The Biden administration, like many others, really has its eyes on July 31st when the final CDC eviction moratorium lifts And the focus right now is to push as much emergency rental release out the door as possible between now and then. But the main call from the administration is that that is going to require massive cooperation from state and local governments. Local courts, Legal aid organisation housing advocacy groups. They're really calling for an all hands on deck effort in order to get this money out. You report in your piece that Congress allocated about $46 billion in emergency rental assistance. Why has it taken So long for people to get that aid, So the amount of money that has been approved, as you noted, is really significant. It's really staggering. But the backlogs actually getting that money out has proven to be a real major hurdle. In a lot of states and localities. There just isn't sort of a precedent or infrastructure to be able to disperse that kind of money. Applications are somewhat complicated for renters and landlords who don't have Internet access is made even more difficult. It's really sort of a slew of bureaucratic and logistical. Turtles that have gotten in the way from Congress, allocating the money initially to that, actually landing in the pockets of people who need it most and who needed very urgently. Finally, Rachel for renters who want to get into the housing market, not exactly an easy time to buy right now. But how does the country end up on such divergent paths when it comes to renters and owners?
