Ear was the first year. I was there in the last year. You were there. So there wasn't a boat explosion but was something almost as exciting. The you know the the fireworks on the fourth of july someone you know had a roman candle you know the the the basically the two that shoots balls at out and nailed someone in the face. Where the counselors. And i have no idea. Yeah that was. That was the excitement of eighty five. I think maybe was. I don't know if it was summer. But that was the most explosive in terms of flames. And and that sort of thing. I do remember. I hadn't picked up the drums at that point but there was a cabin. I think two or one up from ours and it was a guy with the way i remember. It was a white drum set and a whole bunch of us were inside and he was drumming. And i don't know again a month necessarily gonna say it was camp david. I remember just being in awe of this. This guy in this drum said and loud and rock and roll and i don't know maybe it was that summer camp and start for me. Yeah no i do remember it. It was yeah two cabins down. I guess it was empty and the guy had a drum set and he reminded me of sort of every eighties rocker. You would have any developing eighties rocker. I remember long blonde hair. You know terminator sunglasses. Some sort of cutoff t shirt. And he's a good guy too. So yeah i remember standing watching him and or hearing from like you know two hundred yards away or more because it was loud of course so and here's a little bit more of the irony. I'm always the one in most of my podcasts. When i talk to people about podcast say you know what dig in. Don't go into crazy stories too often. Don't talk about things that people can't necessarily relate to you. But i rarely have guests much less guests that i haven't really seen and the better part of thirty five years so i'm breaking my own rule here but the leading a little bit forward here we you added me on facebook and i guess i just accepted and didn't even put two and two together a little back before we connected in the fall right so that was going back a few years. I remember the name loren wiseman and you know as as we caught up you sort of picked up. I do remember quite a few things over the years. So i remembered hearing the name. There are a lot of big balls around here, but they own you know, Okra Oprah Center in North Records, and, um, you know they have no shortage of ideas, is the second largest mall owner in the country. Right? You know, what do you do with big, empty spaces in malls? I mean, we've seen this this trend toward experiential retail. Yeah, they something that I mean, look, the Lord and Taylor store. Former Lord and Taylor store at Old Orchard was kind of interesting example. They turned it into a virtual reality Gaming center where you you know where headsets and backpacks and it's like you have this big, empty space. And, you know, I mean, I don't know whether that's the future for a lot of big spaces, but You know, you think about some of these faces maybe being turned into you know, distribution centers, You know, just for stuff that people order online. I mean, there are there are uses for space. It's just It's gonna take a while for that to shake out. I mean, I'm in Northbrook Court guy, Danny, and you know, Marshall Fields is not only closed. It's been nice and Marshall Field's Yes, Yeah, it's Macy's has not only been closed up there, it's been toward down right now. On the other side, Lord and Taylor is closing if it's not already closed. S O. There's their struggle. They're gonna try to make that into like a gland, aren't they? That's the last I heard. Yeah, you know, And it's their open space, outdoor space apartments of part of that, You know, restaurants. I mean stuff that The point of this is what do you What can you put into him also that people have to be there in person, you know, because you don't have to be somewhere to shop anymore. So what do you have to do to get people there? I mean, you see some of these areas. Like North Korea court, where some of the most popular storefronts in the mall or, you know, kids, sports activities, you know, people show and then you know. Hey, that brings people in and then hey, maybe they'll shop and they'll stop at the Apple store and they'll stop and grab something to eat, and that that's kind of the new Generation of malls and you know, but water Tower place is tricky because you know you don't have. It's not necessarily kid friendly when you think about the clientele around there. So what's the I don't know. I mean, it's It's a very interesting Future for water tower place and some of the big retail spots on Michigan Avenue and you know, it's just coming out of Cove it It's just gonna be a It's this giant reset this. This just accelerated what was happening in retail overall and You know now what comes of it? I mean, that zbig question. Uh, of their portfolio, mainly because they think that they have very high quality assets. And so the rationale behind this is actually that the underlying value of the assets far exceeds. Where the where the stock trades and in fact Have. They had believed the belief that it's always traded at discount to the underlying value of the assets. But just on that, how are they valuing these assets? Nobody knows what's going to happen to models or properties like that during a pandemic, and and what will happen post vaccine so where their metrics coming from? Well, I think they have. They have book values on all of these assets. And I think the idea is that you know, at some point, we're gonna have some kind of recovery. More importantly, the the assets that they have sold have been selling that higher values from the carrying value on day. So I think the expectation is that, um You know, the value of these assets hasn't um, eroded at the race, uh, that the share price of Brookfield property partners of eroded So Scott, What's What's Brookfield saying Just about kind of their business here again is Vanni suggested. I'm not really sure. What the other side of this pandemic looks like for real estate in terms of occupancy levels rents. What are the folks of Brookfield saying? Well, I think one of the things that they look at is that Brookfield property partners is kind of an unusual entity because it's a global business, but also because a lot of the value that's created there is actually through the development of major projects like The Manhattan West Development. The Tannery worth in London, you know, But the problem is, is that those development takes several years to come online and before they start Showing returns, and so they're carrying a lot of dead on their on their books while they're building as those, um those developments and you know a sink their their belief is that this would be this company would be better served as a private company because That wrong Lead time on guy also, because, as I said before, that they think that the underlying value of these assets they have now are trading at higher are worth more. In their trading that right now because they think they're higher quality assets in the comparable real estate investment trusts that they're in the space list, and Scott, we're out of time. But does this mean that we'll have less transparency is a zoo public citizens? Let's say as to what will happen with these kinds of properties going forward. I think if they if they go private, obviously, they'll be less transparency because there won't be a need to disclose all of this stuff. And, um quarterly earnings exactly exactly. Jc penney and kohl's for the affections of beauty brands sephora for the last fifteen years sephora has run stores within stores at jc penney. Those mini stores have been the most productive part of pennies credit. suisse analyst. Michael bonetti told industry publication retail dive. Naturally the last thing the struggling pennies wants to lose its golden goose especially as it attempts to emerge from bankruptcy after declaring chapter eleven protection in may but sephora hasn't been happy with its longtime partner and cast its longing i elsewhere in fact. Why was this guy allowed to run this roadside zoo with seem like no regulation by the government. And are there laws And why aren't there laws to protect these beautiful wonderful animals? Joining us is not really the foremost expert in the country. On this topic. Kearney and Nasserist serves as the director and assistant clinical professor of animal welfare at Michigan State College of Law. She runs Klaus Consulting on has a great podcast called Tiger Talk. Welcome to the show. Carney. How are you? I'm fine. Thank you for having me so excited to talk about this topic because it's just fascinating and let me at first ask you. How were you involved in the Joe exotic thing at all in any way, shape or form? I'm the attorney who pitched the wildlife trafficking case the federal prosecutors against him so suddenly, the murder for hire thing didn't happen until after the K five hits with already under investigation for a couple of years, you know, he was charged with multiple counts of illegal trafficking. So you know, being involved in the animal law world as I assume you are you knew about Joe exotic. You knew about what he was doing there and people in the in that milieu knew what he was doing. Is that right? Sort of robotic has long been, you know, on the top at the top of the list of the most notorious abuser than a goiter of big cats in the country, So you know, he all of the things that made for a great reality show that a lot of people who wanted to watch it during quarantine or the things that we had already known about been accustomed to you for one time, But I told people I live in New Orleans, you know? After you've seen that person you have painted themselves head in gold body caves and thinking on top of the stair on Bourbon Street. It's not there. No wow. Factor left any more. And the same is true for Joan thought it We've been after him for a long, long time. So you know, Chicago here has two world class ooze. We have Brookfield Zoo. I grew up very close. I could almost hear I actually when the wind was blowing right, you could hear some of the noises from the animals. And then we have Lincoln Park Su another beautiful city zoo, and I had never heard of a roadside zoo. I mean, I never understood that someone could just open up. Zoo without having certain regulations. Now tell me are there now regulations that would prohibit a Joe exotic from acquiring big, beautiful animals and putting them in a zoo? Like a menagerie of animals, capped by unqualified people who just collected animals that they want to open their doors in charge. If anybody can get us life in, um like from the U. S Department of Agriculture, which is the threshold entry point in order to get animals to the public and the application of the $30 That is really what hate you open a road pie deal. If you pass a pre lightened infection know that you're probably only going to be some feel about One infection per year in the U. S. D a very understaffed. It's notorious even in his own internal auditing department for failing to enforce applicable regulations, which are very, very low standards of care. Like Do the animals have water? Do they have food? Do they get veterinary care? Then they stand up, turn around and lie down on DNA with Russell, you know, And so in a, for example, like in a state like Illinois The law states that you know you cannot own. There can't be any private ownership of of the danger of exotic animals. Not great. Sounds like a prohibition. It is not really in practice because all it requires to circumvent that prohibition is to get that USDA license tell the federal agency that you have some future plan couldn't get an animal to the public. Pay your $30 half your initial infection and rock and roll and keep those animals so a lot of loopholes in victim lives on nine Good point, Illinois. But in fact, there are four things that don't have any regulation whatsoever. Existing federal laws are fraught with the pole that are really easy to circumvent. And that's why we've seen the proliferation of roadside menagerie that can operate on DH. The proliferation the pirate in particular. Let's go back to that this issue of the laws and changing the laws and all of that, but You're telling me you pay your $30 you go through these preliminary steps, and you can get a baby Tiger. If I wanted to do that, Carney if I just said, OK, I really like these cute little tiger's My my house. Pets from the DuPage animal shelter are just not doing it for me and I and I going to qualify and I get where do I go? And how much do I have to pay to get a tiger coming in? And how hard would it be for me to do that? You may have paid more and your tax deductible donation to the shelter for your rescue dogs. You have to pay to get a tiger. You know, I know that like I paid a few $150 donation to the shelter where I rescued my grumpy old 14 years ago. Um, you can get a tiger for a couple 100 bucks. They're even free, really, and people working on the Internet. Or using the network of roads by do that are going to dump animals month. They've become too big that once they reach that passed that threshold age where they can no longer be used for the extremely lucrative cub handling called pay to play photo op bottle feeding. Twin like tigers experience. Is that the right I do love you so lucrative. Um, once we're done with that, because the animal Barda financial and safety liability and nothing when they get dumped and feed about a pet trade so often recently there was a classified publication. Or you can save it. You can transfer it to a future election committee that benefits you for example. Even if it doesn't have money, it's just like a typical business. So she loans herself to fifty thousand dollars. Now, it's entirely possible. As an Email or pointed out that she's trying to raise money to pay herself back because. Well, okay, I load myself money it didn't work out. And I want to get money back for myself. It's it's perfectly legal just as I understand it. You can pay your campaign can pay yourself back. If it's in the form of loan. And that's why candidates. Do it sorta rubs me the wrong way. "Brookefield agreeing to buy a majority stake in Howard Marx's oak tree again to very well. No names Gillian tan senior reporter for Bloomberg. She has been all over this knows this space better than anyone. So Jillian as you guys have unpacked this deal. What really jumps out to you. I was lucky enough to speak to Howard marks. And Bruce flat this morning, the CEOs of fulfilled and oaktree one key point that jumped out was that the driver behind this transaction is an ability to serve clients. So if you think of L pays for those who want familiar sovereign wealth funds, pension funds endowments, they're looking to park money, billions of dollars massive checks with fuel manages. So if you step back and think what does that mean people looking to put five ten maybe fifteen twenty billion with fuel manages, folks. Like Brookefield sat back they realized they didn't have the capability until now to be able to meet some of the mandates. Bruce, flat told us we have difficulty meeting the street terms of some of these mandates and very few firms in the world would be able to do that. And the combination should be quite powerful. If you think broadly, really only black started, or maybe even black rook, maybe those would be among the groups able to provide an all service one stop shop. This combination is really sort of changed the game. Yeah. I mean, it is amazing. I'm so glad you brought up those other names because up until this point you we've been in this mode where and you've written a lot about this Blackstone has essentially been putting a lot as fates between itself. And everyone else Brookefield has always been there for them as a real estate competitor. But now this really is you say changes the game. Yeah. Absolutely. So Brookfield recognized that it didn't have a distrust credit capability trade. That's been it's bread and butter for years.
