So what is the long term prospects for appreciation and the in the new developments Mueller, particularly for one of the more expensive houses for homes that let's just say upper sixes and over. So it's it's interesting. If you I think it's safe if you say long term where we may have more like stair steps is in the short term in the tartar predicts, but. Let's think about what's happening that so Miller for the for the listeners that don't know that's where airport used to be in one thousand nine hundred nine our airport moved to Austin Bergstrom airport and that was city owned land because it was the airport. So the city entered into public private partnerships with developers to begin developing housing as well as Dell children's hospital and the office assets that serve that. And then retail Home Depot best buy that kind of thing. So that was done with a planned unit development, and they have some cool things happening at Miller because you get gritted streets that tend to work. Well, there's a lot of what we call new urbanism principles where the garages face alleys instead of facing the street. So you get kind of more charming old school in new school feel to that. There's a mix of property prices. So in a couple of blocks, you can have a four hundred thousand dollar house at six hundred thousand dollar house. They go over a million now at at Miller. It's it's been somewhat bubble in somewhat its own bubble in many ways compared to the other neighborhoods that surround it. Now, those neighborhoods are have been in the midst of transformation recently in the last let's say two to three years there's been quite a wave of flippers. And we we like to watch gentrification where the flipping activity is happening where the roll off dumpsters on every street where people are really upgrading and changing, the the bones. That's happening in many of the neighborhoods that surround Miller Windsor hills university hills, and there's now new construction outside of the Miller boundary of town houses that are selling pretty well and the four hundred so the the the support neighborhoods around Miller that used to be dramatically different are starting to come up and become more support and bolsters. And I think that's probably why you've seen. How should I put this some of the less desirable schools for parents with young children knows neighborhoods, and they would have to feed into that? And I think maybe the next step is whenever they get that new school. There is there is in the master plan. There's a site that set aside for a school. And so in the very long term, there will be some sort of brand new school at that site, which likely is going to be a big a big step up. So again, there will be steps on your appreciation. It's it's harder for us to say what your appreciation from now to two years out would look like. But if you're looking at a ten year or twelve or fifteen year, hold I think it's going to be actually quite good. Yeah. I would I would say I'm looking at five Japan. Yeah. I think that that would give us some certainty in what I wanted to talk about. We may not have time today is the sort of overall business cycle where we are in the real estate cycle. With it was loaded with the magazine with the clip forgotten about. It and, and but one. Was not in the chamber the man notified a delta agent who worked with. The police. To, deal with the security lapse in police ran. A check to make sure the gun wasn't stolen in addition, to checking the man's background and authorities also searched. The man's bags to. Make sure there wasn't anything other you know that was illegal inside his items now the man apologized several.
