Simply because they don't realize the extra steps or complications are involved with the documentation and additionally, how many sellers are getting bidding wars and they're wanting to see more than just a prequel there wanting to see Ah commitment letter there wanting to see that income has been verified that credits been pulled there wanting to minimize their risk. And far too many Homebuyers. Still today are getting just a general prequel going out and looking at houses and then losing offer after after after, after before they finally realized maybe I should go a little further in the mortgage process so that my loan Looks more attractive to the home seller. Yeah, absolutely. Where I was just talking about this with my team yesterday. And the reality is, if you're a buyer there, Yeah, it could be easier if you just do that less paperwork in that sort of stuff up front, But it's going to be harder later on and you're not going to get your home. We're ready to roll and that will help put you ahead of the game there, and we want to do everything we can for our buyers to help get them there. But if we have to trail around to get you know, you go find the house of your dreams. And now we're trying to get paperwork from you and what not, and we can't say that in full faith. It doesn't give you the best opportunity to buy On and so I can't tell you how many times buyer say Yeah, Yeah, I'll send it over. I'll send it over and then they go out with the real estate agent and then they find the one right and now they want to write an offer, and now they're scrambling to find the paperwork to send to us and everything becomes an emergency in a rush and just mistakes happen when that happens, and so Take the time. Do it up front. Talk to your mortgage professional earlier in the process, Make sure they're verifying your documentation because in the long run, it gives you the best chance to get into the home that you want. So the other part of that that I think consumers have to understand is with listings in the marketplace. So these air these air homes listed by brokers Representing sellers. The 80 20 rule applies. The majority of the listings are held, enlisted by a small number of brokers. Obviously, we are one of those that has a large amount of listening inventory. And and so The important part about that is most listing. Agents are very experienced great agents. It's harder and a lot of ways to represent cellar than it is a buyer in the real estate world. So you're dealing with a very experienced agent that has done a lot of transactions. What does that mean? They can sniff out the You know the Bs line that the lender gives them about whether or not they really checked the income and the credit and how solid the buyer is. They're very experienced. They've done a lot of deals. They know what a lender's prequel looks like. They know what a commitment looks like. They know the difference from one lender to the next what those documents look like to be able to help their customer. Make a decision about who is a more solid financed buyer. So when you're when you're talking about the selling agent having all of these offers And and they're going toe, you know, sit down with the cellar and make a recommendation of one. You don't want to give them a reason to Nick's your offer and a lot of times the buyer. Doesn't go through that full loan process when other buyers have or is competing with cash on band. You know, they have more money to put down, but they want to put down a smaller amount for the pre approval on then they lose the deal you at the maximize everything you can and put it all on the table and you've got to have your ducks and row and you You've got to be very far along in the mortgage process to where that loan officer Can comfortably tell the truth. It's got a lot of flavor flavors don't go too overboard. You can tell French but it's a little bit, you know, a lot of french fries are kind of sweet, but there's some good food here the Scat Pack, you know, it doesn't just not all Just Bounce just labor too. That's pretty nice. Yeah. That's your taste. Great. What else is there? Oh, it's a 50% in Oak barrels when they age it and the other fifty percent is cement vast and you're asking yourself for a concrete. That's I think is the right word. Why would they put it in concrete? That's that sounds kind of brutal, but it turns out that the thickness of the side walls of the concrete on the bottom and then they put on top this picking up that The Lion King. Side is fairly stable line when it changes loves to have constant temperature and humidity a stainless steel vent has been well as it's supposed line is clean, but you're not going to get the the the the the protection from the temperature changes. Everything else Oak barrels are great, but using them for thousands of years, but then again those Big Flats of the oak only do so much concrete gotta put some wine where it needs to be. So you're going to see more than that. Can I am actually works in this to this wine? Taste r a i mean it's it's you know, usually what 90.1 is I don't understand why someone likes us so much. You know, this one is like yeah, it's one of those ones that are so good that it doesn't take an expert to tell you that you know go. I think anyone that takes good to you is I wanted to taste good you don't need an expert but yeah this great-tasting wage. The Malbec and the Cabernet Sauvignon just dance together and they'd go ask this flavors as long as lean as flavorful tannins the other way and it's it's not good. "It's David again from cheap wine by the.com. The other wine review that we put on the cheap wine fiber.com website and I noticed lately though. I'm kind of going upscale. Everything is Bordeaux or Napa or Rushing River and well, I kind of did that again? Let me grab the bottle and see what we got here. It's it's not expensive. But it it's Mom Napa Brut Prestige and sparkling wine from Champagne house in France, but they've been in Napa since the seventies so it's fifty years. It's been a long time. It's half half 45% Chardonnay 45% Pinot Noir and the rest is a little bit of a mix of you know, greed. It's just you know, Greenfield a green show your same thing. And what was the other one, you know, what a you know, what is the the hidden grape & in Champaign? It's in all the champagne. You don't know it. So there you go, and it's from Napa and it's one of the kind of weird things because this is a Napa sparkling wine and not a French champagne. Normally when you drink Snapple why that's oh it's Napa except when champagne and then it's oh, it's Napa off cuz it's not you. Hey, we're gonna go get into that because I think that's wrong. So what we have here is like I said, it's a little bit of a dead. Grapes that are approved of champagne right here is a couple of other groups really get used aren't here but it's got the main ones they use 45 different growers in Nampa all day from parts for the line and that's really typical. They make champagne. I know one of the leading Champagnes, you know, the uses a hundred different Growers to Champaign most champagne house and then champagne don't really have much Vineyard Holdings. They they contract long-term contracts for all other groups. And you know, that's how they do it. That's how they're doing it. That's how I am doing it here. I know it's like they've been the emphasis 1970 and they've been in Champaign since like 1827 or something. So these are people know what they're doing. They brought them know how to California even though like most of the American sparkling wine bubbly houses the schramsberg Gloria Ferrer Iron Horse are Sonoma. I guess there's some up in age, you know, they bring their expertise to Napa and this is a year and half second fermentation year and half the first fermentation is in mosul stainless steel and then they put some of it in French Oak barrels to give it that kind of thing going that they blend in. I mean the other surprise champagne house all Out their style ahm how Styles there's the first fermentation for the most part was where all the tricks are. There's just there the little bit of folk a little bit of stainless steel and all the other things had picked their drapes and all that are all in there. So you're getting a real bump style especially after fifty years and now but I mean, they they've come to get their own state of Mississippi cuz in my hand here, I mean, they probably get me a maid came with the French style. They probably created some Napa style go along with it. And here's what I have to say. Very expensive champagnes are Sublime. They're just crazy of every you ever get to drink it. But which I do every once awhile, you know, sometimes our ten years in bottle. I mean and they're so the spinach ten years needs in the bottle and they have all these exotic production techniques and these things are crazy expensive and just crazy delicious, but they're regular ones are kind of reachable this thing. I found out I think Seventeen or eighteen dollars Napa Brut Prestige Brutus, not too sweet. You are not miss out from Champagne. I mean in a blind tasting most people unless there's champagne had know these things. Most people wouldn't know the difference and this is Anna like half the price unless off. I mean, they'll be cheaper come December when all the champagne zor sa land they'd probably make after sales but you know regular time $18 for what is an excellent choice. It's delicious. It's balance is pretty good at this you wouldn't know the difference. So just because it doesn't have champagne or label has Napa who how bad could it be that has Napa on the label.

They had some semi on to their job your home. So if you like Sally on blood you're gonna like more table. Just goes to show and this is the drinking as a 2019. It's a drinker now young one. You know, she found that to be a news during a drink at the better off the news and but it's a class you want. It's from a big-name producer. And that's the one thing I get a live person lot of people who make $100 thousand dollars and wines and that's all they need to do and lovely does Legos hundred dollars and thousands of dollars wives and yet they're making those portable drinking now wanted to and props to them off the big guys. Don't always do that. It's like a slip. It's a really good what's going to be different than your son of stuff young blonde drinkers. You used to maybe New Zealand, you know learn from Samuel Wang wine that nature, but you gotta I gotta sell. You sent them you sell me on rounds off the players. You don't get those spiky things. When sometimes you just need to get to really sharp nose, like spiky down a bit of the flavor spiky flavors sign up. They either just you know, that like the campus or anything but you're getting this may be announced flavors of the middle Sammy. I'm just kind of knows it out and just makes it bad and plump and juicy but still right and delicious in the fight was wrong, you know, why you're not drinking a beer and wine. It is is near Brandon wind up in a particular some it's gotten out of sitting there. Like they'll arrest acidity get you reaching for your glass or Before you actually said yourself I want another submit. It just makes you to expand like I use a head out General time. It's like why they put pretzels in a bar starting asking pretzels are pretty soon. You're drinking a little bear with this has you're sitting in and get your drinking more wine. Star Wars: Squadrons Review Round-Up

"Let's start with the Review Roundup for Star Wars squadrons right now are not right now I should say eight forty, one am Pacific Time. So about an hour and a half ago on Metacritic Star Wars squadrons was sitting in eighty one. Now there's a bunch of Asterix here. This is the pink version, and if you went there, there's only. A resurgence in covid nineteen cases as gripped countries across Europe leaving politicians grappling without a curb. The spread of the virus governments are now strengthening regulations around mask wearing limiting the number of people that can gather in public spaces and honing in on areas with particularly high numbers of cases. This week Europe experienced a record high number of new Corona virus cases reaching seventy one, thousand, three, hundred, sixty, five on September twenty first according to the European Center for Disease Prevention and control more than half of European countries have reported a greater than ten percent increase in the past two weeks.
