"You know, so I've seen it, we've seen the growth and maturity as staff over the last three years, we've watched them the Cape Cod, league last two summers. So not only the physical development and of his tools to become skills were also, the physical maturity and the mental maturity that he's devolved or the last three years, we've thought warriors is like to worry was. But when you're a guy who's destined to be a reliever you can make probably the quickest climb of any position. But what the Rockies have done is they have invested a lot in college players in this draft which shortens the time conceivably. I mean there are guys that get stuck in the minor leagues. Greg Reynolds was a first round pick when the top forget where he went when the Rockies picked him, but he was a high first round pick. Any just any got stuck in, in the minor leagues in just never developed. So it's not a guarantee like any draft is in a guarantee, but when you draft college players there a little bit more of a finished product or little bit more projectable, and most often they make it to the major leagues quicker than these high school kids to, as you can imagine. So if you're looking for a where's the payoff, like, yeah, I'm interest. Ended and I wanted to learn more about these guys. But wins the payoff window, I see Michael Togadia in Denver. It could be three years as opposed to Brandon Rogers, which has been at least a handful of, of years. "Thousand dollars and I'm walking around because I as an agent I always follow the inspector around. I wanna see everything that they're looking at and knoll when something does go wrong. I want to know. Okay. Well, what was it exactly that happened here? And so he pulls the panel the cover off the electrical box and opens it up and the first thing he does if you can picture this on the air. He he puts his arms out and holds two fingers up almost like you're doing a field goal. And he says illegal, and I looked at my said illegal, what are you talking about? Well, there was a double tap in the the breaker box. And you know, what a double tap is just two wires going into one breaker. It's not correct. But it's easily fixed for usually like seven dollars. Wow. And the buyer freaked out because of the way the home inspector said that and the by the buyer was with you standing right there at the buyer thought the house was going to burn down. And so. So that deal believe it or not. It died last seven or ten. It wasn't just that there were other things too. But because of that the buyer now had such a thought in their head. Oh my God. I can't buy this house the deal died. So what you're saying is there's there's all kinds of inspectors some are very detailed. I mean, Jonah hours credentialing wasn't that deter? Ours was not good. This is fifteen years ago. And I don't even remember the guy's name. But he just wasn't that detailed. He didn't do much at all. Just kind of looked at the house. Poked does that up in the crawlspace and said, okay, if you don't want the things you can do you can actually have a pre home or presale inspection. There are home inspectors pretty much all of them. I think they'll come out at you're gonna pay him, you know, probably four hundred dollars something like that to do a home inspection the same way they would do it for a buyer. But they're gonna do it before you list. The prophesy is a seller. You get that done ahead of time. Well, sure, so now the guy comes in and says, oh, yeah. You got a couple of double taps here in the breaker box. You go ahead and get 'em fixed. And so when the buyer brings their home inspector through there's no issue and that takes away something site to prizes. That's a great time to do it. If you're looking listing in spring because you have that time to yes, right? On the other beautiful thing about it is if you have that home inspection in your hands that you paid for you disclose that as part of your real estate condition report, you say see attached experts report, and you attach the home inspection that you had done. It takes a whole lot of liability away from you for not disclosing something. Hey, Bob, one one of the things we wanted to do on the show today. And we've got Bill Schmidt. You two I've mentioned live because you know, it's Christmas weekend. A lot of people could say we'll just skip it. We'll we'll play a rebroadcast. You said I want to do a live show bet. And all my Saturday. Guests said that we're going to take your phone calls crank this up Spencer. So joining us Bob in studio two of your agents that was my wife you've met. Donmar Ron, Don. Good morning. Don. Welcome back to the show. In addition to dawn agent Bill Schmidt joins us in studio. A bill. Good to meet you because I don't think you've been on the show before. Right. I've been in the studio, but never never spoke. Well, here's your chance. Right. You've been redefined how long now Bill have been there. They're nine ten years. Long time. It's been a long time. You bet. Bye. Bye. We've been doing this show well over a decade, but how long have you been doing real estate yourself? I started in August of two thousand. So I've got eighteen years under my belt now before that year kind of in the banking mortgage and banking industry for from about ninety six through two thousand six there's actually about a six year overlap while we were doing both mortgages and real estate at the same time. And then as a real estate company started take off we got rid of the mortgage business and really have been concentrating on real estate now for the last twelve years or so you do sell residential and commercial Ulysses you work with buyers with sellers, Bob. Yeah. We do a lot of our business revolves around listings. That's really what we promote on the radio. That's the ads that you're going to hear we talk about our great three point nine nine percent commission plan the fourteen day guarantee and the hotter. This housing market gets the more that commission plan makes sense to people, and we really thought this year. It was pretty interesting. You know, I'm just kinda working on the urine stats right now. And a lot of people aren't gonna probably realize this, but the housing Mark. It self the number of listings in metro MLS, which is southeast. Wisconsin also includes the cross area, but the number of listings was actually down about five percent for the year for the year. Yeah. And a lot of people. That's crazy. The housing market was so hot. Well, it was because there are so many buyers. I mean, there are three times as many buyers as there were listings, but the actual number listens was down five percent. Now what I look at it as okay, well, how did redefine realty compared to what the market did? While the number of listings, we did was up about forty six percent. So you know, what that tells me is everybody's saying I'm not paying six percent anymore. I'm gonna go ahead and get the three point nine nine percent commission plan and save some money. They're figuring out their here. I think a lot of people just assume they have to pay six percent commission. Well, that's what it used to always be you paid six percent, every company kind of charges the same thing. And then you know, we broke the mold for that. Way back in two thousand and we've been gaining ground over sense. And you know, now, we're up to I don't know four hundred and some listings, I think we're going to do this year. So Bob, you're at three point nine nine percent that can actually go lower to three point two five. There is an option to go down to three point two five percent. If there's no colebrook agent involved. So if the listing agent from redefined realty that you hire finds the buyer, and there's no other agent evolved. We dropped the commission all the way down to three point two five and December twenty second days away from Christmas. Typically, I'm sure this is a slow time. Nobody's gonna listen. Hold on. Chris berry surprise if there are any new listings between now and the end of the year. However, there are going to be people that come January first when the new year begins. You bet where things are probably you're going to see some more inventory. Tunnel listings hitting the market right after the new year, it's going to depend on the weather. I mean, if all of a sudden, we get smacked with a big snowstorm. It'll kinda quiet things down again. But people are ready to go in the buyers are still out there. You know, one of the things I wanted to mention too Paul the, you know, the three point nine nine percent. Everybody loves that saves money. That's all great. But what you have to have is a really good real estate agent along with that. That's why I like to bring our top agents like Don like Bill, and we bring them in the studio, we let you talk with them. That's one of the things I've been seeing on the commercials lately as it's going to be the best real estate experience ever, the reason that is it's not because of the three point nine nine it's because of the great agents that we have well, and it should be an exciting. Experience buying and selling a home. Bob, both both sides right insurance should be fun. And I don't know Don for us every every transaction we've gone through. I it's exciting to buy a home. It's not fun. And you wanna have a good agent who's going to help you through. You know, some of those ups and downs. If they do happen to come up during the transaction. Well, there's anxiety. There's all things that if you're selling home you've been in for thirty years, Bob, there's some emotions that get involved you. Yeah. There's all kinds of things. I mean Bill he's been doing this. I don't know. How many you've got probably one hundred or two hundred transactions at least under your belt. How many times do you run into a home inspection issues where there's raid on that comes back higher? You have a basement wall. Bouldering Bill seen it all, you know, tell us about a couple of things that you've seen over the years that create the anxiety. And then, you know, what do you have to do to ease the pain for everybody? Make you know make it. Okay. True after being in the industry for as long as I have. And prior to that I spent twenty years in banking. So I've been like, Bob. I've been on the real estate pretty much my whole career. But the nice thing about having an agent as if you haven't agent set that is experienced they can tell you about all these things up front and the listing process. So when something does come up like right on it's not a shock. You know, prepare them up front say, look, this is the process you're going to we're going to list, the home we're going to get you an offer. Then we're gonna have a home inspection. They will do a raid on test. If it comes on. Hi, this is what happens. So I think if you explain all that upfront. There's not there's not a shock factor. They're expecting it. And it's just part of working with someone that has experience and. You can you can prepare them for any of those Bobby also talk much agents being advisers at bills timeout rate on I mean, you come and tells Don Don at home in their home office all the time talking to people advising them on their home. What did you do? We remodel the half bath two. We just leave it this all kinds of questions that people are going to have when they sell their house. Well, yeah, you know, one of the biggest questions always do I fix this. Do I leave it alone. If I'm gonna fix it. How do I fix it? Do I go real high end? What do I do? And one of the best things you can do. And this is my opinion, which I think is pretty valid. If you're going to list your house, the spring, let's just say I would call now and get the market analysis part of the process started. So you call on you. Call Bill you call one of our agents, you have them come out, even if you're not gonna plan the list until April or may or June, or whatever they can come out walk through the house, you give them the million dollar tour, and they're going to point out some things to you say, you know, this carpets orange shag, maybe should go. It's kind of nineteen seventy s. Or or the roof can see the the shingles curling on the roof a little bit. We should maybe get a roofer out here because what's important is that if there are things that need to be fixed. You wanna be able as the homeowner to control the process. So if a new roof needs to go on we have people we can recommend to you that can come out look at your roof, and they're going to get you a very good rough at a reasonable part. You may not need. Maybe you don't that's the other thing. But if you do need the new roof, we can get it done with a contractor that you approve that does it at a fair price. Whereas if the buyers evolved the buyer wants wants the very best rough and so that seven thousand dollar roof just turned nine thousand just looking at your house. Maybe they've got five other homes. They might be looking at that day. Maybe dawn comes out and says, you know, I like the orange shake carpet. I think we should leave it. Let's say with the roof at least get that estimate that way you at least have that Jackie Mente Shen. So that when when the home inspector says, oh looks like the roof is going you've at least got that. You know, that documentation from a qualified roofer? John knows one of my pet peeves with roofing, the black streaks the stains. Oh, sure set of homes once you see that a house you tend to notice it on other homes. We've I bought are wholesome seed over fifteen years ago, we had it replaced almost immediately Bob it was unsightly. It was an old anyway, it was a three tab. I think it wasn't dimensional. So we needed to replace it. Anyway, they were curled it was just a bad disrepair. But we bought the house as as we knew that going in. And there is a home inspection. That's where a lot of stuff comes into through the inspection L for sure. Yeah. The inspection is, you know, probably for a lot of people the most costly part of the whole transaction because there's a lot of really good home inspectors out there and anybody who's had this done recently to their house. They know how detailed and how thorough these home inspectors are they're going to find every little thing that's wrong. And what ends up happening is you have two types of buyers. Basically you have buyers that just freak out. Oh my God. Every you know, there's a dimmer switch that doesn't work, and they want, you know, freed the house is going to burn down. Then there's other buyers that C L crack in the basement wall. Not a big deal. We'll take care of it someday down the road and saw a lot of what? Happens with that buyer is the way that the home inspector presents the problems. I had a guy tell the story all the time. We're looking at an electrical panel in a basement, and this was a house in west Allis. I believe it was maybe one hundred and forty eight hundred fifty.

"For a multitude of reasons and we've got great staff at both places we've got great coordinators that will travel air as well fairly frequently but you know when you're introducing players for the first time to your organization and to who you are and what you believe and what it means to be a rocky where that purple jersey and and and and shroud yourself and and purple pinstripes you know it's important for them to understand right out of the gate with that means and that's what this first year for a lot of these players is going to be understand what it means to be a professional but not just in the regard of a new routine what it means to be at the ballpark every day and what it means for this to be quite literally your job but more importantly what all that means in the context of being a colorado rocky and what our culture is here throughout the organization and certainly in the minor leagues and so that is the task put on our coaches as well as beginning a process of turning all these players tools and the skills and so they are certainly they got a lot of weight on their soul on the shoulders and it's it's certainly can be pressure filled when you're dealing with young players who some of which don't know really what they're getting into yet so to teach them and teach them to game is a significant challenge but one i know that they all enjoy and certainly we do this is a young franchise in the grand scheme of major league baseball as we celebrate the twenty fifth anniversary but when you talk about rockies culture and making sure the players get inculcated into that and understand the process i would think for for the organization the fact that you've been with the team for seventeen seasons now bill schmidt running the the anders scouting side of things in danny montgomery and in denmark gustafsen working with you and there are a lot of people who have been here for a significant length of time so that when you talk about culture it's an understanding of playing at playing at altitude and all the other things that go with it yeah i mean you're absolutely right jack i mean we're we're lucky in that regard that so many of us have worked together for so long that you know.
