that's going to end. But there's been an enormous short squeeze. So there's other stocks that are acting like that as well. And I guess it's one of the signs of euphoria. That you mentioned obviously, How does that translate to? What were the work that you're doing right now? Um, because of the euphoria, you're not investing long right now. It's just just so everyone knows. Yeah, we're talking northern part of over the Rhine. It's ah project that they've called Freeport Row. It's right at liberty and L'm. So if you look you know, two blocks north. There's Finley Market Two blocks south is Washington Park. And it's an area over the rhyme that hasn't seen the kind of development that we've seen back closer to town and a half from the new stadiums and you are right on the streetcar around. I mean, there's ah lot toe toe like developers say about this property. What they want to do now is they have expanded their plans for it, and initially, it was proposed is like 80 to 100 units building. Now it's up to 300 units that would be spread out through a couple of new buildings that would also incorporated a couple of the older buildings in the neighborhood that would be remodeled. And counsel today will take the vote yesterday. If if it's any indication, the Economic Development Committee of Council approved the project over the objections of a number of people in the neighborhood, including some of the community groups who are complaining because they think it it kills a lot of the affordable housing that's there in the neighborhood, and we'll drive more people out. Is it taking many buildings down? I thought they were incorporating them. But they said that I think there's like four existing buildings. That they're using, but they're not going to be used in the same way. Obviously mean rents are going to be anywhere from 1400 up to 2800 month. So that's the objection from the community Councils. It's $80 Million project, probably the biggest private development project ever. In that neighborhood and we've seen, you know tons of development already there a dollar figure attached to what's considered affordable. I'm sure there is, but I don't know. In fact, I'm back with pride here today because they guaranteed that 20 of these units would be subsidized. So whatever Whatever that subsidy would be, whether it's $800 or whatever. It makes the difference between paying the market rate for rent and the subsidized amount, But it could be interesting debate at City Hall. This is one project. That probably more than anything else. That's come up since all the council members were indicted. That could really swing on the people who have replaced. "Gonna go switch gears. We got to talk about some of the market activity that we're already seeing this new year, including once again, an active market to take companies public. Amazing. Just a couple weeks in right, Tim the 2021 I po market, often runny. We cut up With Bloomberg News deals. Reporter crystals see to hear about the activity. We we really are saying the yet with very, very sizable on high profile IPO's just this week, we have seen at least six companies when public in New York on that includes Petco, and that includes a firm posh Mar. A lot of them are consumer facing companies. We have seen a bunch of technology companies went public. Laid in the quarter. But let it be consumer attack. 2021 is going to be a year of another record year, potentially for IPO's. We already have seen, you know, certain companies come out and say that they have either confidentially found or engaging advisors on listings, so not only that we are potentially going to Seymour directly saying given there now. Able to raise cos I would raise a proceeds from from these transactions. So all in all, it's gonna be a big year for E. C. M. For capital markets on bit's The best is one of the best start in the year. That was seen s Oh, yeah. Petco and Theodore options really help them in terms of growth, And it's not just a short term, um, actual term boost in revenue or in business that they're gonna see. People who adopt during the pandemic are going to have the pet for the next decade or so, And that really helped him and it's the same train that they see in the suburbs and in cities. Um so in terms of extension, um millennials, getting pets and covert definitely have been a driver. Echo a name that's going public for a second time and with a great ticker. The company, which is changing its name to Petco Health and wellness Company, in conjunction with the listing sold 48 million shares for $18 each No. After the I P. A Petco will continue to be controlled by its current owners that includes CVC Capital Partners and Canada Pension Plan Investment board. They acquired Petco for 4.6 billion from TPG and Letter Green and 2016. A decade after those two firms took Peco private. It's one of those Harvard Business School's case, but it is I got to say yes, absolutely is. It also speaks to the cycle of this stuff, right public private, private public right, which we see a lot and in the process. Everybody's making a lot of money along the way we could. Up with Petco CEO Ron Coughlin and of that ticker, by the way, Let's get back to that. It's w 00 F wolf. Let me start with what hasn't changed. That hasn't changed is the mission of the company to really improve the lives of pets? Pet parent has always been in the hearts. Of the folks who work at Petco. But what's changed is we really retooled the business. Instead of being a big bag of dog food in a cart type company. We really become a complete partner for the health and wellness of a pet parrot, and we're really the only ones that can do that. Because we're the only ones who have a veterinary hospitals. Training, grooming that they online and the mass players don't have we have the highest and food with on Lee, retailers said. We're getting rid of artificial ingredients getting rid of shock collars. And then we have strong e commerce and our stores, which are now called pet care centers that Maura um or are working together. So here's an amazing fact for you 80% or e commerce orders are getting fulfilled. Who are pet care centers, which just gives us faster to the customer and lower costs versus competition, Right? You don't have to have these huge what massive distribution centers. We call that right? We call these micro distribution centers. Yes, and it really gives us a competitive edge. We talked about it as forward deployed inventory. Ron, I gotta say, I love dogs got my dog scout. She's quite the spoiled little critter. But what's interesting is that I've talked with the CEO of two. We follow this sector because it has really exploded. We have definitely seen it take off. Where's the most growth? Is it the healthcare side of it and the pet care centers? Is that it? Is it merchandise? What is it? So you're seeing explosive growth and services. So that's where we're putting a lot of effort. We're building out the fastest. That network build out in history really focused on The affordable vet care. 70% of pests don't get the care they need because of affordability. So we're rolling out 70 that hospitals a year, so that's a big growth area. And the other growth area is around digital. And that's where you know we were growing 20 to 30% before Cove it and we're growing 90% last quarter in our digital offering, So you're seeing that competitive it Competitive advantage Come through. Listen, we know the pandemic. I'm sure you've asked been asked this question A million times have forgive me. The pandemic led to people Adopting a lot of pets I know is I walked my dog over the last year. The streets were kind of littered with you could see the various, you know, pet retailer's e tailers boxes. Everybody was buying things for their pets argue at all concerned that as we all eventually get back to work that maybe that focus on our pets changes. Yeah, So, So first we have 3.3 million new pets in America today. Based upon what happened in covert and people needing a little more joy in their lives and those adoptions, and those need to be said they need to be groomed. They need to be trained and they're going to be vaccinated so that provide the lift the entire category in terms of change of behavior. The good news is more and more companies and plays or talking about working from home, so that should be good and more more employers are becoming dog friendly, so we don't anticipate and his history says There's not a lot of, you know returns if you will with live pets, so and if if you know where we actively try Tol, make sure that pets are put in homes.
