Long rap sheet of assault and assault. That would just boggle. The mind was released. Early from prison came. Home was living with his mom and months after he was released. That looks like he may have been gotten parole early because of the covid releases kills his mom in eaten. This just seems to be an ongoing theme all of sudden well the bigger ongoing theme that we're talking about this morning is the fact that currently sitting in the weld county jail is at least thirty. Four people awaiting trial for murder. And that's just in weld county. Larimer county has twenty two adams county has forty-three that and that is just what i know of from when i actually got the records request. Talk to the sheriff yesterday in preparation for the show this morning and he's had some more put in his jail since i got my original records request two weeks ago but you know one of the things about being an investigative reporter is for the last two weeks i've taken one hundred and eight names and ran through the court system and tried to find out where they are. And what's going on so it takes some time to put these stories together. So in the meantime there's been more they're in and out in and out in it's a fluid situation. But i think the point is the point. You've got a hundred and three people sitting in jail in three counties that make up twenty percent of the state's population awaiting murder trial. "I kind of fumbled through the permit process. If i would known exactly what. I need to submit and what they require and all that it would have gone a lot smoother but it took me a long time to figure that out and a great learning experience but i just fumbled through it. But could you actually no. I think that's one of the things you have to go through to learn right right. Yeah can't google ladder. When we started there were only three other eighty s that had been built and adams county at the time so there i feel like the city to at that point also. Didn't have some of the red tape that they may or may not how today that would be an interesting thing to look back on actually. So what advice you have for people out there you want to go out there and either you know they have a lot that zone day. Do you has a right lot size. All that stuff but they want to build. What do you recommend the people like early start. What do they need to know whether expectations yeah. I think one thing that i would recommend would be to go through a general contractor i As opposed to going through an architect or even builder just because a general contractor starts out traditionally by having conversations with the city. So you would have someone working on your behalf to speak specifically about your property. As opposed to someone who's speaking about accessory dwelling units on a general level because there are areas where for instance denver is more difficult to build a us than it is in adams county in would be good to have someone that speaks about your particular situation before making assumptions. And then one thing to understand and kind of keep in mind that the general contractor. And i'm no exception to this. But they typically focus more on the execution the actual build and don't do much with design so in design can happen usually unless you're designing something super specific or extravagant. It can happen a little bit later on. When you're you can pick out your finishes you can talk with someone else about what kind of paint color you want. But the g. c. is going to get you to that point and just kinda hit the ground running so i think there is a lot of value in talking to g c. I rather than a designer or architects. Or someone like that..

"Right around there. Yeah so what. What did you end up getting so you. What was your new interest-rate then it was three point. Five percent right before it really got. Yeah so you paid off the light street and it took out some cash. Presumably we just. We just took the cash out to pay off the line. Okay perfect yeah okay so going back to the build out. So what's the lee have this. You said four hundred forty square foot rectangle. What you build on that. So we didn't kind of as a studio feel to it so it's a rectangle but it's kind of an l shaped living space so we have a full kitchen with dishwasher stove all of it and then Little bit of a living room area where you walk into the unit and then a bedroom there in the bed basically. So it's all kind of one area and then obviously the bathroom is private in the in the other corner. But we. I would say we're pretty intentional with making it function as a great short-term rentals so we really invested in the space for a great bed a great kitchen and a great bathroom. Yeah it's not somewhere that you would probably wanna live for a long period of time but it's very functional and very comfortable for short term rental so when we i think we invested probably a little bit more than we should have. I mean our finishes are pretty. Nice are shower has like to showerheads and it's all marble and it looks great but it's an airbnb photos right and that's all we had in mind. So what was the the flooring countertops the appliances like what were those finish qualities. The aso the cabinets were fairly cheap. But they still look great. The countertops are court site which were pretty expensive. And then we got prefinished maple flooring okay so it is nice flooring yeah i will say the something else to consider when you're picking out finishes. Is you pay a lot more if you wanted immediately so i wanted my cabinets immediately. I wanted my flooring immediately. So i was just going and showing up into local stores and buying whatever they had there that day the cabinets though we got in two weeks from. I think they're called. Rta ready to assemble ready to assemble and they were really affordable. They have horrible reviews online. But i was extremely happy with them. Yeah i mean they. Ship them on a pallet. They arrived our house. I had to assemble all of them and they're and i. I mentioned that because a lot of cabinets they tell you that it's going to take months. Yeah yeah and they're not super high quality cabinets but they look nice a great affordable option for other people. All right so you. There had been some hiccups here. Like you gotta tell something that happened that you weren't expecting on the build or something you up the first initial hiccup was demoing so there actually was some framing in there with drywall and things and i was demoing that and there was a raccoon behind.

"Because it's just an interest cost yahoo nothing so it was really a hard money loan capable. Yeah but it's it's not something. I asked a lot of people in real estate. And ask them if they'd ever done it. And then when you start you know way through that then you got the loan loan to four months. getting cash. Reviser really quick turnaround time. Because i mean thirty to forty days. That's just the financing going through. So let's talk about the financing for the construction build out because this is another issue we've had is just you know. Sometimes all the money spending eighty. You doesn't always increase property value that much so walk us through the numbers of the purchase house. Rex out the amount vested in how it all worked out because this sounds like a great just a great success. Yeah we're we're laughing because we got like a ridiculous appraisal so they can get it. "Perform work yourself more. They'll have you list a subcontractor that's going to do it. That's licensed luckily adam's county is fairly lenient in that. And i think. I got away without doing any tests or anything. And i and i use subcontractors but i did a lot of work myself and that's how i did it. And what was the the finance to garden here because when you guys bought the house. Wbz fha or five percent down conventional loan. Mica we did a conventional again. So how'd you. How'd you finance eighty or japanese cash refinance. That's the tricky part is osso. You guys had a good forty fifty thousand head start with the structure there but cost a really good chuck money. Right and financing is often. What i've seen trip up people. Yeah i would actually say this is kind of mice was my strong. Sit and this is. We were very Diligent and looking through all of our financing options so we allotted probably forty to fifty thousand cash of our own towards this project and the whole project. Cost for us with tyler. Doing the work was roughly eighty five thousand. So we weren't. We're looking for a loan. That was under fifty fifty thousand catholic. I had heard about personal loans. Non secured personal loans. Because at the time we didn't have enough equity to tap into lock. So i went through a company called light stream. And they're a six percent fee simple personal loan. And you can designate that. It's for a construction project. It felt crazy because you put in your social and they literally ask you after reviewing your credit score they ask you what day you would like the funds to be deposited. That is truly all i had to do. Through six percent interest rate at six percent interest rate per se. It was wild. It was the loan term and they have a lot of different loan terms. I chose a five year loan term. Meaning that are payment would be roughly twelve hundred dollars a month. Which on airbnb. I projected that we would make around four thousand so is like even if i was not able to pay off for whatever reason or i can't refinance out of it. It did make sense for numbers. So i scheduled for light stream to give us the funds. They were there and our bank accounts. And then we use them immediately to finish building and we probably made two or three monthly payments And then we can.

"Bought this in quarter two twenty seventeen when you start thinking about the conversion pretty much right after we finished the basement and it was. It was kind of a contentious subject in our household for awhile. Just because we're trying to figure out the financing and whether or not we could do it adams at the time had not legally passed these zoning four accessory dwelling units that did not happen until two thousand nineteen and so we went back and forth on. Should we go through zoning. Should we just try to renovate this without going through the city or should we wait and see if they actually do pass this designation and thankfully they did and so what the so. When did you start the actual process of calling the city actually getting the permits and the build alkaloids the time line on here. That was probably about six months after we moved in and it took a good six months to get the permits for it so it took a lot of back and forth Between the city and us trying to figure out if it was legal what we could do what they would allow us to do Like i said we had to verify. We needed a water tap. Or if the sewer was big enough and i even needed a letter from the fire department saying that they would service that area in case there was a fire. So there's i mean there's a bunch of little things that you have to do in order to get it approved and then you can start building so six months of that and what was like the rough cost time of doing that. Yes that didn't get in cost us anything and then did you pull a permit because i for different things about people will be permanent permit for themselves through the inverse of having have a permit waikiki. A g- do the word right. What what did you do. The construction permit was it. So we we pulled homeowners permits. I applied for all of them. I drew up mahendran plans and submitted them. This is while he was in his other job. Yeah so he. He was still working fulltime with my dad right and this was kind of i mean i was trying to. I was figuring this out as i went along. Which which is why it took longer than it probably should have to get approved Just because i didn't know exactly what i needed to submit what they required and all that but we went through that process and they ended up allowing us to do it which was great. Yeah i think one thing that we would say was pretty helpful. And you can't do it right now but we actually showed up at adams county several times because when you're just corresponding the email or phone call. Sometimes they're extremely short. But if you go there and you ask to speak to someone they will be way more thorough with you. And they're way more friendly towards owners as opposed to gc's right so we pulled homeowners permits and a lot of times it really varies from municipality to municipality and even counties but a lot of times they'll require you to submit to either take a test for like plumbing or something for you to.

"I mean i don't i wasn't really on board with it. I didn't feel like i was super ready. Went talked to this lender and see what he has to say and then we were prequalified or under contract and it was a lot of. Let's just do this and see what happened angle. That's the next step and then the next step and it happened in a. I'm glad it did so. We ended up buying a first house. And actually my. My family is in construction. And i wasn't in construction until we bought this first house and It ended up being a great experience. I jumped right in to all the home. Projects fell in love with it. Quit my job. A couple months later and started working for general contractor and then A little bit after that went off on my own. Okay and so now. You're you're juicy and when you bought. This house was was the plan living flip or what was planning. You bought the house. Sorry plan when we bought. The house is actually relatively simple. We were like. Oh we're paying fifteen hundred dollars and runs. We could buy a house with roughly twenty five hundred dollar mortgage and maybe rent our basement for twelve hundred dollars in pay around the same long term and this long term. Yeah we were planning on renting a basement long term and so the reason that we bought this house was because it had a kitchen in the basement. It didn't have a bathroom but we were like okay. We can insert a bathroom spot for it. Just wasn't built out already. Our plumbed had electrical. Yeah so we bought the house without being the intention and then we were like. We have a lot of family that comes to visit from florida. Let's do airbnb or short term rental so when they come into town they can stay in our basement and then it was like overnight. We're books like completely up where making close to three grand a month on our basement and we're like we have to do this more and so that let us to build a carriage home and so when you when you bought this house. I was seeing new like it. Subsidies the class to kind of why we're seeing a reser rancho and this income sweet in the basement Did you know when you bought it zone eddie. Was that the even on the radar so just to know. We didn't know much about eighty us. They weren't super popular back then. And this was twenty seventeen right and twenty seventeen there. Was this weird outbuilding on the property that they didn't even advertise. And the listing was like this like dirty little secret on on the property that was causing it not to sal and took a look at it and we're like oh maybe we can convert this into another mother-in-law one day but we didn't know that were a designation as far as zoning we didn't know that we would be doing we had very little idea of what it would cost to bring it up to an eighty you legally but we thought it was cool. Because i know you got bit by the real estate bug a handful years kind of start there and the now you have this awesome property. Yes i'll start. I'm not tyler. And i we were friends. Twelve and play back and we got married ten years later and we were both in very different industries. I was in medical sales and he was working with. My dad's company is director of operations. We moved out to denver firm. We bought our first house. I had no idea that tyler was handy at all at this point which is shocking absolutely And then we got the real state by. There's school ballots, and there's people that contest different things. We don't protest. We don't strike and things like that. You suck it up and move on. Well, that's exactly the point. I'm making. I mean, you're agreeing with me. But why is it that people who live in cities aren't that way? I don't know. It's like that think that they are conditioned. Just through public pressure toe. Be discontented. They organized better. Maybe Um You know, just the mentality is that they owed something. And you know, just out on. That is my opinion. I think that the taxpayers don't step up and say No, We don't know you that we're already paying taxes go back to work. They don't say that. Outlying areas that I mean, the people seem to be content to kind of be led around by the taxpayer being led around by the nose. They seem to be okay. Maura okay with that, in a city that a suburb or a rural area. I'll tell you. I voted no on quite a few school ballots because I felt like there wasting the money and there's a lot of people. But you know, I know that think the same way. There's been violence that have failed, and they have to reorganize and budget better. Yeah, I'm not talking about that. Voting is one thing. But as far as activism, it's a different matter. The activist tend to live in city not just when it comes to schools, but for everything else, I mean, Bethel's the closest We came to anybody having a Anything close to a riot in a rural area. Let me pause to just acknowledge the heroic efforts of our Illinois National Guard who have deployed to not only stand up Mass vaccination sites, but also to protect the inauguration in Washington, D C. And to protect our State Capitol complex, all just in the last week alone. We all should be so very proud of our Illinois National Guard. They are considered among the best in the nation. The guard is just one piece of our state's vaccination administration. They work in conjunction with the 97 local health departments were all on the front lines and taking on the responsibility to vaccinate their communities at a scale never before seen. While also navigating a completely inadequate national supply of vaccine. Local public health departments are locally operated and funded and you can imagine how challenging this pandemic has been for many of them. Imagine The work that they have to do so vitally important and not having enough staff or not having enough resource is So we've been there to try to help them toe lift them up. We've seen incredible work, though among those local public health departments across the state and I want to highlight to such examples in Quincy, the Adams County Health Department has already ramped up to administer over 1100 vaccines a day. In a community of 65,000 residents. And in Green County, about halfway between Adams County and ST Clair County, their health department administered their entire federal shipment last week. Within 24 hours of delivery. These air far from out liars this week alone, Illinois said three days of records for vaccine doses administered and not just by squeaking by Our new high blew past our last by more than 10,000. That is to say. For three days in a row, we have hit record numbers of vaccinations in the state. And 10,000 more yesterday than the day before. In fact, as of today of the vaccines, directed by the state of Illinois over 60% have been reported administered and another 10% have likely been administered but have yet to be reported. Unfortunately, the same cannot be said for the Federal Pharmacy Partnership Program for long term Care facilities set up under President Trump. I'm very troubled to see the slow pace of the federal government's program to vaccinate long term care residents and I have expressed that concern to the Biden administration and to the pharmacy partners. They must accelerate the pace of vaccines to our most vulnerable residents. As of today, the federal government has set aside 524,000 and 50 doses from the overall number allocated to Illinois for the purpose of vaccinating Long term care residents, but only 93,683 have been administered by the federal government's program. That's less than 20%. Of their supply. After discussions directly with those pharmacy partners. They have pledged to vaccinate at all skilled nursing facilities and assisted living facilities by February, 15th..
