I was telling John about my theory of the three PS. So when I do like a, uh let's say that there's a listing that didn't sell and I come in and try to help figure out why that is. And the reasons can fall into three categories. And they all start with P. So it's easy to remember. Um, but come in with the presumption that you're confused. Which you should be confused resumption one of those piece coming out, Okay, Because if he if he knew the answer, then he could fix the answer. So I'm presuming that there is some confusion about Okay. Why is this not selling? The first piece the obvious one to guess it could be pricing. So you want to go back and look at pricing to see if it is if it is overpriced, But the other two categories could also be at play. And there could be multiples. Um, one this package, And so this goes back to that previous caller to say, Is there something weird about the houses? The four plan weird is there like John said. Is there an add on where you have to walk through a bedroom to get to another? Bedroom package also describes condition So does it smell or the holes in the wall? That kind of thing? So is it Is it meeting some meeting or is it by a highway or is it by some something that turns people off, right, right? And then there's promotion. And and so the promotion is going to be all the marketing aspect a lot of the things that, um, that an agent would handle. But it also has to do with the big scope of promotion as well as the micro scope. Where you know are the are the photo of their professional photos. Um, sometimes this is actually more common than you think. But I've noticed that And this could be so influential. There's some big houses. There's there's big square footage and when you have a like, let's say a big living room, and I'm totally hallucinating. So this may or may not be true, But let's say you have a really big living room. That's super wide right. It's like 25 ft across and then it also has a high ceiling. Maybe a 14 ft ceiling that when you photograph that our minds try to scale that it will scale it down. And so the photography is really important. Because if you're not conscious of that, and this is the kind of thing that an owner will never notice, because when you see the photo, you know how big the room is. And the listing agent will often often not notice this because they've been in the house when they met with you. When those photos come out, it's good to have somebody with a critical eye. Look at the photos to say is this truly represent the room? It could make the room look tiny. If people are assuming that it has nine ft ceilings, then they're also shrinking that other dimension. Think and let me ask you a question, Robert. What did they describe the house? Like the age of the number of bedrooms? Uh, what? What number You haven't listed for? Um, it's 2200 square feet. Three bedrooms 2.5 bath listed at 3 85 and when what year was built 96 has been redone since 1996. Um so it does need the kitchen. Done? Uh, and new carpet. Gotcha. But 400 K is is a realm now where first time buyers are looking at this, And so you may be presenting to a first time buyer. Um What is true with many first time buyers, so they're not super heavy on cash. So if all of them, uh, if all of them are seeing it and think, Okay, you know, this could be worth for 15 or 4 20. If I spend the 30 or 40,000 upgrade the kitchen in the carpet and everything else they may not have that cash have access to that cash Do you have is it Is it by any kind of weird intersection or back up to anything strange? No, we're we're off of the toll road. We've got lots of amenities. You know, they should be. Plus is closed. Stonehill is closed. Um, and the home value has currently gone up. The tax assessor has that to 35 below is pointing at like 2 80. We are wondering about now as as a side to this. I also have student loan debt. Just put $22,000 paid 22,000 on my student loans are currently only have 28,000 left on my student loans. So the only debts we have is our mortgage and my student loans to pay off Both cars paid off her student loans Get everything is paid off. Way to go. Mom, you're doing great. I appreciate it. My life and I've been working at it really hard. How long you been working on this? Colonel. Well, we purchased the home How you been working on this debt? On the debt. About two years now, way to go and what your household income. Household income I bring in 65. She brings it. I'm working at the whole work is in, uh, project specialist. Bring in 65. A year in my wife brings in 52 years a teacher. Good, okay? All right. And so you only got you only got 27,000 left and you'll be done almost there, huh? Exactly. Well, I mean, also including the mortgage. We have remaining balance on our mortgage is 114 zombie. Step six. So what I mean you're about finished, baby. Step two. You're just blowing right through it. You're doing good. How can I help? What's your question? What I'm thinking about doing is repeating the same thing we did before. Um we're looking at sure, Short sale and pre four calls your homes in the area and we're wondering if it's possible if we could should Purchase a pre pre foreclosure or short sail home and then sell ours and use the balance to pay off the remainder of our debts. We only have $20,000 in debt. You've got hundreds of thousands in equity. Sure. Okay. And so if you were able to purchase the shorts and a home and sell ours would be able to pay off the mortgage of the new home and off, potentially be able to pay off the mortgage of the new home and my remaining student loans. In one suit could be completely debt free. Will you sell them you'd sell your home is how you get rid of that mortgage but the other home when the Debt free, would it Well, it depends on what we're able to do. That's the concern if you if you were looking for something very similar to what we currently at our current situation, Yeah, but things aren't like they were in 2012. There's not a lot of short sales. Listen for a short sale to go through. Uh, the market has to say nobody's buying this house. Okay for enough to pay off the mortgage. And very few homes are upside down right now. Because of the increases in value. So are you is your particular market dormant? Um I don't think so. We were I went online and I was able to find one property. That means that what we were looking for Millets somewhere around 1 35 3 bedrooms, 1.5 baths on the basement. Which is enough room for you know, my wife has me my wife and our keyboard. Is there something you dislike about the house? You're in. No, it's not that I just like my home. We just wanted to figure out the fastest way to run at our debt. And I thought that if we could buy a 1 35 shell hours of wound the 2 50 to 80 Mark Um and use it used the profits from our home to pay off the original mortgage and 1 30 confident new home or it's close to all of the 1 35 for the new home. Wouldn't you be moving down substantially in house even if you got a deal? We're really moving down and like, right now, my home is four bedrooms. 2.5 bath on a probation. Um, two car garage? Yes, I would be moving down. Um, because $135,000 purchase on a short seller. Foreclosure might be what $175,000 house right if you got a deal. Right? Yeah. So you're talking about moving down in order to get debt free house and everything. That's exactly what I'm talking about The way way. Um Well, don't sell yours until you've got a deal tied up for sure. But if you can find a deal that both you and your wife like and it causes you to be 100% debt free, And you all like that, Maura than you do the house that you're in. Meaning you like that idea of being debt free and unless your house I don't have any problem with that. That's not a bad strategy on then. You know, you saved like crazy and you're probably gonna move up in house substantially with no house payment, no student loan payments. You know, just you know, you're making 100 $10,000. You oughta be able pile up some cash right and move up in house in the next 3 to 5 years. If you were able to pull this off, I think that this is gonna be harder than it sounds in your head because I think the market is so hot. That there's not you're not going to find as many foreclosures and short sales as you once did. Okay, because the house you know when, when everything selling people sell a house before goes to foreclosure. When everything's selling, there's no need to short sell because they sell it. Right?.

I will soon need to replace my water heater. One of the pros and cons for buying a tankless water heater again. I have to run water for a long time to get hot water to the kitchen. I look forward to your advice. Yeah. Okay, Mr Dave. You can get estimates for sunken living room and Scottsdale filled probably starting in about 1500 bucks. I can tell you a couple things about that quote. It won't be done right? It won't be done to code and all they're doing is dumping a bunch of concrete in the hole and loving it off to truly do this per code. You need to raise all the electrical receptacles. You need to get any foreign strips, wood, drywall or baseboard that will be below four level cut removed and raised above the new floor level. Then we always encourage people to drill that sunken living room and hit it with a big dose of termite treatment. Then you pour the concrete We like that concrete to be fairly stiff. We like it to be in about a Not much more than about three or four inch swamp. We like it to be a 4000. P s. I we pour it. We finish it. It will create a huge human environment inside your house. As it hydrates because the water has no place to go. It can't leak down through the other concrete slab. All the water must come up through the surface. A dehumidifier in the room for a couple days might be a good idea. Let it cure and then you're all set. Then you have to have the electrical receptacles race to the appropriate level replaced the insulation, deferring strips the sheet rock the paint the baseboard and the floor covering We tell people and filling a sunken living have done per code, not counting the Finnish floor covering you guys spend about $30, a square foot. Now as far as the water here, That's another old question. Do I like tankers? Water years? I love him. Just know that most tankers water here cos do request and or require for their warranty to be honored. Did you have a water treatment system in front of that tankless water heater? That would be a water softer. So if you don't have a water softer and you're gonna convert from a traditional tank tank To a tankless tank. You've got the cost of the tank. Any modification to the gas line, the electric line, the plumbing lines and the cost of a water software, So it tends to be If you're not currently water, softened. Fairly expensive proposition. And for the layman's perspective, tankless versus non tankless. What exactly does that mean? Well, you've got to conventional water heater traditional. That's a 40 50 80 gallons that heats up the water that sits there warmed inside your house or outside in the garage or on the back patio, And it just keeps that much water hot all the time. All the time, whether you need it and I'm not Tankless as soon as you turn the hot water tap on boob. It fires up and you get instant hot water..
