"Know what makes Kevin Kevin. Where did you come from? Where did you get to to where you're at now? Well, you know, I'm from California, but it's not the part of California most people envision. It's a place called Bakersfield, California. And this is, if you ever read the grapes of wrath, this is the shantytown in that book. This is agriculture. It's energy, it's oil. It's we have a couple of military bases. And a couple people who are from Bakersfield, you might think of Merle Haggard, buck Owens. It's a little more Texas of California. And I grew up with a family. I was the youngest of three. My father and mother, my father worked two jobs. He was a fireman and he moved furniture on his days off. And when I got a high school, we didn't have great wealth. So I went to community college. And they instilled in me a work ethic. And I always had a job, but I remember I met this guy that owned a car dealers. He had a car dealer's license, but he ran a little convenience stores. And I'd pay him a $100 to take me to the car auctions in LA LA is like two hours away. And you had to be a dealer to go down there. And this is where it had a big fairgrounds where all the dealers would bring their trade ins. But you have to be a dealer to go. And I would go and I would buy and sell cars and I'd flip them to pay my way through college. Now, I know your attorney, I found out later it was illegal, but I didn't know why I was doing it. Thanks, statue, LeBron James probably run along. And, you know, when you're a community college on the weekends, what you do, you go get your friends who are away at college, right? So I had somebody my best friend was up at Stanford and some people have seen and had some good friends down San Diego state. So there's one Friday now I'm gonna go down to the weekend to San Diego state. So I go to the grocery store to cash a check, so I have some money for the weekend. An interesting thing happened. The day I'm there to catch a check the day before, the lottery started in California, not lotto but lottery. And so I'm cashing the check. I buy a lottery ticket and I won the lottery. The most you can win at the time is 1985, it's $5000. So you know he put yourself in my place. You're 20 years old. It's a Friday night. You just won $5000 and 85 money before the Biden inflation. And you end up like ten minutes from Tijuana, right? So I come back, I take my folks to dinner and I get my brother and sister each a hundred bucks and I take the majority rest of money and one thing you know about me I like to take risk. I put the majority rest in to one stock. And I did pretty well. I made 30% of my money in 6 weeks. And at the end of the next semester, I decided to take a break from school. I went out to try to buy a franchise, but no one would sell me one, but that didn't deter me. Another thing you learned is I never give up. So I opened up a deli. And there's three lessons I learned in all of my small businesses. You're the first to work, your last to leave in your last to be paid. And we were pretty successful. So at the end of almost two years, I now have enough money. I could pay my whole way through college and I wouldn't have to work. And as long as I went to Cal state, and nobody in my family at that moment had finished a four year degree so I sell my business, I'm going to college and I opened the newspaper and it said be a summer intern in Washington D.C. with my local congressman. Now I do not know this man, but I thought he'd be lucky to have me so I applied. And you know what he did? He turned me down. But you know at the end of the story is, I'm now elected to the seat. I could not get an internship for. Only in America

"That's something there, but so I get between 7 32 and 8 50 per bedroom. The house is in Savannah, Georgia. It's not like a high cost of living area or anything like that. I just told Baldwin if you listen to his podcast on the OG bigger pockets podcast, the real estate one, he talks about like the different amenities he has, like, a professional house cleaner, log care, and just creating like an environment that's just creating like a house hack or a rep by the bedroom business rather than just like ready to go bedroom to a buddy. So I just copy that same strategy, employed it and it works, it worked great. So I guess yeah, like I said, 13 to $1500 a month in cash flow, it really varies depending on the level of maintenance that I'm doing or utilities. They fluctuate a little bit. And so I think that works out to like 70%. If I was getting yeah, it might be higher than that. And that's just so that's just cash on cash return on investment. So that doesn't count like the other wealth generators that make real estate such an amazing asset class to invest in. The tax benefits, the loan pay down, which really, that's like forced retirement savings. And then your potential appreciation, so yeah, it's definitely definitely the best decision I've ever made in my life. And then another thing to point out, the reason why I started I paid that pivot into real estate is because with stocks, right? I'm just, let's say, a 1002 $1000 a month, and then I have a $1 million at 35, 4% rule that tells you 4% of a $1 million is $40,000 a year. So that's how I kind of do the comparison in my head 'cause what matters to me is cash flow. I want that passive reoccurring issue income. So with a house hack, I'm able to get like, I don't know, that's almost a third of the way there with like $22,000. So I do one this year. Imagine I just do one this year. One next year, and the one the other year and then the fourth year, boom, I'm already greater than that $40,000 mark and I put way less of my personal capital in every month. So really, really makes a lot of sense. I think house hacking is it's just a way for the little guy to really become the big guy because it just changes everything. And that's just by buying one a year. So imagine you buy two, then you three, four, you know the stack you exponentially grow and all of a sudden you're sitting very happy and in a short amount of time. So that's why I kind of started focusing on real estate. Now I don't invest every month into the market. So hopefully no one's mad at me about that, but I save money to invest in more real estate because that's the goal anyways. And that's a great transition to buy. I would love to spend more time in the house check, but we want to get to where we are today. So you bought that first House hack, you're living in it and you're running out the bedrooms and it's going really well. Between then and now, what have you done with real estate? Where are you at now? So I've just closed on another property about 17 days ago. It's a 600,003 bedroom three bath shorts on vacation rental in the smokies. I just partnered on that one. So I guess maybe let's say I was able to put maybe a $1000 of 12 $1300 in a month, but I have that much. So I was like thinking, like, I'm gonna go try and take a loan to buy stocks and I was asking people like, hey, can you give me like your paycheck and I'll invest in and then I'll give you my paycheck back later because there's just like a once in a lifetime opportunity and I was just, oh my God. It was like a kid in the candy store and I joked that last year, you could have tied like a monkey onto your shoe and had the monkey pick your investments and you would have been up like a 100% today because it very much. Greatest time ever. I was so happy by having you money. I didn't have that much money at least. So I wanted to jump in here. I want to jump in here really quick. You didn't have money, but you had a mindset that was far different than adults. And this goes back to your, oh, I was 15 and I thought I knew everything. So did I when I was 15? So did Dan when he was 15? That's like 15 itis. You just think you know everything. So I love that your thought was everything is on sale when the market is crashing. And wasn't, oh my goodness, I'm going to lose my money. I have to sell. Because that's what a lot of adults were doing. Oh, the market went down. I got to stop my losses and pull all my money out. And what they missed was the rebound. Yeah, it went down. It went down a lot. We just had a pandemic for the first time in a 112 years a 102 years. So things were things were kind of freaky not to use your word incorrectly Dan. Dance got a teen mastermind called Sheik's freaks, is that a good way to describe it? A few mastermind? Yeah, yeah, it's not just teens. It's probably 15 to 25 year olds. And that's where I met jabar about a year and a half ago, so right after the crash, I'd say is when I started up that mastermind in jabar was one of the first members in there. So I've been able to follow the journey he's been on the last year and a half, which has been amazing and we're still not to the good stuff. But we're getting there. Yeah, well what do you mean we're not to the good stuff? This is all great. You've done basically more stuff. Everybody does. They are 15 their 16. They're 17, they're making a little bit of money. Because we need to have a serious conversation about race in America. When Joe Biden talks about the thugs at the at the capitol on January 6th, what about all the violence we're seeing in the streets of America today? Chicago. How about Saturday at the nifty 50s, in turnerville, New Jersey? Police are searching for the suspects caught on surveillance video who are believed to be involved in the attack. Now, there's no mention of the suspect's race. No mention of the waitress is race. Here's what happened. There was a table of 5 customers who were attempting to skip out on their $70 bill at this diner. And the waitress sees it. And she goes out into the parking lot to try to confront the 5 suspects. They abducted the 20 year old, they dragged her into the car and they beat her. Mercilessly. The vehicle headed north on route 42, made a U turn was headed north south toward Monroe township, and then they pushed her out of the vehicle. Somehow she was in killed. She was beaten badly. Because she's a hardworking young woman trying to make a living waiting tables. Now, I'm reading this article, and I'm wondering, why is there no descriptive descriptor of the suspects? Well, we know the answer to that. The media never identifies black suspects anymore as being black suspects. And yeah, these suspects are black. And she's white. Now, I don't know that bad people are bad people. Criminals are criminals. But we do see a dish proportionate percentage of crime being committed in the streets of America by black Americans.

"You can't explain everything in one conversation. So send them podcasts to listen to on their free time and say, hey, this is what I want to do. Don't just tell them right off the bat. Hey, I'm goodbye house. You lend me some money. You know, you got to explain to them what you want to do. And there was they see your vision. They see that you're absolutely driven. And then that end that you will absolutely pay them back, they'll be much more likely to lend you the money. And like I said, if it's an FHA loan, three and a half should be too much. Yeah, I actually did some things similar to what you're asking Zach with my sister when she graduated college. We actually purchased a house together where she needed money for the down payment. And what we did was she went and got the FHA mortgage. And I gifted her. So I gave we wrote a gift letter that I was gifting her the money for the down payment and the closing cost for the property. And in this gift letter, it states that she does not have to pay me back for this money and the loan will accept that. So what we did was she got the mortgage in her name. And then we became 50 50 owners of the property. So we are 50 50 on the deed. The mortgage is only in her name, so it doesn't affect my debt to income at all. And I gave her the funds for the down payment, closing costs. So the benefit to me is I got into an expensive property for a low amount of money because if I went to go buy an investment property and wanted to use as little of my own cash, I would have to put 20% down or pay cash for it. So that was an advantage to me. And it's an appreciating area. So long term, this is a long-term benefit for me. My sister is living in one unit. She's renting out the other. The benefit to her is that she's only paying $45 a month to live there. That's where her cost are. Yeah, so great benefit to her great long-term benefit to me. If she eventually moves out, we split the cash flow from that when the other unit is rented. And then if we end up selling the property, I get 50% of the equity that's slept in the property after selling it. So that is definitely one way you can structure it. And when you are trying to approach somebody to be your partner, make sure that you're approaching it as it's an opportunity for them. Not just that you need them and you need the money, making an opportunity for them. So yeah. Can I add one thing to that to you ash?.

I just said, hey, I would love to work with you sometime. And then he, that really opens up people to the idea of working with you, and he's just a very generous hearted person, so he invited me to his office. He taught me all he knew. Not everyone's going to do that. But if you approach every single situation with a service first mentality, you're going to find someone who would love to work with you, who love to teach you. Because we, at that point in your life where you get to the point where you've had so much success, you want to pour into others. But that's also the point where you can smell people who are just trying to get something from you. And if you just come into every situation with I want to serve I want to help the successful people will see that and they'll be like, okay, this is someone I want to invest in because people are created to build legacies and everyone wants to help old people are so generous. They love helping, but they also don't want to help us with Gen Z or who just wants to take something from you. You know? Okay, well, retail. My next question was actually going to be, do you think that more people are interested in you and interested in helping you because you are so young trying to do this? Or do you think that they take you less serious because you are younger? Well, that's a good question. Well, I would say that they're intrigued, and they're just assumed that I'm a little bit older. And obviously they probably think that I'm a super rich person, but then I say, oh yeah, I work at a warehouse and they're like, oh, it's kind of confusing for some people, but then I think once they see that I really ready to hustle, that helps them take me more seriously because with my background, you wouldn't really expect a warehouse worker to start investing in real estate, but it gives you a level of credibility to show that you started from really nothing to get where you are and yeah, people can take you seriously. Yeah, I think you have an opportunity in advantage that you're starting so young and you are young and you are serious that like you said they were that people are intrigued by you. And I think that you will be able to receive a lot more help and guidance from people or even be able to get more mentors because you are younger than you are starting. So I think it's a real blessing. I don't think it's a problem at all. And that's great. One thing I want to point out to everyone listening is that if you do feel like people aren't taking you serious that's probably more in your own mind than it actually is.
