I feel my jobs is to be educating the public educating other real estate agents each time. I do a transaction. Each time I buy help someone buy or sell a house. I am teaching them about real estate. But I'm also learning more. I don't think I've ever been through any transaction whatsoever. That I haven't learned something and even on the show when you call in and you ask questions or you call in after the show and asked questions, I am learning this morning early this morning. I got a call from our friend, Victor who is updating his house in. He's telling me about what a good deal. He got on putting a new driveway in new patio and new walkways in and he's just improving his house. So that. He when he decides to sell that house. It will be right up today wanted to talk to you about. When I was doing a contract last week couple of weeks ago, one of the questions that came up with is the survey and the title company sends out a questionnaire, and you have a place to check water survey. Don't order a survey and the buyers ask me my opinion of it. And I said absolutely in my opinion. I would always want to know exactly where my house sits on the property. I to know. That if there's a fence around it that at least it's in the right property boundaries. For instance, if you look at a at a home, that's got a fence around it. You would assume which we all know what that word means. You would assume that that fence is on the proper line. However, there are times when people will put a fence up put a driveway in a plant trees, and it not be their land in order to find out if it's their land again will use that word again, we need a survey and we have had on occasions where when we do the survey for a new buyer. We find out that the property has encroachments that may be defensing from your house is on the next door neighbor's house lawn or maybe the name. Neighbor's fence is on your lawn. You can't get clear title with that. Because you have to know exactly what it is you are purchasing. So when you asked me do we need a survey. How much does it cost? Can we wave it? It's not usually a lender requirement, but I would never suggest waving it to save. It's a few hundred dollars, and if you did waive getting a survey, I would probably make you sign something saying that you offered it. But you declined it and other things the house, maybe it has a pool we mentioned fencing, maybe as I said the neighbor put in a new driveway or a storage shed or garage or relandscaped it, and it needs to be within the boundary of the property that you own you wanna see this survey and sign off on it proper a prior to closing. When you find out that you are encroaching on a neighbor or vice versa. Guys, you really want to know that before you go to settlement. You don't want to try to put a fence on your property and realize that it's not your property anymore.
