He's booked up every weekend through the whole June July, and you would think during the summertime that it wouldn't be as busy because it was 124 degrees in the desert yesterday. I mean, it's ridiculously hot, and these properties are still getting booked up. And you know what? What's funny? It's like People go to Vegas when it's during the summer. I'm going next week. People do people go to casinos when it's hot. I'm going next week. So so that's what's happening in Palm Springs. Two people are going there because they got casinos just like Vegas does. So, you know, it's it's It's phenomenal what you can do. And we're writing offers on properties. But there was one that we were getting ready to write an offer on I knew the listing agent and it was listed for $510,000 a five bedroom for you know, uh, with a swimming pool, and it sold for $750,000.240,000 dollars above the asking price in Joshua tree, and they were renting it out for $1800 a night. "Let's say the major remodel portion of your home or a new build while we're still at studs, but we've got windows installed. And we've got the house wrapped on the outside. So whatever it doesn't have to be at the stucco phase yet, or the sighting phase, But we have to have the house rap on the house or the addition. Whatever it may be, all the doors and windows all the exterior major holes have to be plugged. All right. Now before drywall or insulation or electrical or anything else goes into those those stud bays. We can bring in a company that does narrow Barry your ceiling. And what do they do? They're going to pressurize the entire area. They're going to seal it off so that they can run fans and pressurized the area. Then they're going to erect these stands. And on these stands, there are pressurized hoses with nozzles. And what is coming out of these nozzles? These Adam misers. Is essentially Hawk caulking compound that is in a mist form and because the interior of the space has been pressurized that pressure Is finding every single leak every single little hole to the outside as possible, Okay, And as a result, when you missed the air inside the new construction space with this mist of caulking compound then The leaks are going to have that stuff run to that It's going to build up and it's gonna block it. Think of it this way. If that doesn't illustrate the point, you know, I think almost everybody has seen now those bottles of tire flat flat tire fix it bottles, right. And the idea is this. You're on the road. You get a flat. That means you've got a hole in your tire now, right where air is leaking out. So you hook this up to your valve stem on the side of the freeway and you spray and what's happening is that air pressure is going into the tire number one, but number two, there is some form of patch missed solution that's going in. That's going to be one of fly out of the tire through the hole. And so what it does. It finds the hole and it all builds up and it clogs the whole. Well, This is the process now that we're using for brand new construction. And builds in which we get how much air infiltration zero when it's all done. Zero. I mean, we're talking about tightening up a house to the point where nothing is leaking anywhere. Now you tape off the windows and you're thinking Oh, that's just gonna leave gunk everywhere. No, it's gonna leave. Ah, film, find film of gunk on the things that you haven't masked off, But builders know how to do this. These guys who do this process It's a service that you pay for. But the reduction of air infiltration out of an addition remodel and or new construction can radically effect. Future running costs the operating costs of that house. How much? How much can it affect it? The average estimate? Is that the average home loses 30%. Of its energy environmental control. To air infiltration, not to insulation but to air leakage. That's on average. Some houses they're up in the 50 and 60% summer down lower but on average, the average home that has not been thoroughly air treated. Losing 30% of the energy and the money you spent for that energy is leaking right out of the boat. So this is a game changing treatment, if you for for while your project is exposed before the drywall the insulation before you start closing up those walls, right? Come on. That's high tech. It's great.
