T. was center for building inspectors online how you doing JT Hey good cleavage governments good just want to get you in here Dave I know you're busy rex doing inspections on a Saturday what is the biggest thing people need to know about the building inspection and what you guys are seen out there doing all these inspections all these homes are selling center for yeah definitely everybody's got a big push to try to close before the end of the year so we've just been swamped here lately you know new constructions are on fire we've been doing tons of new construction inspections which a lot of times people don't even think about doing an inspection because they think everything's going to be perfect and it's not always the case you know a lot of our builders do a good job but they definitely need a an actress that I've gone on things while you know all the treats people are working on the same house and think that mess so we have been doing so many of those right now and then what that leads into is the builder warranty inspection so right after that your marks that builder basically says Hey how's yours we're not responsible for anything homeowners and then have us come and prior to that date has to another inspection of their less than you know one year old house those are on fire right now that's a great idea the builders they are they all mean well got great builders central Florida but it's just there's so many trades people like thirty forty people all over the house doing different things and the county inspectors are there for ten minutes yeah exactly and they're looking for you know the main building code type things and you know sometimes things get messed I mean I found all fours and houses without insulation and I'm not you know most of time it's just will nickel dime type cosmetic things but you still want to know those things so that you can say Hey Mister builder let's fix this up before I close on the house so that's been really really busy right now the resale homes have been on fire commercial property inspections we do tons of services special services thermal imaging mold testing rate on testing well water testing I mean it's just all gone bananas right how often do you do this brew this alone arranger Bruce would often do you do new construction gosh now you know I would say probably twenty five to thirty five percent of our jobs are new construction you know I got I got a situation right now I've got a buyer supposed to close to almost a million dollar house right he's close to close on this house and the builder is pushing him to close he's like Bruce I got a supposed to have hardwood floors on my stairs and they they're there the house is not ready and they're trying to force me to close and he's like it's just not ready I told him you close when the house is ready you built you bought the home and it's supposed to be a completed project you're supposed to close when the house is ready you know there can yeah there could be some knock out stuff a couple of times I think that's don't be on reasonable okay as a consumer but you have to have a house it's finished and yeah it in you you know the thing that you have to think about too is that once you close on the house now you guys are probably living in it and yeah you have to accommodate your schedule to get these people these traits people and these things are I'll try to get nineteen ninety eight to ninety percent ninety nine percent of the stuff done prior to like like you said punch out list typical you're gonna find the the neck in the cracks in the caulking issues and stuff like that when you move in they can do that later but you know it's a small time that's going to come out of your pocket and your your household to get these people in here to fix the stock to see how would somebody reach if they wanted to I have their home inspected yeah absolutely so our phone number genetic is that the office.
