Linda Feldman our Washington bureau chief watched last night's primaries with an eye to what they would mean not only for candidates like Liz Cheney and Lisa Murkowski, but also for the GOP broadly, and for the course of national politics. Here's Linda. Representative Liz Cheney invoked Abraham Lincoln, Ulysses S. Grant and God in her concession speech Tuesday night. But it wasn't a farewell. She was setting up her next act to do whatever she can to prevent former president Donald Trump from staging a comeback. Come January, the conservative Wyoming Republican will no longer be a member of Congress. Representative Cheney lost the primary big 66% to 29% to Trump pick Harriet hagerman, a stunning fall for a once rising GOP star. In the wee hours Wednesday, miss Cheney reorganized her election account, blush was $7 million into a leadership political action committee called the great task, a phrase from Lincoln's Gettysburg address. Will she run for president either as a Republican or an independent? She'd be a super long shot, but could use a campaign to promote her anti Trump message. If she doesn't run, she can use that money in other ways to argue vociferously against mister Trump. Should he run again? There's a lot going on we've Written a lot of stories about the shortage of biotech space It's very acute in the market. That's really at a zero percent vacancy rate right now we've had a few things that transpired here in recent days Ag he biologics which Had acquired the former astrazeneca amgen facility in boulder. A couple of years ago and expanding that facility has now as of last week closed on the former amgen astrazeneca facility in longmont which is a sprawling Operation in longmont. They paid thirty six million dollars for that facility at the same time Soma logic a boulder biotech company is about to complete a merger. This is We talked about some logic a while. Back kanter it's one of those unicorns valued at more than a billion dollars and it's Undergoing a spec merger out merger with a special purpose acquisition company and that just got. Sec approval here rizzoli now. They're going for shareholder approval so we will soon have another biotech. A publicly traded company. But one of the questions is What are they going to do. Where will they go Because they need additional space and there's been rumors about them Occupying a new building Up near the folder municipal airport but that is not not been confirmed But it really just talk. It really speaks to the shortage of laboratory space of biotech space that exists in the region Cbre had a recent report that identified about one point six million square feet. That's in demand in the boulder area right now And the problem. Is you know if you if you're looking to sign an office a building You might wanna do some renovations. Maybe you wanna put up some walls or you know redo the lobby or or things like that and it landlord might give you a tenant. Improvement allowance That would be paid out over the course of your lease so that could be twenty dollars. A square foot Over the life of the least could be forty dollars with biotech space. You're talking a hundred dollars square foot hundred fifty maybe even as high as two hundred dollars a square foot so not. Every landlord has the resources where they can finance that on behalf of these biotech tenets. So it's a very acute shortage right now and Any any landlord that can provide that space With a lot of power and a lot of water as well as access to talent pipeline of employees would would do pretty well in this market. Yeah it seems like the thing that we keep going back you here. When we're talking about biotech is that boulders can have run out of space like you mentioned and now the question. That i have chris and maybe you can answer is will. The city council will the people of boulder allow for them to start building up words. I mean that's what we've seen from a lot of cities when they run out of space. You start building up. is that something. We could be seeing in boulder. I think there is zero zero chance of that right now. The maximum that you can build in boulder is fifty five feet and that is with a a variant so that is not No i don't think that you'll start seeing high rises in boulder whatsoever. I think you will see. And we are seeing redevelopment. Boulder is very much a redevelopment market. And that can be everything from Redeveloping something like the old liquor mart into housing. Or there's a plan. To redevelop the sports authority and diagonal plaza shopping center into housing but also there are landlords. That are coming. In largely from out of state that are buying properties and in some cases converting office buildings into laboratory space There's a company called tri tower financial out of austin that has purchased several properties in boulder. And is doing just that. So they have the resources they can Put in that tenant. improvement Those that ti finish for these Laboratory users and they can carry that financing for through the term of the lease. But i think there is some potential for markets like greeley and loveland for example. You know there's a lot of aac years there's food processing here. There are clean roofs in in northern colorado and there are probably facilities that could be converted into space like this You know companies like nutrient and and obviously b. s. a lot of companies in that Ask research that That space so there are. There is some potential. I think for northern colorado to try to get a piece of of this action. And hopefully that is the case with with that industry as you get into northern colorado and you talk about specifically here in weld county and Even larimer county when he talked about oil prices and the oil and gas industry that has been hit so hard gonna be looking for more of those economical drivers and if biotech and fill the void. I think that would be I think that would be very very good. Think and there are some you know. There are some company such as Pharmaceutical company in loveland You have hocken Dan her In in loveland water quality analysis so those are very Very scientific oriented enterprises and beckman culture another danaher company. We just wrote on They're taking one of those new industrial buildings that atkin johnson built in loveland so There there is a lot of Opportunity in northern colorado to be player In that life scientists space and and the broader scientific instruments face talking with chris would editor publisher with biz west and one of the other things that we want to talk about it. That will bring about thirteen hundred new homes to loveline these range from A project called south village To several other other projects that will will bring these These homes into the city So these are under underdeveloped now and there's more coming there's more coming in loveland and I think with improvements to i twenty five and a eventual improvements on that That interchange you'll see more development on the inside of i twenty five along highway or two in the in the decade ahead. Yeah it's gonna be interesting to watch. And i the growth here northern colorado as a whole is going to be interesting to watch how it all works out and what industries are going to take off and i'm sure there's going to be industries that.

I've learned the hardware that there was never a good time to withdraw. Us forces as the fallout over. The collapse of afghanistan intensifies president biden insisting that bringing troops home is still the right decision. I will not repeat the mistakes we've made in the past. And while he's standing by his exit strategy the president also acknowledging that the administration was caught off guard by the speed of the taliban takeover truth is this did unfold more quickly than we anticipated now with kabul chaos amid the frantic rush to evacuate the president saying he bears some responsibility. I'm president of the united states america. And the buck stops with me. Texas and oklahoma can't move right now and there's gonna be some lawyering figure out win so they have a little bit. I'm starts figure out things so they're all meeting to out what that is. I mean we're came out last week that The pac twelve big ten and acc have talked in alliance which could mean a lot of things that can mean just scheduling alliance at mean. You'll kind of voting together to overpower this. You see it could mean a full on merger to make a crazy large conference So there are a lot of those discussions going on. But yeah i think it's going to now be Sort of trickle of things that happened as all these powers figure out what their next step is because they know they have a little bit time in texas and oklahoma. So i think both then have a chance to make some sort of transitional year they have a new head coach But you know you know you get beer. They're going to be tough to play against and they're usually have some some real quick athletes on the outside so it should be a fun here in the city but I i really can't pick who the best team is. I think any of those three then know foucault collins rocky could be the best team in the city. We've got i think we've got three or four Fort collins of broadcasts scheduled and many. It's exciting at least scrimmages taken place at the high school level. You know it feels a little bit more normal like it could be a good year. How excited are for high school. Football too to have those those stands and have the fans back in there and the parents i mean. That's that's what high school and prep sports is about. It's is seeing those big parents. This is something that i've talked about on this program At great length this proposed water ballot measures Now my first question is is this the same group that tried to step in and stop the terry ranch ed project as well. Yeah it is the same group. So they're known as save greeley water and there are special interest group. That was very vocal opposition to the terry ranch project we. We produce a tremendous volume of due diligence. Professional engineering scientific study had that third party reviewed and when that wasn't enough for them they've pivoted and trying to use the legislative process to change the rules. And how we utilize water resources in the city agreement. Well and i remember actually ryan was driving by the the the city of greeley offices and they were they the protests or something like that going on correct ryan others a of protesters and they through like two or three pamphlets in my car. So you love that. As you're driving by hitting the face of the pamphlet that that sounds Very safe so this is the same group again. We have one of the most robust and resilient water systems up and down the front range and and through drought and through wildfire. It's only robust and redundant infrastructure that allows us to deliver alternate sources of supply to the treatment plant to treat it to a high standard and the customers never known the difference that we've been recovering from wildfire or facing drought and so that robust resilient system is fundamental to our ability to keep service uninterrupted. And keep it affordable and especially when we see the continued growth of it's it's going to be It's going to be more of a difficult task if you don't start planning ahead right now and my biggest thing On this this water ballot measure water is not an easy An easy subject to just say. Oh yeah. I know exactly where the water comes from. I know there's a lot of people think that maybe but for me one of the more concerning things is that if this does go first of all it's gonna be special special elections every time that comes out two hundred thousand dollars to do every one of those and then we're putting this into the hands of people who are not water experts and you know there's a lot of times i say yeah. Let the people decide but there's a lot of people. I've seen it firsthand. That just don't understand the water system. That's gotta be concerning to you guys as well who spent years and years and years in this industry i mean. Just look at the staff at greeley water and then the experts we bring in we have decades of higher education experience. We have even longer working in the field. You know personally. I've i've been working in colorado water for well over ten years and i don't pretend to know nearly all there. It is complex And that's one of the reasons we rely on a water and sewer board that between them have one hundred and forty years of experience Making these water decisions. We have over thirty long term leases of water particularly with our agricultural partners and that really helps irrigated egg in this areas And to put those to vote every time we want to do that.
