That's really at a zero percent vacancy rate right now we've had a few things that transpired here in recent days Ag he biologics which Had acquired the former astrazeneca amgen facility in boulder. A couple of years ago and expanding that facility has now as of last week closed on the former amgen astrazeneca facility in longmont which is a sprawling Operation in longmont. They paid thirty six million dollars for that facility at the same time Soma logic a boulder biotech company is about to complete a merger. This is We talked about some logic a while. Back kanter it's one of those unicorns valued at more than a billion dollars and it's Undergoing a spec merger out merger with a special purpose acquisition company and that just got. Sec approval here rizzoli now. They're going for shareholder approval so we will soon have another biotech. A publicly traded company. But one of the questions is What are they going to do. Where will they go Because they need additional space and there's been rumors about them Occupying a new building Up near the folder municipal airport but that is not not been confirmed But it really just talk. It really speaks to the shortage of laboratory space of biotech space that exists in the region Cbre had a recent report that identified about one point six million square feet. That's in demand in the boulder area right now And the problem. Is you know if you if you're looking to sign an office a building You might wanna do some renovations. Maybe you wanna put up some walls or you know redo the lobby or or things like that and it landlord might give you a tenant. Improvement allowance That would be paid out over the course of your lease so that could be twenty dollars. A square foot Over the life of the least could be forty dollars with biotech space. You're talking a hundred dollars square foot hundred fifty maybe even as high as two hundred dollars a square foot so not. Every landlord has the resources where they can finance that on behalf of these biotech tenets. So it's a very acute shortage right now and Any any landlord that can provide that space With a lot of power and a lot of water as well as access to talent pipeline of employees would would do pretty well in this market. Yeah it seems like the thing that we keep going back you here. When we're talking about biotech is that boulders can have run out of space like you mentioned and now the question. That i have chris and maybe you can answer is will. The city council will the people of boulder allow for them to start building up words. I mean that's what we've seen from a lot of cities when they run out of space. You start building up. is that something. We could be seeing in boulder. I think there is zero zero chance of that right now. The maximum that you can build in boulder is fifty five feet and that is with a a variant so that is not No i don't think that you'll start seeing high rises in boulder whatsoever. I think you will see. And we are seeing redevelopment. Boulder is very much a redevelopment market. And that can be everything from Redeveloping something like the old liquor mart into housing. Or there's a plan. To redevelop the sports authority and diagonal plaza shopping center into housing but also there are landlords. That are coming. In largely from out of state that are buying properties and in some cases converting office buildings into laboratory space There's a company called tri tower financial out of austin that has purchased several properties in boulder. And is doing just that. So they have the resources they can Put in that tenant. improvement Those that ti finish for these Laboratory users and they can carry that financing for through the term of the lease. But i think there is some potential for markets like greeley and loveland for example. You know there's a lot of aac years there's food processing here. There are clean roofs in in northern colorado and there are probably facilities that could be converted into space like this You know companies like nutrient and and obviously b. s. a lot of companies in that Ask research that That space so there are. There is some potential. I think for northern colorado to try to get a piece of of this action. And hopefully that is the case with with that industry as you get into northern colorado and you talk about specifically here in weld county and Even larimer county when he talked about oil prices and the oil and gas industry that has been hit so hard gonna be looking for more of those economical drivers and if biotech and fill the void. I think that would be I think that would be very very good. Think and there are some you know. There are some company such as Pharmaceutical company in loveland You have hocken Dan her In in loveland water quality analysis so those are very Very scientific oriented enterprises and beckman culture another danaher company. That will bring about thirteen hundred new homes to loveline these range from A project called south village To several other other projects that will will bring these These homes into the city So these are under underdeveloped now and there's more coming there's more coming in loveland and I think with improvements to i twenty five and a eventual improvements on that That interchange you'll see more development on the inside of i twenty five along highway or two in the in the decade ahead. Yeah it's gonna be interesting to watch. And i the growth here northern colorado as a whole is going to be interesting to watch how it all works out and what industries are going to take off and i'm sure there's going to be industries that.
