And captain, thank you very much for your time today. Thank you for asking. Where were you born and raised, sir? I was born in the Alexandria Louisiana. And was there a history of military service in your family? Well, during World War II, all of my cousins, including my brother, served. Tell me a little bit more about your family because I know that's a big part of your story in Korea. Yes. Well, my brother served with Patton's third army and as a intelligence guy as a Corporal in World War II. And when he got out, he got commissioned and went in to field artillery school in fort sill in February of 1950. Just to vignette of that class by the end of that year, 82 percent of the ones who attended the class were dead. Killed in action. What are your memories of you and your brother growing up? Well, my brother and I were my father had a grocery store, a general grocery store is down in the place called Kelly town, which was part of poplar bluff Missouri. And I grew up there and left till I left to go to the university and haven't been back much since then. So that's pretty much that part of it. My brother was part of a program which was has very bad reputation called the ASTP. They are army specialized training program. And they were supposed to have two years. They got him one semester, and then he was taken out and put in as to fill in for the Battle of the Bulge. He was obviously army, so that didn't sway you to join the army. Why did you choose the navy? Frankly, what happened is I was on campus and it was a land grant school. Why everybody at that time going to score at a required to be part of the ROTC. And the army ROTC, these guys were the uniforms with their ties hanging out and looked terrible. So I walked over on that tarmac and here's some guys and navy mitchum and uniforms all lined up and it command sergeant major out there giving them orders and a marine major standing by.

That does mean missing out on one of the major advantages of being a union, collective bargaining. Employers are required by law to negotiate with unions in good faith. Once a workplace is unionized. He initially blamed the Trump administration, saying his predecessor had not left us with a plan. And then the White House actually kind of walked that back. When they were presented with proof that Yeah, there was a plan, but it's the reality is you have a perishable medication that has, um ah lot of hassles in in transportation because it's got to be kept at a certain temperature. And then getting it to various states and into the arms of people is something we've not done before at at this level in in decades. So this thing is just a mess on many different levels and There is a lot of blame. But you know, there's not a lot of blame on this. We're all getting through it together. And if we could realize that I think that it would ratchet down a lot of the divisive attitudes and And words that are being thrown around. Well, a plan that the current president does have is that he may restrict domestic travel. Is he talking about air travel any kind of travel moving from state to state? They haven't been completely clear. Air travel is the one their first going after and disappears also to be politically motivated. You can't put your cash in the bank and get any kind of return. The stock market is at an all time high, but it also there's some volatility. Their real estate is always a safe fallback for folks. And so what's happening is that there's low interest rates. There's so much liquidity in the market. People are looking to buy that low debt right now, so that they can have it Security and held long term and you're real estates. Always a safe market, Mr Safe bet in my opinion, and a lot of other folks opinion when it comes to A good sound investment so mad for someone who may not know about real estate investing. Can you tell them what it would mean to their life if they start investing and keep investing for several decades staying? That's a great question, I tell Young folks all the time, especially 25 30 year old folks who are starting their careers. They want to start planning for the future. I tell him look by good real estate buy real estate in good locations. Before you know it. You're gonna look up. You're gonna be 40 45 years old and you're gonna it's gonna be paid for were almost paid for, and it's absolutely A great investment for folks who and always look, I always say Look by something you could buy something that's not gonna hurt you buy something if you like it because here the other thing is real estate is not for everybody. Everybody's not cut out to be a landlord. That's why they have great property managers out there as well. But if someone wants to be a landlord by one small red property Bible condo by the little town home or duplex in your neighborhood and see if you like being a landlord, if you like it, you know you're gonna like it. If you don't like it, you you'll know you'll figure that out real quick to Matt. We hear that many people begin investing by keeping their primary residence when they buy another house, and they turn that primary residence. Into a rental. Is that a good move? I think it's a good move. Every situation is gonna be different, especially if they have good, long term fixed low interest debt on the first home, and that could keep that debt that low interest locked in It's a good area that can get good market rants for it. I think that's a safe bet. I think, depending on how much equity they have in the property if they have some built in equity Safe bet If they bought it, they haven't actually really gained a lot of equity that hadn't really increased in value over the time that they've owned. It may want to sell that property and not use that properties and rental because you're gonna want to use that equity to buy your next home. Most people start off small, most people about one Red House and maybe two and then maybe, And then they'll slowly upgrading have great overtime. That's the beauty of real estate. Time is your friend and real estate. Real estate is not a get rich quick And if anybody ever tells anyone that they don't know what they're talking about, real is real estate of the gain and grow wealth. Slow game.
