"Is offering something called air ties, air pie, mesh router. Is that comparable? Is it as good? Well, it's a Turkish company. Let's see. They probably got it cheap. Air ties. Okay. I am not familiar with these. I think they're really designed for broadband operators as opposed to home users. So I see they're used all over the world. It is designed to be a mesh system. I've never used it because it's not a consumer system. It's designed to be exactly uses they're using it, which is they buy a license and they can distribute it as an ISP. A couple of things to pay attention to, usually if you have a situation like that, it means that the broadband operator has some special access to your data or your system, not necessarily a problem if you trust them. Do they require that you use this air ties? Well, it's their well, like I said, they have the monopoly in northern South Carolina. There's a couple of counties. Yeah, but sometimes Internet service providers will provide equipment as a convenience for the customer. But we'll also let you use your own, if you wish. So that's the thing to inquire. They may have on their website, they may have a list of compatible hardware. You'll need two things. You need a cable modem. That's what's connected to the cable coming out of the wall. And turns it into Ethernet, which is something standard that you can use. And then you'll need a router. Generally, the air ties that they're providing, I suspect, is both. It's a cable modem and router built into one device. That's for their ease of use. They're probably also charging you for it. I bet you might look on the bill and see what the rental is. I didn't get it's an option that you get charged for. I'm looking for something that will get me better reception across to the end of the house. Everybody wants. So you got to make sure that they'll let you do that. But most of the time they will. And they'll have on their website a list of approved cable modems, and then that's just the modem that just gives you one Ethernet connection, which then goes into a router. And that's where you really have the world opens up for you. Eros good, but it's not the only one. Netgear's orbi, I think, is probably the fastest of the bunch. How big is the house? About 20 500 ft². Okay. So a typical base station routers for about 1500 ft². The size of your house, you might want a base station. And a satellite. Netgear, for instance, the orbeez they sell both. So in a bundle. So you plug the big net gear base station into your cable modem, which is plugged into your Internet service. And then you put a satellite halfway between that and the end of the house. And now the whole house is lit up. And I think you get very good results by doing that.

"I'm much more over here. Yeah. Looking forward to moving into the new the new warehouse, Matt cave two. We signed the deal and it's a few doors down from us. We're going to have to start moving. It's kind of a juggling act because Barrett Jackson is happening. I'll be in Arizona literally the day I'm supposed to be moving. I'm trying to get some stuff done in that place. To get all the floors done and make it look pretty good and put my gym in there. Thanks for the hook up. I got your got your text earlier earlier. I'm going to reach out to the guy rich mentor can get it done. Yeah, yeah, yeah. With all the celebrities. Look at to get some nice equipment in there. And yeah, so as that comes together, we'll get some photos and stuff and show you guys what's going on there. But we got a little bit longer lease this time, so we've got we were able to set it up a little bit nicer. I told you it was like an interesting layout. It's kind of a weird place. The advantage for me is I get a little bit better deal cost per square foot. But it's about 6100 ft². But there's about, I don't know about 1500 ft² room that is a foot off the ground. So there's this little ramp. That goes 12 inches high. And I kept looking at it. And I was like, I just don't think I'm going to clear it. I looked at it. I took some measurements. And I was like, I think it's about 8°. Approach angle. And I was like, well, my Mustang Mach one has the big splitter in the front. From the track pack. And you might as well just rip that off. And I was like, well, that's going to be the test. So I opened up the door, rolled it in there, had a spotter, and I was like, let me know when you think it's going to hit like now. And I was like, all right, so I kept looking at it and I looked at ramps and I looked at all these different options and then I finally just, I was like, we're going to be here for a while. I kind of want to do it the right way. So I've got a builder. I've got a concrete company. I've got a guy coming out. I was like, can we add the rink? Can we change the angle? They're like, well, we have to smash this one out and start over. So I was like, well, if we're going to do that, let's make it wider. Let's make it longer. So I'm going to go from an 8° approach angle to I believe 5.2. I would say most cars, sports cars, whatever, clear about a 6° approach angle. There's a minimum clearance. I don't know. It's about 400, four and a half inches that a lot of cars have. I'm not talking about the McLaren Porsche. Is anybody has that front axle left? But just my car going straight up the ramp. The ramp was only about 9 foot wide. So you have to go straight up it. So I'm going to reduce the approach angle the 5.2°, but also the ramp is going to be wider instead of 9 foot going to go 14 foot wide. So not only is the approach angle, much lower, but also you can bring a car up a little bit on an angle. So if you do have something low or something like a big race splitter, I could think you can get almost anything up there at this point. Easily fix for $4000. You know, easily fix for $4000. So yeah, great, great, lucky me. Anyway, so that's kind of where we are with that. But yeah, I'll show you guys what it's gonna look like. I took a couple pictures of the front of my car hitting the ramp. I'll post it for people that follow the social media and don't listen to the show up. "To you in air-b-n-b pays you out and then you just pay out the cleaners. So take off 15 to 20% gross for cleaners right off the bat. They don't on top of that after you get that new number, take off whatever the property management fee is going to be if you want property managers. We talked about in the last episode. So if you haven't listened to that, and you're not sure what goes into that go listen to that episode. A rough estimate is going to be 20% for property managers. And this is pretty standard. You might pay 25. You might be able to get it down to 15, but all depends. Yeah, 20% for property management, which is a pretty hefty number for a lot of people. And again, comes into that, do you want a property management? Yes, or no. Then the other things that you can think about are just normal everyday life things that you need at a home consumables such as toilet paper, paper, towels, cleaning supplies. Getting new towels and new linens are going to come into that. Now some people have the cleaners do the linens, but that's getting pretty minutia. But everything that will get beat up in your property or used. So again, even I would even throw consumables in here. We don't do this, but if you want it to be really micro and it how much are you gonna spend a year replacing things like the lamps that broke? Or, you know, new pillows or whatever. Bulbs. Yeah. So consumables, things that people will use up and you'll have to get new ones. Utilities. So just keep in mind that you have to still pay for the electric, the water, the Internet, if you choose to do cable, I mean, we recommend getting smart TVs, then you don't need cable. But there are all of those utilities that you might not factor into the price, but you really should, because that takes away from your profit. And that's also different than long term rentals because typically in long-term rentals, the tenant pays for all that. You know, at least in the U.S., it's usually normal where, you know, you pay rent and then you pay all your utilities. In short term rounds, you're not making people pay utility. So that's a, and that can be fairly high number. You know, again, at least two, three, $400 a month when you factor in 50 to a hundred for Internet 200 for electric gas heat, whatever AC, all that kind of stuff. Trash removal. Did you say that one? Well, well then there's the water sewer trash at different towns do it differently. That's kind of all lumped in. I usually you might be paying the city or the borough or whatever that, sometimes you have to get private companies, but that is also just a utilities. Add in all the numbers and possibly think of it. We really should have had a calculator because that would have been fun. That would have been great. And then something that we have to deal with because we have properties now here next to the ocean. And that is insurance, homeowners insurance is much higher here. And we also have flood insurance. Which is for our cottages because they're not elevated. Yikes. It's almost worth spending a lot of money to elevate them if we're going to hold them because man, we're getting dinged, I think it's like $8000 a year for flood insurance for those cottages. Whereas our House, which is right on the ocean, which is elevated, we're only paying $350 a year. Is that all? I thought it was. It used to be 10,000. Yeah, I mean, that is. And then cool thing. That's one of the reasons why we decided that we actually could buy this house because the fun insurance dropped dramatically based on its own. It could change. Could change. So and it's one reason why we're honestly looking after we kind of get a few places here to maybe go to the mountains to say insurance is there avalanche? Not in the U.S., but yeah, so just be aware of your insurances and your insurance policies. We're not going to get to in depth in this. But different areas have then those extra ones is Heather mentioned, floods a big one, of course. But some areas might have higher homeowners because if earthquakes, which tornadoes, I don't know, we don't have places in those areas. So be aware of that and also be aware of what you need to cover because you have renters in too. So there's insurance versus homeowners. Yeah, there's different policies if you're going to run it over half a year. So be aware of that. Then Heather, you want to get into a situation where you weren't covered because you didn't have the right homeowners versus rental insurance. Just please make sure that that's taking. Yes. And yeah, for sure. One last note on insurance is air-b-n-b does one of the good things about having people book through these platforms is and that's why they take their fees and all whether it be VR or verbo or air-b-n-b or what a booking dot com. Is it really verbally? It is verbo now. At the short term at the bigger pockets conference is like a running joke between us because yes, the new commercials are all about it's verbal. They have all this big thing to pay. Everyone says verbo, I guess it is easier to say verbo versus VRBO. So verbo, air-b-n-b, what have you. They do also have insurance to cover stuff in your house. So we did run into an issue with one of our affiliate properties where we had to claim $7000 worth of damages. There was a crazy party there. It was the worst case. This is the only time in all of the years that this happened was the bad. It actually not that it was a fun process, but it was air-b-n-b made it. We had all the pictures. We had to write up this stuff, but they did pay out pretty quickly and it does work very similar to if you had to make an insurance claim with your insurance company. So just know that that is one of the benefits of going through those platforms is that they are going to have that type of insurance in case something gets messed up. Now, another big thing that people have to figure out here is Heather's favorite part and Heather's you know, this is where she just lives and loves and crushes. And that is furnishing and staging a property. Yes. So it depends on the level you want your property to be at. You can obviously furnish things pretty sparingly and not spend a lot. But we'll give you a couple of numbers for the properties that we've done in the past. And all of our Philly properties, so we had 5 of them. And they were all four bedrooms, except one was a one was a two bedroom with a loft. So it was smaller. It was about 1000 ft². But most of them was too bedroom. So yeah, they were kind of similar in size where we're furnishing about three to four bedrooms. About 1500 ft². Yes. And we spent about 15,000 to 20. I think probably closer to 20,000. The first property was like 12, and I was like, oh, this is awesome. And then we realized that it just looked way worse than the other ones. Yeah. And so you know, it is worth it to spend a little bit more. So we spent about 15 to 20,000 furnishing all of those Philly properties. And I would have to say looking back, I would have I personally would have spent even more, not an exorbitant amount more, but even just a couple thousand more to add those extra decorative touches. For example, there'd be a couple of them that had open shelves and the open gels were kind of just because like, nope, we're done. We're like, no more money. I don't want any more Marshall random things from HomeGoods, literally shells. So now with our beach house and with these cottages and the cottages are all smaller. But it is the fact that are we are you guys getting more reports than ever before? Because of that, Or we just have We just lost our collective national interest in UFOs. Well, we're getting a lot more reports him, especially now that the Pentagon reporters coming out But the thing is, I'm getting photographs from like trail cameras, ring ring phones, etcetera on there all these different things, and the problem is is you have to go through all that stuff and filled it out. All these cases review them. The danger here is you're getting so much stuff and that getting the the resources together to people demand power to review all that stuff is difficult. And we may be missing some really good sightings That's being intermixed in with this, then you also have the other thing the person's out, and they see something really unusual like in southern Ohio. We had somebody who saw an object, which appeared to be almost like a Rubik's cube setting above the ground. And it's hovering there and he totally forgets to pull a phone out. That's with him. Oh, yeah, that's the big white. How old is he? How old? What's the age old is again. On this one. I don't remember off the top of my head, so I wouldn't want to miss quote. It's not. It's certainly not anyone under the age of 30. Let's put it that way. Phones always they'd be trying to maybe trying to take Selfie. Oh, God. Yeah, yeah. This is one where two helicopters flying at about 1500 FT. And its object comes at a high speed. From collect the Southeast. And basically is stationary right in front of the helicopter. They were trying to diet to get under this thing as they saw approaching him. It positions itself. Their light comes on and this object and totally illuminates the helicopter. Almost like it's got this bright light shining on it and the helicopter even though it's in the descent is at 500 FT. Next thing another 3500 ft, and they have no idea how wow And then they kind of the object disappears. They kind of get their composure continue on under flight path towards Cleveland that actually probably rates right and when the top 10 in the country Because you have a fault. You have a full crew. But if you go back a year today, that was the day that Kobe Bryant's helicopter crashed into the side of a mountain. And it was the biggest news story in the countries. You could well. Imagine Kobe Bryant, an icon of the MBA, still beloved Uh, just by all accounts, just a wonderful guy. And his helicopter crashes into the side of the mountain and Afterwards. Everybody's saying, How could this have happened? What in the world possibly went wrong and coming on Monday, just based on the stories of the pilot and the relationship between the pilot and this famous person, I speculated at the time, I said It wouldn't surprise me if this was one of those situations where The pilot just didn't want to give up a chance to be around a famous person because famous intoxicating you want to be in that rare air. And rather than, say, look, the fog is too thick. I don't think you want to fly in this. I don't think it's safe. I'm not going up in it and risking Kobe Bryant actually going and find another pilot who was looking to be a part of that rare air. And maybe never getting his business again. He went up. And they ended up crashing into the side of a mountain at 187 MPH. Because they had no idea. The pilot had no idea where he was. He was in a fog. Consider putting your hand over your eyes, Closing your eyes, putting a hood over your head. That's how the guy was able to see. Couldn't is flying blind. And it turns out now, a year later, the FAA is they put out a number of reports about this, but the stories that are coming out in recognition of the anniversary is that in fact That is a great part of it that it wasn't wrong. According to colleagues, he and Kobe interacted like friends, His work ethic and professionalism endeared him to the MBA icon.
