The minimum wage in Montgomery County is tied to the Consumer Price Index all for urban wage earners and clerical workers in the region. And with prices on the rise, so is the minimum wage in the county. Starting July 1, the minimum wage goes up to $16 .70 per hour for those who work for any company with 51 or more employees. County law requires the chief administrative officer to just the minimum wage every year based on the average change in the prices paid by urban consumers. Size employers will have to start paying $15 per hour, which will be the minimum wage in all of Maryland beginning next year. John Dome in WTOP news. Speedsters and drivers who blow stop through signs will be getting a warning this summer. 100 ,000 DC drivers with a history of crashes and traffic citations will be getting a message from DDOT and the lab at DC. The The program is an attempt to combat a rise in deadly crashes, according to the Washington Post. It's part of vision zero which originally aimed to have zero traffic deaths by 2024. No it is totally economic at this point and the number again the figure that really gets Europeans has to do with the trade deficits between the European Union and China and Tom it is growing almost every year it's almost now 400 billion euros and that is a number that really underpins this entire tone this changing tone really in a very big wave you read between the lines between the European Union I mean when you get the guy who handles a trade portfolio that goes to China four for days and say we have to fix the situation otherwise the European Union may not be as keen in investing in opening the market to China as we have been that is a very significant change in tone and again it all goes back to that number the Europeans are not happy with that trade deficit the question is of course what happens with Germany this is a country that has been the most reluctant they have been fearful at times about potential retaliation but also Tom you pick up a lot of different sentiment now in this condition and in this Commission that says the fact that we listened to for Germany so long that we were so fearful of China has prevented action that was valid and legitimate this is what we heard from Holger Schmiding that suddenly there's a willingness to take pain in the near term to de -risk his word decouple maybe somebody else's word with the Chinese economy how look for the time being not a lot and remember they actually agreed to that EV probe we should note it wasn't Germany that pushed for that probe it was Simon when my call in France that wanted this probe into the electric vehicle because he does believe it is the future of the sector but again beyond that for the Commission what they say now you should note also that

One of House speaker Kevin McCarthy's negotiator says there are still thorny issues in the negotiations between House Republicans and The White House to avert a catastrophic U.S. default. Congressman Patrick mchenry says it'll be hours or days until they come to an agreement, but there's a very short list he says of differences that remain. Negotiators worked into the night last night to try to resolve their issues before the threat of a default which treasury secretary Janet Yellen now says could happen on June 5th. Stocks and tech shares getting a boost at Citigroup, Bloomberg's Karen Moscow reports. Citigroup strategists raised U.S. stocks to neutral and tech shares to overweight on the expected boost from artificial intelligence, the expected end of the Federal Reserve's right hikes and resilient American economic growth compared to China in Europe. Strategists write that U.S. equities are being powered by the bet on AI because of high exposure to tech mega caps. They say this theme will help the U.S. outperform other stock markets once the fed completes its tightening cycle. Karen Moscow, Bloomberg radio, interest rates could go up again as we get more disappointing inflation news. The fed's preferred inflation gauge was up a faster than expected .4% in April. Some analysts said that they were going in the wrong direction. Officials have raised the rates by 5 percentage points over the last 14 months to curb inflation, running more than double their 2% target. The fed chair Jerome Powell said policymakers should watch the data and evolving outlook. "Don't stop the show here folks this is so important you've got Katie Kaminsky and Earl Davis pushing against the broad consensus looking for lower price higher yield this is a global Wall Street issue right now. Earl Davis that comes down to the gamma that we see this instability the velocity the convexity almost that we see in equities if we get a Davis bond pricing to things unravel did we get to an instability do we get to greater gamma so the answer is yes but for a very short period we believe 2024 to market the economy will still do alright so we do like credit we do like risk assets not at these valuations so we do believe we unravel because you have to reprice for the higher discount rate once it does unravel we will be buying we will be going overweight and i think that's something important to note that you these know are the flows and ebbs of the market and it presents itself with opportunity that's why you know what we're active managers and that's what we believe active managers should do earl you were saying that real yields go to two and a half to three percent is that correct real yields is about a ten year treasure but to me this is the lead of this whole thing because a lot of people are saying this is not driven by inflation it's not driven by growth it's driven by something else what is that something else driving the real yield higher well i'll tell you what it its expectations you know when you read history books and the seventies and inflation throughout the 60s 70s inflation wasn't an annoyance it wasn't public enemy number one it wasn't until old reagan and boker came in where they said inflation's public enemy number one we're gonna grasp we're gonna cut it we're gonna get it down right now we're still in the annoyance phase of inflation that's why we think it will persist that's why we think this is a secular change towards high yields because it takes a lot to get it be to public enemy number one and we're not quite there yet at this point you said that you're gonna be a buyer when there is some sort of what kind of unraveling is going to cause you to be a buyer if everybody's been saying this they're waiting for the dip to whether hasn't been the dip yeah you know what we're are the way we take risk is a mix of quantitative and qualitative you know we have structural risk and tactical risk our structural good will risk will be buying as yields get higher we have our levels we have our view and then we reassess as they get to those levels but but as I said we're still short we're still fairly significantly short but we will be covering that and every any weakness and ultimately going long how concerned are you about the quintuple risk that we keep talking about that maybe we're seeing right now capitulation ahead of the market turning toward all of the expectations of slower growth given strikes shutdown higher gas prices student loan repayments and just the rates cost the of borrowing going up as much as it has I don't have any concern and and the reason is I look at the market it's all about framing and how you look at the market so I look at the market like Boeing a Boeing airplane so we're getting all these weather patterns hitting each other low inflation high growth low growth all this and we're getting turbulence and you know what the turbulence could shake the plane it could drop 500 feet but it's going to survive coming out of it so I have absolutely no worries about it but I do believe we're going to have a lot of turbulence over the next year. Earl, very quickly here and folks are going to get a little nerdy here as we did with Katie Kaminsky excuse me Earl Davis I've got loony at a 134 it is stochastic weak Canadian dollar in a 140 it's stochastic because the systems overcome by events if I get an Earl Davis market I get a stronger dollar and Does the there's a stronger dollar itself solve its own problem? Dozens of content farms have popped up, they are generated by artificial intelligence chatbots. Sometimes the output is riddled with inaccuracies. Bloomberg news technology reporter Davy albus says that's because there are no fact checkers. In the end, you have a bunch of remixed and you could maybe even say plagiarized content. Sites reviewed by Bloomberg news ran the gamut some purported to be news sites, others featured celebrity news or sponsored articles. None of them disclosed they were populated by AI. The goal of most site operators is not to spread disinformation but to make money on click advertising as people check them out, they may have some entertainment value, but not all of the content can be trusted. Agriculture contributes about a quarter of all greenhouse gases. Vulcan says her company is working with farmers and business partners to break a vicious cycle of agriculture contributing to emissions that may climate more volatile, which makes agriculture more uncertain. She says regrow provides information on how farming is taking from or giving to the environment. Kellogg and Walmart have worked with regrow. Kellogg brought sustainable rice products such as their special case and crispies to the Walmart shelf through investing on farm into emissions reduction and they were able to tell the story to consumer so that mom will be in Walmart this weekend, picking something nice can feel good about that purchase decision is good for the planet. Cities around the world are really focusing on getting greener, local leaders are accepting that they must plant trees build flood absorbent parks and expand car free streets in order to remain livable as the climate changes. That's the good news. But a Barcelona based researcher writing in the journal nature argues there are unintended consequences. She says that in city after city, new green infrastructure is brought real estate speculation rising housing costs and community displacement in the majority of American and European cities waves of green infrastructure investment led to gentrification within about a decade. Other researchers are divided about the impact of green, gentrification, and in some cases they even doubt its existence, they question whether small investments and bike lanes and trees sent signals to developers and property owners that areas had become more valuable. "Are three Supreme Court Justices who are there as a result of an election. That can 2016. Let that be a message to voters everywhere. New York governor Kathy hochul there. I mean, time New York City council pushing to expand sensitive locations where guns can be banned after that other Supreme Court ruling on guns earlier this week that got so much tension. More on that from Bloomberg's Jeff Bellinger. The council once state lawmakers to increase the number of sensitive locations in response to the Supreme Court ruling that struck down a century old state law limiting handgun permits. The post says council speaker Adrian Adams wants albanese to ban guns in all government buildings, schools, hospitals, parks, day cares, cemeteries, and then create a buffer around those places where guns would also be banned. Population density could also potentially be another criteria for banning handguns in what could end up being most of the city. Thank you, Jeff. I think you and Scott Galloway are tied for the most masters in business appearances. Jonathan Miller welcome back to Bloomberg. Great to be here, Barry. Thanks. So let's just talk a little bit about your background. You cofound Miller Samuel in 1986. What led you to the appraisal real estate and consulting business way back then? Well, initially, I worked for a management company that was bought by Marriott back in the mid 80s and I said, well, what am I going to do with myself? And I got my real estate license and I became a real estate agent in Chicago and was more on the analytics side sort of the bean counter type. And then I moved to New York, eventually became a sales director on a new condominium building and saw these appraisers coming in without really data. There was no multiple listing system in Manhattan and I eventually got together with my family and we started our firm Miller Samuel in 86 and it covers the New York City metro area and then starting in 1994 I started offering market studies for the real estate company Douglas Solomon basically follow their footprints. I'm covering about 40 different housing markets in the U.S. right now. And that's really fun. And then it sort of marked and I teach market analysis at Columbia for their grad students. It's just been this sort of progression of, but everything related to housing and real estate trends. Well, I love that you are one of the number crunchers who dive into the data and come up with analytics to really teach us about what's going on in the marketplace. And so I have to start with that question. What are you seeing these days in the real estate markets you cover are prices and volume still going up? What's going on in real estate? Well, I think of it as with affordability dropping literally by half since the end of December. The market is going through a pause where there is a tremendous callback in demand. And this is a significant jump in rate. So you have this pullback and what that's done initially is new sign contract volume is down across all the markets we cover. And actually, that's been occurring for the last couple of months. This is the slowdown now has accelerated, but really we started to see contract activity slow down at the end of March, beginning of April. Initially, it was because inventory had collapsed and was keeping sales from occurring because there was no product, but it's really completely morphed into an affordability issue because nationally, depending on the metrics you follow, we're looking at a 20% increase in housing prices plus rates doubling. What else could happen to slow down? And I think what people generally have wrong with the market cooldown is initially when you have an external event like rates spiking, you have sales activity slow immediately and you have inventory rise immediately, albeit from an unusually low place and I'll expand on that. But the third step that I think most people get wrong is they expect prices to immediately fall. And there's really a one or two year period that it takes sellers to capitulate to market conditions, although I do think that they'll capitulate faster in this condition than in the past, but buyers are in already that's their hesitation. And then you throw in a war high inflation, you have all these uncertainties and everybody just, I mean, it's one of the biggest enemies of the housing market is uncertainty and we certainly have a basket full of that right now. You know, I have a very vivid recollection at like cocktail parties and barbecues in 2010, 2009, even people saying, why can't I get X from my house the same house down the street sold for X and it's not as nice as mine and that was sold in 2006. And my answer is always, well, you could get that money first you need a time machine, go back to 2006. You could get, that's what the market was. And I watched what's amazing, especially about all the online services today
