"Is mortgage rates back up. 6 point X percent suddenly 6 days, 7 days, 8 days worth 7.04%, 30 year bank rate. This time with mortgage rates going up, what's it mean? Yeah, so at this point, there's not only mortgage rates that have been driving the housing markets, also that jobs have still been strong and wage growth are still being strong. So on this scale here, that has clearly been dominating what has been having to mortgage rates. And that's why housing has started to show a recovery. The fact that there are more bits per home sold now than there were 6 months ago is just stunning when you think about where mortgage rates are. So that means that we will get to that inflection point and too early discussion where we might get that sharper slowdown where it no longer needs to be like what? Friday or Monday? No, no. So this may be several months down the road because again, remember both the banking sector tightening conditions and also mortgage rates of these levels eventually the fed will succeed with getting inflation down and we should not doubt their commitment to getting invasion back to 2%. Which takes us back to where we started in a sense. This $10 trillion of stimulus that was pumped into the economy. And the uncertainty of where we are in terms of breaking it down and pulling it out of the economy. Do we have a sense of how much was sucked out and how much just keeps getting circulated in terms of wages and bigger incomes that go into spending? Absolutely, that's really the key question because the only way we can really get a good handle that is to try to look at the data for how much savings is left across the income distribution, the fed has quarterly data for that. Some of the banks see the bank and Bank of America have data that also on the private level. And the conclusion is still today. You have both for high middle and low income groups still a higher levels of savings at these cash in checking accounts than what you had in the fourth quarter of 2019. So the answer to your question is we still need some more time before that excess savings has been worked down to a lower level. And that's when we ultimately will begin. We've seen you spoke about this earlier. We've seen some of the credit card data showing some signs of weakness. You also see on my Bloomberg screen restaurant performance index also beginning to roll over a bit. So there are some early signs of maybe consumers are beginning to hold back and delinquency rates also in particular for lower FICO scores are also beginning to go up. So yes, there's some early signs of cracks for the U.S. consumer, but it's still exactly the question you're asking pretty difficult to get at the same firm handle on what is the timing, but it is coming. No one should doubt that a recession is on the horizon. There's a big debate about what caused the inflation. Was it this question of some structural changes with people exiting the work, workplace, and just perhaps re globalization or de globalization. And how much was just money modern monetary theory failed. That essentially, yes, if you do just print money, you're going to get more inflation. And that's essentially what happened. I mean, how much can you parse out these two things? Yeah, so if you throw 10 trillion at the economy, no wonder that you get some inflation. And if you're at the same time, lower the capacity of the economy, meaning lower the supply side, if capacity starts ranking, you both have more demand and you have less supply. That's a recipe for inflation going up. So now we're trying to balance that by pressuring demand that by hiking rates and supply chains are coming back. So that means supplies coming up to get the economy more in balance so that we have to talk about this for many years. The Taylor rule, if I look at my Bloomberg screen, says the fed funds rate today should be 9. That's obviously not where we are. But we are so far away from the fed's goal of inflation and unemployment that we still need more to do to get to the point where there's more balance between supply and demand. Let's go to Chicago school by way of Austria, M two has been a study. Most people say ignore M two doesn't have recent academic validity. I'm sorry, M two took off like a moonshot and it's cratered. What's it mean? So I would look at him too as a reflection of the 10 trillion that was thrown in terms of accurate demand that came along and him too is indeed now collapsing. But that's because the fed is trying to withdraw liquidity. The fed is trying to really slow the economy down. And we should in equity and credit markets, not underestimate the commitment that the fed has to slow down earnings growth, slow down hiring. The whole idea from the fetus is slowdown consumption slowdown CAPEX spending. That's a very, very strong commitment to saying, we need to slow the economy down in order to get inflation down from 5 to 2%. To put a bow on it and to follow up on what you said with a tailor rule and a possible 9% fed funds rate, which a lot of people say is implausible at this moment. How mispriced do you think where federal funds rates should go in order to slow this economy to bring out some of this $10 trillion of stimulus? Well, I think as Tom was saying that's exactly the debate on the FMC at the moment. Some of them see members are saying, we don't only need to hike more and others are saying, but wait a minute, maybe we do need to hike more because maybe the transmission mechanism is saying that more is needed. So I do think, for sure, at least we will need to have rates elevated for a lot longer than what markets are pricing. The Economist James diamond, I believe. I believe he said he's a little leery on quantitative tightening right now. I mean, is that the heart of the matter, the president is going to have to blink and lose QT? So, well, there's a lot of discussion about what is a sequencing of how do we actually take policy and here at this point, if you think that it is needed to get long rates further up to say, cool, the housing market. You've been driving them up. Sources like a loans, yes, is to a four 42 year at yield in 30 year bond 4%. Yeah. I mean, this is what we've seen this grind higher as people really rethink. Because the recession has been delayed and if this delayed more, well, okay if it's not coming, maybe race do we need to go up a bit more. "Joe Biden is definitely not going to win. In a fair election, he will not win, right? I would argue that the poll already says from breitbart said 67% of the nation feels that we're on the wrong track with Joe Biden. There's other reports that says, I've been this very clear. I got to figure out where to report it. I got a bunch of material right here. But the nation, after a poll was taken when Joe Biden made the announcement look very slim. He's not favorable in the Republican side or at least in general republic and it's not favorable to people who have been living through the Biden economy to buy an administration, which I would argue ain't worth a dime.

"Difficult dot remain for the fed in terms of what to do. All right, folks, we're getting the closing bells like here in New York, the Dow Jones Industrial Average is going to finish the day down. Roughly about three tenths of a percent is down about 80 points as we wait for these numbers to settle. The S&P 500 down about 6 points or about a tenth of a percent here on the day and the NASDAQ composite down higher by about 5 tenths of a percent here. We should point out some breaking news crossing the wire right now. This coming out of the fed that the fed is going to probe, it's supervision of SVB and release a review by May 1st. Remember folks, there's been a lot of discussion here about why we didn't know what we now know and the Federal Reserve are planning a review of this situation that will be led by the vice chair of supervision Michael Barr and that they will publicly release that report by May 1st. And guys, I mean, just not to get us off track here. But I just want to bring you back into this conversation because it's really brings up a lot of broader issues, I think, about why SVB was allowed to have such a wide liquidity mismatch in a way that would not have been allowed if you were a Citigroup or a JPMorgan or a Bank of America, those systemically important banks. I know SPB wasn't in that category. Should they have been? Well, I bet there's a little bit of a political debate going on, right? In terms of moves to expand, certainly the oversight when it comes to regulators and more of the banking sector, if you will. And there is that thinking, right? We're talking with Matt Levine. We should expect that at some point that this is going to be an expansion of regulatory oversight. Especially as we think about shadow banking, the private markets, there's a lot more that needs to be watched. Let's not forget as well that the Dodd Frank was actually watered down during the last couple of years. So maybe SVB would have fit that profile before, but after it was watered down, it basically fell out of that category. Hey, scarlet I know you're going to get too some of the sector movers. I just want to pan out the KBW bank index, the BKX, closing down 12% here on the day. Single worst day for that index going back to march 16th of 2020. And you see that reflected here in the sector performances, too, because financials, big cap financials, leading the way down for the S&P 500, which closed off by one tenth of 1%. And you see banks and insurers at the very bottom here, banks losing 7% on the day insurers losing 2.9% diversified financials off by 2%. So very much financials dragging the S&P 500 lower. On the upside, Lori calvasina was just telling us that she's somewhat encouraged by the rotation into some of the sectors like technology, for instance, a real estate and utilities Bond proxies, both doing very well up at least one and a half percent. Carol? All right, so let's get to some of the individual gainers, certainly in today's session. And what's really interesting is yeah, it's not banks, folks. It's a lot of other names, and there's some special situations, Illumina. It is top in the S&P 500 and the NASDAQ 100 soaring after Wall Street Journal report that activist investor Carl icahn plans to nominate three people to that company's board and so we are seeing some movement certainly. That name was up almost 17% in today's session. That's also good to see Jen. This was another big one, special situation, Pfizer, buying the cancer drug maker for $43 billion. So no surprise to see a pop in that target up almost 15% C gen and Moderna also atop the indices when it comes to movement to the upside. Cow and upgrading the BioTech company to outperform from market perform raising the price target on that name to one 80 from one 50, so that stock Moderna up almost 7% closing at one 47, almost one 48 in today's session, Katie. And if you look at the decliners, I mean, got to talk about the banks today because that pain was really widespread as we think about the contagion, at least from a markets perspective of SVB. So let's look at first republic bank, of course, it's another regional bank. And looking at the real yield yes, we got up to 1.82% cratered here, some real tension in the markets, about two hours ago, and to be optimistic that's been cleared up as well. That is the back and forth of an hour, two hours plus Sweeney. We need to look at short term as. Three years, when the New York rangers and your rebuilding, who do you call Howard ward? Howard ward joins us now with good belly. I went through my rolodex Howard and other than Mario. You're the only one in his oldest me who actually remembers stock selection given a risk free rate that was tangible is one of our guests Jim Bianco said earlier this week, do we go back to the value of individual stock selection because the rate structure is normalized? Well, I think there's something to be said to that. I think stock selection is going to become increasingly important in performance. I do want to make the point talking about a more normal yield curve is that the 1990s that was the second best decade for stocks in history. And throughout the 1990s, the ten year treasury yield was between 5 and 6% and the earnings yield hunts talks was more like 3%. Good point. And PE multiples reached a record high. So we are not at a point in terms of interest rates where we should be afraid to buy stocks. And the recent stocks are down is because rates are up. And while it takes intestinal fortitude, fresh money into this market, there are a number of good opportunities. And at some point in the next 12 months, we will be back in rally mode anticipating a recovery from what is most likely a recession. Howard, you know, first of all, the 90s were very good to me, but by the way, so I remember them fondly. But Howard, when I think of Gabelli funds, I think of you guys owning stocks for a very long period of time. And you know, I've covered the media industry for 30 years and some of the names you guys have owned them for my entire career. So if you're sitting back today, thinking about some of those good growth names out there that have been obviously beaten down because of this rising interest rate environment, as you mentioned, what are some of the sectors that you guys think are really interesting right now? Well, I can't speak for Mario. Nobody can. Let's not try. But let me sort of answer the question with my sort of growth hat on. Three leading companies that all stumbled badly in 2022 and their stock prices reflected that all three that should recover in 2023 irrespective of what happens to the economy. I think you should know all of these that very defensible prices today. And they are PayPal, Netflix, and Amazon. Large cap names, the leader in ecommerce and web services in the case of Amazon, a leading pure play on ecommerce and PayPal and the global leader in streaming, which is still not a bad thing to own. And those are three examples. And there are others. I could go on because there are opportunities out there and people are hesitant, and obviously so listening to that news recap at the start of this session, I felt like Bill Murray waking up in Groundhog Day. Right. And getting the daily update higher interest rates and lower stock prices, having said that, and we've had a lot of days like that. Having said that, the S&P is still hovering right around that June 16 low. When the tenure was at three 50, and so it did go lower as rates rose and it rallied back. And it's going to do that. You know, the data is going to be mixed, but market will be mixed. It's a grind. It's a really difficult environment. But when you talked about the long-term, I can't emphasize that enough. You've got to focus on this as an opportunity. Every pullback like this in history has been a buying opportunity, it is a very short term horizon years this bear market. You've got to take advantage of it. Don't think you're going to be smart enough to pick the bottom. Would you suggest that responsible profit making managements will use this as an opportunity to do a greater amount of share buyback? Well, possibly, Tom, I see two things that might be working against that. One is the political, the politicians are very anti buyback right now. Threatening. Well, I guess they've already imposed what is it a 1% tax or something? Buyback? But I also think that the earnings estimates for next year are still too high, perhaps dramatically so this is the most aggressive fed tightening cycle. One of the most aggressive in history, and I don't really have a lot of confidence that the fed is getting the timing right here. So I think earnings will be under more pressure than we believe today for 2023. And I think that management will pause before committing funds to buy back to big buybacks in this environment. Having said that, on the Tesla call, a couple of nights ago, they're talking about a possible 5 to $10 billion share buyback. But that's another stock that I've never talked about on an immediate before. It's down over 50% from the peak. It has a lot of earnings visibility, it's doing a great job, they're going to sell over a million EVs this year. I think that's probably a name you can buy here. If you've been again. Well, wait a minute. I mean, this is breaking news. Surveillance breaking news folks. Howard ward is on the test. Do they know that Howard words in the Tesla conference call when you're on the Tesla conference call? Did Elon quake? I don't think even though who I am, who I am. Well, you know, you mentioned Amazon. So let's say, you know, there's a change of management and they've got all their other idiosyncratic sequences that I don't understand

I had the pleasure of referring a client. Uh, Jesus a week or two ago. I think it was this past month. Anyway to Darren. She was looking for a loan. Keith, tell me where I can get someone that can help me out. And I pushed her over to Darren. Tell me why that worked for her and for you. Two things that drive up businesses price and, uh, responsiveness, so we were able to take her application. Um, online in a matter of 10 minutes, and I was able to upload that into our software system, pull her credit analyzer income and then get her A, um Pre approval letter out and a fast quote on the raid. So That was helpful for her in order to make an offer. It was helpful for her, and it was helpful for helpful for me because that's the way we tied up the property. Most people don't realize. But when you go in and make an offer on a home, it's one thing to make an offer. But if you're the seller, you want to make sure someone can actually buy that property. So for her to have that pre approval letter from Darren so quickly. That's what swung the deal and helped us get in position Number one, and we put the contract in and offer was accepted. Whatever you did, I mean, that you stood out from others because she's working with other people and buying homes. Heck, I just helped her by her current home a year ago Now it's gotten too small for in a year, But at any rate, whatever you did touch her buttons because she immediately reached back to me and said, Hey, Daryn, Daryn really helped me out. He got me the best rate I've got really appreciate you sending me that lender. Yeah. Unlike some of the other large institutions, you know, we're small boutique firm and we tried to be, uh, as responsive as possible in order to facilitate with the client needs and get their preapprove order and good right now. Do you do hard money lending? Yeah, we do do hard money lending That's based upon The asset of the property. A lot of times we have clients that Hey, maybe there are asset rich, but Liquidity Pour in the sense that they don't have the money to do the deal and they have bad fight. Go scorer. They don't have the income needed to prove conventional financing. So this is an alternative for a lot of our clients, For example. Let's say the property is worth a million dollars. We'll all end up to 65 or 75%. Okay, but you've got to be willing to pay because it's super expensive to do these types of loans anywhere from 4 to 6 points and 12 to 14% interest rate. So you got to be cognizant. If this is what you want to do. It is an option over, uh, conventional financing. And what about, uh, there's a term T I n tax identification number. Can someone come to you with the tax identification number and get alone? Yes, we provide this type of loans as well. So they don't have a So security number they have what's called a tax identification number. They're usually born nationalists that had these and, uh but again those required 20 or 30, or sometimes 40% down as well. It's it's Yeah, it's surprising in the sense that you have to have a lot of liquidity. In the deal. Well, I've had some clients that I've had for that. So now I know where to send them. Uh, but they have the money. They have the property identified that they want to buy. So it actually paying it off. I think maybe your term may be shorter than a normal 30. Years can or something you can still get, you know, 10 2015 years 30 type. Takes Amor dies loans on those again but they're just going to add to put up 2030 or 40%, and if they want to pay it off, they can pay it off early without any pre payment penalty. That's normally my client's position. They want to pay it early. They have the money today. They're in a good business. They're doing well. So they want the ability to get alone which is tough to do conventionally. They need people like you right because they don't have a social security number right here in the state you need in order to pull try merger credit report. Wood said then is indicative of what your rates going to be. OK. Okay, well, they need people like you a flagstone because that's what's that's what's helping drive them and get their business going. They want to buy more and more properties. They just the conventional we're out is not what they had. They can find. I understand that we're here to help them again.
