They make sure every single door is locked and they watch for drive away. Yeah Oh no so. The I mentioned the three women that had died so three three-month had been murdered. Were Deborah Capitola. Mary Irene Jesse and Susan Rush there was another woman. Barbara Lewis but that was in Penn Hill so the different county and so they're like loosely trying to tie that but there's seemingly a serial killer in the area so that's whether so nervous that's why they make sure her doors are locked and they watch your driving like we saw it in like. She's going to her house. She doesn't make it home the next day they find her car or like a couple of neighborhoods over. What and so? It's a better detect in the car. Not Within the Congress in there so they find it abandoned in south stray band. So she's from North Straighten Strabane. I wish I knew how to say that So they immediately. So then They determined that she was sexually assaulted and and she was and this is what ties it to the other ones I believe is they used a Turkish style so basically they took her panties and a stick and made Ab- strangled device out of the. Oh No They think she died somewhere between eleven thirty and midnight. Oh my God so like the boyfriend mom no one. She left so then. Like there's so they've done some forensic evidence Were these other girls like driving or the in their house and they got into those ones as mud but that that might be a whole other story until another day because that seems like a whole thing to So there are fingerprints. There is hair so they have some friends evidence. which can this is nine hundred seventy seven? So they can't do much with it at the time and they've since run a bunch of evidence from these so we'll can't get back to that in a bit and did talk screens like they were like was she drugged what like screens. All come back. Negative in the area around the crime scene. They've found necklace that had it was inscribed with the name Jack So then there were a bunch of theories that came off of like to get ripped off of some guy named Joe. Is it just Superman's necklace. or it was a men's I it sounded like it was. I don't know like like your boyfriend's name because I feel like a man when it have like Jack on on his leg I don't know gold chain necklaces. You know what I mean. So the chief of the time Donald Zec he had a theory he was like didn't do seem to him. Like Brenda had taken the normal route home. Based on where the car was found he was like. That's not how you would get from Larry to her house killer took the car that way possible and then there are other police officers. who like their theories were they were like obviously? She's nervous about us like the fact that like they're locking her in her car are intact. She's obviously not going to just stop for anyone like there. She's on edge so they're like what. How could they came up with this theory that maybe he was impersonating a police officer? Oh I hate I only situation in which you would pull over. Yeah Oh that's not based on anything other than like trying to figure out why she would have pulled over when you say you were on the highway. And maybe it's more secluded. Maybe it's not secluded. Do you like ask them to call for backup. So there's two card had this thought I do. Not and haven't there are times where I will not just pull immediately over if I feel like it's dangerous for me or the police officer based on like if I'm also right by an off ramp I will take the off ramp and parking lit parking lot and I'm not gonNa go forever and have you know what I mean like. Yeah have them be like pullover. Because I also know if if I can't pull over any further already know that like if you call in you're supposed to your phones if you're like hands-free somehow get like Komo. There's also instances where people will call whether like. I'm driving my wife. She's having a baby. I'm not gonNA pull over. Tell the cops behind me. That's what's go- and they're like you still get a ticket. You're still in trouble trouble. That's fair if I knew some like impersonating officer person around like there's this is where I'm not pulling right over well because I don't want to know that I get pulled over a lot. But like I don't WanNa not infuriate but I don't WanNa like frustrate the instigate them to come up with an attitude they wouldn't have otherwise exactly. At what point. Is it okay for me just to like roll down my window a little bit and Mike be like hey can I get your badge number. Can I call this in like I. Just WanNa make sure you are who you are. I would say I would encourage everybody to figure out what are your local laws and and know what your rights are. I think for a lot of areas. I'd be like for us in Oregon An ambitious I should look into but I believe you are allowed to safely put on your hazards. Let them know that you are aware of them behind you And then get to obviously not going to drive another fifty miles. Yeah But but dr who will let safe area for both of you definitely I. Everybody should look it up and deal because you you need to be safe and like they are also human beings that need to be safe pusher. This wasn't a smart place to pull over and I'll be driving and I'll see where people pulled over. I'm like yeah I was a cop. So that went by the wayside then in two thousand there is another guy who they're trying to pin and a few of those strength so now they're thinking maybe they were too similar people in the same zone because they've run some of the forensic evidence that did come back to that other dude. I think he was convicted in two thousand three. But not of this one at the forensic evidence didn't match for team Rendez murder so it's still. They still need it. They need tips they need like. Okay nickname so MR results are like who is this fellow. So they tracked him down. He's actually a personal trainer. Funny entry in your phone right. Yeah and he is not only a personal trainer but he also owns his own Jim and his name is Reginald. Coleman AKA MR results that's his that's people alhem analysts so funny and he works in the community with youth at risk you so he's trying to make sure it's pronounced so he's trying to keep them off the the streets and but when they run his name Through their system they realize he has a criminal record but he's kind of like made a new life itself. Yeah so back to the phone records. So originals. Phone is pinged at this tower at the night of the crime and they see that he called a phone number right bef- around the time of the murder. Was it her. But it isn't stacy's number it's actually the number of this woman named Linda. Ross so they are like okay. Who is this? This linear woman and they find out that she has been seeing reginal off and on for like a couple years now and that she's a medical biller at the same hospital that stacy he works at And in fact Stacey is her supervisor. Okay Stacy's her boss She's Dayton Mr Results. Mr Results thing pinged the night of the murder. Yeah weird connections ahead but on top of just being her supervisor they are also friends and and LOONEY TRA is living in one of Stacy's rentals. She's real land baron Okay a land barren. Yeah she owns a bunch. Okay baroness excuse me. Okay thank you Jackie. So the phone records show that Reginald Stacey in nature all talked the night of the murder and after Reginald called Linea Linea tre sent a text Assisi that said. I hope you have a Happy Valentine's Day. Oh Morbid so investigators gators keep digging and they're going through Stacy's records and just days before the murder Stacey transfers eight thousand nine hundred twenty dollars an eighty sense offense jeered Tunisia and then linea tre transfers that to Reginald. Is that like how much he was in debt to the sent. I'm good so when I was reading this I was like. Are they doing that to cover it. Up May later be like wall because I was living in one of her other I think she divorced. So many dudes shift to kill this one We'll get there. WHOSE SCAR so in the meantime the families watching Stacey and they're like realizing she's not really she's being weird she's not being unhappy she's actually being very excited and like stoked about life and she isn't grieving and Stacey's cousin notices that her grandparents Chevrolet Impala Woah keeps going missing like it will be there for a couple of days and then it won't be there for like a couple of weeks and they'll show back up again and like Stacey was supposed to sell it to get like money to help pay for the grandparents medical bills. Okay and she's a K- I sold that I got fourteen thousand dollars for that but like she never paid the medical bills off. AM The car. KEPT CO showing up. Cousin was like something's weird and she went to. The police. Sounds like you need to investigate those and she gets her stolen. She kept hounding them until obey like looked into it. So police tracked on the car and it's parked at Linda's house and it has good year integrity tires which matched the tracks. Aksa crime scene in the nineteen fifty. Six did not have positraction. What are you doing? The best better made my cousin vinny all about tire tracks murder. You have to see my cousin vinny at to list. Okay okay I was like I. Don't that's how many so they take regional in for questioning and he's like I don't know what you're talking about these cool. I ain't seen nothing. I heard nothing. Then and then they also take in the Nitra and she's like I don't know what you're talking about now is for the birds only got Tatyana earlier was like you got egg in your face. Real saying I see a couple of shows so but it's really annoying saying that it is but so police are like you know what it doesn't matter that you guys are emitting anything. We have the tire tracks. And so the arrest all three of them and They are set to go to court and Stacey finds out that they're up against against the death penalty and so she's like Florida. They kill people back to me. I have something insys. Stacey actually becomes the star witness against what. I'm annoyed because of her. She doesn't get to be the star a witness In her own goddamn trial against a Linney Tra. I mean this is the most of your taking part of your whole story. Yeah and is this how this is going to go down. I don't know so. She goes on Stan and she essentially she takes over for a long time and she's on the stand and she's like I I like she charming I she has to be. She's been married like so she's on the sand because I didn't watch this part of it But she she's on the sand and she's essentially like you. You can see my track record. I don't care whether I get divorced or not. Oh that's now my mls Israel okay. What happened was a felon was my children? Children started acting out and I could see the way that they were acting out reminded of like reminded me of me when I was growing up when I acted out because when I was a child I was was molested And so that made me start thinking that my children were being molested by Richard in. She said that her middle child came to her. and Said Ed Richard has been molesting me and she's like an I saw red and it came all those feelings of everything that happened to me when I was younger. Yeah planning back and I needed to you end it and that's why instead of getting divorced I knew I had to kill him and so She said she went to work. And she vocalized all these things things to Her Co worker and she was like. Oh you know we can do. We can kill him. My Boyfriend Reginald can kill him interesting uh-huh and and so oh and he's done this before so he requires exactly eight thousand nine hundred. That was his thing so she was later said that that was a down payment and that she was giving them that The House so all in all is going to be like one hundred thousand dollars. I thought that it was socioeconomically. Yeah Yeah what do you think of the story. Do you think that. Do you think that this happened. Yeah one hundred percent I think. No no no no. I don't think I think the most station happened at all. That's all just kind of could later jury so later wall. Just keep telling the story so they go through trial and then The NEUTRA is found guilty of first degree murder and she gets life without parole dam and then regional pleads guilty to murder and gets life without without parole and then stacey filing for trial and her son comes up as a witness and like I was never molested. I I imagined have imagined that your mom's trial and he's like I like I'm GonNa tell the truth. I never went to my mother and said he mustn't me. I exists Richard. I Miss Daddy. Richard Sad 'cause he adopted them remember he as like a pivotal part of lives and so CC's he's automatically sentence without parole. Yeah nobody got death. Everyone get life every rule. Yeah exactly and so I really think I don't quite know what her motive was. Because I don't think it was money. She had enough money. I think she was born and she was having this relationship and maybe she didn't want to be divorced again. Yeah remember how on friends Ross just like can't be divorced again then killed a season but like during her like interviews with the police issue is saying like one and her did talk about her leaving Richard but it was going to be twelve years from now because she wasn't gonNA leave him while the children were still part of their lives. Could Susan become so mashed with maybe a multitude of reasons. In like circumstances. You're talking to someone. What are the chances that you're talking to someone? And they're like. And I want to buy a house, and I tell you I have a pre-qualification not a pre approval, but a pre-qualification what's that? And why is a pre approval better first off for clarity purposes. Understand that some lenders use the word preapproval and prequalification to mean the same thing, but they need to understand that there could be a different. Well, they are both letters from a Bank stating what amount the lenders willing to lend when it's a pre approval the love your most likely ran a full credit shots running all three come up with that. Try mortgage report, usually they have verified income and asset with that. Being said, the preapproval offers more assurances of a successful close because there's been some level of underwriting and documentation examined before that letter goes out that is correct. They usually base it on income assets things such as that. And that will make that buyer. Look great in the eyes of the seller could assure them. Yes, we ran the credit for. Yes. We've seen verifications. Yes. This particular by is good to go. I gotcha. I see. So here we are. Now, we have our pre approval letter we've seen the house and we make an offer. And then you find out that there are two other offers say that one of those doesn't have any pre approval letter at all. Is that potential buyer? Just shut out completely Gary Gary lightweight again. It's one thing to offer. Whatever the buyer's going to offer let's say it's ten thousand dollars over the list price. And there was no pre approval no assurances that that buyer who's willing to pay ten thousand dollars over the list price is going to be able to close when you have a buyer. That has written a very good offer with all the assurances necessary. Meaning a preapproval is in play. Some the seller's perspective. I would imagine it would be better to work with a buyer that has those assurances in place, then a buyer who is just possibly a pipedream as it were. Okay. Now, Brenda Lee say that you get the ratified contract that you and your client win the house and the other two buyers have to go keep looking at other places. What then do you tell your clients to do between that point and closing to make sure they don't blow the mortgage. Many things not buy anything. I tell them hot dogs and macaroni and cheese.
