That's on the charts charts and clearances. You get those are things to write down Of course there's a note pad area in four fight or just having a having a note pad yourself itself that you can write with is very important so Just takes practice. You really gotta get into that mode of being on top of things where you're at knowing what the next step is in your flight instrument and the step after that always keeping ahead on instrument is really really important Horton. I think of that Like from my own aircraft or the aircraft that I use is it's kind of an underpowered older engine and there's the option of replacing the engine which is very very expensive or I could do a couple of other other little tweaks like add Advantages to it or a stole cuff. That will allow me to do. More operations ends at shorter strips and better climb outs and things like that without upgrading. The engine we're talking about a five thousand dollar upgrade their versus versus a a forty to fifty thousand dollar upgrade on the engine. 'cause man the safety thing it always just comes back to safety and In those decisions that we make or the decisions that we don't make if that makes sense so I think that's the most difficult thing to grasp everything else is predicated on on that core discipline of being being a safe pilot and I have a golden rule. I say it a lot. I'll just repeat it for those of you. That haven't heard it before but my golden rule with flying is that I am going to operate the aircraft in in a safe manner so that I can return home to my family every single time so if I go on that golden rule and I'm sitting there struggling with the decision that I know that I'm going take the safest decision to make that possible and make that a reality. So that is my two cents on a On the most difficult subject for private pilots and really any pilot. Hello Chris I'll start flying school soon and I will fly twice a week due to fulltime job and they need taking taking one week vacation gets cut off but I think I kind of know the gist of the question. So fine twice. A week is a great frequency to fly three times times. A week is good as well. Sometimes that's a little bit too aggressive for people's budget so not always possible and it looks like you're also ah thinking about taking a vacation here or there or Or just one week vacation to hammered out. I think that's a pretty good strategy. I like like the strategy of having the steady pace that you go along in your training regardless of what rating you're working on but I also like the idea of intensive zip training. I don't necessarily think that intensive training can work front to back for everyone because I think that That we as humans kamins most humans get burned out and specially our brains need to catch up in the process and and just rest. I think rest is really important when it comes to training training so gotta be careful with that but yeah I actually think that having the steady plan of two to three times a week to train but also those those times where you take a week and you really go after it hard can really accelerate your training in the long run. It actually saves you money to do it that way but I think we need to be careful that we don't try to go into an accelerated rated program that from front to back you know beginning to end this. Just go go go twenty four hours a day. I think people typically just get too burned out by schedule Doc. So sounds like you have a plan that you're building for your training there and and I think you're definitely on track so good job. That's definitely a way that I would recommend recommended. Go through your training and I know that that answers a lot of questions for other people too good situations for via far on top. You know it kind of depends via far on top is is it. It's a little bit risky in the sense. That if you're via fire only pilot and you're planning on flying over some sort of solid alad layer of clouds. You can get into a trap in certain situations so I think good scenarios are where you're essentially en route and there are clouds that you need to get over but you know that your departure or your your departure airport in your destination airport or both reporting that they're fully open and you're not pushing the margins there. I think that's a good thing to do. But you know I had a flight a year ago. A friend in California and I went flying. We were going to do Across country and we had this situation where we did get to a point where we could do if our on top stop and we can fly over that area and go all the way to our destination but we also weren't very sure that the destination whether it was going to hold up or improve and so we wanted to. We basically decided not to go. We are we are en route. The weather wasn't changing. It wasn't changing to the forecast and weather like Like we had looked at and so we decided to divert turn around go back and not fire that layer. There is a bit of risk involved when doing that. Obviously if you had any sort of emergency situation you wouldn't be able to see where you're descending into so there's a little bit of that stuff to think about with with Single engine Via far over clouds it would really be no different than single engine. I F are in the clouds in that sense other than you're not Really relying on instruments the entire time you can see the horizon out there so that's kind of my initial thoughts just just off the top of my head. Just you know thinking about the risks involved of doing that But there are times when you are in route that flying over a you know a bit of cloud a a bit of an overcast layer or whatever it is is not such a bad idea so really just depends but weighing the risks is very important.

"To sixty four. It's titled what happens. If interest rates go negative last week the yield on the thirty year government bond in germany went negative for the first time ever now now there are fifteen trillion dollars worth of bonds around the world about twenty five percent of the world's bond supply better priced so they earn earn a negative yield. That effectively means that you're paying when you buy one of these bonds. You're paying somebody money to hold your money. There's a cost cost to actually investing back in episode. Two twenty five it was how to invest in bonds and we talked about the relationship between interest rates and in bonds as as interest rates. Go up the value or the price of bonds fall when interest rates fall the price of bonds go up in order for a bond to have a negative interest rate for bonds that are actually outstanding already. Let's say it's a originally a german bond a ten year bond that was priced the yield of one percent and his paying interest of one percent if rates fall enough the price so so that bond goes up so high that when you factor in the interest payments you're receiving plus the principle that you receive. Let's say at the end of the bond you get one hundred dollars of principal back but you paid one hundred twenty two by the bond then you're going to effectively have a loss but it's not just that the the german government is actually issuing new bonds that have a negative yield in march two thousand nineteen. There was an article in the financial times that mentioned germany had sold two point four billion euros of ten year government bonds at an average yield of negative point. Oh five percent. They said that they received two point. Six times more bids for the debt that was accepted the financial times clarified the negative yield means that investors investors who bought at wednesday's auction and hold to maturity are guaranteed to sustain a loss that was back in march now our in august and the yield on ten year government paper is negative zero point six percent what drives negative interest rates eight and is it possible that we could have negative interest rates in the u._s. What would that mean for retirement savings. What would that mean for the economy. And so about a year ago, and his family has sued the bar tiger at apparently, his girlfriend some sort of manager in the in the bar and restaurant, and you know, the the next question is what is Florida law say about that in Florida Loxley says under the old DRAM shop acts. That that is of alad lawsuit to the extended you kin show the person was a known drunker or vitual drinker. Oh boy. Confusing to me. So a person you gets drunk in. Well, let me let me step back. So a person that gets involved in any sort of incident, whether they're causing somebody else's death or causing injury to themselves can sue the bar for being observed essentially based upon what's called a dream shop act, and it's it puts liability on the bar on the bartenders the management of the bar for over serving someone for for somebody drinking too much. If that person is known to consume alcohol habitually, or is a the old law is a known drunkard. So the bar knew that this bartender guy was drunk. I think he's the bartenders served himself. Right. So they he was off duty. It goes back to the old expression. This guy was bartender at that bar. After hours and the so we're this one's interesting. And you know, normally, I don't I don't air. I don't go with the frivolous lawsuit thing. But this one's this one's more in that direction. But we're this one's interesting relates to Florida wall is apparently this this bartender was known to be treating it at a and was known to have an issue in his lawyers claim in his family claims that you know, that was largely the noticed that he was in recovery. But the bar, you know, brought him out of this fairy Tiger Woods own bar. Brought him out of recovery and toward led him to dry drunk driving. And getting you know, getting in this wreck. It's all sounds a little bit like a strike suspicious. In the in that he's an alcoholic. Everyone news in alcoholics. He drank he visited the bar as a as an employee as a as a customer. Sounds like you stayed after shift, and they served it working that night. Say foul alcoholics relapse, due at the very Cajun, very cagey ways. And I'm sure he was a shame that I'm sure he didn't share what he was doing with anybody there. I'm sure of it. Do we have any evidence of what I guess it's all shut down there right now and saying, right? So so right now, it's it's just a civil claim that circulating around the internet. And when I saw it this morning east coast time about gosh. I think I saw it at seven about four o'clock, your your producers time, my first thought was what is Dr drew think about. Recovery and allegedly tires and some kind of recovery or something it seems like two. And just curious who who was the, you know, who was the person serving him drinks if he was there. That's the point. Maybe wasn't there woman that was just arrested after years later a guy that died leaving her bar? She was a bartender in another state. Just just a couple of days ago was arrested for a guy that diets she's supposedly over served him was who who was the person work in the bar that night when he was staying over and he got drunk video footage of this at the bar. I mean, imagine. I. They are just looking for a settlement number one. Right. Right. And number two. He you know, how much is the responsibility of the bartender or the manager there to prevent him from drinking. You know, what I'm saying one thing to say, you overseer of somebody the other is what is your obligation to stand in the way of somebody's addiction, and you know, that's self responsibility. It's it's highly personal stuff. People don't know how to do it. Into your point about about whether someone certainly there's if the guy was on, you know, how to lamp shade on his head analogy dancing around. I don't know a lot of dogs, and then in the well-paying kennel there were six to seven dogs litter, and there may be ten litters in there, and I be handling every single dog before I left at the end of my shift. Since starting volunteer in two thousand six Katie has done just about every job here. Waters. Plants guide dog CEO. Christine Benadryl is impressed. Just her attitude. She's always he's always positive. She really believes in the mission recess stern. Both works for and benefits from guide dogs for the blind guy dog absolutely changed my life in an amazing profound way. He says volunteers Katie are vital to the organization's goal of improving lives. I did. Okay. But I was never that comfortable going out of my own to places I've never been before. President Trump is sounded that warning the border in San Diego was shut down for a few hours last year. This time though, the president hasn't followed through on the threat stopping cross-border traffic with one of the nation's biggest trading partners could do serious damage to the US economy. NPR's Scott Horsely reports retailers in San Diego got a small taste of what a border shutdown might look like last November. When members of a migrant caravan charged the border. And us officials closed one border crossing and response while that shutdown lasted only a few hours it came on. What should have been one of the busiest shopping days the year and fall out for local merchants was severe. This is our real estate day of the week. And as most of you know, anybody that's ever attendant. Nate my lectures, or seminars or anything like that. No that I'm a huge fan of having real estate stocks annuities and other alternative investments as part of a portfolio for the mere reason that I talked about in our very first segment, which is the fact that not everything is going to go down at the same time. And therefore if you diversify you will always have something that's kinda doing. Okay. And that keeps you in the game causes you to lose less real estate happens to be one of those investments that unlike the stock market gets most of its return from the yield or the dividend or the income. So picture it this way. Think of the stock market growing. Let's call it. Eight percent per year. Two percent of which is dividend. Six percent is from appreciation. Now picture real estate flipping that on its head the same eight percent or so return six percent coming from dividend or yield and two percent coming from the appreciation usually based on the rate of inflation. So those two asset classes perform at near the same levels on a gross basis. If you look over a twenty or thirty year time period, but they get their differently. And that's the point. And why I think everyone should have some kind of real estate in their portfolio. Now, you could choose to own real estate in the form of a paper asset that is to say stock. That's a repeat there are also non tradable ways to own. Reits or you can own direct owned property like a house that you rent out and so forth. And Steve I'm doing as you well know because we've talked about it some due diligence myself because so many people have come to me. And so I want to own my own piece of real estate, but I live in San Francisco or Seattle are some super expensive place where there's no way they're getting a positive cash flow unless they put sixty seventy percent down. There are other places perhaps in Arizona, Texas, and so forth. And I'm looking at to see if we can't come up with a solution. And in Texas, I'm actually working with a developer right now. I won't have anything to report on. I'm not in the real estate business. I don't sell any of this stuff. But I am interested in you. And I have talked about the financing aspects of that financing. Is critical especially if you're buying an investment property, but absolutely. And with investment properties. Kias and we've talked about it is you have to do your own due diligence. What you wanna buy where you wanna buy you want to find out if you're looking at a specific type of property, whether it'd be a single family condo number wide. What kind of rants can you get? And then that way you can back in in talking to a mortgage professional to find out number one. What you need to get in on an investment property. Purchase your way better off with twenty five percent down versus twenty percent down. You can do it with twenty percent down. But your interest rate will be significantly higher.
