This one's been all redone. Fresh paint, fresh laminate flooring. We've got laminate downstairs waterproof vinyl upstairs in the durable areas like where the kids are at and all the bedrooms. It's been all dressed up big master bedroom that doubles and, uh, big master closet double sinks in the master with tub and shower, and that's going to be listed at 438,000. And then I've got a condominium on Lake Fairview right on the corner from the radio station here, it's going to be 213,000. Waterfront condo and, um, on looking at Lake Fairview. And then I've got also got a duplex coming in Winter Park before 175,000 great rents on this and Renovate the units. You could probably squeeze another couple $100 a year, Uh, month out of the units. I've rescued some people. Some orphans, um, not getting the right advice. Basically, they were just a little bit off the mark on how the house was staged. They weren't allowing access. They had it locked down with no lockbox access appointment only. Not paying a good co broke to the other Realtors, so nobody was coming to look at it. Um, there might be a little bit off the mark on pricing where the homes are selling for 500. They're trying to get 5 99 for no good reason in the Realtor didn't the Realtor didn't know how to do a market analysis and show them in this market Buyers are very, very educated. One big difference between now and the bubble. You got so much information in your smartphone on the values of properties and what's sold in the last couple months. You just pull it up on an app. And literally you can say that. Okay, Those ones down the street just went. They went real quick. They went within a week with multiple offers, and they sold around 500. This house is nice, but it's not 5 99. They're not stupid. They will pay you a good premium price. But they are not going to over pay you and I don't want to go through the hassle of not appraising and I've had people do that. I just had a friend of mine. We bought a house. He's doing our leapfrog program that Bruce would burn talks about. And we teach about every month on how to rent your old house moved to another house every three years, 2 to 3 years and then get four rentals and then 20 years. You've got two million in real estate and three of them are paid off. Great strategy. I got a friend of mine doing that. And I went in the house. The one he wanted, and I told him, you know, I sent him an offer. It was below asking it had closing costs in there for the buyer. And the Realtors like Well, you're crazy. I said, Well, you've been on the market for 45 days and you started at 500,000. And now the house is 4 30. Do you have multiple offers? And he said no. I said, Well, obviously you're above the market this and all the neighbors around there are selling for 4 20. And we're giving you a good offer. He does He she whoever it might be, They don't know. Orlando. And that's why you might see some of these kids and also those the eye buyers that are out there and there's several of them. You probably get you get get text messages all the time on my rental properties on my personal home. Um, I get mail in my mailbox. I get calls and basically their call centers or their bots sending me text messages on Hey, Will give you this much for this property right now, and all of those offers they might sound good, But normally I am getting about 20% to 30% more than those offers are and I get those offers on my regular listings to they might send me a good offer, and it seems great because it's cash and they'll close in three weeks. But what they always do is they come back asking for more and they go in there and the house inspects find there's nothing mechanically wrong. And they say, Well, it doesn't fit our model. We're going to have to renovate it and put in new appliances. But renovations are not part of a contract. For the most part, so these companies come back saying Well, we need $30,000 off because our contractor says the house needs to be redone. So it fits into our rental portfolio. They are trying to steal your equity. Why would you give that away? I can guarantee you that I will get you way more than any of those people saying they'll give you a top dollar offer. I mean, how can somebody give you the best offer for your house and having seen it and you can click a button online on several different apps? You can click a button having offering your email, probably within a couple hours. They're going to look at the valuations on all the websites out there. They're gonna look at your tax records and they're going to go. Okay. This is it. And then they send a contractor out to look at it. Go. Wait. We've gotta back off our price. $50,000. With ways to try to compromise your information or try to scam you out of money and many times it's usually the same familiar culprits with either a fake download, link or advertisement or spoof email trying to trick you into clicking on something or giving your credentials We've definitely seen a rise of manager uptick and emails from protect the like spoofs pretending to be Microsoft or Netflix or your bank. Trying to claim Oh, your accounts compromised. Click here and type in your information Quickly. Well, that's how they're getting into people's bank accounts and Uh, And of course, it's very, very sad to see that there's still a lot of bad guys out there. And part of it, too, is they knows that regardless of what antivirus protection that you have If you click on the fake link You know if you click on the fake download and run it By clicking on it. You are bypassing any protection that you have on the system. So, of course, many times people are paying and they're like, Hey, I have nor and I have McAfee Y have a virus. Well, The problem is just that it's socially engineered acts of deception designed to target u. The user. Another thing we've seen a lot is the fake technician scam. Where an advertisement or hijacker will take you to a fake website that says your computer has been infected. Your IP has been compromised, which I P addresses getting compromise. That's another fictitious scare tactic. And it prompts you call Microsoft at this fake number. And then once the fake guys in your computer They're changing your passwords, locking you out of stuff, compromising your information. And then they closed it all up there trying to extort money from you and Of course, it's very, very nefarious activity that's going on so and that's some of the most common place. Uh Things that we're seeing in our service department and especially since a lot of times with schooling, students are expected to go and look for independent outside. Websites, and the problem is they're expected to look for Websites that are out of the norm. And of course, it's so easy to accidentally click on something bad when you're doing that. You should take as many photographs as you can. Um, if you need medical attention also, go get it right away. I mean, that always should be number one. Um, if you can stay at the scene Stay at the scene. If you need to get taken by an ambulance. Please go Do that. Um, if you have not, uh, if you have any injury whatsoever, you should go within the 1st 10 days and go see some sort of medical professional. Usually your general practice doctor or an urgent cares Always a really good choice. Um, even if you think you're not injured, really? You should go. I mean, if we're just like a little tap in a parking lot or something, then it's not always necessary. But if you're in any kind of where you had an impact your back or your neck, a rear end collision, whether you hit somebody or somebody hits you a lot of time. Some of those injuries don't come Like headaches and back pain and neck pain. Sometimes they take a lot of show up. So you should always do that. Um, if the police come and talk to you, obviously you need to talk to them and answer their questions. Honestly, um, but conversations with people on the scene I usually try to say Look, don't don't really have those, um, you anything that you say right after an accident? Can be admitted in court. Um a lot of people know the words here say they hear like on court shows and things. I mean, whatever you say right after an accident or anything that you say at the scene of the accident. That's not hearsay. So it could be admitted. So saying things like, Oh, that was my fault, or Oh, I was looking at my phone. Don't do that. And I know that kind of seems like common sense. But people just don't think about it because like they're in the moment, they're shocked or they're upset, and they just things start coming out of your mouth. Um, so don't do that. And those are awesome. Really good tips, like right off the bat. You should always get with an attorney and at least have a consult with them on people. Personal injury attorneys people who do that kind of work, do it for do free consults. Um, insurance companies are going to call you right away. Sometimes they might send you papers to sign if they think they're insured. Is that fault? A lot of times they'll offer you a few 1000 very quickly and want you to sign right away before you kind of have time to get checked out by a dog. Dr or talk to an attorney, Um, we have people call us to do that all quite often that they sign and get a few $1000. And then they find out that Really? They do have medical issues. Once you sign it's too late, so there's no reason to hurry up Insigne because usually there's going to be property damage with the atmosphere car. Um, you might not get the money that you think you're going to get if it's a total, So call an attorney. Unless it's something very small. They can advise you where to best. You know, I mean, in the midst of all this harassed at this horrible stuff over and, uh, Miami it start encouraging me. There's going to be lawsuits flying, left and right and back again, and I just wondered how they Uh, you know how How do you approach that as an individual who is affected? He's like having had the death or, you know, being just, uh you know, you're having your all your worldly goods lost and obviously being displaced from your house or your residence for so many months. It's going to be, I'd say illegal free wall for attorneys, but I am thinking of the people themselves a sad situation. So that's what my question is. Mhm. Yeah, I mean, it's there's not going to be enough insurance money to go around, and that's in that situation. It's horrible. I mean, I'm and obviously we all read the paper and there the truth, It's always in the middle, but I think we're all seeing the reports that like there were engineers back in 2018, saying that there was a problem with this building and that they were going to start repairs. Um, and it seems like maybe people weren't really worried about the gravity of the situation. Then you have the ability to get punitive damages, which is over and above what, like the insurance company will do. But I mean, obviously, if you're in in this your homeowners insurance, um and it's my understanding that the people own their units in there. I'm your homeowners insurance should cover a lot of like the dance like The ability to move your your goods inside. Of course, um, all good homeowners insurance policy should have the, um, at least time in a hotel afterward. I mean, it's going to be impossible to get everything back. What your life together. Get into a car, like get into a similar place. It is. You're exactly right. It's going to be really hard, but, um It's kind of a wake up call to everybody to look at their home owners insurance. And if you're a renter renter's insurance, too, because a lot of people who rent don't get renter's insurance and it's a It's something you should have, because it does cover what's inside. Um, it doesn't cover it. Dollar for dollar, which is kind of people don't realize. I paid on it for a year and a half. And now the bank is telling me that I owe escrow back from a year and a half ago. What can I do? That happens sometimes when you kind of sign an agreement, um and maybe don't have somebody look at it, Did you when you got your modification? Did they? I assume they had you sign something right? An attorney did it for me. I didn't do it on my own. Okay, well, then you definitely should call that attorney and say what? Because again, That's part of our job. It's not part of your job because you're not going to think about all that. Obviously, that's something that needs to be contemplated. And it probably was because normally when you get behind, you're always going to be behind an escrow. Um do you know is the escrow from property taxes or is it from your a property insurance? Do you know They don't really say that. Nothing really changed the property tax. The insurance stayed the same. They just say. They did an audit and And they found that I mean there because sometimes when you're in foreclosure, the property or than the bank or the mortgage company, whoever it is puts forced property insurance on the property, and that's There was not that. Is that something that you would look at for me? Yeah, I mean, I I sometimes it it could be the fall to a lot of times. It is just the bank's fault for not setting that fourth in the beginning, because when they when you do do your modification, they're supposed to tell you everything that you owe. And if they made a mistake at a minimum, I would push back and say, Look at your mistake. Because that's part of it. Usually it's sloppy work on the banks part especially if you had an attorney, because the attorney should have thought of that. And it should be somewhere documented. "Will, um and then thinking that are doing a will online thinking that you just save like $500 when instead you're going to spend like $5000 after you die. Um, that's just one of the things I wish I could help everybody know and understand, But no matter how many times we say it, we still get it every week that people don't have wills or didn't do some planning that would have made it Super easy. Yeah, I went through it with with my mother when her mother passed last year, actually, in terms of getting Um, you know, bank accounts, that kind of stuff moved over once someone I mean, I You don't really think about it, Jennifer. But there's so much that has to be done when somebody passes. If even if they do have a will that If a lot of that is organized before they pass, it gets a lot easier. And if you do get a lawyer involved earlier rather than later, you can save yourself some headaches, sometimes some time. Other times. Some money, too, because I mean, my my mother had a heck of a time getting, you know, insurance money paid out in all of that, and it's just a very slow process. Right, it really is. And I mean, we have one now where the person has plenty of assets and like her heirs are getting them. But just like keeping the electricity on at the House and Um and just getting their house emptied out. There's just like so many little things you don't think about and if you don't set aside and like there's no money for that, and like this lawyers, we can't do that. So people are fronting money. I mean, people front monies for funerals and all that kind of stuff all the time. Um, and like I said, people just don't think about like that little bit of impact or just setting aside a little bit or having that one bank account, and, uh, like I said, it's going to happen every day that people aren't going to plan but it's not scary, too. Plan. A lot of people just don't want to think about it and don't do it. For that reason. Also, it's not a money thing. They just don't want to think about their death, and they don't want to put it in writing. Um, so there's all kinds of reasons. Sometimes people can't decide where they want their kids to go if they have younger kids, So I mean there's all kinds of barriers, but I cannot encourage people enough to kind of just push through them. Because it's just so much better to plan. You know what really solves it for some people is watching somebody else go through having to figure a lot of it out. If indeed it's not planned before and me watching what my mother went through. I you know when the time is appropriate when I have actual assets and things and and kids and all that when I have when I have an adult life at some point in the in the not so near future, um Then you know, like I will go do all of that because it is a battle from basically the moment that someone is lost to get all of that figured out and even just What, what You agreed with with a you know, with with a burial and all of that stuff, it really is. It's overwhelming for a lot of people and The uncomfortable moments of thinking about what could happen and what might happen. I I I think that they are not nearly as as as bad as have someone having to figure that out. So I would agree. Um, I would agree with getting a lawyer involved in getting all of that organized before the time because afterwards it is, uh It's quite a quite a lot of work. Some of the laws that they signed a Is there a place you want to start there with that We can kind of roll some of this in throughout the hour. Sure. Yeah, this album. This is a quick one before we have to take the next week because I know it'll be coming. But I'm speaking of H Always there are there was a new statute passed. That impacts H aways one how they collect fines and things. Which requires an extra step. So any of my H two a board members who are listening, um or anyone who works in that field, managing associations, If you haven't clued into that, um, we have a letter that we're sending out to all of our H away clients. So I mean, if somebody calls and ask at the front desk And they could get a copy of that, too. Especially smaller. Hou is that kind of do their own management or whatever, but again if you don't do the, uh H ways can lean your property. Obviously they can find your property depending on what your governing documents say. But this is the H away doesn't do it properly and add this new step in then you'll have to start all the way back at square one, which obviously waste the association's money. No one should do that. But so yeah, for my H two a people, there's some new staff. That's the main thing. There are a few other changes. But if you don't know what I'm talking about, and you manage, are involved in an H O A. Like I said, Give us a call or email. Essen will send you the information. So you have it. I mean, again. Just if you are on an Hou always should be checking those new statutes every year. Um, and anybody who's involved in anything that That statutorily based statutes change. They usually become effective in June or July, announced the time to be looking at it. And that's a major one. Quick question. If if an H Away does find you, Where does the find money go? And what do they use it on? I never understand. I never really I've never had an H away. So is that agreed upon. I'm guessing in your You know in in the way that that it's formed or where does the money go? Well, so the fines that they bring in an interest because yeah, everything once. I mean, once you all the money H away, whether it's a fine or being late, or whatever late fees then it goes on your ledger. Which is that where you what you owe the H O A. And everybody has one because your normal H o a dues are on there, too. Like normal, normal money that you owe Then it just starts accruing, Uh, there's attorney's fees. Once attorney's fees get involved. That piece goes right to the attorney, but then otherwise, eventually, when the money is collected, it just goes into the OAS general fund..

Now let's go to line one. We'll talk with Mariel here on Wdbo Mario. Welcome The tech talk. What's your question for Andre? Hey, thanks for taking my call. So I have a windows 10, you know, operating systems? Um, a desktop. And Want to turn it on before and normally starts up right away. I get my icons and I do my think. Well, for some reason. It's not allowing me to get to the icons, so it'll just go, you know, spinning, spinning spinning. So that I would turn it off. Um, unplug it, Um, put my finger on the power supply button for about 10 seconds and try that. And, um if they didn't appear to do anything, I'm going a little crazy right now Catches right now. It will show the Windows logo and the act like the U. S is lying. But now we're it will never actually get to your desktop or show any of your icons or anything like that. Bingo. Yes. Gotcha. So there's two different likely possibilities. One could be that. Indeed, somehow windows had become corrupted, somehow, like if it started doing an update And then properly complete the update and then left the operating system in a hung state or that somehow some source system file had become corrupted. Or it's very possible that it could be that the hard drive is starting to fail, or maybe failing in that computer that if there's bad sectors on the disk surface And the driver isn't able to load the requisite information that needs to properly operate the system and subsequently causing it to fail or hang up. What for this type of situation, I would probably recommend bring it to our store. So that way we can perform complementary valuation. We don't require any appointment for our free diagnostics. Okay? And then that way we can go ahead and take a look at the machine. And try to get to the bottom of as best as we can for you, if it is something that needs to be repaired. We also have our own in house service Department. Um and of course, so that way we can not only fix the computer as quickly as possible, but also as cheaply as possible compared to allow the other services. That are traditionally offered through the big box stores where they usually farm them out to outside repair centers. Yeah, now I've been to your place before, and you guys help me out that was charged me a penny. Actually, I was surprised, but we appreciate everything you guys do. And Thanks for taking out calls. What do you What do you think is going on with the machine? There is it Is it just something must have gotten interrupted during an update or something like that. I'm obviously going to take a much closer. Look at it. Well, we usually of course, that with every individual computer, it's hard to generalize. Because every computer is unique. Every problem can be caused by one of many possible Corporates. I mean, It's possible if the lost power during an update that can happen. It's also apparent problem, probable that if the hard drive itself has been starting to feel as, uh, as with any electronic component, you can sometimes have an unexpected failure deterioration over time. Which can suddenly lead to an abrupt symptoms. So it's really it's hard to safe with certainty without seeing the computer, but it's up based on the generalized symptoms. Um, I can think of. Of course, those Possibilities, or it could even be something else. I've also seen viruses calls hang up in the operating system as well. Um, but the great thing is that refresh computers. So one of our staples services that we've offered since the very beginning. Is being able to offer these free diagnostics that way. You're not just taking the computer with big box store or they say, Oh, we're going to charge you find what's wrong with it, and then we're going to take it. Well, We can't really figure it out. So it's just not worth fixing. So buy a new one. And thanks for your money, that's pretty much the sad truth As to what Many of these big box stores are doing or they're charging for diagnostics and then charging for solutions that don't actually fix the problem. I had another customer. Where it turned that the computer was having a motherboard problem and a certain big box store first charge him for diagnostics, which misdiagnosed the problem and then charge them for repair. Which also did not fix the problems that end of Spain, 300 something dollars. And not having a fixed computer and the big box store. Just tell him well, tough luck. I'm like That's not how a rapid herbal repairs is supposed to work. And the sad thing is that yet this chain is like one of the biggest highly like Well marketed largest branded tech services in the country, and this is really how they're making their money right making people believe. That they're good and reputable. It's it's all about branding. Said. They pretty much position themselves as the national computer repair company and then They're just milking people by not fixing their computers or not fixing their computers properly or misdiagnosing computers or overcharging for computer repairs and just thrown random parts of things. And in the end, you're sending your computer To some place where you don't know where it's going to be here without it for weeks on end, and pretty much their entire business model is It is the premise of Pushing around the customer to get them to buy new stuff. And that's one of the big greet the sad truths about many of these larger box environments that they are not acting with their customers. Best interest in mind, but On their profit margins and their fat commission checks and Backdoor dealings that they have with the Bloatware companies and the junk software companies that pre load these brand new machines with garbage. It's all a racket. It's a large scale racket. That's what it is. But every fresh computers let's see. We start with free diagnostic. We tell you wrap the back is did do we think this is going to be worth fixing? Yes, no. Maybe depends on the model. Um, it depends on the problem. I mean, we have computers at affordable price points, starting around 100 15 up, which, uh, are loaded with Microsoft's latest operating system. With no junk or bloatware on them, But we woke up your documents and pictures for free. Or if you buy a machine. Uh, of course, if you buy a machine from us, we include in in house warranty. Where's the big box store just washes their hands of you. Once you walk out the door. And our service department is actually here in the store. So not only do you.

I'll probably even have a couple of questions as well as I continue to shop for a home so plenty of questions have come up so Where would you like to start? Okay, well, today, I know we're going to start out with some business questions about either starting your business or on if you have a business what you need to do to renew a lot of people are asking about fictitious names and that sort of thing and renewing them and all that so Basically every year if you have a business that you've organized and that means basically going on SUNBIZ and actually getting a business A lot of people run businesses, and they don't have a specific business entity, and they just kind of run into their personal bank account. Now I've talked a lot about if you do have any type of side hustle, or even if you drive for uber, whatever you do, you sell stuff on SC any of that kind of stuff. Most people have a second business or some sort of thing that they're doing. It is really good to formalize that. There's a lot of good things about doing that tax wise. Um And right now, if you would have had a business formalize, you could get PTP money in the second round. All that kind of stuff, But a lot of people don't even know how to begin to go about that. Or if they are already have a business, and they did it on Sundays a year or two ago. They don't know that they have to renew it every year. So yet and then and then that stinks because then if you forget to renew, you've got to pay a huge tree. Um, so basically organizing your business is really easy. We do it for people all the time. And usually when we do what we get. People come to us because they went extra advice about taxes and that kind of stuff, But you can definitely do it for yourself. And if you do it for yourself, you just go to Sunday's dot com. It's like the secretary of state's website and you're at me. Pay to organize your business. Um, once you do that you do have to do it every year and you have to do it by They first of the next year. So a lot of times like if it's close to the end of the year, we just have people wait until the new year. But if you started something in 2020, or you're starting something in this year now is the time to go and put your and start your business. Now, if you have to make a change that you have to change the address, or you change over whatever you've got to pay every time you do that to make sure if you're a little bit uncertain, Make sure you're certain before you do it, because you've got to pay like 35 bucks to get it done, Um, to make changes. Also, the state is really slow this year. So, um Usually you used to get them like in a day or two. Like you just have your business. It's all done online, and they'd email it to you a couple days later, and then you'd be set. But now it's taking up to about a month. I think so. Because, like covid shutdowns and stuff. We do have related quickly get it for you with curry ear's and stuff If you need it, um, so we've had to do that, for some people that are either like buying a business and then they just kind of way that for the last minute to get the new business started, um or if they bought real estate. We talked a lot about buying real estate in an LLC. Um, And that's another way to to real estate rental, real estate, and then they're about to close. And then they suddenly don't have the LLC Forbes. So give yourself about a month if you're doing it, um, otherwise, if you need a rush, like I said, you could call us and we can give you the tips on how to do it. Or we could just help help do it for you. It involves a courier just kind of like the capital. So that offices open like one hour a day it but we know how to get in there. Um, but there's all kinds of reasons to open businesses. And that's like I said, owning real estate or any type of side hustle. Um, but the first step is to open the LLC. Um, if you forget to renew by May 1st, then it's almost $400 to renew. I'm normally It's like, Yeah, it's like it's $120 fish. If you're a nonprofit corporation, you also have to do the same process, but it's a little bit cheaper to be a nonprofit. Um, if you are there going to be a business, you should always be a profit biscuits. Um, I've gotten people that try to do in that start themselves as non profit for some reason, And you really shouldn't do that. Unless you're like doing a charitable organization. People don't do it right because it doesn't help you because if you make a profit, you make a profit, but some people kind of get confused about what for Often is and what not for profit is which I know. Sounds weird, but it happens. Um If you are starting a nonprofit, we do help people with that, too. I actually do get a lot of questions about that. And maybe we could talk about that a little bit today, Depending on what the colors we get. But basically you set your business and you renew it every year. Now Some people do a fictitious name or they say that and they don't really know what that is, but they think it's They just think they should have it. Um, a fictitious name is basically it can be a really good thing, especially if you run lots of things out of one business like, say you might drive for uber, But you're also a photographer. And then maybe you also make crafts or something I'm in sell them on at sea. You can have one main business and get a fictitious name for each of those and the money. You make it the fictitious name all kind of flows up to the same big Main business. Um, and that's good, because then you don't have to have so many like each business that you have. If it's making money, you need bank accounts and tax returns. And all that..
