cost of living crisis starting to dent households Earlier this morning I spoke to Andrew Harvey nationwide's senior economist about what is behind the jump It's still got a surprising amount momentum and that's the spike growing headwinds we're seeing from the squeeze in household budgets and from high inflation of course we've been talking about this morning and also a steady increase in borrowing costs So may figure of 11.2% means that in 12 hours 13 months we've seen double digit house price growth but that takes the average house price just shy of 270,000 which is a record high We think demand has been supported by strong labor market conditions of course unemployment is near 50 year lows at the moment and record vacancy rate as well So that's all keeping relatively strong in demand And at the same time the stock on the market has remained low and that's keeping up with pressure on prices as well So if we're looking at advertised prices rising to 270,000 pounds where does that place us in a historical context So it's a record in terms of in nominal terms In real terms it's actually still low than we were seeing in 2007 for example brief and actual speed And when we're thinking about that in affordability we know that house prices have been rising a lot faster than earnings over recent years And that means the average house price to earnings ratio is also at a record high at 6.9 times average earnings That said however because interest rates are a lot lower now than they were in 2007 The average cost of servicing a mortgage is well below those pre financial crisis peaks So on that affordability metric it's not as bad as where we were there So households are in a strong position from that respect Okay How much do you think the Bank of England will be concerned about this interest rates are going up How much are homeowners still dependent on mortgages Well we still see the majority of people who are buying homes are using mortgages And what we're seeing at the moment is that with new mortgage rates creeping up that is starting to have an impact in terms of affordability pressures And that said a lot of the existing mortgage stock is on fixed rates So over 80% of outstanding mortgages are on fixed rates So they are relatively insulated at least So that was the nationwide senior economist Andrew Harvey they taking us through the amazing pace of gains that we've seen House prices this has been the longest kind of winning streak in terms of house price gains in at least 6 years but of course the Bank of England is now talking about how rubber industry They created a whole new class of ships the so called liberty ships All of this was done through a very close collaboration you might say With the private sector and the public sector the public sector built the factories built all sorts of supportive facilities such as neighborhoods for the new workers to live in schools for the new workers students to attend health clinics and power sources and other infrastructures that enable people to basically make entire new neighborhoods around entirely new factories The government even built the factories and leased them cheaply to the producers We wouldn't have to go that far in the present case But the fact that we could go that far when it looked like there was a national crisis facing us Suggests to me that we have some learning to do How you go about reestablishing productive capacity that we've systematically downgraded outsourced over the last 40 years Would the executive branch require support from the legislative branch in doing this Would you need authorization from Congress Apparently FDR did not have that although he had a lot back during the new deal But could you do that Yeah there's a lot that we could do because many of the federal agencies that we have have a great deal of authority essentially to extend credit to various firms various firms and various industries All of which credit Oh, saying my new name fully reflects who I am. Is she turning into one of those insta thoughts who put their first middle names like Miranda fey? I'm on for a woman if they want, you know, she's been through a lot with this divorce. And she wants to probably make a change and I think that's what this is coming from. The problem is, I don't think her brand people. I don't think that contract is gonna let her that Kelly Clarkson show. They're not gonna let her do that. I don't know if she's still under contract with her, I mean, it kind of messes up the branding part. So that's the thing. No one's saying if it's just, you know, for legal purposes, or for professional purposes, she's just saying this is who it reflects. And I agree with you. But I also don't know, I mean, trying to get on a flight with two kids that don't have the last name brianne. It's kind of hard. I'm just gonna let you know about from school it's gonna be kinda hard. Exactly. But brianne is not her last name. That's our Mediterranean. So that's even strange because it's not even her ex-husband's last name. But she's trying to make a clean break from this whole divorce, marriage thing. Now we're trying to get high on some real nous about the disproportionate way marijuana law still impact Black and brown people with Professor Amir Rose Davis of Penn State and Jason Williamson from NY You loved. So Amira, Let's start with talking about this dynamic where black women like she carry it, and even Naomi Osaka who we talked about earlier in this summer, we're talking about taking care of themselves. Is that the kind of revolutionary moment Yeah, I think that they're staying power in the way that is happening all together and kind of building and keeping the conversation front and center is really important. I feel like when we talked about Naomi a few weeks ago, it was sense like okay, now the subject to kind of move on. But when people like should carry are continuing to add to it when Gwen is adding to it when Anna Cockrel when Brianne uh, McNeil when all these black women athletes are saying Here is my mental health, and it mattered when Simone Manuel says it's been a burden to be a black women, black woman this past year and overtraining and the stress of the Olympics and that's why I took time away from the pool that matters to say publicly, and I think that it is inspiring and creating a kind of larger space where this consideration of not just black women's mental health but mental health For all athletes and not just athletes who are black women, black women in general right therapy for black girls as part of this full of robust conversation happening around mental health needs, and I think that black women are absolutely pushing that forward in whatever self care may look like whether it's absence, whether it's like Naomi whether it's um insisting on plentiful humanity, whether it's Are other forms of self care that they're leaning into quite publicly. I think it's definitely a kind of new, refreshing, much louder conversation than it's been before. So, Jason, I want to continue to follow up on this kind of self care aspect. And I don't want to suggest that the use of controlled substances. You know whether we're talking about too many glasses of wine in the evening or whether you know we're talking about on the use of marijuana or or vaping or any of those things, whether legal or illegal, But I am interested in whether or not in this moment, this sort of leadership about That need to care for ourselves and the fact that some of us do kind of rest in a little bit to some substances to help us feel better. Is this a way to maybe break through some of this anxiety kind of cultural anxiety we have about marijuana use I hope so. And I think, um black women athletes in particular should be applauded for the leadership that that they're showing and in that regard And I think part of part of why the conversation is louder. As professor Davis noted, is that you have prominent female athletes, black women speaking out publicly about all this and and insisting On on taking time out to to take care of themselves. Whatever that may look like, Um, and then I think you see a cultural shifts that we talked about earlier that has led to so many states starting to legalize not just medical marijuana but recreational marijuana as well and not just in places like California or Colorado or Oregon. Where the argument has largely been about. You know the freedom to put things in our bodies without the government, Um, telling us what to do, but also now in places like New York and New Jersey, and Washington, D. C. Where it's one, uh more conversation about racial justice and the need to take a more fair and balanced approach to marijuana and marijuana enforcement and so on. And changing the way that we think about these things as president Biden mentioned, uh, you know, he said, sort of in a throwaway line that, uh, not only that rules are rules, but that there is a separate question about whether those rules should remain in place. I think that's precisely the conversation that we need to make Sure we have, um and and you know, there's no question that black women athletes speaking out about this is doing a lot to push that ball forward. Although Jason it's worth pointing out that it's hard to kind of take care of yourself. If you are incarcerated as a result of older marijuana laws, right sort of before this shift begin to happen, or even if you're no longer incarcerated, you know if you can't benefit from those changing laws right economically, fiscally, because you have this, you know, prior arrest and incarceration, where we're really talking about folks being able to take care of themselves. How can we also shift those laws so that as states begin to open up, everybody has a right to enter into that marketplace. No, I think that's exactly right. And that's why the framing of the issue in places like Washington, D. C was really about ensuring not only that we're going to de stigmatize and decriminalize the use of marijuana, but also that we're going to allow People and communities of color who had been burdened by this for so many years to benefit from the change in the law, either as participants in the market or at the very least, being able to enjoy the law itself without Um, you know, being harassed by the police. You know, it is true that even in states where marijuana has been been decriminalized, um such that you know, people aren't being arrested for it, but it just being cited. You still have black and brown folks being cited more often. Than white people in those jurisdictions. So you know those those inequities still exist. And we have a long way to go. Um, to your point. Um, but my hope is that As we're talking about this in a different way, um, that people will start to understand the the equity issues, uh, and allowing people to feel the book full benefit of this. Of this cultural shift. So a merit feels to me like that, over policing of black folk of poor folk of Latino folks is precisely related to this desire to discredit right should carry not only on the question the fact that she did use marijuana but also these other ways to to discredit her..

They did such an amazing job. I the company was finding them and it takes a while to doesn't it so from that conversation on the beach until you like were selling socks. Yeah we were in rnd for a year and a half and we you know. We made the decision to do this. Very calculated very measured the dance industry. You know had never seen anything like this. This footwear and you know compression was not a new thing. It was something that was available to everybody. We knew we wanted to make a better impression than anything else that was out there but we had to make it specifically for dancers to solve their problem because dancers as you know are used to bringing everything else worked for them but they don't ever have anything that's made just for that that works for everybody else and and we really wanted hugh do something that really solves this problem of the crazy injury risks that we were seeing You know casey was talking about facts and numbers and she had experiences in her own right with her own injury progression through dance. And but i had never done that. But i was seeing kids at twelve years old. Fourteen years old out for an entire season told they can never dance again. We're you know you're going to be crippled. It's it's really crazy. So casey who is my best friend and my business partner and she's our coo And she grew up dancing with my husband in idaho at the camp. And so they i and then you la to get or not. It's anaheim really but she moved to anaheim to get her master's in kinesiology and was living there with her sister and they were like family to my husband neck and so when i moved out to la and we eventually started dating. You know it was time to meet you. Know the coke sisters. That was her maiden name and We gotta go. we're gonna go meet casing kaliszan. I was you know. I don't know all about this girl. Best friend thing like yeah you know really like i know what what to make about best. We went out there. And i tell you re with instant connection was instant friend for life. I fell in love with them. And you know. Casey now is not the neck that we're better friends now than they ever were right. You know. he's you know gagging because we're on the phone all the time but But yeah so from there. I mean and we've just gone through every down together move across the country babies and you know. She met her husband and they kind of moved to the east coast and ended up in florida. We'll come to find out my family and her husband's family actually went Grew up vacationing on the same sleepy. Little beach town in florida called me smyrna beach and we happen to be there at the same exact time on her family. Vacations literally probably a mile or less down down the beach and i know we could walk to their place and yeah it was crazy. So you know we plan to meet up and we had a beach say and You know casey and her husband and been talking about this idea. Casey had research About the injuries for dancers and how crazy the injury rates were and you know. I think we can do something for the dance world about this and i wanna talk to me about it now is is actually the one that has the background in like. Is it exercise physiology. Okay certified personal trainers. She certified yoga teacher. She's got her master's in kinesiology absolutely our science brain And so she had all these ideas in her head and said you know Obviously at the time. I was on a completely different side of it. I was running the studio. We were very well connected in the world and You know she came to us and literally pitch the idea on this end on a beach and You know it was very scary. Somebody asked me that their day like how how. How did you reply to her. Like what was your thought and my thought. Was you know this a little bit. Wanted to open a dance studio at seven years old. I had had a few opportunities up until that moment to pull the trigger and do it and something never felt right. You know when she promoted up. I was scared. And i was overwhelmed. But in the best way and it was you know immediately that we were like yes. We're in you know and so from there we took. Gosh i mean we. We research we were dancers and we understood the problem and the pain point. But we didn't know anything about how to get a stockman..

I don't know we're gonna talk about apollo little bit about personally speaking and business speaking. That's what that's what i had to do to. And so the The motto for twenty twenty one is moving forward to fabulous not back to normal because i love it and you know we were talking Before we started recording about You know sometimes. We're really really busy. Because of bad things like you just had a somebody go through cove it and and a bunch of stuff like that but then also we've been busy because we've created all these opportunities during the pandemic. Yeah yeah so lazy. And i say that all the time we've never worked harder and we we're pretty hard workers pretty much all the time but we. We've never worked harder than this time Then during the last year. I it's just been it's been insane. What what it's done to you know just everybody But if we are merge side of this better and then having those tools and making life look maybe more the way you want it to as opposed to in the beginning you know. I really look forward to the day that that happened right. One thing i was you mentioned live shows. One thing that i was noticing this was longtime ago like in the two thousands Sort of mid to late. Two thousands live was being replaced by Computer generated stuff where you would in other words like dancers wouldn't have to go on tour. Now when i say now i mean this general time not at the exact moment with everything the pandemic but yeah. I think vegas is huge. I think there's a lot to be said for young dancers to check out you know cruise one thing. Obviously there's a lot of they get a lot of flack but it's a great stepping stone for absolute Dancers to get their feet wet or you know for performance and learning how to do the same thing night after night and being in that process. It's a great way to see the world and save your money which is so important and I think you know it can lead to money. Money thinks so you know. I think that's a great outlet for for the answers to look at after high school and But yeah vegas has definitely earned you know i. It's just really Evolved so much as far as for dancers and you know hopefully cirque you know we're gonna see third comeback. Yes of this as well as they had their they left their mark on vegas go well and the union another thing that popped into my head is before the pandemic smaller tourist sites where i had a friend that danced in branson missouri for years..

"But i just think it's so important to diversify And you kinda knew that all along too because at performance window is so brief you know so and dancers probably get sick of hearing that too like you need something to fall back on. You need to know. But i felt funny. I felt like he rose to college. And i believe for me that that was the right thing but my dad didn't and he's a successful business owner. I think my husband didn't and he's very successful and smart. So i don't think it says anything about your. Don't go right. I think chatting with the people that i've chatted with you know just spent the pala and the talks that i have with industry leaders on all sides. I think it's a very personal decision to go to college and is very dependent on the person. Now i as a director. I was very involved with my student lives. And there's some that i would. I would tell them immediately. Go try to get build your professional career now. And there's some that. I would say absolutely need to go to college. Because and meet with their parents and meet with the kid because it's very individualized there's some kmart. It is very hard. You know you're going out. And you think i'm gonna do one thing but you also have to remember that you have to pay the bill and you have to have money to pay for it wearing or living and and and and sitting in classes audition in between working as not as easy as it sounds like you get the idea and you're gonna go right and so you really have to Passed away that out you ready for that. It can vary hyping in. La and a network you know the the lifestyle of networking and you know going out. I mean it's part of your job. Is that the answer is really that not built dot network though the community. You're really stales representative for yourself.

"I q dances jumping out behind a surfboard. We did certain faris by the beach. Boys and i was in love. I was obsessed from that point with all things performing. And i'm tv when they were still playing music videos and i would study it and choreographed in show on in my cries by neighborhood friends than we would charge. Everybody likes five cents to come see us. It was just such a passion of mine. I mean i think i said you know somewhere in that seven two time range. I'm gonna own a studio one day and it was just it was. There was no question in my mind. About what i want to do. So from there. You know i the end all through high school. That was really before competition conventions were really big. I'm dating myself but Sorry that wasn't as much of thing And but i i the and all the time i was in a pre professional show choir ensembles so i sang in the bear It was a cheerleader. I was very involved in school. And i started assisting when i was sixteen At my dance studio that. I grew up training at and And it just just really fell in love with the teaching side of things and really mastered that i developed With friend of mine we developed a competition program Right up right after high school they have not had one there before and that was really my first time getting my feet. Wet with you know with that side of things and really building something that you know match division that. I had in my head and it was. It was so much fun. And so i think from their everything just it was very organic the way it happened. You know i went to college. I kept teaching But i got my business degree you know. I came from a business background in my family family business and it was he's part of woven into who i who i was growing up and still amazon adult and you know i knew that you know dance would be there.

There was fantastic and binged the whole thing to seasons and got it I I thought the show was new because I had murdered it before. So I was like, oh my gosh, when is the next season show spin tastic and only find out the show is actually your years old and there were no more seasons and I was heartbroken. Next thing I know maybe five days later I get this email from this beautiful person about collaborating doing a podcast. Going on her podcast in a google her of course, and you are from the show but yes. Like you so crazy the show is called six it is it was so much fun. I mean, it's exactly my kind of show like high action, all of that. I love. So it was really great for me but how excited was I that five days later you were coming out at the television and entering my real life. So from there I'm GonNa let you introduce yourself tell everybody a little bit about you and what you do of God that is the best story ever feel like there's we're connected all by energy and I'm Brian Davis by the way but it's such a God shot such a like.
