"I was just going to go with us on a larger scale. When you have companies like this investing into the state this is going to be a continued reason why colorado's population is going to continue to grow that. That's only right. And how transportation funding and transportation infrastructure can Can accommodate that growth and I think i the numbers that i've seen for northern colorado larimer and weld counties is for continued rapid growth. I think Weld county was the fastest growing Msa metropolitan statistical area In the state over a repeatedly over the years. I think that It's a fast the second fastest growing county over the next decade in colorado Over the past decade rather Along with larimer in the top five so growth is coming. It's coming we can see it every day and Yeah when you look at companies like google like amazon Like apple like facebook All of these companies are investing Big time into the front range including the boulder valley in northern colorado. Do expect weld. County is starting to see some of these bigger name. Companies started invest more in the in the Into their county. Well i do yeah. We've seen it here and there We've seen some spillover from the folder market into well. County agile technologies a biotech company in boulder often to expand in the tri town area versus boulder proper so Yes i do. Think that The the availability of land the It's much more affordable to purchase land in in weld county right now And predominantly you have Availability of water. Which is also important for Especially for biotech companies. I think there's a lot of different industries that well county can can attract Just because of the lower cost structure the availability of water and other factors we head that into a diverse already diverse economic diverse economy here in weld county with the agricultural business. And then you've got the university of northern colorado and you're looking at maybe a very profitable county. I think so you know you look at those shooting. You mentioned that of course The energy sector and cleantech cleantech very thing and well county with with bastos and and others as well but i think that You know another sector that that. I keep thinking about for well. County is the Not only food processing which you know. There's major players like j. b. s. and children's fried and others but also the natural and organic sector. I believe that There is potential for well county to attract some of those companies. Because you look at bo. Bo's oh bars which is right now looking at a major expansion. In either loveland or johnstown we think might have the The advantage there but That is the type of company that i think. Well county could absolutely attract. "What google can offer employees. Well it it's going to make it much more competitive. There's there's no doubt about that and you know you have other. High tech. Companies that are expanding apple has announced that they want to go to grow to seven hundred employees in the boulder area Over the next five years so There definitely a lot of competition for a tech employers As there is for all types of employers these employees these days but They google offers. Great benefits and people can move here from anywhere And and worked for work for the company so I think that they'll have probably less trouble than most companies in filling these slots and and one of the appeals. You know we talked in the past Google is an example of a major global technology company that came into this market after acquiring a startup. They acquired a local startup called sketch up in two thousand six and that operation They have since they send sold sketch up about six years later but they stayed in boulder because of the The access to talent The university's federal labs The entire tech economy of the front range has really kept them here. They've been able to grow and find the people that they need. And i doubt that they'll be able to do that even even in a an employment market that is constrained google. I think can can. They can find the workers that they need right. Yeah no there's no doubt in that but so so you're saying you maybe don't see an adverse effect on the local businesses there. Well i don't really i think As they bring in these workers that will create more An spinoff factories is real for jobs. At this time they pay very well. So there are a lot of spinoff jobs in in retail. Certainly the The the housing issue is is an important one for them and one of the appeals of this property that they bought is the new housing that exists there at the route of right across the street. And there's actually a a bike path that goes under thirtieth street so they can easily move from their main campus to This this building That they have that they have purchase. So there's a lot of advantages to it. But i certainly there. There are facts whenever a new company expands or a company expands like that and and you'll boulders one. There i i would say goule is very sensitive to Opponents of growth They you know they caught some flak for the expansion That they did with us. Three hundred thousand square foot campus in boulder so they are very sensitive to that issue and They are They've done some things to address housing. They've actually helped to create some Affordable housing in the city of boulder But affordable housing is is a definite issue. There's a different construction company that is involved there But it looks like they still have some things to work through at least when it comes to hensel phelps Really base construction Giant construction company really. How does that. How does that play into future. Legends park is trying to get opened up here in twenty twenty two. How does a lawsuit like this effect. That well it They they say they're still on track the last We spoke with them. They think they're still on track to open up in so we'll we'll see how things progress with them. It's interesting in that Hinson felt also has named in the lawsuit Shirt tack insurance company That's the very company that provided the bonds to replace the mechanic's liens that insults had previously filed. "What's going on with that. Well yeah they love and city council met last tuesday about this project and phobos have been asking for a waiver of half of the three hundred thousand dollars in sales taxes that it would have paid on ten million dollars worth of manufacturing equipment that it would purchase during its first year of operation. This would be as the Boulder based company seeks to consolidate its manufacturing operations. They already have an operation in lublin but also maintained manufacturing in boulder in the gun. Barrel neighborhood So they had asked for one hundred fifty thousand dollars in mitigation and the city council. Double that for them. So the city council voted to offer them three hundred thousand dollars and the the one key here is that not every community in the region in the state. Taxes manufacturing equipment in loveland does so this brought it more in line with other communities in the state that are competing with is They the company still has not decided yet whether they will go to loveland for this expansion or perhaps go to neighboring johnstown johnstown does not ask manufacturing equipment so loved ones action. Just brought it in line with what johnstown was Was doing as well i know you're gonna ask win. They're going to decide. They said within the next three days so now we're weekend to so i'll probably in the next three weeks. We will know where Where they will go for this. Consolidation is one way the other the leaning i mean are they do they wanna stay in loveland or are they kind of like well. If you're gonna make this hard we'll just go over to jonestown. well Yell at the city council meeting when they announced that they were going to double this Exemption for three hundred thousand dollars One of the bogo representatives said exactly that That would that you're that you alluded to You guys are tipping the scales favorably toward loveland. That was a quote from one of the bobo officials. So it. It sounds like they're leaning that way but you never know. It's always nice to have an turn around right absolutely absolutely and So yeah we're doing it and i would say A fairly well. We got a lot of different types of news out there today and you know we. We talk every month about the where. The market is in terms of median home prices and the housing market in northern colorado in the boulder valley and Still going pretty strong but We did see. Some slight price moderation in june compared to may and there were there were two exceptions to that in terms of Lower prices lower median prices from one month to another Do you have any idea. Any guess as to what to cities showed higher prices in june Whereas others showed lower prices. Absolutely hate when you do this to me because you're gonna make new dumb. But i'm going to say i'm gonna say fort collins and i am going to say fort collins and greeley well. You're half right Greeley actually did see higher prices in june Not not by a lot. Compared to and this is compared to me Really saw the median price. Go up to three hundred seventy five thousand dollars and that was up from three. Seventy in may the other city that showed an increase was I guess we would say greeley sister city of boulder show increase up to one point three million dollars that was Compared to one point two million in may and you know a boulders median price has not been a million hasn't even been close to To below a million all year It had gotten up to more than one point. Five million in march and april that moderated. A bit in may. But it's back to one point three million in june The other other cities in our region If you look at Fort collins it was down pretty substantially down to five hundred seven thousand from five fifty three and Loveland of was also down substantially by almost a lot about thirty six thousand less then in may but still at four hundred sixty five thousand dollars and Finally longmont at five hundred thirty five thousand dollars which is still it's Probably it's third. Highest median price ever so some moderation out there but It's still a very I'd say robust market and it's important important to note even though some of these cities salah lower prices in june. When you look compared to june of twenty twenty prices are are through the roof In in greeley for example prices are sixteen point five percent higher than a year ago. fort collins about twelve point eight Loveland about sixteen boulders far higher Than a year ago it is Thirty eight percent In june from a year ago. June so It's gonna be a little interesting to see the nuances of these numbers going forward and the rest of the year when you look at at the comparable period from twenty twenty because you know for for a brief period the showings We're really not existent last year. But if you recall Housing market actually picked up good scheme year and did pretty well in twenty twenty. So it'll be interesting to see what happens in terms of these numbers as we go forward in time through through the rest of twenty twenty one and so everything's up. Obviously over a year ago. Everyone took a deep dive last year as well but why the little bit of a drop off from may well i think I think the prices are are having back You know inventories are are still low If you look at active listings In boulder for example in june there were one hundred twenty four active listings. That was down forty nine percent from a year ago. June there were two hundred forty three a year ago. in greeley evans and the the medium price is set for greeley is actually for greeley evans combined The active listing in june. Two hundred and ten. That was down almost thirty nine percent from a year ago So you know. We've seen prices soaring here this year. I think that it's it's moderating somewhat but it's it's tough to To read too much into one month Here or there you're going to have Some increases and decreases month over month. I think the the telling thing is looking at those year ago. Numbers in comparison to what we're seeing today. it's extremely robust housing market right now talking with chris would editor publisher biz west magazine. Joining us So let's let's talk about it. Light deck diagnostic has got a big federal. They're building a new a new facility. Yeah this is This is really obscene. This company is out of boulder. They read they kind of be merged a year and a half ago there were two companies that combined to form what's operating light deck diagnostics and with kobe Their business soared. They developed a a couple of five minute tests. One is for Covid nineteen antigens and one is for covid nineteen. Antibodies and again. These tests results can be delivered. In five minutes. i think there Finalizing their clinical trials right. now they've got Some substantial federal grants In the past about six million dollars in total but they just secured a thirty five million dollars federal contract to enable them to build a new production facility sixty thousand square feet and this They haven't given the location yet. This will be somewhere on the front range and the Interesting thing is There is a couple of northern There are a couple of northern colorado connections to like that they have a longstanding relationship with hess gas the veterinary pharmaceutical company out of loveland. And they just announced a partnership with hawks company which is danaher subsidiary based in loveland. A hawk conducts water quality analysis. And i spoke with one of the light deck executives last week and He said we love our loveland friends. So we'll have to see where this facility goes. it could be anywhere on the front range but It's it's a really interesting company. They have grown From eighteen people At the start of twenty twenty to about one hundred today so very rapid growth and they're expecting By the time this new facility opens in september of twenty twenty two that they'll be up to two hundred employees so very substantial growth for this company one of the example of a company that As we've talked about before has really grown in the covid era They're a biotech has done extremely well in the last year and a half and This one one example of that well in in no matter where this thing lands. I mean that's going to be huge win for whatever city. It is on that front range. Yeah absolutely yeah it definitely will be and as i said Wherever it lands they. This company has connections to other a biotech companies. Such as such as hawk In terms of water water quality analysis Tests that they can do so Very very significant development and You know they'll be construction jobs as well so And and you know it's Any anytime you're building a life sciences facility That is There's a lot of money that goes into that there there. There are requirements federal requirements. Obviously for a clean room and So they're they're more expensive to build than a lot of other types of facilities so they're the construction jobs should be Should be good as well. we'll we'll see You know a lot of construction projects right now are being affected by pipeline by by pipeline issues with a lot of products such as lumber and even glue and things of that sort so any new production Any new construction projects Have to take that into account. There could be delays in in finding Companies to take projects as well as the labor and the The the the materials that are needed for a project but We'll see if they can maintain their their timeline of opening up a year from september. This company is called computer task group inc. They're basically an it consulting firm to technology company. We think they have more than two hundred So you know we saw many many of these layoff notices There's a federal law the Worker adjustment and retraining notification act. it's called lorne w. a. r. n. and companies that Our surgeon size are supposed to file a notice. provide notice to their employees sixty day notice of layoffs and those notices are then filed with local officials and with the state and This was a notice that was just filed for this company and The the letter was just uploaded Last last night. So we got some clarification but You know we're not seen as many of these notices as we saw last year But it's still significant and y'all we we add jobs and but some jobs go away as well. He's accusing modern american journalism of being activism not journalism this january third column in a column two weeks later he railed against a two thousand nine hundred and colorado law that required elementary school children to be instructed in transgender ideology. Elementary school kids with out their parents being told or consulted are now being taught transgender ideology. Some parents were not thrill a couple of years back when during school there. Little ones in boulder valley school district were treated to videos starring a transgender teddy bear teaching the kids how to misuse pronouns. Or when colorado's trans community choir sang to kids about a transgender raven he wrote what are the protections for a parent who feels that transgender singing groups and teddybears with gender dismore. There's not only cooperation among agencies and we're talking about agencies that are that could be a city office like Like been snow runs in in greeley or private group like upstate colorado. But also you know those cons larimer weld county areas especially But there's there's a lot of the asian programs In cooperation as they really tried to get the economy. Back to back up and running and really responded with what i would call triage. A in twenty twenty in helping Some sectors that weren't necessarily traditional economic development targets. There's a lot of mergers and acquisitions a lot of new jobs being created. I think when you look at well county. There's opportunity in a number of areas. I think that There is potential for in the agribusiness sector for additional jobs. But you know you look at Distribution and industrial operations manufacturing. Those have all been strong and In particularly in commercial real estate industrial has been the bright spot there has been a shortage of industrial size distribution warehouse type space. And i think that there are certainly potential in weld county with all of the land and the proximity to To the denver area as well as other parts of northern colorado I think that that areas one that can see significant growth.
