They have seven hundred fifty buffalo or bison they also have A lot of cabins that can be rented they have heard of cattle they have About three hundred fifty head as of The the the listing As well as a potential another four hundred fifty heads so this is working ranch Pretty incredible property has been purchased a company out of Chippewa falls wisconsin Bought this property and so really really significant deal One of the larger ranch sales that we have seen recently and then Also the university of denver Earlier in october Bought a larimer county girl scout camp That was about seven hundred and twenty four acres. It's the magic sky ranch and they paid eleven point. Two five million for this Bought it from the girl. Scouts of colorado and this will be for a mountain campus for the university of denver so very interesting Occurrence that has taken place In larimer county so I think the you is planning to do an archaeological survey to see what is there. One this one would be for heavy logistics and what we learned is that the developer which is a company very Very prominent A company out of dallas called trammell crow company. has submitted the paperwork for the annexation as well as Pd and And additionally there is an engineering company that works with trammell crow. Both of them have worked with amazon on many many projects but this could be a very substantial potentially very substantial development They're looking for up to one hundred twenty five feet in height and what we have heard That it could be. They could have floor plates of about eight hundred thousand square feet. That is not confirmed yet but That's what we were reporting and three stories so this could be a potentially at two two point. Four million square foot A logistics and distribution facility. And i think the most likely user logical conclusion would be that amazon. Well i know that would be that. I mean that would be huge. Anytime it seems amazon puts any money in anything it. It turns into a little bit of a success. Well yeah and as our story From last week reported You know they are doing. These centers are they're expanding like crazy all over the all over the country in fact they just recently opened up. I think three and a half million square foot facility in colorado springs and they're looking to hire twenty five hundred people there I if if it is amazon and it is You know in the two Two million plus a square foot range We're talking thousands of jobs potentially For for northern colorado so It's a very interesting project you know they do. Have some smaller operations there. Occupy one of the Since the mcwhinney's sincere industrial buildings in loveland they're going into a mcwhinney project in broomfield And of course you know. They got thornton. They've got denver. They're they're all over the place and They're building as i said they're building this sort of center All over the country. They're in an enormous A huge building Phase right now as they build out these just senators. Well now. the question is if there's thousands of jobs come or a thousand jobs coming. How the hell are they going to fill it because nobody can find work right now. That is a very good question Yeah we'll we'll see you know it'd be it would take a while to get this going but That that is a challenge for anyone in the region currently or looking to come into the region as to How they how they find workers. We talk every month about the where. The market is in terms of median home prices and the housing market in northern colorado in the boulder valley and Still going pretty strong but We did see. Some slight price moderation in june compared to may and there were there were two exceptions to that in terms of Lower prices lower median prices from one month to another Do you have any idea. Any guess as to what to cities showed higher prices in june Whereas others showed lower prices. Absolutely hate when you do this to me because you're gonna make new dumb. But i'm going to say i'm gonna say fort collins and i am going to say fort collins and greeley well. You're half right Greeley actually did see higher prices in june Not not by a lot. Compared to and this is compared to me Really saw the median price. Go up to three hundred seventy five thousand dollars and that was up from three. Seventy in may the other city that showed an increase was I guess we would say greeley sister city of boulder show increase up to one point three million dollars that was Compared to one point two million in may and you know a boulders median price has not been a million hasn't even been close to To below a million all year It had gotten up to more than one point. Five million in march and april that moderated. A bit in may. But it's back to one point three million in june The other other cities in our region If you look at Fort collins it was down pretty substantially down to five hundred seven thousand from five fifty three and Loveland of was also down substantially by almost a lot about thirty six thousand less then in may but still at four hundred sixty five thousand dollars and Finally longmont at five hundred thirty five thousand dollars which is still it's Probably it's third. Highest median price ever so some moderation out there but It's still a very I'd say robust market and it's important important to note even though some of these cities salah lower prices in june. When you look compared to june of twenty twenty prices are are through the roof In in greeley for example prices are sixteen point five percent higher than a year ago. fort collins about twelve point eight Loveland about sixteen boulders far higher Than a year ago it is Thirty eight percent In june from a year ago. June so It's gonna be a little interesting to see the nuances of these numbers going forward and the rest of the year when you look at at the comparable period from twenty twenty because you know for for a brief period the showings We're really not existent last year. But if you recall Housing market actually picked up good scheme year and did pretty well in twenty twenty. So it'll be interesting to see what happens in terms of these numbers as we go forward in time through through the rest of twenty twenty one and so everything's up. Obviously over a year ago. Everyone took a deep dive last year as well but why the little bit of a drop off from may well i think I think the prices are are having back You know inventories are are still low If you look at active listings In boulder for example in june there were one hundred twenty four active listings. That was down forty nine percent from a year ago. They developed a a couple of five minute tests. One is for Covid nineteen antigens and one is for covid nineteen. Antibodies and again. These tests results can be delivered. In five minutes. i think there Finalizing their clinical trials right. now they've got Some substantial federal grants In the past about six million dollars in total but they just secured a thirty five million dollars federal contract to enable them to build a new production facility sixty thousand square feet and this They haven't given the location yet. This will be somewhere on the front range and the Interesting thing is There is a couple of northern There are a couple of northern colorado connections to like that they have a longstanding relationship with hess gas the veterinary pharmaceutical company out of loveland. And they just announced a partnership with hawks company which is danaher subsidiary based in loveland. A hawk conducts water quality analysis. And i spoke with one of the light deck executives last week and He said we love our loveland friends. So we'll have to see where this facility goes. it could be anywhere on the front range but It's it's a really interesting company. They have grown From eighteen people At the start of twenty twenty to about one hundred today so very rapid growth and they're expecting By the time this new facility opens in september of twenty twenty two that they'll be up to two hundred employees so very substantial growth for this company one of the example of a company that As we've talked about before has really grown in the covid era They're a biotech has done extremely well in the last year and a half and This one one example of that well in in no matter where this thing lands. I mean that's going to be huge win for whatever city. It is on that front range. Yeah absolutely yeah it definitely will be and as i said Wherever it lands they. This company has connections to other a biotech companies. Such as such as hawk In terms of water water quality analysis Tests that they can do so Very very significant development and You know they'll be construction jobs as well so And and you know it's Any anytime you're building a life sciences facility That is There's a lot of money that goes into that there there. There are requirements federal requirements. Obviously for a clean room and So they're they're more expensive to build than a lot of other types of facilities so they're the construction jobs should be Should be good as well. we'll we'll see You know a lot of construction projects right now are being affected by pipeline by by pipeline issues with a lot of products such as lumber and even glue and things of that sort so any new production Any new construction projects Have to take that into account. There could be delays in in finding Companies to take projects as well as the labor and the The the the materials that are needed for a project but We'll see if they can maintain their their timeline of opening up a year from september. "Need to go a little bit out of order of what we were planning on talking about here. Because i've been teasing this Jbs cyber attack. It seems for like the last hour haven't been able to get to it. So let's talk about this This cyber attack and what's going on and others limited information right now. Yeah there definitely is but Jbs did reveal over the weekend that it has been the subject of a cyber attack. There is not a lot of information out yet i love her. They have closed several of their packing plants including In canada And in australia as well and A number of other plants Have either either shut down or have had shifts cancel we're we're hearing that Pilgrim's pride which is owned by jbs. has closed Meat processing facilities in utah texas and wisconsin and has cancelled some shifts at plants in iowa and and here in in colorado so We're the the the hack Appears to be a very serious hack and the effects of it. are seem to be spreading right now from plant to plant. And as you know Tyler tanner rather We've had A major attack on different infrastructure in the us with the pipeline Most recently that caused that re taback on the east coast and gas prices soaring and It was almost reminiscent of one thousand. Nine hundred seventy s fuel shortages Back in in the southeast and east here a few weeks ago and now another attack on The the meat supply meat processing facilities for one of the nation's largest meat processing companies and. I think that's why another reason i you watch this. This will probably pick up some steam here and of course the jbs is is going to be able to control this situation at least for the media aspect because they were the one who recognize internally i is why are we i. Is this turning into a trend. Or what are we seeing here. Well i think it definitely is turning into a trend and you know the the oil pipeline hack was traced to bad actors in russia and the the company actually paid them. Four point four million dollars as ransom for for To get their back up and running. We don't know. I've not seen any reports yet on. Wear this hat originated. But they're clearly a bad actors around the world that You know it's not how the possibility that they are. Testing various aspects of major parts of the of the us economy From energy supply the now food supply and jbs is as. I i think that there are certain sectors and and energy one One of them For certain I saw an article over the weekend that the federal government may take a greater role in ensuring the security cyber security of the energy infrastructure In the us. So i think the federal government likely will take a greater role and certainly private companies are going to have to get much more Serious about this threat It is a very significant threat. mentioned Jbs accounting for a quarter of beef production but it is a. It's actually the number one producer in the us. It accounts for about twenty three percent of the The nation's capacity So it's a very significant thing and we've had Cyber-attacks mini cyber-attacks in our region. she was victim of of cyber attack and a lot of its data was lost. We've had data That was lost with different healthcare providers in the region Over the years so it really doesn't matter what industry it is but It's a very severe threat In the case of the energy the oil pipeline This was a ransomware attack. Where bad actors in russia Basically took control and and The the pipeline company could not do anything without a getting without paying that ransomware to get the Get the information. They needed to to get back up and running again. We don't know what this hacking tales we don't know if it's a ransomware attack or or some other form of attack but with the pipeline was the colonial pipeline That that stopped Fuel flow for several days. Here in may and you remember the the gas shortages and the the soaring prices and the gas lines that we experienced so it's it's a significant thing and whether there Bad actors that might be domestic Here in the us or Foreign in russia or china or north korea or elsewhere It's a very significant Significant and and disconcerting trend right. But the sec. Did issues of new rules. here in the last month or so as to how some of these house backs treat Some of the stock warrants and Got derivative so it has caused some a little bit of upheaval in the stock market And gorge group is seen that with these delisting notices from nasdaq will and that's what i was just gonna ask. We're talking with chris. Would of biz west When you when you see this go on. I would have to imagine that the public trust in banks it. It has to take a hit. I mean it's not good. Pr to get that delisting notice. Yeah and You know we talked in the past about the out. Chips soared and popularly here The last year. And this year. And i think it might have caught the sec. Off guard a little bit so they had to put some new rules in place for how How some of the The stock warrants were treated and other other factors So it could be just growing pains. I had talked to people who say you know this is just a blip and Specs are here to stay so we'll have to see. I did see we're reporting today. That one of gore's groups specs Has announced its acquisition. Target now the state company that they're looking to acquire or merge with and thereby take that company public and i believe they have They have filed one of the quarterly reports For for one of the backs so A lot of A lot of changes into how house backs after report. That branch opened on friday. The other aspects of that property are It's a it's multi. Use the office and retail as well as residential so elevations credit union which is Has about two and a half billion dollars in assets so very significant organization Now opening a third branch in fort collins well continued. Growth continued Well interesting questions coming out of this chris. What are some things that you're going to be keeping an eye on. Obviously i would imagine the jbs cyber attack. That's going to be at the top of the list for you. Watch and how that impacts you know because specifically here northern colorado. I mean. that's a lot of people that are working today and just at the plant or you know the truck drivers and stuff in there What do you. How do you expect that to play out. What else are you looking at watching. Mark course has done a major developments in downtown greeley at the mattie the three building mattie apartment complex as an example they purchased that building in twenty fifteen and they've already done quite a bit of work on it With facade work interior work and now they have proposed to transform that building into a small grocery store and they are. It's about thirteen thousand square feet. So they This'll be much smaller than a typical. You know safeway or king supers which can go from forty six thousand square feet all we have to more than one hundred thousand smaller than that They are not revealing who this is yet except to say that it's a publicly traded company I can't say that the that that thirteen thousand square feet is in the size range for something like a natural grocers by vitamin colleague cottage. I'm not saying it's them but that type of Side that That would that would fill the space and they would. Have you know small parking on the north and the east side of that building And right now. This is in Before the city for design review They are saying that they would like it to open by october or by year. End at the latest. But this would. "We have a website called breaking ground. And we'd like to take a look at a major trends in the in the development sector. And often you know. We spent a lot of stories on developments in downtown greeley especially along eighth avenue with what the richardson family has done. The south matty With a couple dozen other properties that they've purchased along eighth avenue we've seen The fifty five plus Project under construction now Of course a few years back. We saw them beat the all the new buildings as and the new hotel. Lots of development. That has come to downtown. And we know that there's years left before eighth avenue. Kind of rebuild out. I would say as Projects redevelop but it's interesting that One there is an area just east of that. If you think about east of eighth avenue and look at seventh and six avenues Those are being looked at as kind of the the next frontier for really of After eighth avenue There's a lot of underutilized Buildings air industrial and agricultural buildings. That are really either not used at all. Underused right now so We spoke with the fisher at the downtown development authority as well as others About this area and it's kind of a fun area How actually walked that area i would. I would encourage you to do it. It's fun to look at the businesses. That are there the buildings that are there I actually did that a few weeks ago. And grab some some photos but we're talking about. There has been some activity in this area. If you think about syntax distillery at seven hundred sixty. They took over the form of green leafy green elevator. property so they have a nice A vibrant A distillery and tasting room that opened their and twenty nineteen. There's there's another project The greeley ice house. This is not the ice rink Along eighth avenue. This is the old greeley ice house at eleven twenty six avenue There have been lots of proposals over the years to redevelop that And there is one that is being looked at right now. At denver developer called sophian development Has had a pre application with the city staff or potential redevelopment of that property into housing so A lot of people we talk. You said that would really be a catalyst for additional new development in that east downtown area so You know there's not a lot of activity today but looking looking over the horizon. a few years You could really see that area. Take off it kind. Kinda reminds me. You know i used to be at the denver. Business journal and lower downtown was was really starting to take off but the central platte valley was a wasteland of dirt And and nothing happening there and think about all the development of this happened in the central platte valley over the last Twenty years it's just been phenomenal from from illegitimate to you. Know the ballpark lots of new housing retail and offices this this area kind of reminds me of that. i think it could have that potential In the years ahead will that would be huge to go in conjunction with the efforts that the downtown is making here in greeley as as they try and revitalize rejuvenate you know whatever term. They need on Thursday morning Once a month and Recently they approved some incentives for three tech companies that are looking to expand into the region Some of them Into denver metro to including folder broomfield counties Some vulgar specifically and one in Fort collins and they Before these companies are ready to announce they give them code names. So there's a One project they call project files. It's a new zealand based software as a service company and they are looking to come into The denver metro area possibly boulder broomfield counties And create one hundred forty four new jobs over eight years and they have been approved for almost one point seven million dollars in tax incentives. If they do that Another one is an aerospace. Start up Known right now is project griffin They developed launch since for small satellites. And they're looking to establish a headquarters are in the manufacturing operations They're looking at boulder jefferson and denver counties and then The last one is in india based tech startup. known as project minecraft they're looking to to open their. I would love to have been there at that time even with the thunder and lightning and snow and rain that's fine. i think that's what i think you talked to anybody who's lived in colorado for a while they say oh you remember this content. I was talking a little bit earlier. I was over at the foothills mall this weekend. I went over there twice. Actually there's a nice little golfing simulator place over there when it's too cold to actually go out and golf and sunday afternoon. About three o'clock. It looked relatively busy. Why is this place not making any money. And what if i know. There's some news about mcwhinney possibly perching this. What changes going to be well. You know With with Foothills in particular You know they. They're they are facing foreclosures as we talked about before they got about forty six million dollars On a that they which they have defaulted on a hundred and fifty million dollar construction loan And that's You know going up for Going up for auction and mcwhinney is one of the potential buyers that that ball has had difficulty From the beginning of it really hasn't and i call them all. It's really not a mall anymore. Was a was a mall. It's more of a shopping district Entertainment district now much like the promenade shops in loveland but it it was really viewed as a catalyst for revitalization of that midtown fort collins corridor really from prospect Down to harmony road but It has not really fulfilled that promise and you know buying patterns have changed And there's there's some question about the the structure of it the design of it and I think one thing that mcwhinney would do if they buy. It is try to incorporate more residential Into that project overall to create more More life during more life to bring more people into it Mcwhinney does have an adjacent residential project. There that has done quite well and as we talked about the last week or the week before. Residential is very hot right now so if they are able to acquire it. I think there'd be some pretty substantial changes including i believe Maybe more more residential housing as part of that. But you're seeing now we. We talked earlier this year. Tanner about the potential for commercial. Foreclosures and really for almost a year. Now i've been hearing from bankers and people in the commercial real estate sector that there could be some commercial foreclosures coming and for a while. We had not really seen that with the exception of foothills being the largest commercial. Foreclosure that we've seen in in many years and now Not only is in foreclosure but as we reported last week. The promenade shops in loveland in foreclosure So there's definitely issues that are being felt by retail properties overall. And you're seeing that in in the The inability of landlords to maintain their debt service on some of these larger projects with chris would editor and publisher of biz west. So when you talk about like prominent shops and even now foothills going into foreclosure. Do you expect these new. These new owners to completely switch up. What the look of it is. I know you talked about more residential in in in the foothills mall but what about prominent is it going to be. More shops is going to be more residential. What what do you expect the plan. The layout to be well. It's a good question on on prom. Not chops What would happen. You know it very much depends on who the buyer is and and there are there are there is a misconception out there that winnie is is still an owner of prominent chops. They have not been an owner for many years. but do i do. I think that they would possibly be a buyer I do think that they would be in the in the mix They they still have a lawsuit going on with One of their former partners One one ownership group ago Cogan mcewen that they've had a a lawsuit for a number of years. Now that is in the courts and So that that is still being worked out but makoni is not from an shops today. But i think i think i think I if i had to guess i would. I would be shocked if they weren't at least interested in in coming in. You know what what an owner what would you in terms of reconfiguring that property. That's a really a big question. And i don't i don't know the answer to that You know A lot of these projects are incorporating residential And so i. I would think they might want to look at that as a way to to bring some new life into it. But you look at what's happened in the last year with retail. I mean we were talking about a retail apocalypse. Long before kobe. But it has really hit in the last year. there have been many many national bankruptcies Big retailers that have gone out of business Closures that been announced or or enacted Around the country and Retail is not in a great place right now so that That tells me why you know why these projects have have gone into default but you know reconfiguring them Is is a really big question about what will happen with these. And and i should point out. There's another one Belmar shopping center in lakewood. That is also in foreclosure. That's a almost one hundred and nine million dollars. It's still owed on a hundred million dollar loan so this We're gonna see more and more of these. I think especially with retail big retail property. So as we continue this conversation with chris would editor and publisher biz west magazine. You're right we were talking about the retail changing the retail market changing and evolving and and really dying off in some ways in that in person before covert this seemingly expedited the process. The other thing that i think At least with the fort collins northern colorado even bolder area that we're seeing is the rate of growth. Is maybe pushing prices up faster than what you can turn around make on it so you got to be very smart about the amount of money that you're gonna buy in terms of getting into that space is. That is my wrong on that. Chris or is that a little bit of to the you know the future demand for these areas are the prices are being asked for them now. And maybe you're not able to turn around.
