Well, actually, the woman that you're talking to is not the woman that you're talking about in the video got has been a huge contributor and has worked very hard and diligently along with a lot of other parents as well. She just happened to knock this one completely out of the park. And the concern is some of these books. That our kids are being you know, access to on public school grounds are really inappropriate for the age range there completely filthy and have no place at all in the cloud and in any classroom in a, um and in any Any high school or elementary setting it all it was about. It's about six months ago that the Leander is D board said that they removed those books are some of those books but they did, but they didn't Some have been removed. Um, an example. Some have gone through the process and been approved. One example is earlier in that in that meeting, you would have heard somebody reading from a book called What we saw, which is a book be telling gang rape. That book made it through the process. On the shelf. Wow. Yeah, There's a Houston We have a problem here with the process is well, what is happening here? Get right to the crux. This what is going on in the Leander? I s d. Well, in my opinion, I think the bigger issue is being overlooked. And I think the bigger issue is parental rights and also keeping the parents informed. And we're seeing this across the board and I know I know the hot topics right now, our masks and I know the hot topics right now our books But when the crux of it is what All of this is being overshadowed by them hiding information and that was discussed at the meeting last at last Thursday's meeting. There's three speakers back to back that has one speech that addresses a training and the training isn't really important. What is being said in the training is important. And that is, um the teachers are being trained that it's okay to withhold information from The parents. The example that is used has to do with asking kids their pronouns like that's the example that she is because that's what that video that video specifically about, But when you have the overall idea that You don't have to share that information. If the child isn't comfortable sharing with the parents, and it's you need to withhold that, so that you were the safe space. When you have teachers, telling that to students, they're teaching students to be divisive to their parents. Right. That's and let's that can be applied to books that can be applied to pronounce that could be applied to anything. It's being applied as part of this critical race theory as well. Absolutely. So. It's more of a frame of mind where the district is. And to me. That's the bigger story. Um, I love that these people are getting up and saying, like talking about the ABCs of Equality book And the lawn boy and, um, what we saw those things are such good examples of what the bigger problem is, and I find it interesting. "We planted three right before spring. They were doing great we've been watering with, you know, every night doing this thing all of a sudden, they're kind of dying. You know, she's put fertilizer and iron and all that stuff off to Okay, could be the issue with water. Um and is a failure does enjoy a moister environment, and it has been hot. But the action of the soil requires that that ground dries out at least a little bit to keep the biology going, that that makes the azalea happy where it's at. So I don't know that I would water every single day, especially with the rain coming. I would water so that I could feel moisture four inches deep. When I stick my fingers down along the edge of the roof cost, and I wouldn't water again until Hey, those top two inches are pretty bone dry. And I know that the azaleas couldn't give you that afternoon look like Oh, my gosh, I'm nothing because it's been that kind of heart and you've been around here. But that is not an indicator that the plant needs water If I get up at eight in the morning, and that plant looks great, Obviously it recovered from the stress of the previous day, and it really didn't need to be water. So constant water for that as well. You may be too much You do want to leave them wet, delete historical, believe Turner Brown and falling off also, so I kind of wonder we didn't know what was we were doing it wrong. Yeah, that can be an issue. And another thing is, is that you? You want to make sure that you've got lots of organic matter around it twice a year, put into compost around it and kind of tragedy into this foil civilians, one of more aesthetic soil. And planting in the soil in the heart area. That's not acidic ground. You might be more successful, putting them in a container where you can really control the soil and It's a lot easier to manage how acidic the plant is getting can also be easier to manage the water because out there, and how do you do have some of that black Land prairie, which doesn't drain as quickly as some other soils? You can have azaleas. They just get a little picky here in Central Texas, And once you figure out what makes them happy. What's the right amount of water keeping that compost in there? You know a little sulfur a couple times a year. To help with the soil. Once you figure out what makes them happy, they'll be beautiful. It's just you and they, Asael. I think last week I mentioned that I had noticed that there were a lot of Trees that were just like falling over, Um dropping big branches and things like that. So I'm still seeing that I'm sure y'all are, too. I think most of them that are going to fall have fallen, but Um, I think they got you know a lot of these treat. My big red oak is still not fully recovered. It's got a lot of green on it, but it's in some weird places. Uh, not fully leaving out on all the branches and and that sort of thing. Fortunately, it hadn't dropped any wimps. But I feel like what's happening is the wood was weak and the trees were weak in the tissue was damaged. And then we got all that rain and they put on all these leaves. And they got really, you know, heavy, very heavy and then the weekend branches Broke off now I'm no arborist. This is just sort of anecdotal, you know, Observant. But I think that's what's happening. And I'm I'm wondering if You know for if we all don't need to be getting arborists to look at our trees because that is I mean, it can be dangerous like in my daughter Cells, a giant Part of an old post oak that had been damaged, previously been damaged. In a little wind storm. A big windstorm, actually, a few years ago, Kind of broke the top off of it, but it had this one really big, long. Branch, and it always worried me because I I knew that branch was going to come down and eventually it did this just a few weeks ago. And if anybody would have been standing there could have been fatal. And I worried because she had those little kids and I was, you know, just hoping nothing would happen, and unfortunately it dropped when nobody was around. So that's a good thing, but it doesn't hurt to have your trees really checked out. Um so we can talk about that We can talk about planting what's going on in the yard. What's Happening out there and the landscape. We're working really hard. Uh, still, you know, just trying to keep up just trying to keep up with stuff. I actually wrote down the Recipe of that so you can take a cup of orange oil, a gallon of vinegar and a teaspoon of soap. And put that in a sprayer, and I'm guessing he's talking about the 20% vinegar. The really strong vinegar. So, um Yeah, Somebody also wrote Is it, Wisteria? I, You know, I don't It could be. It could be, but it wouldn't have purple flowers right now. It would have the but the the passionflower blind would Melinda Google passionflower and see if you don't see the the flour on there. I just have a couple of questions. I'm gonna talk about a strategy that have been employing and I'm gonna get your opinion of it. You hear me? All right. I got you loud and clear. Mike, tell us about the strategy. Okay, So here's the strategy over time. I started a Nell Elsie originally won many years ago with the intent of putting some real estate investments in that L L. C. And then over time, letting my Children I have five Children. I wanted to let them earn their way into the L. L C and begin to take a percentage of the LLC their loss or profit through K ones each year. And over time they have acquired Each about 5% of the Yellow Sea. My wife and I are the two managing members and the voting members of the LLC and the intent. Is that when one of us passes our share of the other will see will move to the other person and then when we both pass, the shares will be split equally amongst the Children. And, uh, so far that seems to have worked. We've been acquiring real estate of multi family limited partnerships and putting it all on the yellow Sea with the intent that when we're gone Their percentage of ownership will just increase and there will be no taxable event because they've all been part of the business for a number of years and through, so I want to get your opinion of that. And then through the LLC, we also pay ourselves Salary for managing it. And we pay our benefits like insurance cars, things like that through the Yellow Sea. So I want to get your opinion of using an LLC is a method for wealth transfer. I commend you, Mike, because you clearly have taken steps and done some more advanced planning than wanna individuals out there And I think hello, it sees convey a wonderful tool. For a state planning of wall transfer, And the thing is, is that you know it can work for the right family. You know, it's it's some families. You know, they've got kids were there. You're really concerned about how they're gonna You know, handle your inheritance. Um, but if the family dynamics right? I think this could be a great strategy is because you're able to transfer assets. You know from you guys, you and your spouse to the kids, and it's actually a relatively simple process, isn't it? Um, you can up the number of shares that you know, or I like the way you say it. They're earning. Their inheritance. But you know you as the owner. You can. You can even transfer These assets as you're doing and not giving up control. That's what so many families are concerned with. Well, if I give him the assets today or given them today, do I lose complete control and the way you're doing? It is you and your spouse still have Control now. Transferring investments through this method. Um, can make sense as I'm mentioning, And here's one of the reasons I think more and more people may need to consider a method like this, and there's other methods would trust to and I want to bring this up because this may Encourage you to go sit down with your state or tax attorney. If you were to gift Or accelerate the urn out of those membership shares to the kids right now, under these current estate tax limits, what we understand is even if they were to come down next year and God forbid something happened to you and your spouse, they would be grandfathered in to today's exemption limits. So, depending on the size of your state, Mike or other wealth radio listeners could there be a strategy to potentially accelerate the gifting of these shares or the urn out of these shares? If the state is as a size that could be subject to a state tax limits coming way back down next year and in years to come, so I think overall, Mike, I think you're absolutely on the right path, not Exactly the right fit for everybody. But based on your portfolio heavy and real estate. I think this is a tremendous strategy. Mike. Okay, Good. Well, you know, um, way started on this strategy many years back with the understanding that We have five Children, so the understanding is that we wanted to treat everybody fairly, but we didn't want to lose control. That's a key issue for a lot of people as you say, but we've been building up the real estate investments through variety of different Limited partnerships and real estate assets, and we still are the only voting members away. The operating articles read is that we will continue to be the only voting members until One of us passes and then the other person, the other spouse. Its remaining will become the only voting member. And then once we're gone, then there is this of a Trigger event where they will each have voting rights depending upon their share in the LLC's Yeah, that makes sense. And I'm sure you're aware of this Mike, but because we're on it. It doesn't have to just be real estate. It could be personal property. It could be cash. There's a number of things you could be adding to this loc. And transferring along the way as well. Yeah, we do Have a Vanguard account, which has brokerage associate with its in the Yellow suit Is LLC name. The only only problem I had with this strategy was when I was trying to get a Homestead exemption. They would not allow me to keep it in the name of the Yellow Sea, they said. That has to be in my wife and I's personal name, so there may be around that way around that learning to trust or something. I just haven't figured that out yet. You know, and Mike. That's a great point, too, You know, because a lot of people put their homestead in. Let's not say homes that lets their primary residence would say in great trust, a living trust or an L. L. C. And one consideration to just for conversation's sake is when you do that. You gonna ensure that the you change your insurance. The name. You know, the name of the insured on the insurance should be tied to the LoC name or the trust name. And if the house were to burn down if you haven't taken, you know, a soul simple step like that. You may not get you may not get paid on your insurance claims. So there's a There's a lot of complexities toe what Mike and I are talking about, But I think just with the concern of a statement, it's coming down. And a lot of these tax changes. Um uh, The landscape was really impacted in the last couple years because of the well, it's essentially almost the doubling of the standard deduction to double the standard deduction has gone up. So much that from what I've seen with most of our families, the majority of them probably 90% of them are not itemizing. They're taking standard deduction and one of the things that Was, you know around that provisioning is, you know unless you itemize If you're giving charitably, you're not getting a charitable deduction Well, With the new Biden proposals. What they're saying? Is that yeah, a lot of the tax code tax rates gonna revert back to where they were before, But here's a new little Gaja. Potential cap on how much that you could actually itemize in a given year. So can I want to hear your You know your expertise around this and what you guys were city coming? Well, a couple things we see coming, Chris. Um, we hear of a cap on charitable deductions. We don't know where that is, or what income level that will kick in at We're also hearing, though, on perhaps a good side that By the limitations on state and local taxes will be lifted of well above or eliminated above that $10,000 ceiling. So We may be able to deduct property taxes, state income taxes and other and we may have other autumn eyes, deductions, much like we had prior to the tax cutting Jobs Act. The will be so few other changes. Um Notably the carried interest, um, on 100 hedge fund managers that income will be taxing ordinary income rates. So we're seeing really a lot of different ideas again. We think the personal exemptions may come back the age group of Uh, young adults, ages, 18 and 22 or in college or trade school. Their parents have not been able to utilize the personal exemptions and have been taxed heavily, um, when essentially, their kids are still on the payroll. So there's gonna be a lot of changes in that area and precisely what they are. We're yet to find out. But, you know, stay tuned and we'll let you know. Soon as we know You know, an effort to propagate a little hope. I appreciate that. We all here in central Texas. We love the idea that you know we could get a lift on that $10,000 cap. I mean, you don't have to live. And a multi million dollar house that you know, maybe you haven't paid off. And yet you get up every morning still feels like you have a mortgage because your property taxes or 12 16 $18,000. And right now, you're you're not able to duct beyond 10,000 that so the idea of them lifting that could bring some relief, especially for us Central Texans with highly appreciated assets that the taxes have gone through the roof and likely will continue, so I appreciate it from that standpoint. On that other side of that coin. Can't What's just let's take a swing here. Let's just take a swing. And let's say that they put a cap on deductibility at 28% okay was just pulled out out. Get out for a family that's itemizing. You know, let's say 60,000. I mean that they're only gonna get a maybe a $17,000 be able to deduct 17,000 that if we see a cap, so Pros and cons. I mean, they're every every prevision. I don't care what administration you're going to find pros and cons more likely, but that that one could be a big one. Especially for again. Who they targeting. It's the more fluent those that maybe have a lot more real estate or deductible assets deductible things on that 10 40. Have you heard any? Have you heard or read anything around? What the potential cat maybe years. It's still just totally ambiguous. It's totally ambiguous right now, Chris. And the interesting thing is the salt tax limitations really were criticized by governors of California and New York, who imposed Not only, um, high rate of property taxes but also a high rate of income taxes. So that's where that pushback is coming from. Granted, It will help people in central Texas who pay high property taxes, but generally this post is coming from both both the East Coast and West Coast. Yeah, that makes sense. What's your? What's your thought on the corporate tax rate space? I mean, I don't see why, you know, Jump back up to 28 is I just don't see much headwinds against that your thoughts. No headwinds at all The corporations are proceed by the public is being Perhaps evil entities. I don't know. I hate to say that, but they don't have much support in Congress. So it was perceived that Donald Trump gave big tax benefit to the ultra wealthy by lowering corporate tax rates from 35% down to 21%. Now see, that's really the first thing I think will change with the body administration. I think corporate tax rates will rise immediately to 28% at a minimum. Yeah. Yeah, I think. Well, that's still I mean, it's still lower than where it was before. I mean, a lot of us steered clients away from, you know, smaller business owner clients away from C corpse. When when those rates dropped to 21. I mean, things got pretty attractive over the last couple of years. But you know that changed back to 28. I totally agree with you at all the provisions that we've researched. I think that one is one that won't get a lot of People, Mom and pop talking, You know, it's so let the big boys pay, so we'll see what happens there. You know one thing I'd like t get your take on is you know the estate tax limits and you touched on it earlier, But the reason I want to revisit this is I want to talk. Little bit around some of the strategies. Maybe that you guys are using with the appropriate families. You know if they bring the estate tax limits back down, and right now, if I'm correct, they're already said. The sunset and go back to where they were pre trump tax reform, which I believe was $10 million for a married couple five each. Five mil each, but But you mentioned earlier can't was around the 3.5 space. Now I know that's not definitive. But do you think that that woe is in the cards? Chris, I do a and you're right. The present exclusion will expire on generator one of 2026 unless extended and right now it's quite doubtful that that Exclusion amount will be extended, so the number one strategy were implementing right now is.

If if students are not doing the assignments, well, some or their team leaders or somebody, but they have a lot of assignment. They have to complete and I understand that and they are responsible. They feel responsible, and I get that. But you have not Nobody unless you're there for a good week with a future to see what they do. You have no idea what they do. It's really difficult. It is difficult well and then I was saying Gale, that the ones who were there in person should get the top priority on the money because they've had such a difficult time getting people to come back in. I think that would be a reward for coming to the campus. Well, they don't really want to have to go to the camp. They're afraid of covert. Also. They're not following the science.
